The hotel was easy to find and there was plenty of parking available. The room was spotless and well-appointed. There are no staff available, entry is by key code and the breakfast is provided in a fridge in your room. I like this, I don't like all the chit chat you have to have at receptions. Road outside is busy but double glazing keeps the noise muffled. Just a note: the entry door is the front door and not the door at the side where the car park is! That confuse me for a little while. Walking into the centre of Lincoln is about half an hour. At the end it gets incredibly steep but you can rest halfway up the hill. If I visit Lincoln again I think I'll stay at the Hamilton Hotel again.

Great Value hotel. We paid £37 for one night, with a light breakfast. It is unmanned but the system with doors etc are easy to use. We opted for the room with a private bathroom. The room was large and had a fridge. The shower was good. You have access to a good size kitchen which was large and spacious. All the appliances were available to use. The breakfast consisted of a box of cornflakes, a pint of milk, two slices of bread/toast with butter, honey and jam, a yoghurt and a slice of cheese. Lots of coffee and tea. We found this was ideal for breakfast considering this was included in the price. Parking was good with an allocated space. It is about a 30 minute walk to the centre of Lincoln or a short bus ride away. Overall recommend for a great value stay.

Private car park. Good location for bus into city. Spacious room with large shower cubicle. Lovely well equipped kitchen across the hall. Could hear the traffic from the road but it wasn’t that bad and ear plugs were provided if needed. Had a pleasant stay and would stay there again

No check-in and no keys. I was simply send lock codes. Given that I was arriving and leaving at unusual times this was ideal. The room was basic but it had everything I needed, including a fan, which was great as it was a warm night. One parking bay per room. Breakfast was provided in the room, with milk and other bits in the fridge. Would definitnely stay again.

Self check in, no staff at hotel. The room was clean, and there was a kitchen you could use. There was a basic minimal continental breakfast in room, best eat out if you have an appetite. No clothes hangers or any hooks in bathroom to hang wet towels. An acceptable stay for the money.

I have stopped here a few times, and even though it’s on a corner of a main road and a side street it is pretty quiet with off road parking. The room is comfortable, the issues this stay were, their was no coat hangers (minor issues but annoying never the less), and it could do with some maintenance, the bathroom shelve and toilet holder was not secure. Last time I stayed the kitchen was well equipped, but this time, there was no dinner plates and not one fork. If they sort these issues out then I will gladly stay again.

Room was fine. Nice and clean sheets. Bathroom was clean too. Sticky sofa which I had to swipe and hallway smelt of weed and farts when arrived back late after being out…but nice touch with the simple breakfast (although it isn’t continental breakfast but works as a complimentary offering…). Had to park all the way down the residential street because of ignorant, inconsiderate guests who don’t know how to park in the designated bays properly (one tiny car was way over the line and a medium car had so much room from the wall) which wasn’t very good. It’s a small car park but it seemed to be lots of taxis parked as if they were staying to work or whatever, which is cool but please….if you drive for a living surely you can park with some consideration for others who may be arriving back a bit later… The room we had was right next to the front of the road, which I had asked not to have in the booking request due to health reasons (maybe this wasn’t picked up or maybe they were already full by then…but) it was a shame as otherwise loads of good points about this reasonably priced, good location to Lincoln stay. Would stay again just unfortunately some niggly things that brought it down. Again, good for price and also easy to navigate self check in.

The entrance didn’t have a pleasant smell, the shower had very hot water that couldn’t be balanced to comfortable temperature, bed was not as clean as expected (hair and fluff) and mattress wasn’t comfortable. Unfortunately, it wasn’t a comfortable stay overall.

