Villa Rosa Inn

We have the two story unit with the king downstairs and queen downstairs. There was no AC so I guess you're suppose to open the window however there were holes in the screen and we didn't feel 100% safe leaving the window open since it open to the public sidewalk. We tried to use the jacuzzi but it was very crowded and there was no room for us. Everything else was great.

Room was dirty. Toilet door donot have a lock. Toilet paper holder was missing. Need to carry the toilet roll in your end. Shower area is 2 ft away from the bed and is part of the room with no separate bathroom. Hotel has only about 10 parking slots for 40+ rooms. Breakfast option is very less and unhealthy. Waffle machine is so dirty that you will not feel good to make a waffle. In short, do not book & stay at this hotel

Great location but the parking is horrible, anyone can come in and out of the building ,front door gets slammed (they have a written note to please not slam the door ), the lock on your room is a joke, the carpet on the stairs is beyond filthy. The bedroom was good size but the furniture was pretty beat up and old , the balcony was super dusty and it had a lot of spiderwebs so we had to be careful with our dog. The lady telling us that Expedia is horrible because they charged us the wrong amount , just to find out that it was a $28 a night fee. She was stressing me out until she said the amount. Had us thinking it was going to be a few hundred more. Great location but it needs better security , to be upgraded and better decor. Vintage is cute but not everything needs to be old.

There are not supposed to be any hidden fees but I had to pay a $33 administration fee at check in. There is no parking onsite, so you have to park at one of the neighboring hotels. And the rooms have no A/C. Staff was fine. when you can find them and everything is in walking distance. The wharf and State St are a block away, so there's a positive.Watch where you are walking. People dont clean up after their dogs pooping on the sidewalks and in the street and everywhere else.

The property itself was beautiful. I loved the decor. Only downside was the designated parking spots they have, not enough but they do give you and option to park at their own property across the street if need be.

1) Paid extra to have ocean view and that was not provided. 2) There was a long wait to check in 3) Pool was cloudy and dirty

There was no air conditioning and windows with no screens or didn't open. The property is not being kept up. Hot tub with broken tiles, pool was dirty There was no one at the front desk for an entire day, so when guests needed pool towels or to check out or any assistance there was no one to ask. The toiletries provided were very poor quality.

I didn't like the fact it didn't have no air conditioning.

Really cute boutique hotel right near Stearns Wharf and the beach. Very low key, chill spot. My only sort of negative was the cloudy water in the pool.

I should expect much better for Santa Barbara and beautiful location. Very small parking area on property. Restricted parking nearby. Noisy. No air conditioning made it feel stuffy. Water came out brown in shower, and plumbing was noisy. Outside brush was coming through window. Ice maker did not work. This property needs to be renovated to higher standards.

The beach is across the street and State Street is a couple blocks away, so it is very convenient. However, the room we got was dirty. The bathtub was old and taped together. I did not want to step in it without my flip-flops. The window to get ventilation was broken, the handle was sticking out it was dirty. Under the bed, there was dust and old socks, and cobwebs around the room. The TV took forever to figure out how to work. The property had so many pretty flowers and the hot tub was nice. The staff was nice enough. But when I checked out they charged me more than Expedia quoted me. Apparently that happens a lot at that place. I would not stay there again.

I rarely write negative reviews, but this stay was so poor that I feel obligated to warn other travelers. Room Condition Was Unacceptable. After checking in and returning to our room later that evening, we discovered the bed was filled with hair from previous guests. There was a large stain on the pillow and multiple dirt stains across the bedding. None of the towels were clean - all had various stains on them. Basic Amenities Failed. The electrical system didn't function properly - we couldn't find a single working outlet to charge our devices overnight, and even the bathroom lighting was non-functional. The walls are extremely thin, making it impossible to get proper rest. Hair from previous guests was scattered across the bathroom floor, indicating poor housekeeping standards. Poor Service Throughout. There was no staff at reception until 3 pm, creating a lengthy queue of guests waiting to check in. When we raised concerns at checkout, rather than acknowledging the issues, the staff member began questioning us defensively. Final Thoughts: This was genuinely the worst hotel experience I've had. The combination of unsanitary conditions, non-functioning amenities, and poor service makes this establishment unsuitable for guests. I will be requesting a full refund and cannot recommend this hotel to anyone.

