The property was elegant, the downstairs bar was cozy and the happy hour was nice considering that the restaurant bar was closed. We did not know this upon booking and were very disappointed to not have it available for our stay. The rooms were gorgeous and very comfortable! The staff is also very kind and helpful. Also the valet parking service rate is higher than what is listed on the website. It is 100 plus taxes and fees.

Great hotel! Comfy, clean, beautiful! Great staff. Parking was awful, valet was expensive and takes 30-45mins to get car back. Other than parking being a nightmare, everything else was a dream come true!

The hotel is next to the Flatiron District, with a subway station right on the corner (line 6). The staff is extremely friendly. To my surprise, since we arrived in Manhattan very early, they checked us into our room well in advance, allowing us to optimize our day's activities. It was small but spotless. At midnight, I noticed that the curtain on the only window didn't shut completely, and they fixed it right away. We were offered free bottles of water every day at the reception. The rooftop bar, advertised as open seasonally from April to October, wasn't available during our stay (May). I must point out the quality of the towels, which were very worn and used. I should also add that a somewhat confusing $30 daily destination fee must be paid at the end of your stay. Overall, I think this hotel is overpriced for what it is, but the stay was very pleasant.

It’s in a good location in terms of proximity to things. We did not know that there was major construction in front of the hotel which meant that street was blocked off and there would be no valet parking, which was very inconvenient. The hotel doesn’t have parking, so valet is the only option outside of going to a garage and parking and then walking to and from, which is a bit of a hike-especially in summer. Had they disclosed this ahead of time, we would have probably stayed somewhere else. Please note also there is a $30 resort fee which covers several amenities-but if you’re there for a short time you probably will not use those amenities.

The staff were helpful. The lobby had a few places to sit to relax or to eat a bagel from down the street. Free coffee and tea in the morning. The room was clean and the beds, while small for two people, were comfortable. My husband and I also enjoyed the rooftop bar one night. I would stay here again.

The room was spotless! the staff were warm and friendly and extremely helpful. I'm a busy mom, traveling with a toddler so it was extremely great to have valet available, helpful staff and being walking distance from everything.

We travel all of the time. Especially to NYC as our son goes to school there. We have stayed in many many hotels in nyc and they come in all shapes and sizes and levels of sophistications regardless of location . And in every price point However one thing that can be absolutely a turn off it’s cleanliness and attention to details. Base on the reviews it seems that this hotel was newer than what we saw. I was expecting more upscale hotel but honestly if there was no name I would not see a difference between this hotel than a cheaper chain product. Our first room on 3rd floor looked very dated. However there is no excuse for mold on the shower door at the bottom. That’s disgusting. Nice staff and they changed our room to higher floor which was much bigger and seemed in better shape. However still very small dated shower and bath area. Beds also in both rooms very disappointing. Very uncomfortable. Bar and bartenders were very nice. They don’t offer restaurant breakfast. Little cafe and staff also very nice. So what we spent there I feel very unsatisfied to say the least.

We stayed at Park South on the recommendation of friends and were not disappointed. The Hotel was clean, the room a good size and the bed very comfortable. The staff were friendly and helpful. It is in an ideal location for either Uptown or Downtown NY with the subway nearby serving both directions, although many attractions or places of interest are within walking distance. Highly recommended and would certainly stay there again based upon our experience.

I stayed in a long size city view room and my room was dirty. I really didn’t want to touch anything because of honestly how dirty it looked. The closets had sticky residue on them, half chewed him was on the floor. The carpet just looked nasty and literally the areas of the whole room were dusty and had old food in cracks. It just felt uncomfortable, it wasn’t cleaned well, I did my best not to stay in the room.

The walls of the room were incredibly thin, so much so that I could hear the guest in the room next to me coughing. Its understandable that I will hear people as they walk by, but I could hear the slightest noises and even the elevator button was discernible. I was not able to get good sleep, which was disappointing, as I was there for important business.

We arrived late in the evening. It was a strange check in as the person at the desk thought we were another guest and promised up an upgrade with a great room. Then learned who I was and seemed to have lots of standard rooms available. I’d try a different hotel nearby next time for the price of the room. It was very small.

The hotel room was tremendous! When we arrived, my daughter )16) wasn’t feeling 100% and we all needed the morning to rest after traveling. Waking up late with the curtains drawn in your comfy bed was just the thing. The high water pressure in the shower, lovely smelling shampoo & toiletries, high end bathrobe, coffee maker in the room, and the nearby bagel spot - set us up for everything we had planned to do in NYC, which was a lot. The proximity to Union Square and the sub way stop on the corner was also great. Thank you for your service and hospitality!

The hotel looks small but the room size is very decent. The staffs were all very nice and helpful, the location was very convenient ,the only downside is the Air Condition was very loud, woke us up couple of time during the night, other than that, everything work well. Definitely will return back.

Let’s start by saying that services was amazing. Everyone’s been so nice and made their best to make us feel well! Thank you so much! The hotel is in great condition and spotless all over. The room was nicely decorated as well. The only cons in our opinion were the windows that don’t bar the noise from the street — so could listen to garbage trucks, sirens etc. —, the AC system seems to be old (very loud), and double beds were sooo small — but we know we always run the risk of squishy beds when staying in double bed rooms. All and all a great stay, but with a few issues that might be improved by the property. Thanks

Interesting Rose Hill neighborhood. Fabulous roof top bar/restaurant. Noisy room on 2nd floor right above the entrance to rooftop bar. People coming and going loudly all night. Called for towels, never got them. 3 women in room and they only leave two towels. Clean, large room.

This is our favorite hotel in NYC. We have stayed here three times. The locations is fabulous, within walking distance to the East Village as well as Mid-Town. The Lexington 6 subway line is only a block away. There are numerous Indian restaurants within a block or two. The staff is very helpful and friendly.

I arrived exhausted, and had a VERY important event to attend. I was able to take an excellent one hour nap in a nice quiet room with a very comfortable bed before I had to dash to my event close by. My shower was wonderful. Good towels etc…I Also took a long walk late at night and felt totally safe. Plenty of tasty food close to the hotel and all forms of transportation nearby. I would stay there again, budget allowing.

I booked two rooms for my Mom, both sisters-in-law and two of my nieces for an NYC weekend trip. It's not easy to find hotel rooms in NYC with two beds. The location is central with lots around and easy to access transportation; the 6 train is on the corner of the block. Madison Square Park is very close by for morning coffee walks. They enjoyed the hotel very much.

This is the third time that I have stayed at ParkSouth Hotel and it is great! I love the location. The hotel is clean and the staff is friendly. The restaurant has great food and the roof top not only has a great view but the drinks are amazing!! Anytime I come to NYC this will be my go to hotel to stay at!

I don’t usually share reviews like this but this time it’s worth it. This hotel is great. The staff was wonderful. Nice restaurant and a really, really decent kind of “grab’n go” breakfast - I say that in a good way since they prepare you some stuff and I recommend the BEC croissant. Comfortable and clean room. I will say again, the staff and service is what will bring me again to this location. Last note, learn how to use the subway and ignore the location not being more central. The closest station is basically in the same block.

We didn't care for the attached restaurant. It wasn't very kid friendly. Server was snooty when asked for items to be made kid friendly. Food was super salty. Pizza was soggy, not NY style. Front desk and door staff were awesome! Very attentive and friendly.
