Needs a better sign further down at eye level at the front. Very hard to see. We had to use lift to level 2 then stairs to level one this is not much fun when you are 70 years old. The stairs are in disrepair chipped and broken. Only had one breakfast there it was terrible and coffee tasted like mud.

The room was in a separate building and required three locks on three different doors to get in. It was nice a quiet inside but poorly lit and the bathtub was jetted but the drain plug was done. The bed was very hard and we kept getting bit by some kind of insects.

The reason I did not give it five star is I specifically looked for a hotel than elevator. There is an elevator, however, only goes to the third floor and they put my room on the fourth floor. I have two hip replacements and had to carry a bag up a flight and a half of stairs and walk up and down each and every day, which I was trying to avoid sure that it was not good. The room is room was nice bathroom was big enough to get in and out of unlike other European bathrooms with the showers . Would consider going back but would have to be on floor 1-3 only. Very good location. Breakfast was ok, very minimalistic.

Convenient location near St Mark Square. Clean. Reception staff were not helpful, and sometimes rude. On arrival, Reception person made us go around the hotel outside and carry our heavy luggage up 4 flights of stairs. Meanwhile down the hall from reception was an elevator that could take us to the third floor! Another reception person exploded in rage when we tried to confirm a second time if it was possible to grab coffee before official breakfast opening time at 8 am because we had an early tour. Not friendly, not patient, not helpful.

Be aware that not all of the rooms have elevator access. We had to carry our luggage up two flights of stairs. The breakfast was continental without eggs or bacon/sausage. The location was terrific, but I wouldn’t stay there again.

Notre chambre était à quelques mettre de l’hôtel même , pas beaucoup de lumière du jour étant dans une ruelle , la chambre était très grande de style vraiment italien( ancien) et la salle de bain avec baignoire jacuzzi , petit déjeuner buffet pas vraiment de choix mais reste correct

Room was big and comfortable, location was great, easy trip on the city ferry from the train station to the Rialto stop and an easy walk to the hotel from there. Breakfast was adequate, the only downside was the bathroom in our room had a pretty bad sewer smell. We kept the bathroom door closed and a window open so it did not affect the rest of the room. Would recommend.

Buon tre stelle al centro di Venezia. Punto di forza, la posizione. Camera doppia non di grandissime dimensioni ma cmq con tutto l'occorrente. Ho notato l'attenzione del personale nei dettagli pulizia camere e bagno. Una ristrutturazione dei locali e una rinfrescata generale lo renderebbero un gioiellino. Per nulla malvagia la colazione, come letto in altre recensioni, anzi! In conclusione, scegliendo un tre stelle, lo consiglio e ci ritornerei.

Would not stay here again. It was a very nice location, easy to get around, and very central to sights. However, our room smelled like the sewer was being pumped into the room. It was absolutely terrible. The bed was decent size but you could feel every spring in the mattress and the pillows were so flat. They don’t have extra pillows, any type of air freshener, and they don’t really care. I’m not sure if it was clean or not because the smell just made everything seem filthy. There were also little baby ants so try to keep your stuff off the ground… wouldn’t recommend staying here. Sorry.

The floors and bathroom have been replaced those amenities worked. And I think the cleaning staff does their best BUT, it's an airless, lightless dungeon. The walls are icky - don't look up in the bathroom - and the room is hard to navigate... too much crappy furniture and an uncomfortable bed. Also, the windows open to a very narrow workers ally that has a million flys and little light, so it's noisy in the early morning and if you open the windows to get some fresh air - you get tiny biting flys that bite you at night. I came away with 1 very swollen eye and lots of red shoulder bites.

We loved the location of Hotel San Zulian. Our 5 star room was beautiful with three windows and a lovely view. We booked two rooms one for ourselves and one another couple at the same time. So would assume both rooms were comparable. Unfortunately their 2 star room had one window that faced the wall of the next building and was a lot smaller than ours. I asked reception what each room cost so I could pay more for mine and return some of their money but was told both rooms were the same price. They didn’t have the pics on their website of their room. They should have alerted us to the type difference.

This was a last minute reservation for us as our travel plans changed while in Venice. While the staff and hotel looked and operated fine, our room was a little odd. The room decor harkens back to old venice which it self was fine, but the windows were blocked off and therefore we had an interior only room with what had poor lighting and felt stuffy. The windows being closed was probably for a good reason, but we were not told ahead of time.

For the price and amount of space and privacy we had, it was a good deal. There were broken floor tiles in one of the bedrooms and was potentially dangerous for bare feet, and there was a bit of trash on the floor (plastic bathroom cup) when we arrived. The decor is definitely outdated but was comfortable. The bathtub was large but we didn't have time to use it except to shower. The bidet was right in front of the toilet making the area a bit awkward. We had to wait several minutes to check in because there was no one manning the front desk. The breakfast was free but disappointing. No eggs, no fruit, only pork for meat choices. It was nearby many restaurants and shops and was a short walk to local attractions.

When we arrived, the receptionist was rude, unprofessional and gave us horrible instructions. She said our room was at the back on the first floor. She didn’t walk us there and we were lost, when we got to the building, it was not on the first floor. It had over 25 steps to a 2nd floor without an elevator and we had elderly with us & a ton of luggage. When we asked her to help us find it, she kept repeating “first floor” over & over. After 3 minutes she said I’ll take you but you have to wait. She made us wait 5 minutes for her and she wasn’t doing anything. When we got to our room, the door handle fell. We told them and they didn’t say anything about it. The air conditioner wasn’t working, there were tons of mosquitos that kept biting us all night. The only nice staff were the 2 ladies running the breakfast. The lady at the receptionist was the worse part of it all. We felt so unwelcomed and we’d never go back.

