valets were very good. service was decent. but the condition of the rooms was awful. no window coverings - even in bathroom. Ancient, dirty furniture. keycard worked half the time. front desk said it was an old system and not to put phone near card. my 'suite' looked nothing like the picture. 60 bucks a day to park. almost $1200 for 2 night stay (room only) - more than Hard Rock in NYC! Great location though and like i said, valet guys were really nice and helpful. but management really needs to do some MAJOR room upgrades cuz it was awful.

The hotel was in a great location and convenient. The room was updated but for some reason the door wouldn’t open very far because it was stuck on the tile. The check in staff wasn’t very friendly, but at check out the other staff was very helpful. Parking at the hotel was pretty exorbitant but convenient.

This place is overselling itself. It is a thoroughly decent small, not luxury, hotel next to a beach on Balboa Peninsula, that is it, period. It is NOT a resort so their $30 resort fee is misleading (as it is with virtually all hotels) and just a trick to get you pay more for your room.

The room was just fine, Missing a lampshade. Hot tub never worked and the pool was really cold. Didn’t get to use those at all in our 3 nights. But Laura was very nice to let us park our rental in the garage. After we had gotten citations for 2 nights from the city, a misprint. Hoping to appeal and I get out of it.

Fantastic location. Room was fine. Building definitely needs some tlc. Staff was great. Comforters were dirty, continental breakfast wasnt amazing. A bunch of the snacks were expired. It was still a cool place. Hot pool was nice at this time of the year.

Not enough shampoo, conditioner, or body gel. They were small samples that were difficult to get the soap out of. The hotel states that it has a pool, however it only has a jacuzzi; which was extremely dirty. When you get there, they ask for a $100 dollar security deposit stating that they will return it after. They never returned it and when I called they told me they had charged me $60 for a day of parking while I stayed there, and $33 for the resort. There was no resort.

Location was great - however it was a dirty nasty gross room ! We have already had this taken care of but it was a very big disappointment The rooms are so outdated and dirty , bed is on a piece of plywood - It’s not a suite - didn’t even have a fridge in the room , I would not spend this amount of money on these rooms ever again!

Outdated, expensive, doors didn’t close properly, no parking you have to pay $60.00 for valet per day. Towels were stained cleaned but stained. You can tell the owners don’t care about the guest they only care about their pockets. We had to interrupt our stay due to the condition the hotel was in and they refused a refund for the remaining days. Expedia had to get involved and negotiate a cancelation. Rooms are not worth the price. The only good thing was the closeness to the beach and pier.

While the staff was pleasant, the room was very dirty and outdated. We had blood stains on our sheets, the room smelled like sewer drainage and the door to the patio was so old it didn't close all the way and it was quite noisy with a bar open across the street. I would not stay at this property again unless it was renovated. The location however is right on the beach

Room cleanliness was not great , voffee maker has sludge /mold in it , and furniture had numerous bucks and gouges that were is disrepair , mattress was worn to limits .

Great place if you need a place to sleep. Walking distance to beach and pier. Rubies Diner was off the chain! Air conditioning didn't work, furniture had accumulated dust and I found a peanut in the sheets as I pulled them back. Staff was pleasant and helpful. I always wanted to stay at Balboa Inn, I did and won't be returning

The hotel is a bit run down. Our sheets had stains and it just didn’t feel very clean. Also it was fairly loud. For the price I would expect a cleaner better experience.

The grounds are dirty, the white towels are dingy gray. The showers are moldy. We had two rooms both were dirty. Floors are tile and need cleaned. The hallways are filthy, they were never mopped.

This property used to be amazing. This was not our first time here, but this time was very disappointing. The elevator doors were not working properly. The room was hot, dent on the wall, the mini refrigerator was missing, cleaning service showed up super late in the afternoon. bedding was old and stained.

Great location within a few minutes' walk of the beach, restaurants, the Catalina Flyer, the ferry to Balboa Island, and a public overnight parking lot (we paid $28 for 24 hours). Two buildings make up the Inn, a south building and a north building. Go for the south building. Can't vouch for the rooms, but the setting is much nicer. We were in the north building, with no view and basic accommodation. Very friendly staff. Breakfast consists of packaged, pick-up-and-go items and hot coffee. There are no other hotels in the immediate area or within walking distance that can beat this location.

Great location right by the pier and shops. Bed was very comfy, but there is an all night bar right across from the hotel that is open-air and extremely loud late into the night. The staff was beyond helpful and very nice. If we didn’t have to get up early to drive home, the noise wouldn’t have been a problem. It’s a beautiful old building, but needs better insulation.

Check in was great. We got to our room and it was nothing like the pics that are posted. We only stayed one night, thank god, they put us in a room right NEXT to where there is construction going on! 6AM they started working, we had no choice but to leave at that moment. I wish we had a better experience here.

Absolutely great location on Newport Beach boardwalk at end of pier. Walkable area close to restaurants, bars, shops, and Catalina ferry terminal. Older mission-style set of interconnected buildings. Room 216A was updated but walls are thin and doors to adjoining rooms allow light and sounds through so not very private. Could hear TV and talking from next room so surely they could hear us.

Biggest disappointment was the sliver of ‘sea view’. The company has now built a new building in front of the original hotel almost completely blocking the sea view. You should amend your description.

We checked in and the room we booked felt like a dark closet. I immediately called the front desk and asked for an upgrade. We paid the difference and were very happy with our ocean front room. I would have been very disappointed if we had to stay in the first room.

