View of the ocean was wonderful. We sat on our little balcony/ porch and enjoyed the morning sun. Swimming pool was maintained at 90 degrees! Warm cookies each evening at 5PM. Nice breakfast including waffles, bacon, sausages, eggs. Breads. Juices. Coffees. Lovely.

Great old school feel with nice rooms. Very relaxing and friendly. Small hotel who cares about their guests. Late checkout was included with rental, free popcorn during the day, breakfast was small but also free, and pool is open until 4 am! Will definitely be staying here again.

It was going well until the clerk told us about the $15 parking fee to stay at the place that we had already paid for. I went back to the website and there it was wayyy in the back. And that is PER DAY! Good that we were only staying for a night. Otherwise, good location. I am sure I am not the only one to complain about that fee.

I was offered a $30 refund on my parking fee if I left a good review, but I refuse to do that for such a terrible establishment. I’d rather sacrifice the $30 and warn others about this scam of a deal. The so-called $44 deal is a complete joke! After checking out, Ocean Sands charged me a total of $170. This hotel is in the middle of nowhere, so charging for parking is absurd, especially when they’re already charging $119 in “service fees.” **What services?!** Open/Half empty - clearly used, bathroom toiletries. The breakfast? Awful—nothing but frozen, reheated food that wasn’t worth eating. The entire building reeks of mildew, and I woke up with a terrible headache and stuffy nose after just one night. It was unbearable. Expedia's offer stated I’d only owe $96 upon arrival. No mention of parking fees. The paperwork I signed mentioned fees between $89-$119, but there was no discussion of why I was being charged the max when the hotel was clearly not at capacity. This property is a former motel that has been renovated to fit current aesthetics. Its clean, quiet and has 24hr beach access. It allows dogs, but their pet policy is incomplete online. Call and ask for it because you will have to sign it when you check in and it includes some potential fees. They did welcome my pup with several milk bones and do have areas for dogs to use. Beach access is also dog friendly. Laundry was advertised but we were told laundry could not be accomodated. Next morning, I saw them accomodate someone else's just fine. There are a lot of fees associated with booking and late check out depending on time of late check out. I did receive several message from managent checking in with us about our stay and one afterwards asking for a review in exchange for the parking fee to be waived. Dogs are also an additional fee plus fees for other things as well.

However, I am not sure if there is a type of scam but we booked the room through a third-party vendor and due to that, once we got to the hotel, we were going to be charged 180 and then told to call the manager and have the price reduced. Nonrefundable, and apparently it’s for parking and a service fee. Keep in mind on the website it was roughly $70 for one night and in total we ended up paying 240-250. Terrible experience. Our sheets were dirty (I took pictures of them), the carpet was stinky and disgusting. To make it even worse, people were yelling at midnight in front of the reception desk and we could hear everything from our room. The receptionist said he could change us room for $75,00 USD MORE! What? He didn’t care at all the people yelling at that time at all. The place is extremely expensive. Don’t waste your money here, go to a better place.

Well, it appears that the construction has been completed for the most part. The room was very clean and fresh smelling. Pet friendly. Very quiet area. You might hear a neighbors pet barking but that didn’t bother me or my wife. Slept like a baby. Pet friendly beach right across the street. Hotel has free popcorn 🍿 and cookies 🍪 freshly baked yum. Really enjoyed our stay and definitely would recommend. Worth the extra $$$ for ocean view on the 2nd floor. Beautiful sunrise 🌅

Plenty of choices, full breakfast , fresh fruit, yogurts, breads of all kinds for breakfast- breakfast included. Popcorn and cookies at night. Room exceptionally clean. Staff very pleasant. Easy drive to St Augustine or Uber. AAA rated. Very nice.

One of the main reasons we booked this place was that it said we'd get a welcome drink and free gift upon check-in. When I asked about these amenities, they looked at me like I had two heads. Felt like false advertising right off the bat. Bed had dried blood on the sheets - when we told the front desk, they said, "You had blood on your sheets, too?" Who else had blood?!?

The property was small and cute, there were not very many people there which I liked. Breakfast was very nice and the view from our room was beautiful. The room itself was not great. The sheets on the bed were not washed considering the gross amount of dirt/crumbs and stains on it. The carpet was also quite dirty and most likely had not been vacuumed. Other than cleanliness this was a fine hotel/inn.