The location is the only plus I can give. The hotel itself is very easily missed. We booked a triple room, but it was nothing like the pictures. We were in room 97 which is right next to a toilet and the reception. We heard people walking inside and out at all hours of the day. The shower curtain that surrounded the standing shower space was speckled with black mold. The water temperature was intermittent while taking a shower. The towel warmer that is in the room didn’t work. There was a sprayer hose next to the toilet without a nozzle on it. If you touched the wrong unmarked knob, you sprayed water everywhere. The main bed was just two folding beds put together. The other bed was just a chaise. Breakfast was included and was croissants, rolls, packaged toast, meat, cheese, cereal, and coffee. I have nothing bad to say about the food. The room it was in was very small with limited seating. The staff did not seem to care about anything going on and spent more time on their phones than trying to be helpful. At times, we would try to enter the hotel but the staff turned the automatic doors off. There is no other way into the hotel. Even when the staff was behind the counter, they didn’t care enough to look up and open the door.
The location is the only plus I can give. The hotel itself is very easily missed. We booked a triple room, but it was nothing like the pictures. We were in room 97 which is right next to a toilet and the reception. We heard people walking inside and out at all hours of the day. The shower curtain that surrounded the standing shower space was speckled with black mold. The water temperature was intermittent while taking a shower. The towel warmer that is in the room didn’t work. There was a sprayer hose next to the toilet without a nozzle on it. If you touched the wrong unmarked knob, you sprayed water everywhere. Convenient location near St Mark Square. Clean. Reception staff were not helpful, and sometimes rude. On arrival, Reception person made us go around the hotel outside and carry our heavy luggage up 4 flights of stairs. Another reception person exploded in rage when we tried to confirm a second time if it was possible to grab coffee before official breakfast opening time at 8 am because we had an early tour. Not friendly, not patient, not helpful.

Read the bad reviews before I booked this place and they are all true, nothing good except the convenient location. I booked a room with 2 double beds as advertised in Expedia but instead got a room with one double bed and 2 single beds. Thought the receptionis made a mistake but he said there is no such room with 2 double beds. I complained to the owner via email as advised by the receptionist about the false advertising and got a response back that basically said they are not obliged to honor any room with any features they advertised. I wonder if the owner understands the hotel business at all. My room is on the top attic floor so it’s dark and dingy. Everything in the room looked outdated, and the room was just big enough for the beds, hardly any space to walk around, nothing like the spacious and bright looking room they shown in Expedia. The shower door is broken and the shower head doesn’t fit in the bracket so we have to hold it while showering, and it has a very slow drain so we can only take quick shower to not get the dirty water overflow to the floor. I asked to switch to another room but the receptionist refused to do so, another bad hotel business practice. If you want a convenient location and don’t mind spending $300 a night for a dingy room, then book with this hotel.

Just terrible experience and staff . We arrived for our room I mistakenly booked for 4 - we are family of 5 with 3 kids . When I realized I politely asked if my littlest can just share bed as we do often . The person at front desk snapped at me the room is made for 4 so one of us has to leave . My littlest heard this and cried out scared he doesn’t want to be left out alone . The ride front desk realized how frightened my son was giggled and said oh no but went right back to one of you has to leave . Regardless of my mistake even if we couldn’t be accommodated as they were sold out of rooms it was the terribly rude demeanor . He could have said same thing in such a different way . To say lack of customer service is huge understatement. It was straight up hostile . I truly feel the same thing could have been said handles so much better . Very nice place in the middle of Venice. Be aware that it's kind of a maze to get there from the port. There's no taxis or car on the streets of Venice which means that you have to walk all the time anyway. Restaurants are by the dozens, shopping is everywhere. Have fun because this hotel is in the middle of everything.

We loved our stay at San Zulian. Three minutes to San Marco, six minutes to Rialto. It was so central which allowed us to rest, relax for a short time in the afternoons during these hot days. Great breakfast and very professional staff. Would highly recommend if you are looking for a convenient and budget friendly hotel.

Needs a better sign further down at eye level at the front. Very hard to see. We had to use lift to level 2 then stairs to level one this is not much fun when you are 70 years old. The stairs are in disrepair chipped and broken. Only had one breakfast there it was terrible and coffee tasted like mud.

Le Point positif c'était l'emplacement, on juste derrière la place san Marco La chambre était propre mais on sent l'odeur des canalisation dans la salle de bain. Location of this hotel is very convenient once you're in it. All worked well and suited us. You can see the room and everything if you go to youtube and search for karlmarkinternational and the hotel. Breakfast is a bit hectic and in a small room so you may have to wait in line to get a seat.

The hotel is in a very good location in the San Marco area. Just a couple minutes walk to San Marco Square, and near many restaurants and shops. But ... When we arrived we were given keys to a room that was still occupied. We were then given an unoccupied room. Tha AC was a little loud at first but we adjusted settings to quiet it down. The shower was missing one of the doors needed to keep water from spraying out, so somewhat inconvenient for showering. Very good continental style breakfast with very helpful and friendly staff.