This is the second time I stayed there. First time was excellent. This time not so much. I had both nights nearly free with my Hotels.com points and they tried to upsell me into a better room for $100 per night which I declined. So they stuck me in a room that looked like a storage room in the roof that only had one window that faced a wall. It had a funny odor like mildew. But I guess that’s what you get for free. When I arrived the first night, they offered to let me park my own car in the gated in private parking but the directions they gave me to get there were very off. I ended up driving down an alley that wasn’t even a road. The valet was as supported to guide me but after I tipped him $5 he wasn’t found. I won’t come back again to stay here because of the poor treatment I received.

At check-in the staff was friendly and helpful. At check-out the person who helped me was the opposite, rude and not at all accommodating. I had paid $60 per day for Valet for the 3 days I stayed here. At check-in I was told that I could not leave the car parked or my bags so I could spend a little time at the beach. I have NEVER stayed at a hotel that did not allow me to keep my vehicle or bags on hold on the date of check-out. When I pointed out that I had already paid the $60 for valet for the day he said he could "cut me a deal" and charge me another $45 to keep my car parked in valet for the day. I declined as I was already frustrated with his attitude and I felt like this was shady. I will probably stay here again because overall the Inn is a good property and the other staff was super friendly but this situation left a bad taste in my mouth. I wish I would have gotten this gentleman\'s name because in hindsight I would have liked to place a complaint about him.

The Staff was very helpful and accomodating. The room was a little dated, some missing paint, missing knob on the shower door and below averaging lighting for the room. The property has a great location and once again, the staff is really friendly and helpful.

Great location within a few minutes' walk of the beach, restaurants, the Catalina Flyer, the ferry to Balboa Island, and a public overnight parking lot (we paid $28 for 24 hours). Two buildings make up the Inn, a south building and a north building. Go for the south building. Can't vouch for the rooms, but the setting is much nicer. We were in the north building, with no view and basic accommodation. Very friendly staff. Breakfast consists of packaged, pick-up-and-go items and hot coffee. There are no other hotels in the immediate area or within walking distance that can beat this location.

Great location right by the pier and shops. Bed was very comfy, but there is an all night bar right across from the hotel that is open-air and extremely loud late into the night. The staff was beyond helpful and very nice. If we didn’t have to get up early to drive home, the noise wouldn’t have been a problem. It’s a beautiful old building, but needs better insulation.

We really enjoyed our stay. We wanted to be right at the Balboa Pier, Whale Watching, Fun Zone and ferry...and we were! Everything was a five minute walk, and we were right on the pier. Our balcony overlooked it and the ocean in the b.g. beyond the parking lot. If you don't do valet, you can park nextdoor in a variety of lots. The staff was sooooo nice! They made us feel right at home. And the food in the restaurant was very good. Maybe a little pricey, but the portions are generous and the service was excellent. Now, the rooms could use some modernization and touch ups, but for us...it didn't distract from our good time. It met all of our needs. Our balcony and location were well worth the price. I would, however, advise on new carpeting in the rooms that have it. There's a bike rental place downstairs and a cool taco / margarita bar that stays open until midnight. Plus, other restaurans within walking and the Newport Pier is a 10 min. walk away. Stargazing and fishing on the Balboa Pier at night. The first room I was given was unacceptable. Old, only one 36”X36” window, dark and dreary. After I was upgraded to a luxury apartment with view it was GREAT (for additional money). The location is super. The architecture very nice. Parking is very expensive. Breakfast minimal. Desk people very friendly and helpful.

I was disappointed when I booked it said two queen beds, but they ended up being two full beds Continental breakfast was terrible package breads not a very good variety at all. We were told bagels and eggs. We had cold cereal, and package bread.

I liked the location. The continental breakfast was very nice. They have tables and chairs inside and outside in the courtyard to sit. The rooms and bed were very clean and comfortable. The staff are so nice. We will definitely stay here again.

The staff was pleasant and helpful. Even loaned us some beach chairs. The property is closest to the pier with a great view of the beach from many of the rooms. The noise level is moderate from the planes flying overhead from John Wayne and the Taco Cabo bar next door. It’s so nice being centrally located to all the fun Balboa has to offer. Within walking distance to the beach and fun zone. You won’t get any closer to the beach without spending thousands on a beach home. The rooms could use a little updating. The giant bathtub was missing the tub stopper. We ended up using Kleenex as a stopper. The TV’s are older and can’t stream or mirror. It would have been nice to have used our streaming services but unable. They had a wonderful continental breakfast each morning and the coffee was superb. There is an Italian restaurant and a cute bar on site. Overall was a great stay and would highly recommend anyone thinking of coming here.

Stayed here on a spur-of-the-moment. Great location, right next to the Balboa Pier, restaurants, parking, boardwalk. Small rooms, but we were outside most of the time so it didn't really matter. Would definitely stay here again!

Breakfast lack protein, but its still sufficient eniugh. If you don't plan to drive anywhere else during your stay, just pay for Valet.

Fantastic location. Room was fine. Building definitely needs some tlc. Staff was great. Comforters were dirty, continental breakfast wasnt amazing. A bunch of the snacks were expired. It was still a cool place. Hot pool was nice at this time of the year.

The Hotel is nice very close to the water, good bar across the street, which had the UFC fight on with no cover charge. The only good restaurant walking distance was Harborside. They do have Mexican food and pizza places all over. Overall for the location of the property and the price its excellent place to stay. I must warn you dogs are allowed so if your room is next to a loud dog it might not be so pleasant of a stay.
