Pleasant enough. Good location for the marina and a short walk to city centre. Could do with newer (non-sprung) mattresses and a re-vamp of the AC. But it still worked and was clean and suitable. Reception seemed polite and friendly. Expect to pay £10 for overnight use of the car park.

Easy check-in. Room was a bit tired, however, bathroom was superb, I'd guess at recently refitted. Great location, car parking for £10 is bargain in Lincoln! Would visit again for sure.

Comfortable hotel in a convenient location by the Quay. Parking difficult and expensive (couldn't prebook a space). Staff not at the desk for check in so waited for the one staff member. Room and bathroom functional, well stocked and fine.

Location is excellent, right next to the quay, overlooking the water. Lovely big room, good restaurant and bar. Car parking but also just a short walk from the station. We attended a concert in Lincoln Castle, a 10 minute walk from hotel.

We experienced a significant issue during our stay: there was a boat day, and we were not informed that we couldn't park in the hotel car park. This lack of communication forced us to search for an alternative parking option, which turned out to be very full, requiring us to park on the 8th floor. We then had to walk to the hotel carrying our bags on a very hot day. Given my fear of lifts, this situation was particularly challenging for me, as walking was the only option to get down from the car with our belongings. We were on the fourth floor with view over canal. Hotel was well situated and our room was quiet and comfortable. The buffet breakfast was good quality and staff throughout our stay were helpful. Our dog was made welcome and there were treats in the foyer for him. Everything was great for a short break in Lincoln.

Very peaceful stay, considering it was Christmas party/event weekend. Excellent location, walking distance to all the attractions, pubs, bars and restaurants. The room and bathroom were perfect sizes, spotless with good lighting and extra mirrors. Love the toiletries (nice scent and no irritation). Fluffy and soft towels. Good wardrobe space with good steam iron/board. Good hairdryer. Extra coat hooks. Good seating space. Very comfortable bedding. Good room temperature. Good selection of Samsung TV channels including Sky news and Film4. Excellent tea/coffee station/ biscuit selection and love the complementary fridge items. Buffet breakfast was excellent. Excellent selection of beverages and food, cooked to perfection. All staff were friendly and polite. Extremely satisfied with our stay.

Well, what can I say! I booked this hotel because it had good reviews but I do not know who had stayed here. The room we were given smelled of damp, the bathroom was not serviced properly and there was no bath. The lady at reception apologised and sent someone to look at the room. We were then upgraded to a better room and this was better although there was no milk for the tea and coffee and the space between the bed and the window wall was so narrow my husband could hardly get down there to go to bed. Breakfast was a nightmare, as the buffet was set out in such a small space it was impossible to move to get at the food. The cooked breakfast was barely warm and other foods were running out. We have decided not to come to this hotel again but to go to the one next door.

We have stayed at various Holiday Inns and always been impressed by the value for money. This hotel was in a fantastic location overlooking the wharf. There was an on site car park (fee payable at hotel) which was also handy. We like to stay somewhere with a bar and this one was very pleasant to have a drink in. The staff were friendly. The breakfast was very good and cooked really well. The cleanliness let the stay down. We were about to get into bed when we realised that the bed sheet was covered in marks similar to lipstick. This was just below where the pillow sits so I cannot fathom how this wasn’t noticed when the bed was made. We reported this to the Night Porter who was brilliant. He came with a fresh sheet and replaced it immediately - and apologised. He also took a photo and said he would be reporting it to Housekeeping. The overall room cleanliness was not good - the start of black mould around the windows and lots of dust behind chairs and around the lamps that clearly had been there a while just because no one has bothered to quickly slide the chair across and vacuum. Disappointing after so many great stays with Holiday Inn.

Staff were friendly, however the room let it down. There was dust on every surface and spiderwebs hanging from the ceiling. I had to make my pillow myself as they'd just been thrown in. The room was also a bit dated. Definitely not what I'd expect for the price.