I had a terrible experience with Hamilton during my stay. The room is infested with bedbugs and i didn't know that. They gave me that room and did not tell me anything. Initially I booked the room for two nights from 16th to 18th and had to vecate the property in the middle of the night on the 16th itself due to bedbugs bights. I requested them for the refund as basically it is cheating after charge your money. But I did not get my refund. Management initially responded they cannot provide a refund, it is their policy. After many phone calls they responded last as they have to check the room even after I sent them all the video proof on that same night. Still today is 23rd and no update yet. Even the Hotels.com team won't be able to do anything regarding this matter. You lost your money, that is all.. I would never recommend Hamilton hotel to anyone in future. PLEASE DEAR FRIENDS, DO NOT BOOK A ROOM IN HAMILTON IF YOU DON'T WANT TO BE A PART OF THIS SCAM.!!

The positives - good location a short drive from city centre, onsite parking, communal kitchen clean and tidy. The not so positives - no reception or room / door keys - key codes for doors. No curtains, just blinds - room illuminated as soon as there is daylight. Walls and floors are very thin, so expect to hear every movement from your room neighbours; trips to the bathroom, creaking floorboards, creaking doors and slamming doors, this happened throughout the night on both nights. Mouldy grout in the shower, there’s a problem with the shower / water pipes making a terrible noise when used, audible from neighbouring rooms. I didn’t like that someone came in the room during the stay to leave two pieces of bread in a bag for breakfast - is there no privacy? Fridge in room turns on / off during the night - noisy and creates vibration on the floor, very disturbing in the night. Potential mould / damp on the external wall below radiator. Overall very poor stay, little sleep on either night due to lack of curtains, creaking floorboards, slamming doors and general foot traffic in communal areas. Mould issues are a major concern, along with unknown person entering room while room unoccupied but containing personal belongings.

Stayed here for three nights at the beginning of April. The room was warm, comfortable and spacious. There was plenty of tea, coffee and hot chocolate available, as well as the usual kettle, and a fridge with real milk (as well as those plastic uht ones). The continental breakfast was available in the room and topped up daily, but with the added bonus of having a large kitchen available with toaster, kettle, microwave, oven and hob to cook and a large table to eat at. The housekeepers were really friendly and welcoming when we bumped into them, keeping everything clean, tidy and refreshed. With a private car park and walking distance to the city, what's not to love? We will 100% be coming back here again.

Room was small, bathroom no room to swing a cat whilst sat on toilet knees were touching wall, black mould in shower so did not use, lack of plug sockets, cob web behind door been there awhile, walls cracked especially by window, will not stay again

There was no heating, so the room was quite chilly. The external doors were stiff to operate and anyone less than 5 ft 6 ins tall would not be able to reach the code lock which is mounted very high on the main entrance door.

Stayed here as we had a very early hospital appointment and we dont live locally, hotel its self is very good value and clean, but on arrival the remote for tv had a brocken back and was missing a battery so couldnt use it, also the bed is the worse mattress ive ever slept on ! It definitely needs replacing, also room number 2 is very noisy from the road, all day and night so take ear plugs,other than those 2 things its great value for money

First impressions good, tidy and reasonably well furnished. Interior stairs and 1st floor landing very hot in evening, fan in room did not provide sufficient coolness. Shower in room had no cold water adjustment so was dangerously hot in fact scalding hot, therefore unable to use shower. Management not on site and despite 2 phone calls did not come and fix the shower as promised, in fact implied no problem as previous occupant did not report problem. Breakfast adequate but Cereal, bread for toast with cheese and preserves, yoghurt and small can of baked beans, milk for tea and Cereal is OK, but hardly a true Continental breakfast. Very difficult to understand Management staff on phone, didn't actually help at all, no apology for our inconvenience or offer of remuneration or offer to change rooms. Employing phone minders who do not speak English is not very helpful. Management apparently were supposed to be on site by 9am Monday morning but no sign of anyone at all. Would not recommend this place to our friends.

It was a last minute booking for a Saturday night in Lincoln during August being holiday season. The hotel was ok, room was very hotel, one of the radiators in the corridor next to our room was turned on so our room felt like sauna through out the night. We ended up had to leave the room window open to cool off but it was very noisy being close to the main road. Shower is very weak, you do need to have a lot’s patience to get yourself cleaned. Honestly the hotel was so basic I felt overcharged by what’s been offered. The location of the hotel isn’t anywhere near the centre so you do need a car or use bus.