Dirty moldy rooms, fully of dust mites. Woke up covered in bites and a rash. Leaking fridge, water all over the floor. No staff available onsite to address the issues. Still No response via text or email from management. Its a cute place, but not worth the price or the headache. Breakfast offering barely edible, waffle iron was caked in burnt grease. Big mistake booking here.

Parking is horrible. The room we were placed in was super outdated. Living room window had no screen so if we opened it all the flies would come in. The tv remote didn’t work. The bathroom window didn’t work. The kitchen area smelled like mildew. No AC. They did have a fan I. The closet but when we turned it on u couldn’t feel anything. Towels were really stained. Checking in took quite some time because there was no staff at the desk and don’t get me started about check out. I waited 20 mins and no one showed up at the desk so I left the room Keyes on their desk and left. I wanted to leave the night before but for the price we paid we decided not to. Definitely will not be staying here ever again

This was the worst day I’ve ever had. I cannot, and will not recommend this property. They were dead bugs in our room, and live roaches in our room. Mold and mildew around the shower, window, cobwebs, everywhere, bedbugs, trapped, in cobwebs in the kitchen, Are clean towels placed on a dirty shelf, bedsheets looked like they hadn’t been changed, no window covering in the kitchen, the bedspread had cigarette burn holes in it. I had to get up and leave in the middle of the night, fearing that I would take bugs and roaches home in my personal items. It’s cute in the pictures, but a horrible experience in person. I felt like I was staying in. Someone’s partially renovated garage.

The bed had hairs everywhere like it wasn’t properly washed, the bath tub was filthy.. had dried leaves and dirt inside it, there was toilet paper in the toilet like someone didn’t clean it or flush, mirror had white toothpaste specks, and the breakfast waffle machine wasn’t cleaned so black burnt pieces kept falling off onto the waffle.

The floor was filthy… like black feet filthy.. we stayed in room 110. The front desk and employees were very nice but the hotel felt mostly neglected. Our pillow had blood on it and so did the leather couch. Dreadful experience with a good view and friendly yet oblivious employees.

Bed bugs were horrible and I found long black hairs under the sheets. Breakfast was awful. Never in my life will I stay there again

This room is really dirty

Location was great but checkin and parking were not as great as hoped. One poor lady seemed to run the whole place and room was not quite ready by check in time. Parking is extremely limited and street parking is allowed for only 90 minutes between 9am and 6pm. Room with balcony was nice though and met our needs.

Booked a last minute stay at the hotel, our first room only had a small fan no working ac. After speaking to the front desk the moved our family to a different room with ac. The mattress was okay and accommodations were fair. Location was the best part about it. Call ahead to make sure your booking has ac.

We booked at Villa Rosa and passed on Ala Mar even though it was less expensive intentionally because we'd already stayed at Ala Mar on a previous trip. Turns out they're the same ownership and we checked in at Villa Rosa and were walked over to the Ala Mar and told how "lucky" we were to get the James Dean room with a view of the ocean from the bed. Translation - you're right on Cabrillo Blvd and the noisiest room out of both hotels. The parking works for a compact car at best and the parking count is totally insufficient. Our bathroom window had no covering and faced the apartments across the alley and could be seen from the street. When we stayed at the Ala Mar previously it was decent, but we wanted something a little more removed from the main drag, which made it all the more ridiculous that we had the only room that's literally RIGHT on it (it's over the office). I'll have to address that I chose the more expensive hotel but was walked to the lesser expensive one with Expedia. The front desk staff was on the phone with a co-worked when I got there and didn't get off until the conversation ended. Two other guests came up behind me in that time. When she left the desk to walk me to the other hotel she told them she needed to take some time for herself and she'd be back in about 10 minutes.

