Dated hotel..but clean...elevator didn't work..only 2 floors but couple with bad knee and back issues, elevator would be nice. Beds not very comfy. Location was great for downtown visit in Dunnedin.

Best Western should be ashamed to charge the rate they do for this hotel. This hotel could be so much more with an amazing location on the Dunedin waterfront. Sadly the quality of our room was terrible. Cheap linens, exposed pipes under both sinks, a shower curtain for a bathroom door that fell down and staff put back up with duct tape, shower head on opposite side of faucet (weird), grumpy front desk staff, tired patio furniture and the kicker - pool was closed for maintenance for our entire stay.. This hotel should be so much better!

We had a wonderful stay here. Everything is excellent but the property is still recovering from two hurricanes. They were very upfront about hotel conditions which did not effect why we chose this hotel. I’m sure it will be beautiful again soon. If no pool or elevators does not effect your stay, I would highly recommend this hotel

This property is in a perfect location. It has definitely seen better days. The parking is the biggest complication. On Friday and Saturday nights, motel guests compete with two bars, a restaurant and the sunset for spaces. The front dest is indifferent to you finding a parking place that you have already paid for. Also, the TV system is the absolute worse. Very inconvenient to navigate.

Lovely staff. Good breakfast. Elevator out of order all week. Ice maker upstairs. 1 handicapped room upstairs. Rat traps everywhere. Water view behind not attractive. Bath tub very difficult to enterand exit, slippery. Great location to downtown Dunedin.

Rooms are clean but small. Property is older and could use updating. Unfortunately, we could not use the pool area. The hot tub and pool heaters were broken. Enjoyed our stay and would stay again.

The woman at the front desk when we checked in was rude and unfriendly. The elevator did not work and nobody informed us before hand. The restaurant and tiki bar were both closed for revocations and again we were not informed before hand. The pool was beautiful but the area around the pool was FILLED with bugs.

Unfortunately, I came home today with bedbug bites all over me. I called the hotel got no answer. Left a message and they have not called me back. I’m sure it’s something they have to deal with. I just wish someone would call me back and let me know what’s up I stay in room 228.

Upon check in there were 3 dead roaches just thought maybe the room had not been used recently and cleaned them up then went out to dinner. When we returned and turned the light on 4 more very alive roaches scattered. Called the front desk to complain unable to sleep at all with the fear of bugs. Requested a refund and was told only a manager could issue it and they were not available till Monday. So we checked out and went to a different hotel.

Bathroom need to be remodeled there’s tons of mildew around the tub and the tile the bathtub floor was painted and slippery. The sink had been painted as well. We would not stay here again, unless they remodeled the bathroom.

We saw roaches, the shower water only worked cold or hot. There was no way to adjust the 2 temperatures to get a "warm" shower. The blinds didn't stay shut either.

I loved the location on the harbor and the decor of the room. The bed wasnt the most comfortable and it was really noisy outside. There were also tiny ants crawling up the door way of the room. The pool area was pretty nice and decent size. The waterview was awesome. Overall it was a decent stay and will probably book again.

Recently updated, the room was large, comfortable and feet away from the Gulf in the harbor. The staff was friendly and accommodating, the breakfast buffet was hot , fresh and a good variety to begin the day. Will return in the next trip up to the area.

Great location, directly on the water next to Dunedin Marina. Older style hotel, but is in great condition. Our room was extremely clean, with furnishings up to date. Everything was in good working condition. Bon Appetit restaurant located on the property was fantastic, with excellent atmosphere and great service, and excellent food. Our only issue was that there are no window coverings on the upper windows, allowing street lights to illuminate the room at night. This is not a complaint, but maybe come up with some sort of covering to block light at night. We had a wonderful time here.

Great location, walk to restaurants, on a marina, front door faces marina, back door allows access to deck facing water. Watch sunset from deck. Clean, fresh rooms. Bathrooms small with very little room for toiletries. Have stayed several times, very nice.

Rooms were clean, beds were comfortable, and the staff was extremely professional. We had three people in a room with two queens. The room itself has very tight quarters by the fridge, closet and bathroom. There are very few places to hang wet towels, toiletry bags and other items not meant to be hung in the closet. There was a great deal of hurricane work being done on the first floor, which we were informed of prior to our stay. That really wasn't the issue. The garbage trucks at 5am- both Saturday and Sunday-to empty the dumpsters for the restaurant next door were beyond loud and really should be moved to an area that is not next to the rooms. The area (Downtown Dunedin) is very quaint and a convenient walk to all the shops, restaurants, and breweries. I would go back but insist on a room not near the restaurant.

