Limited tight off street “free” parking - amazed that more car park incidents didn’t occur. Luckily stayed Saturday and Sunday nights, as free street parking after 6 pm and on Sunday directly opposite hotel. Room initially not available at 2.15 for 3 pm check in. Cosy comfortable room with coffee pods and tea/coffee/biscuits provided. Beautiful bathroom toiletries. Room at front with views over RTW town. If opt for green option to “Skip the Clean”, then you have to request for extra tea/coffee. Great cooked breakfast choices to go with continental buffet options. Lovely dining room. Only downside was yapping dogs in next room every time they were taken out for a walk.

I only have one criticism and that is the parking. Having booked through Expedia I was disappointed on arrival that there were no parking places available. I spoke to the reception who advised me that I could have booked reserved parking, unfortunately this information was not given to me by Expedia. I also think that with the number of places available preference should be given to people staying as opposed to people using the public bar. Tonbridge Wells is not an easy place to find parking.

Was in room 5, one night stay for work. Great room, large ensuite, all was very well kept. TV and WiFi were good. Car park was free but not big. Staff were pleasant.

We had a lovely one night to stay in this dog-friendly hotel. The staff were exceptional, really helpful and friendly. Breakfast was amazing and the hotel is well situated for Tunbridge Wells and the surrounding area. Free parking too!

We got a nice welcoming greeting on arrival. The room was very clean and it even had an ironing board and iron. The meals there are delicious and the restaurant area is lovely. It's great that you can just pull up in their carpark, there is plenty of room to park.Fantastic stay and we would go again to this hotel.

A decent stay. Good location, helpful staff and comfortable room. Free parking as well. However, a couple of things really let it down. Firstly the noise on Sunday night from the birthday celebrations in the ground floor function room. Totally unacceptable with no advance warning. We were on the top floor and kept awake until midnight due to the thumping music and shouting from guests. Second was the 2 taps on the bathroom sink. This is not only inconvenient, but also risks getting burned, due to the piping hot water. Thirdly, the buffet area of the breakfast was limited to say the least, plus very dirty around the window sill areas with numerous dead flies etc. Sadly wouldn't be able to highly recommend this to other travellers, unless the hotel takes these things onboard, and makes some adjustments. Finally, the price was somewhat steep, albeit it was a bank holiday weekend

Staff were very helpful, we had an incident with my lipstick on our bedroom carpet, the staff were amazing at sorting this out - unfortunately the carpet was probably the thing which let this stay down, as it was a bit worse for wear. However, the rest of the room and hotel was very nice. Breakfast was really good with plenty of choice of both cold and hot food.

We think your chef and kitchen staff are brilliant. We had 4 delicious evening meals while we stayed. The menu was varied and we enjoyed each dish that we tried and it had all been freshly cooked for us. Our room was spacious, comfortable and had all we needed. Our breakfasts were delicious too, with plenty of choice. All superb!

Overall we enjoyed our stay at the hotel. The staff were great, breakfast was lovely although a refill of tea or coffee would have been nice. We had dinner there one night which was great and good value for money. Location was very central. Our only gripe was the room. It was clean but a little dated and worn. It was a hot weekend and we couldn't open the window because of the drone of the kitchen fans outside. Also it is an old building and every floorboard creaks so the sleep wasn't great. We were at the end of a corridor so had no other guests passing our door and it was still very noisy with creaking. We would go for a meal there but not stay again on our experience.

We had a lovely stay here and the breakfast was so nice. Lovely property the only two things I would say is there was plenty of room for a king sized bed at least so a double was a little small. And air conditioning would of been amazing especially when it is very hot outside one tiny small fan done nothing but that aside we were very happy with the hotel

The room was spacious and clean. It was quiet and the room had all amenities that we needed. We had dinner in Pantiles and the location was superb with the walk only taking approximately 10 minutes. Breakfast was tasty and the staff attentive.

Hotel was great, brilliantly situated for where we needed to be in the town. Ten minute walk from the Assembly Hall theatre. Our room was lovely and big, reasonably priced and breakfast was delicious. Only issues were that I think our room was under a water tank as there were some loud noises around 6am and 7am that went on for a while and sounded like a water tank. It was very windy and some of the windows rattled a little too. Otherwise all good and we enjoyed our stay.

The food and room were great. The staff were friendly and very helpful - it could just do with a few more staff around. They always seemed to have the dame staff on and they were tired - although they were not saying anything you could see in their faces - but all were friendly and cheerful in spite of this - would happily stay there again if we were in the area.*****

Very friendly welcome on check in. Allowed me to check in 1hr early as a room was ready . Enjoyed a nice evening meal and breakfast in the restaurant. Staff very attentive and friendly. I would stay here again if in the area.

Don't usually review but the guy at reception (think he said his name was Emmanuel?) was so kind and went out of his way to give us the best service. He is what hospitality is all about and I would come back purely because of how welcome and looked after he made us feel. Thank you! Xx

The receptionist was very helpful. The room perfectly adequate, BUT the room was very cold. The radiator and towel rail were not working. Food was very good, BUT the service shocking! 45 mins for our mains to arrive and over 30mins for desserts. Car parking was very conveniently right outside. Would not rebook for that Hotel.

The hotel was nice and would have been a perfect stay, however the lady on reception ruined what was a nice weekend. She refused us a late checkout and made no sense as to the reason. Instead of enjoying a leisurely weekend we had to rush to leave the hotel. Her manner was incredibly poor.

Nice hotel in a convenient location within easy walking distance to the centre of Tunbridge Wells. Although fairly central the hotel is very quiet with free parking for guests at the front of the hotel. Our room was small but ok for a short stay. Nice bathroom, comfortable beds, good breakfast. My only issue was that the windows were sealed shut for security reasons as we faced a walkway, so no fresh air and no view. However, we enjoyed our stay.

We really enjoyed our stay at the Royal Wells. It's in a great position above the town centre with really nice bar and restaurant areas and a very comfortable room. We will definitely stay here again if we are visiting Tunbridge Wells.

Rooms were well equipped with thoughtful detail and spacious. Bathroom was well equipped with safety rail and bathmat provided. Good range of bathroom accessories. Parking was fine but we arrived early and the carpark was full by short time later. Poor choice at breakfast. No continental breakfast availability No flexibility. My wife had cereal and toast and we had two teas. Not a pot of tea. Cost was too high, Very good serving staff.

Great stay at this hotel. Staff were welcoming and friendly. Rooms were clean and had good bath/shower facilities. Minor grumble at breakfast with coffee less than luke warm, but everything else was spot on. Would recommend and stay again.
