Kitchenette was so handy and love twin beds. Pubs and restaurants walkable. Easy to call for taxi using a call gadget in reception area. Location at foot of Royal Mile. Elevator! Mini split unit for heat and air.

The property is conveniently located one street back from the Royal Mile. It is one of the only apartments in Edinburgh with parking and a lift, which is handy if travelling with families. However, the wifi did not work the whole time (which was a common complaint on other reviews) and the floor was soooo noisy (squeaky - poorly laid) you couldn't walk around without waking up everyone in the flat

Checkin/Staff was fantastic. For popping into downtown Edinburgh the location was great to be able to walk to everything; we chose to pay for parking through the hotel which was convenient. Now to the room itself; should not be booked to anyone as the condition of it was terrible. We had a two bedroom in which bathroom fixtures were falling apart, hot water heaters were temperamental, dirt and smudges on every surface including window shades. Carpet was completely ruined and disgusting to even walk on even wearing socks. Gross stains on living room furniture.

Very welcoming and helpful at check in. Spacious accommodation. Only downside was lack of car park space. Directed to nearby NCP and had to pay almost £25 for less than 24 hours parking. Other accommodations I’ve used provide discounted tickets for NCP if their own parking is full.

Initially I was worried when I read recent reviews however we must have had a renovated apartment, it had everything we needed including onsite parking ( paid ), comfortable bed, lift, it has been poorly renovated so won’t be long before it looks old , easy walk to Tesco and Royal mile and bus stop

Well equipped apartment. Good position for visiting Holyrood and Royal Mile. Very limited parking. Beside a Tesco express for provisions. Quality toiletries in apartment.

I definitely liked the close proximity to so many hot spots in the city. We did find it odd that our room was behind a door in the hallway and then our door and one other room next door was behind it. I am assuming it was to block some of the lobby noise (we were on the ground floor down the hall from the lobby), but it didn't really do much to help that and our neighbors were loud. I also did not like how small the bathtub/shower stall was. It was super narrow and if I were a larger person, I would have had trouble with it. The side of the tub was very high up and was a slipping hazard. It was very difficult to get out of the tub without sliding around and banging your shins! We also had a fire alarm go off in the building and we needed to evacuate the hotel. Luckily, the fire department showed up pretty quick and we were able to return to our rooms in a decent amount of time. We did book this hotel specifically for its location and that it had parking available. Although, it was a tight squeeze to get into the parking spot (we paid an extra 20£ per day for parking). All of the staff we encountered were courteous but some seemed to be unattentive at times. Overall, it was a good experience and we would probably stay there again in the future.

Convenient location. Appreciated the washer and dryer in the room - although it was very small. Enjoyed being able to cook our own meals - although some signage on the stove tops would be helpful. We were able to reserve parking which was very convenient. Beds were uncomfortable and carpet was very old and chairs were stained - which does not fit the descriptor of ‘modern’ apartments so was not quite to the standard of what we were expecting considering the price we paid for four nights.

This place was great for what we wanted as it had more room than many hotels rooms and was like an apartment with kitchen, dishwasher and washing machine. Downsides was hotwater was tempid at best and the lift was a spaceship without a rocket.

3 night stay october 2025. Hotell is located very nicely if you want to visit the old parts of Edinburgh by foot. Breakfast was stashed in the small kitchen of the apartment and was ok, basic but everything we needed was there. Rooms were clean, quit and comfortable. Elevator was slow but working so really only a small irritation.

Could have been 5 star but needs small repairs. Shower end would not stay up. Safe needs batteries, tub has mildew around it, kitchen garbage can needs repair to stay open, door to bedroom needs to be shaved to not scrap floor. Location was great, room was very clean but mildew around tub. Kitchen was well set up. Bed was comfy. With less than an hours worth of work room would have been perfect. Would stay hete again.

Great location, super fast WiFi, clean updated bathrooms, mini washer/dryer. Furniture is old and stained. Walls are very scuffed. Beds were comfortable.

Having a washing machine in the room was an absolute dream after traveling for two weeks! The place was very clean, the staff were friendly, and the room looked newly renovated. Great location as well — highly recommend!

Third time staying here, 2 bedroom apartment was a little worn compared to previous stays, new washer/dryer was great?, location excellent. Small amount of mould in bathroom and this apartment had very creaky floors, compared to others

Excellent spacious apartment a few minutes walk from old town centre. Beautifully clean and well equipped, good security and a very well equipped kitchen. Great bathroom, very comfortable -huge - bed and so very quiet we had 3 great nights' sleep.

Pros: Good sized rooms and amenities with a generous breakfast hamper of assorted items (cereal, jam, milk, bread, biscuits, yoghurt, juice). Bathrooms and kitchen were clean and kitchen included dishwasher & washing machine. Room has good A/C. 24 hr ATM, Tescos & some restaurants located 3 min walk away. A Planetarium/Science Museum is located 5-7 min walk and is great for families with kids. Arthur's Seat/Holyrood park is a very scenic area that is great for nature walks and picnics located 10-12 min walk away. Cons: Some front desk were not friendly (junior), room needed maintenance in some areas e.g. kitchen cupboard doors not closing properly, leaking in apartment beneath ours etc).