Front door of property was difficult to keep open when bags were at the bottom of the 3 stairs so trickey to retrieve and keep door open. 2 seater in room was ok but it really needed 2 chairs and a table instead. Breakfast food was welcome. Room was clean and facilities worked ok. I would give it 3/5 or 6/10 and would look elsewhere if I stayed in Lincoln again as I didn’t get much sleep.

Stayed here for three nights at the beginning of April. The room was warm, comfortable and spacious. There was plenty of tea, coffee and hot chocolate available, as well as the usual kettle, and a fridge with real milk (as well as those plastic uht ones). The continental breakfast was available in the room and topped up daily, but with the added bonus of having a large kitchen available with toaster, kettle, microwave, oven and hob to cook and a large table to eat at. The housekeepers were really friendly and welcoming when we bumped into them, keeping everything clean, tidy and refreshed. With a private car park and walking distance to the city, what's not to love? We will 100% be coming back here again.

There was no check-in or anyone available.The room was small for a double, and the en-suite TINY! You had to open the shower door before you sat on the toilet otherwise you would bump your head when getting up!! The breakfast items in the room were good, but I had to find someone to ask if they could be replenished on day 3. I managed to find some cleaning ladies in the carpark to ask about this. It was replenished, but the bin wasn't emptied and the room and bathroom were not serviced throughout my 3 night stay. I received an email from Simply Stay thanking me for my booking and stating the price that I was supposed to have paid. This was in fact nearly £30 LESS than I had paid, apparently via Hotel.com. I queried this and was told to take it up with Hotels.com. This I did, along with the details that I have outlined in this review, hoping for at least a reply or explanation. I have not had any reply, so I am expressing my views here.

I arrived at the Hamilton in Lincoln at 3.30 pm on Thursday 17th July for a stay of 4 days having paid £207.29 on Feb 26th by Nationwide credit card. The hotel was shut and all blinds down on all windows. I knocked the front door but no one was in. Sortley afterwards a young couple arrived and let themselves and when I tried to speak to them, he disappeared and the woman refused to speak to me and shut the door in my face. Therefore I had to find other accommodation for my stay. How do I claim a refund of £207.29 from Hotels.com. I am also taking up this matter with my credit card compsny Nationwide. The facilities were great but service was poor. I knew when booking that there was nobody on site but the emergency number was not answered quickly enough and the telephone number on the side of the property does not exist. The fire alarm went off at 5.45am so everyone evacuated but it was 40mins until the emergency number was answered and another half hour before the fire alarm engineer came out. There are no fire procedures in the rooms and no evacuation plan. This is particularly worrying with nobody on site. Luckily it was a false alarm and not a real fire. Fire extingushers were located on the floor, not on the wall and were being used to prop the outside door open while cleaners were outside in the morning having a smoke.

First impressions good, tidy and reasonably well furnished. Interior stairs and 1st floor landing very hot in evening, fan in room did not provide sufficient coolness. Shower in room had no cold water adjustment so was dangerously hot in fact scalding hot, therefore unable to use shower. Management not on site and despite 2 phone calls did not come and fix the shower as promised, in fact implied no problem as previous occupant did not report problem. Breakfast adequate but Cereal, bread for toast with cheese and preserves, yoghurt and small can of baked beans, milk for tea and Cereal is OK, but hardly a true Continental breakfast. Very difficult to understand Management staff on phone, didn't actually help at all, no apology for our inconvenience or offer of remuneration or offer to change rooms. Employing phone minders who do not speak English is not very helpful. Management apparently were supposed to be on site by 9am Monday morning but no sign of anyone at all. Would not recommend this place to our friends.

I arrived late after an event. The keycode didnt work. Called up but in the meantime a man had let me through the door and stated this had been an issue for days. A bit scary when its late and can't get in. However for the price, would stay again. Room was clean and comfortable. The breakfast was left in the room: 2 pieces of bread and butter, small pack of cereal, a yoghurt, piece of cheese, tea, coffee, hot choc and biscuits.