We were honestly disappointed with our stay. The inn looked nicer in photos. It was very eclectic (which I usually like) but in more of a crowded and weird way. The bedroom and bathroom were really small and cramped (yet lacking any nightstands to put our phones on), and not very clean. Little signs of neglect. The main area of the inn itself is interesting in how eclectic it is but also very crowded and tight as a result of how much stuff is in it. The carpeting going up the stairs was just really (REALLY) dirty which didn't give a very good first impression. The staff (basically one overworked person) was not able to be very helpful (had to wait a long time at the desk at check-in and check-out while she was bustling around). The coffee in the morning was not very good (like gas station coffee) and the food was just mediocre. I'm not usually a picky person but for what we paid for our stay it was really not that great. Having said all that, the location is very good. Walk to the pier, restaurants, etc. Parking was free and easy, so that was also good. They also had complimentary wine when we arrived.

We did not need our vehicle the entire time we were there due to the walkability of the property. The rooms are large (which is nice because we brought bikes) with a kitchenette and separate bedroom. The rooms are dated but clean. The bed was comfortable and it was quiet. I only had two complaints of the room: the air conditioner did not work very well (and is was an unusually hot weekend). The AC is is in the living room so no air really makes it to the bedroom and the AC simply did not work well. Secondly, there are security lights all over the property (which is nice for safety), but they shine in the room and it's difficult to get the curtains to fully block it. Overall, this was a nice room and the location is so superb I would definitely stay here again.

My room had a stunning for poster bed and matching antique furniture. The location is less than a block away from the beach, so I had some wonderful walks. There is also a great breakfast restaurant just two blocks away. All in I had a wonderful stay!

Units have full kitchens and living areas even if not mentioned in the room listing. -Friendly and helpful staff (but see below) CONS -Property is overall not well kept up. Being in downtown, it is an old building, but the interior has not been renovated in a long time. The outdoor grounds also could use some rehab. -Cleanliness is an issue. There was a large, visible spider web in the corner of one of the rooms. -Continental breakfast was minimal (although it has a waffle machine). -While friendly, the staff is not very available. They may be very understaffed. Almost every time I needed front desk assistance, I had to wait for someone to come back. One of our 2 rooms wasn't ready on time, even though we checked in an hour after our stated arrival time. It was eventually not ready until about 9pm that night. -The price posted on Expedia was not the total cost. When checking in, they added additional fees that added about $50 extra for the 2 rooms I reserved. Not happy about that.

This place is eclectic, modest and fun but noisy. There is no sound proofing so if you stay on the first floor and are not a heavy sleeper, it may be hard to rest, like it was for me. There was constant sound of walking and loud plumbing turning off and on. My brother also had a room and the shower barely worked. The lobby would be a nice place to hang out but always really cold because they keep the doors open. The cancellation policy is tough: 72 hours notice to receive a refund. We were debating cutting our trip short but when I realized I would not be able to sleep well, we resolved to leave despite no refund. Not a terrible experience but would not go back

Beautiful vintage furnishings and artwork in common areas. But internet was only marginally functional, if at all.

It was surprisingly fantastic. The two bedroom with full kitchen and a comfortable living room was superb! The accessibility was more than convenient...right outside the room we stayed was where we park our car. The air condition and heater were great. The only shortfall is the TV didn't work with connection problems. We didn't ask the front-desk as we were too tired. At least we got a peaceful sleep without TV! Great value for the price and with hotel.com we get to accumulate coupons. Everything was wonderful and we will be back again!

Christina at the Front Desk is wonderful. Her customer service skills are excellent. We return to Villa Rosa because of her customer service, connection with guests, and very approachable to ask questions and talk to.

Worst experience with a hotel. There is a 3 o'clock is check in, however there was no front desk personnel available to assist. There were about six different guests waiting to check-in & we all waited about an hour to have someone walk over and check us in. Overall, waited two hours to checked in. Finally received the room keys, walked over to the suite and the room door was freelj open, beds are not made, previous guests trash has not thrown out, and overall horrendous room. Do not book any rooms at this establishment, will ruin your vacation. Thank me later.