The property was conveniently located but there were issues that need addressing. In the bathroom, I assume there was a leak previously as the ceiling had been replaced with plasterboard that had just been screwed in but not finished between the joins or painted. The extractor fan did not work and there was no other ventilation. The towel rail was fitted directly next to the toilet so there was no way to use it without burning your leg. The grouting has what looks to be black mould. Moving to the kitchen, the tap did not work properly in that some of the water would come out normally but most of it would run down the spout or out of the tap at odd angles. The room didn,t appear to have any spund proofing and was exceptionally loud until midnight with people yelling outside and then from about 5am what I assume were deliveries to the back. Would not suggest if you have a young family or anyone who is a light sleeper. I had booked this room as it was advertised as 2 double beds and a sofa bed, what I'd assumed would be perfect for three people who needed a bed each. On arrival, we were told we would need to pay extra for bedding for the sofa bed, something there was no mention of when booking the room for 3 people or on the confirmation email. The reception team were unhelpful when shown the booking confirmation that confirmed a booking for 3 people in a room that was meant to have 3 beds. I had to complain to hotels.com to have the additional charge removed.

Dated rooms, couch arm was broken, average cleanliness. Could use some tender loving care.

Great location right off the Royal Mile and close to tons of shops, restaurants, and landmarks. Tesco is right around the corner which is also convenient. The staff was friendly and helpful, which check in and out taking only a few minutes. Our only complaint was that the Wi-Fi connection is extremely spotty, but other than that a good place for the money.

Loved having a washer/dryer— although it was a bit finicky to operate. The room was spacious and clean and quiet. The kitchen is quite convenient with a dishwasher as well. This made it a homelike refuge in the city.

Two bedroom apartment allowed our family to stay in the same room. Washer/Dryer meant we were able to pack less and wash our clothes. Stocked pantry was nice.

The WiFi on the 5th floor was very weak and barely useable at times.

Good property to stay at if you need a kitchen and laundry facilities. Located on the Royal Mile so convenient to sites. Property was very clean and everything in good repair. Staff was very nice and helpful. I wish there had been a place for us to put our suitcases. Room did not come with even a foldable suitcase rack. Foldable suitcase racks or a small bench at the foot of the beds to host an open suitcase would have been very helpful. There was a wardrobe, but only a few hangers and I ended up using all of those and most of the shelves in the wardrobe for a 10-day stay since I did not want to keep re-opening my suitcase and digging into it. My husband ended up using the tiny desk space for all his things. We also did not have a safe to put our passports in, and the hotel doesn't have one available at the office. There was also no place to put soap, shampoo, etc. in the shower. We had to put that stuff on the rim of the shower on the floor. A small shelf in the shower would have been really helpful, as well as someplace to put extra towels in the bathroom. There was a small countertop above the toilet, but most of the room on that was taken up with toilet paper rolls, Kleenex box, a jar with makeup puffs and complimentary toiletries. No room for clean towels where they were most needed. The space didn't need to be larger, just more thoughtfully designed. Still, we were quite comfortable and would recommend this property to others.

It was an amazing stay, loved having the kitchen the washer dryer very quiet walkable to everything.

The property was very well located to the Edinburgh we wanted to experience. This was overshadowed by the poor customer relations shown by the front desk staff. We were made to feel like asking a question was a nuisance to their day. The room in of itself was good however when we asked for room service to come by due to an issue we were made to feel like we were idiots for the question we asked and when we asked about the circuit breaker being tripped the attendant slammed the fridge door and said there was nothing wrong (even though it still wasn’t working). I said the circuit had damaged my travel adapter and she didn’t care, ultimately I found the fuse box and reset the circuit myself. I then went out and bought a new travel adapter so I could recharge my phone.

They are horrible about fixing anything. I had to tell them several times my heatrr didn't work and never got fixed (i was there 6 nights) i had to tell them 2 separate times to get someone to fix the electric plugs (all of them were out)

Most staff were friendly and seemed to enjoy their job. However, I did not get her name.There was one that was not friendly at all. She seemed to be put off.Any time you had to ask for something. There was no phone in the room to calm down and ask for anything.

The apt. was clean and smaller than it looked but fine. The water pressure splashed uncontrollably, esp in the bathroom. The reception was cool as in not warm and there really was no service or anyone who seemed to care. Challenging to get basic things like towels. That said, we were basically comfortable and had what we needed. Location was perfect for us but would not return.

This had everything we needed and more during our stay. Staff were always friendly and helpful.

Super location, with lots of pubs and cafes nearby, plus all the historic sites.

Excellent location - 1 minute walk to Royal mile, grocery store, restaurants, coffee shops, shopping. Beds very comfortable, very clean studio apartment with small apartment size washing machine (very loud but convenient), Would stay here again! Staff very pleasant.

It was so close to everything. Sights, train station, restaurants, etc!!

The room we had was clean and refurbished but the rest of the hotel could be doing with an update. Didn’t feel safe at night getting to property.

Unless you know the area it's not that straightforward to find. Maybe more signage as hotel is off the Royal Mile but not visible.

Nicely renovated apartment right off the Royal mile. Couldn’t have asked for a better location. Apartment was clean and well stocked with all the basics needed for a family vacation.

The apartment was clean and comfortable. The staff was very nice and helpful. The location was perfect. Being near the end of the royal mile it was a quiet area and only a 20 minute walk to the castle.

A bit outdated but real clean. And also a bit far from dinning options if you want to stay up late. But it's a good place for money a d clean which it's important to us.

Good location. I went to Edinburgh for the fringe festival and this property was in walking distance to all of the venues. They also provided a lot of items for breakfast which was a nice surprise.