We stayed at Ocean Sands for 3 nights. Its an older property that is very well maintained. The room was very clean and comfortable. Our housekeeper Dawn did a great job. The Inn is located on a busy road and the traffic noise was significant in our ocean view room. The rooms on the other side were probably much more quiet. That being said, the view and sound of the ocean was beautiful. Beach access is right across the street. It is a nice beach, good for long walks and not crowded.

The location is great as there is a beach across the busy street that you can access. The main problem we had was that it has extremely thin walls. You can hear everything! One family had their tv on all night and were up singing at 6 am. The next night the people were up arguing until 2 am and then up early watching tv. We didnt get much sleep. 😔 the pool isnt very nice. Other than that its family friendly i guess.

Was a decent property close to the beach but the walls were paper thin. I could hear casual conversation a normal volume in the adjoining room. I could also hear doors opening and closing in the hallway from deep inside my room. Luckily the other guests were pretty quiet and it wasn't a major issue during my stay. Overall, the property is fine, but in need of noise insulation.

My favorite hotel on this trip! The room was spacious and very clean. Bed was super comfy. Loved the popcorn and cookies in the lobby in the afternoon. The breakfast was phenomenal--eggs and cheese omelets, sausage, bacon, biscuits and gravy, great muffins AND a cappucino machine. Really wanted to get to the private beach, but weather did not cooperate. This place exceeded my expectations!

There was a parking fee that wasn’t even mentioned in the advertising, and the place is in the middle of nowhere with nothing else around. Why there is a parking fee on the property of this hotel. I’m not sure. Supposedly it would be refunded had I given a good review . The room was stinky like a wet basement and it looked as though it had been flooded in the last year or so. There was no hot water to speak of. It was lukewarm at best, and the water pressure was terrible. The only redeeming quality was that the breakfast was reasonably decent.. I paid $800 for two nights to stay at this place, and would never stay there again! We had a wonderful stay to celebrate our wedding anniversary. Upon arrival, Mohinder was very helpful letting us know about all the amenities and making us feel welcome. The hotel texted us before arriving to let us know about their afternoon freshly baked cookies, snacks and games. They had coffee, tea and water all day in the lobby. Great games and entertainment areas. Across the street private beach was lovely to wake up to and get your day started. I highly recommend this hotel. Shannon was great checking us out and giving us goodie’s for the road back home.

My stay was amazing. The staff was amazing, always saying hi and asking if we needed anything. Its in a beautifully location, short walk to the beach, very short. Room was very clean and wr had everything we needed. I will definitely book a room here again when im not evacuated from a hurricane.

We checked in really late early morning of 25 February and were welcomed by the friendliest staff members. The hotel was conveniently located across the street from an amazing beach. We were offered late check out with a reasonable fee. All of the staff members we came in contact with, Silese, DJ and Sharon went out of their way to make us feel welcomed and comfortable and make our stay enjoyable. We look forward to returning one day soon.

I was offered a $30 refund on my parking fee if I left a good review, but I refuse to do that for such a terrible establishment. I’d rather sacrifice the $30 and warn others about this scam of a deal. The so-called $44 deal is a complete joke! After checking out, Ocean Sands charged me a total of $170. This hotel is in the middle of nowhere, so charging for parking is absurd, especially when they’re already charging $119 in “service fees.” **What services?!** Open/Half empty - clearly used, bathroom toiletries. The breakfast? Awful—nothing but frozen, reheated food that wasn’t worth eating. The entire building reeks of mildew, and I woke up with a terrible headache and stuffy nose after just one night. It was unbearable. Expedia's offer stated I’d only owe $96 upon arrival. No mention of parking fees. The paperwork I signed mentioned fees between $89-$119, but there was no discussion of why I was being charged the max when the hotel was clearly not at capacity. The staff was awesome! Beverly was fun to talk with and very helpful. Silese, Nick, Julio, German, Yari and Isac were also awesome! The added touches like cookies and popcorn at 5pm gave us a warm welcoming feeling! The extra little surprises like the sunblock dispenser on our bathroom wall were great! I will definitely recommend this hotel to our family and friends.