No check-in and no keys. I was simply send lock codes. Given that I was arriving and leaving at unusual times this was ideal. The room was basic but it had everything I needed, including a fan, which was great as it was a warm night. One parking bay per room. Breakfast was provided in the room, with milk and other bits in the fridge. Would definitnely stay again.

Excellent for us to have a fridge in our room, and the availability of the spotless kitchen, with ovens and microwaves. Might have been useful to provide a couple of saucepans to heat the provided breakfast baked beans! I am not keen on eating these straight out of said fridge. Keypad entry quick and easy to use. When the heating failed in our room, I was able to call the number provided, and an engineer was sent promptly to fix it.

Great concept where there is no staff and you the guest it's self service. Really liked it and it worked well keeping prices reduced. Conveniently located for Lincoln town centre with a 35 minute walk, allowing us to leave the car in the car park. Bit noisy in our room from road traffic, but for the price it certainly worked. Kitchen is communal, with breakfast items being left in the room fridge there was plenty of stuff for the two of us. (Only issue was with Hotels.com's booking system and price inconsistency, that they were unable to resolve.)

I really enjoyed my night at this facility. It is close to the city and on my road. It's really nice and quiet around there and my room was spacious and clean. The only thing that wasn't working is the hook on the bathroom door, that needs fixing.

Great Value hotel. We paid £37 for one night, with a light breakfast. It is unmanned but the system with doors etc are easy to use. We opted for the room with a private bathroom. The room was large and had a fridge. The shower was good. You have access to a good size kitchen which was large and spacious. All the appliances were available to use. The breakfast consisted of a box of cornflakes, a pint of milk, two slices of bread/toast with butter, honey and jam, a yoghurt and a slice of cheese. Lots of coffee and tea. We found this was ideal for breakfast considering this was included in the price. Parking was good with an allocated space. It is about a 30 minute walk to the centre of Lincoln or a short bus ride away. Overall recommend for a great value stay.

It was a last minute booking for a Saturday night in Lincoln during August being holiday season. The hotel was ok, room was very hotel, one of the radiators in the corridor next to our room was turned on so our room felt like sauna through out the night. We ended up had to leave the room window open to cool off but it was very noisy being close to the main road. Shower is very weak, you do need to have a lot’s patience to get yourself cleaned. Honestly the hotel was so basic I felt overcharged by what’s been offered. The location of the hotel isn’t anywhere near the centre so you do need a car or use bus.

The property was easy to locate and the check-in procedure, with the codes provided was seamless. Parking facility, provided for each room, which is very ideal. Sticky sofa which I had to swipe and hallway smelt of weed and farts when arrived back late after being out…but nice touch with the simple breakfast (although it isn’t continental breakfast but works as a complimentary offering…). Had to park all the way down the residential street because of ignorant, inconsiderate guests who don’t know how to park in the designated bays properly (one tiny car was way over the line and a medium car had so much room from the wall) which wasn’t very good. It’s a small car park but it seemed to be lots of taxis parked as if they were staying to work or whatever, which is cool but please….if you drive for a living surely you can park with some consideration for others who may be arriving back a bit later… The room we had was right next to the front of the road, which I had asked not to have in the booking request due to health reasons (maybe this wasn’t picked up or maybe they were already full by then…but) it was a shame as otherwise loads of good points about this reasonably priced, good location to Lincoln stay. Would stay again just unfortunately some niggly things that brought it down. Again, good for price and also easy to navigate self check in.

We were wary about staying at the Hotel after seeing some bad reviews but were actually pleasantly surprised. The room we had, number 5, was large, pleasantly decorated and very clean. The same goes for the bathroom. There was some traffic noise from the main road but ear plugs were thoughtfully provided. The continental breakfast was adequate and replenished every day.The Kitchen/Breakfast room was very nice and extremely clean. We would definitely use again.