Check in was terrible. There was no desk attendant and there was only a phone number to talk to an employee. It took over an hour fpr someone to show up. The rooms were satisfactory but the balcony was dirty. The location is amazing. This hotel is a great find for budget conscious.

Staff was late for check in computers didn't work. Had to leave a cash deposit. And no one is here to refund me

Do not stay here and if you do, certainly DO NOT book through Expedia. This hotel will charge you an extra fee for booking from Expedia, essentially passing their cost of advertising onto the customer. The front desk person I spoke with specifically said this was the reason for the fee. Not only is this deceptive, it is also a direct violation of Expedia’s policies. As of 2025 they're ati doing it. This isn’t an honest mistake. They know what they’re doing.

They did not honor the hotels.com price and overcharged our two rooms upon checkin. We requested a refund and have not gotten any feedback. Including the two days while on property, they did not respond in kind to gain our original price in a refund.

Hotel staff seemed indifferent to customer service except for new hire Emily who was outstanding!

Where to begin... First, shown to a room that wasn't ready and told we would get texted when it was. An hour and a half later, still no text and a family entering the room we'd been shown. When we returned to the front desk, found out they had taken us to the WRONG ROOM and our room was not only a completely different building, but a different property -- The Ala Mar Motel instead of the Villa Rosa Inn. Room had a large TV but no remote to operate it. Housekeeping left cleaning supplies in the room (dustpan, broom, spray bottle). The top bathroom door hinge is separating from the frame so you have to LIFT the door to shut it. And bathroom fixture only had a single bulb (of three) working. Exposed wiring in the ceiling from, presumably, an old light fixture that had been removed. Front desk accommodated a noon checkout (instead of 11), but housekeeping knocked at 10:30am and asked "Are you leaving?"

It is close to the Amtrak station, and everything is within walking distance, which makes for a nice quick getaway without the hassle.

Cute decor, comfy bed, great location

The Villa Rosa Inn -A beautiful inn -very close to the Santa Barbara wharf, and had lots of charm! we stayed there for a few days and enjoyed the ambiance and the beautiful surroundings. If you have mobility check out the rooms on the first floor as there is a lengthy flight of stairs to the second. Overall a great experience

I like this property as it is directly across from the ocean and is walkable to the pier and many restaurants and shops.

Quick check in and check out. But the room smelled weird, the water never got hot in the shower, and the breakfast was beyond horrible.

Great room, king suite was as described with nice balcony. Older properties, but nicely maintained. Pool and spa were great. Eveniing reception a nice touch. Breakfast had good waffles, bagels with cream cheese. The coffe was very good but had a high turn over rate (sometimes empty). We had to ask for room service. Not uncommon these days. We would definitely stay again.

This place is like a really cool Italian villa with tons of antiques, a continental breakfast and a happy hour! I loved it here, will return.

Interesting and quirky decor within the facility and especially around the pool area. The hot tub is nice on cool evenings. Great location. The free breakfast was marginal.

The location is great! The property is quaint and funky. I had spied it when walking around one month ago and jumped at a chance to stay a couple of nights. The downside was the loud plumbing, weak shower water pressure, and the breakfast did not have any fresh fruit or protein, just sugary items.

It would be better NOT to include breakfast than to say that was breakfast. Waffle irons not working properly or at all. Limited other items. The orange juice did not look like actual…juice.

Was a nice convenient location for walking to the waterfront. Very unique property, with an amazing apartment style room, though we were not very happy that there was an additional "fee" when we arrived at the property. We had prepaid via Expedia and were told this is always not missed and so had to pay the additional fee that we were unaware of. Good breakfast, but the waffle maker kept breaking and the person kept saying it was the way people were doing it - though it worked for NO ONE. Overall enjoyable place and very unique, would recommend, but be aware you may owe additional money when you show up!

Usual property, with many artifacts and artistic touches. It’s a perfect spot for ocean breezes and a few spectacular ocean views. The staff is amazingly helpful, thoughtful and fun. Rooms are all very unique and intentionally dated. Breakfast and happy hour treats available at no cost. This hotel is one of a kind.