I was a little surprised this Inn had such great reviews. This place is pretty rundown on the outside and inside. The check-in front desk clerk was not friendly. No SPA or services of such. I’m not sure why it states that in the name. Arcade was non existent. The cookies were questionable. It was very expensive for nothing special. I wouldn’t stay here again.

I had a great time! Silese and Nick/AJ at the front desk were very helpful and nice. I loved the beach, which is right across the street (just be careful and patient when crossing, it's a two lane 40mile/h road, but if you wait, there'll be times with no vehicles coming either direction-that's based in my stay in Oct. 2025). They also provide complimentary sunscreen and an external shower and hose, which I was glad to have so I could clean up my bike after riding on the beach (so much fun!) and get the sand off my feet. I stayed on a ground floor unit that was nice and clean, I liked the porch, facing the wetlands and beautiful sunsets. It was just a short drive to the historic district. Breakfast was amazing, and Yari made sure the room was fresh and clean. The surrounding area was quiet, which was perfect for me.

This was a last minute booking and we were pleasantly surprised. Everyone we came in contact with who worked there was very kind and helpful. The only negative is it would be nice if there was a marked pedestrian crossing to get across the street to the private beach. We loved the beach area though and were really glad we decided to stay. We will definitely ne returning.

This booking was a huge disappointment. I tried to cancel but could not so decided to go to the Hotel and make the best of it. After all, I did research an ocean front view, dog friendly hotel and reserved 2 king size rooms with a balcony ocean view. HUGE DISSAPPOINTMENT!! We sat in traffic for about 30 minutes due to road construction. When we got to the hotel the road construction was RIGHT IN FRONT of the hotel which was on the opposite side of the actual beach. Their idea of Ocean Front was the fact that the front of their hotel faced the ocean from ACROSS THE STREET. The Road Construction was right in front of the hotel which the hotel did not bother to call and let us know. There was NO ACCESS to the beach from the Hotel because the Walk Over had been removed. These MAJOR inconveniences could have been relayed to me prior to arrival since the hotel did have my phone number, but the management never bothered to call regarding the Construction in front of the building and the missing walk over. The pool that looked so nice, was very small and the water was cloudy and I had researched Dog Friendly Hotels but when we arrived, they had a NO PET policy. When I called at 10am on the day of check in to cancel the booking (yes way too late) the manager could have told me about everything then. Instead he made it clear that I was unable to cancel that late. We decided to make the best of it. I was furious.FALSE ADVERTISEMENT!

Overall great place to stay, beds were comfy and had a great view. I did not like to have to run across the busy traffic to get to the beach. The staff was fantastic and super nice. We had issues with the room keys not working on the 3rd night, they were very prompt in making new cards for us. Breakfast was good and loved the snacks in the lobby. My boys loved all of the games the hotel had to offer.

Super cute place. Great for the price. Dj and the women who checked us In yesterday, 10/19, were wonderful. It was my husband and I 9 year wedding anniversary. I purchased the romance package to surprise my husband. They did an awesome job at setting that up prior to our arrival. Cleaning staff was super friendly. The beds were super comfy. I got the balcony ocean view room. I didn’t realize it was across the street from the beach, on a semi busy road. I was hoping to leave slider open to hear the waves, but there was too much traffic and dump trucks that kept driving by. I know it’s Florida and the rooms can smell musty, but our room was damp and the musty smell hits you in the face when you come in the room. All in all, I would stay here again. Great people and wonderful service

My favorite hotel on this trip! The room was spacious and very clean. Bed was super comfy. Loved the popcorn and cookies in the lobby in the afternoon. The breakfast was phenomenal--eggs and cheese omelets, sausage, bacon, biscuits and gravy, great muffins AND a cappucino machine. Really wanted to get to the private beach, but weather did not cooperate. This place exceeded my expectations!

You will experience a beautifully updated, dream-like setting at Ocean Sands Beach Boutique Inn! The beds were comfortable and the breakfast was delicious! Nice balcony… the access to the beach was wonderful except crossing a busy road. One morning at a very normal time… no coffee and no one around. Breakfast wasn’t anything to brag about. But again for the price I’d prb do it again.