The room it self was ok, could of been a bit cleaner as there was dust on the light fittings ( but no Biggie). It was quite hot in the room later on and after figuring out the Aircon it did cool down but then it would start and drip out water which kept me awake. We did wonder why there was a towel on the floor and now we know why. The bed was a king size but the pillows were small which seemed strange but maybe that's just us not being us to a large bed. All things considered it was a nice stay

Well situated with parking. Our main complaint is that the TV did not work. We reported the problem at 1800 and 1900 but were not advised that it could not be fixed until 2200. We were offered a room move but we felt this a bit late especially as we were only booked in for one night. Obviously we did not visit Lincoln to watch TV but it is nice to have a TV available.

Its overall a lovely area however Our room faced the car park at the back of the hotel so quite noisy with peoplecoming and going . The bathroom was clean but cracks down the side of the bath and a bit shabby . The kettle in the room unfortunately was on for over half an hour and didnt boil only got slightly warm so no hot drink to go with the complimentary biscuits. Only stayed 1 night but don't think we would stay again.

Didn't have breakfast there. Room was terrible dated and very basic and over a carpark but the worst of it all was the extremely uncomfortable springy bed. I don't expect to pay what we did for the rubbish bed we got I would let me dog sleep on it it was so uncomfortable Come home with a bad back.

The staff were very friendly. Last minute I had to change my arrangements and the staff accommodated this which I was grateful for as the hotel was busy at this time of year. The room was clean and comfortable. As was the restaurant and bar. Not too much noise so enjoyed a good sleep. Perfect location and would stay again. The only thing I would say is that the water pressure and temperature in the shower are not great. Other than that was a great stay. Thank you

Had trouble booking in as I had a booking for Appleby and Roberts on one booking and another booking for a double room booking for Appleby. As 2 of my guests arrived before me, they said I was already checked in. Took ages to get sorted which was a little embarrassing. Another receptionist had to come and sort it as a queue was building up behind me.

I had made a call prior to check in to request parking, advised to get there early and ask at desk. This was incorrect and there were no spaces available. At 15.12, after standing in a queue for over 15 mins I am told my room was not ready, the manager came out and was totally disinterested in me as a customer, but found one that would be in another 5 mins. No apology what's so ever!! The staff member said I hope it will be better next time, to which I replied "I doubt there will be a next time" When I went to dinner my choice, battered haddock wasn't available, i think on a Saturday early evening this is totally unacceptable. The shower screen had black mould along the bottom which had been sealed in with sillicon, the kettle lid was broken making a refil almost impossible and the hairdryer had no nozzle to style my hair.. Hotel and staff were very good. However when local clubs and pubs closed there was a lot of screaming and shouting going on. I was awoken by this several times during the night. The last time at 0340 hrs. Oh too be young again!

Hotel was in great location and staff very helpful. Only issue we had was with shower that had seal that leaked water and left floor with puddle of water after shower. They were quick to respond. Other than that all was great! Breakfast buffet was really good too!

Hotel was in a great position with shops and restaurants close by. Communal areas look they have been refurbished but bedrooms could do with the same. Staff helpful and friendly. Bar staff seemed missing a lot during the day. Great for allergies especially gluten free which one of us is, both breakfast and the lounge menu had many choices. Would stay again.

The location of the hotel is very convenient for the centre of town within 5 or 10 minutes walk. It overlooks the waterfront. Parking is on site (£10 for 24 hours) but as some of the spaces have been closed due to building work at the hotel you need to arrive early to get a space (especially on a Saturday). The building work also means there is currently no restaurant available for breakfast. Only a grab and go or room service available. I booked bed and breakfast but I wasn't informed that the restaurant was out of action. Apparently the hotel said they had informed Expedia but Expedia had not informed me so I was unaware until we arrived at the hotel. However the receptionist was able to refund our breakfast rate for each room and we had breakfast at the Harvester next door. Our rooms were at the back of the hotel - whilst we had no view of the waterfront - just the car park at least it was quiet. The room itself was adequate for our one night stay.