Perfect location to enjoy water views and walk to downtown Dunedin… I booked a “bay view” room but it wasn’t… you have to open the actual door to see the bay… our actual view from a window and balcony was over the parking lot and the marina… This should be clarified in room descriptions as I would not have paid more thinking we actually had the water view… The bar is on the opposite side of the property from pool… but great bar with bay views… we ordered drinks and food TO-GO and brought them to the pool… food was GOOD ~ it was an easy walk to downtown even with our 3 daughters (6, 9, & 12) the free breakfast was an easy way to get something in our bellies before heading out for some fun each day…. Room was clean. Beds were fine.

Booked based on advertisement of marina view. First room had view of car grill in parking lot. Bed had sand, hair and bugs in it. Had to move room in middle of night. Nothings as advertised. On the better side staff Rhonda, and Austin were great and extremely helpful. If it hadnt been for them we would have changed hotel.

Nice place, rooms bright and clean, breakfast was really decent! Would stay again, hopefully longer than just a night. The one strange thing, I’ve never heard of before the room was ready before the 3:00 check in time, so it was ready at 2:10 but there would be an extra $15 charge to check in ???? Never heard of such a thing.

Stayed here many times. Always a 5 star perfect score, especially the front desk staff. This time was a shock. Rarely have I seen more unprofessional demeanor in a customer service role. First, one red-headed old bag was apparently training a new hire. She should NOT be training anybody for anything. She snapped at him the entire time and loudly scolded him about the data entry-right in front of me and my party. Unbelievably rude to him-her coworker in front of guests. Finally I mentioned to her that she ought not be scolding and embarrassing him in public. He was so frazzled. We had multiple rooms and room keys to deal with and she’s in his face the entire time. Can it get worse?!? Much worse. Some middle aged Hispanic woman comes from the back and starts loudly taking control-I guess. She said over and over “I’m just walking into the middle of this mess.” Red head lingered nearby chiming in. After repeatedly calling my need to check in a “mess,” I gently reminded her that we are guests and should not be referred to as her “mess.” She was way worse in how she was speaking to the new guy - and how she was slamming papers, room keys, etc around all the while asking him why he was getting yelled at by red beast and calling my party and me the “mess.” For 4 days as we went in and out of the lobby, never once a “good morning” or “hello.” Nothing. PLEASE bring back the people who were properly trained in hospitality. Rooms and facilities were great.

Considering this hotel got hit hard by a hurricane a month + ago. So this wasn’t your normal experience. But to their credit they did call me prior to our stay & communicated everything pretty clearly what would be available. We did have to wait an additional hour to check in but considering it was the 1st opening back up to welcoming guests we expected some glitches. Overall considering what they’ve all experienced I would say they did a phenomenal job.

Large rooms, beach house theme/style. Great location, walking distance to shopping and restaurants. Back door went out to large, shared covered porch on water. If you have casual, beach style expectations you will not be disappointed, even without the beach!

Loved that it was on the water and on yacht club. So close to downtown where there is lots of good restaurants. A pier and park next door. Hotel unique in that you had water out both front and back door; one side in the sun the other in the shade. Lots of local birds to watch also. The staff were friendly and hotel has nice southern vibe.

This property is in a great location with an amazing restaurant and outdoor bar plus additional restaurants and shops right outside. The rooms are dated - towels threadbare. The cleaning and maintenance staff are very kind and thoughtful. Front desk could use some hospitality lessons. The location is what sold us!!

This is a great place to stay! It’s close to everything. It’s in the heart of Dunedin. I can’t say enough good things about it. It’s clean, the room is comfortable and the staff is wonderful. Breakfast every morning doesn’t disappoint. I’ve stayed here a couple times now and will continue to return and refer.

The room was very nice and cozy with a beautiful balcony and an amazing view of the harbor at sunset and morning sunrise!. The breakfast was not so good. Lots of sugary items, white toast, green eggs, tater tots, waffles, soggy mixed fruit and and none edible tangerines. The coffee was good which saved the day for us.