The room was quite basic, the duvet was thin, it was single-pabevwindow overlooking the main room. The room had everything that i needed, but wasn't particularly comfortable. And the continental breakfast was a tin of beans and slices of bread. It was quite strange. However, the fact there was a universal kitchen was a positive!

Rough area, hairs in the bed, stain on the sheet. Breakfast left in the room fridge was pathetic, 1 white slice and 1 brown crust in a bag, both mouldy by the morning. 1 tiny cheese portion, 1 honey portion, 1 jam portion, 2 butter, small tin of beans. Juice, biscuits, cereal and drinks were fine.

Stayed here for three nights at the beginning of April. The room was warm, comfortable and spacious. There was plenty of tea, coffee and hot chocolate available, as well as the usual kettle, and a fridge with real milk (as well as those plastic uht ones). The continental breakfast was available in the room and topped up daily, but with the added bonus of having a large kitchen available with toaster, kettle, microwave, oven and hob to cook and a large table to eat at. The housekeepers were really friendly and welcoming when we bumped into them, keeping everything clean, tidy and refreshed. With a private car park and walking distance to the city, what's not to love? We will 100% be coming back here again.

Room was fine. Nice and clean sheets. Bathroom was clean too. Sticky sofa which I had to swipe and hallway smelt of weed and farts when arrived back late after being out…but nice touch with the simple breakfast (although it isn’t continental breakfast but works as a complimentary offering…). Had to park all the way down the residential street because of ignorant, inconsiderate guests who don’t know how to park in the designated bays properly (one tiny car was way over the line and a medium car had so much room from the wall) which wasn’t very good. It’s a small car park but it seemed to be lots of taxis parked as if they were staying to work or whatever, which is cool but please….if you drive for a living surely you can park with some consideration for others who may be arriving back a bit later… The room we had was right next to the front of the road, which I had asked not to have in the booking request due to health reasons (maybe this wasn’t picked up or maybe they were already full by then…but) it was a shame as otherwise loads of good points about this reasonably priced, good location to Lincoln stay. Would stay again just unfortunately some niggly things that brought it down. Again, good for price and also easy to navigate self check in.

My experience during my stay was very disappointing and, at times, quite frightening. On my first day, I had difficulty opening the door, which was very inconvenient. I also encountered a woman and a man who appeared unkempt and were talking loudly and making little sense. As soon as I entered the property, I noticed a strong smell of cannabis, along with a damp odour. On the second day, there was a lot of noise coming from the room next to mine, including loud arguments. There was also constant noise from traffic outside, making it difficult to relax. On the third night, at around 1:30 a.m., someone climbed through a window, and there were more loud arguments. I don’t know if these were the same people I saw on my first day, but the situation made me feel very unsafe. The room itself was also disappointing. The pillows were old, flat, and uncomfortable, and the toilet had an unpleasant smell. I apologise for leaving such negative feedback, but this is my genuine experience. I found the stay stressful and quite scary. There was no staff available to contact if something had happened, and I felt that my only option would have been to call the police if the people became violent. Unfortunately, based on my experience, I cannot recommend this accommodation to others.

Got bitten by bedbugs whilst i stayed. The rooms are big but very scruffy. Fire alarm going off due to people smoking in rooms. Owner didn't want to know about my complain and said i had to just speak to Hotels.com. Avoid this place if you can.

Expedia should be ashamed to charge for accommodation in what was a hostel for vagrants. During the period that access was unavailable to us, a neighbour told us that the Hamilton was used to house council-sent people, and we saw three such unfortunate people waiting to enter. My wife was frightened by the property when access was eventually gained, describing it as being like her idea of a prison, and I found it forbidding and inhospitable. We immediately left the building and luckily were able to book accommodation at Lincoln City Centre Travelodge. We were not surprised when we met another couple we had seen at the Hamilton, in the Travelodge reception, who had like us, sought to stay elsewhere upon seeing the Hamilton. Expedia should refund our wasted payment for the awful Hamilton booking, and pay us compensation for the cost of staying at the Travelodge.
