We booked 2 rooms. Room was nice and big as described. Both room had lots of carpet stains. Shower was very uncomfortable, having only 2 feet between wall and shower curtain was not pleasant, since there was no way to shower without curtain being against you. Check-in staff was OK but parking very limited.

I loved the building and the room was very nice. The breakfast was delicious! The only drawback was the nearest parking was about a 10 minute walk with some hills/stairs, not bad for us but would definitely be inconvenient for some people.

Very nice place and location. Staff very attentive. They helped in every way possible. A short walking distance to Grass Market and the Royal Mile. I would stay there again and again! They have elevators/lifts.

Enjoyed our brief stay, but disappointed the only food was breakfast and the bar wasn't open either. There was an in-room advert saying scan for hotel directory...did this and got a menu for bar and food..even though it wasn't available! We were allocated an accessible room but that meant there was a dip in the bathroom floor for drainage which was disconcerting. No non slip mat for the shower over the bath... apparently you have to ask for one, which we only found out after my husband had slipped.

Classy hotel / beautiful internet and stately exterior. It was somewhat walkable to Old Town - but a little more of a hike than some other options. There’s no parking, so if you have a car, you’ll have to find a place to park overnight. We enjoyed two nights here and aside from the longer walk from attractions, we’d stay again.

Quality of the housekeeping did not satisfy us, for example toilet paper and hand soap needed to be asked (not automaticly filled). Towels were not replaced after use, eventhough they were on the floor. When notified on these issues, it took a long time to replace them. Breakfast could have offered a little bit more variety, eventhough the service was good.

Housekeeping failed to leave any biscuits or coffee in the room before I arrived. I asked the front desk for coffee which was brought to the room the first evening. The first morning, housekeeping still did not leave coffee or biscuits (I knew about the biscuits because my friend's room had them). The carpeting was stained and overall didn't appear to be clean. The bathroom fan turned on with the light, so there was no way to turn it off. The racket it made would awaken the dead. Horrid. Especially in the middle of the night. Upon arrival, there was hair (someone else's) in the bathtub and on the fresh towels.

Hotel staff were friendly and welcoming. Room decor was fine, shame about the cleanliness of the bathroom as there was hair in the bathtub, clogged up sink plug hole and the bin was not emptied after the previous visitors. Room was cold, not sure where the thermostat was hiding as could not see any, room temperature was therefore regulated by the hotel. Ok for 1 night stay but if I was staying longer would have asked for the room being sorted.

The picture of the property must have been taken a while ago because the property looks run down. They were doing some construction but the stairs were dirty and it just didn't look clean. The only thing nice I have to say is that the woman who serves breakfast is a delight.

The staff was excellent! They helped w our heavy luggage and where very friendly. The room was clean and comfortable. It was situated in a very convenient spot to go walking to nearby places. Felt safe the entire time. Only negative thing I can say is that it doesn’t have AC (we where there in early August) but it wasn’t that bad without it.

Lovely, older and smaller hotel and the staff was exceptionally pleasant and helpful. Only issue giving it a four rating was a serious problem with water pressure on the top (4th) floor we were on making it almost impossible to take showers. This is probably due to the age of the pipes, etc. and they are aware of the problem.

Functional hotel. Amazing historic building but building really needs an update. Room was hot and stuffy, window did open but onto a main road. Huge wardrobe in a tiny room made room difficult to use. Shower over bath was ancient. Towels were old and thin/hard.

A nice hotel with friendly staff. The hotel was situated in an old maternity clinic, which is a nice historical building. The only losing score is that the windows could not be opened and at night it got extremely warm.

The entire staff was amazing and went above and beyond to accommodate us, and answer all questions. One desk agent gave us a 220v European adapter so we could use our 115v chargers. The manager gave us a history lesson about the hotel, Sir Sean Connery was born in this hotel back in the 1920’s when the building was an actual birthing hospital for women, which was so awesome! He also had me follow him all the way out to the street and he showed me exactly where to go park our car and walk back. The continental breakfast is the absolute best breakfast we have ever had, in all of our worldly travels. The layout for the oatmeal was unbelievable; all containers were full of FRESH condiments for the oatmeal; cranberries, oranges, coconut, almonds, raisins, brown sugar, walnuts, and more. Unbelievably good!!

We stayed one night and loved it! Wayne and Olga were very helpful! My husband and I needed to book an extra night, and Wayne and Olga took the time to go through hotels, locations and prices with us. We ended up extending our stay, due to their excellent customer service. I will certainly be telling all of our friends and family about the wonderful hospitality we received at this hotel.

The staff were amazing. They were really helpful and upgraded our rooms with no hesitation and offered free parking on site as we were staying for 3 nights. They were informative about the area and gave lots of recommendations. The room was beautiful and very spacious and had great amenities.

Horrible experience. When we arrived at this hotel, we were greeted by the night manager who took our bags and "checked us in". We said we're going to go to dinner and have a drink and return. We came back at the hotel at 2300, to be informed that our rooms were "no longer available" due to a renovation. At midnight? I wish they would have just said that they double-booked and gave our rooms to travelers who arrived later. We were transferred to their "sister hotel", which was an absolutely disgusting place. Not much better than a hostel. Unless we get a significant refund, which we asked for at the hotel and were told it is not possible, then this same review will remain in place on all booking forums possible. People need to know what crooks they guys are and for the rates we paid $300USD per night, I feel robbed.

The property served our needs. It was about a 5-7 minute walk to Grass Market…8-10 minute walk to the Royal Mile. There were shops and places to eat even closer. The area was quiet and safe. Our room was clean and roomy. I would recommend this property and stay there again.

The hotel is very conveniently located, close to the many attractions of the Old Town. It is also very quiet, with very good and large bedrooms, equipped with various accessories (coffe machine, kettle, minibar..). Excellent breakfast. Kind and effective staff.

The hotel was very centrally located. Everything in the Old Town (Royal Mile, Edinburgh Castle) but also the New Town was within 20 minutes walking distance. Nevertheless, it is far enough away from the hustle and bustle. There are plenty of great pubs and restaurants in the neighbourhood.

We stayed at this hotel for a weekend. The room was ok, it was a little small. The bathroom could use a clean as there were some staines. Reception staff was helpful. We had breakfast included and on Saturday we were happy, we could choice 2 items from the menu card which had hot items (eggs, waffles etc). But on Sunday this was not possible anymore, we could only choose 1. The buffet was almost empty, with only a few old pieces of bread. We also told the server from breakfast, but it was chefs dicision. I think you should not change some rules like that over the weekend, as most guest stay for 2 nights.. we heard more guest complaining. I never had such a small breakfast at a hotel. We almost paid Eur 500 for 2 nights, so I expect a full breakfast.
