Only muffin and toast for breakfast. Other reviews mislead. No microwave available. No coffee available till 7:30 am, unless you made your own. Heaven forbid you need ice after certain time. Cut and dry personality. Would be a great place to demolish and build something new. Very old !! Will not be back

Nice quiet stay, right by the bay and the Bridge of Lions. Provided patio seating for you to watch the boats, wildlife and the beautiful city. Only thing that needed work was the decking around the patio area. Had some weak spots. Staff was friendly and room was clean. Very comfy bed. Would stay here again.

The room was updated and very clean. We loved having a patio on the water. It is a close walk to the historic area and had free onsite parking. The hot breakfast was great. And we loved the happy hour wine and snacks.

This was our second time staying here. We enjoy the location overlooking the intercostal and Bridge of Lions, but it could use a little sprucing up and better attention to detail. My biggest gripe is the lack of black out curtains and the outside lights that stay on all night. They have blinds on all of the windows that allow the light to show through each slat even when fully closed. Even the back door that leads to the outside porch area (which is nice to have, by the way) has a glass window with blinds. The porch light stays on all night and with the bed lined up against the adjust wall, whoever is sleeping closest to the back door is going to need a sleep mask if you don’t want to still see light when they close your eyes to go to sleep at night. Or if you just get hammered at one of the many bars in close proximity, you won’t even care! This being said, it is in a great location and they do keep it clean. You can park your car right outside the front door and they even have a pool to cool off on hot days! I would stay here again…I will just always pack a sleep mask!

Excellent hotel with a million dollar view. Very clean and all staff were friendly. Easy access to to historic downtown area. A small in room microwave would be nice. Had a very nice stay and highly recommended.

Beautiful view location 10/10. room clean and quiet checkout easy and I got to check in early. Breakfast was ok but not a lot of place to sit if you go before 830 your ok but after more people than seats but the view is gorgeous. Advice bring a bike and you can get to everything from there.

My husband and I are in our late 60's. Wanted to visit St. Augustine away from crowds and noise but able to park at hotel and walk. Edgewater was perfect. We were pleased with lovely quiet location, view and comfort. Walked over Bridge of Lions to everything. Alligator Farm is 2 min. drive. After a long day, our Adirondack chairs were relaxing. Office staff want to please!

What an excellent location when visiting historic downtown St Augustine. We thoroughly enjoyed our stay. Comfy beds and pillows, lovely hot breakfast, fun little happy hour, and unforgettable view of the city. Each room in the water side has its own deck with comfortable Adirondack chairs for enjoying the river views. Our only complaint was the decking was in need of repairs. Must wear shoes, as the deck in the photo is new and what’s currently on the property is worn and splintering. There was a lady serving breakfast who may have been having a bad morning, as she wasn’t very friendly, but we’re all entitled to a bad day right? All in all, wonderful stay.

Hotel has an exceptional location - right on the intracoastal waterway. great views. They have an evening Happy Hour that is delightful, and serve an excellent breakfast. Ammenities in the rooms are lovely.

A great location and nice staff. Potentially lovely room but it really needed a proper clean through and some care, eg there were multiple paint scuffs that needed touching up in the room. The beds and bathroom were clean but the floors and windows/window panes were definitely not. However the location is great for the view of the bay and city, and it is a short and enjoyable walk into the city centre. Breakfast was nice and the parking was easy, at no extra cost.

Loved the view overlooking the bay. The beds were comfortable. Complimentary breakfast was very nice. All pillows were very soft. I loved them. My husband prefers more firm pillows. The floor in our room was filthy. Gritty, it felt like it hadn’t been swept, vacuumed or mopped.

We enjoyed our stay at the Edgewater Inn. From the time we checked until we left, the staff was very polite and receptive. This is a smaller place that seems to have an almost personal, bed and breakfast feel to it. Complimentary breakfast was offered and was more than your standard fruit and cereal. The view overlooking the bay back towards the historic district was fantastic. Outside of building looks a little dated but actually adds to the charm of the place. Rooms were very clean. Staff was also very helpful and knowledgeable of the area. We would definitely stay here again. If there was anything that I could say that could be better, I would recommend that they get black out curtains for the rooms. The rooms have blinds but a lot of light comes in at night from the surrounding areas. Other than that, great stay and I would recommend!

Decided to go for an overnight stay in Saint Augustine pick the Edgewater hotel. It seemed like a nice place. We really did enjoy the Edgewater. The rooms were so clean and fresh and their breakfast in the morning was awesome. Would definitely stay there again.

This was our first stay here and it exceeded our expectations! I can’t say enough about the staff. Rooms are comfortable and clean. The view is beautiful and easy to get everywhere. We sat in a quaint dining room overlooking the water and enjoyed a wonderful breakfast each morning. Highly recommend!

Updated room with a great view. Very nice dining room with wonderful view and good food. Unfortunately the electrical outlets didnt work on 3 of the walls, so no tv or fridge. The shower looks beautiful but is non functional. There was no shower curtain and no rod for a curtain, so the floor was flooded.

Setting expectations, this is a motel: enjoy it as a well-preserved classic 40s/50s roadside motel. What's incredibly special is the location (on the Bridge of Lions, it's a 10 minute walk into the tourist strip), the view (the back deck IS the intracoastal waterway), and the breakfast (fresh-cooked full hot breakfast plus a continental spread). We watched an amazing range of birds, and even spotted dolphins one morning. I was working full-time while hubby was sightseeing: the wifi managed and the hotel staff couldn't have been nicer, but this isn't set up as a business hotel. Working in a rocking chair while pelicans and egrets fly in front of you in the afternoon sunshine is worth dealing with some gaps in the wifi signal. We met couples there who had been back multiple times, and one fellow who said his parents honeymooned here in the 50s. We hope to be back!

Bed was extremely comfortable, views were amazing, pool was like a bath ( soothing), staff was extremely helpful and kind. Breakfast was continental and they had 3 different quiche. Small fridge, no microwave, little outdated but quite lovely! I would come back for sure@

Beautiful view of the bay and sunset. Breakfast included an egg casserole. Wine and cheese in the afternoon. Bed average but okay. Nice shower. Needs black out curtains as there are a lot of lights on around the property.

Room is small but actually perfect size for me and the wife. Bed was super comfortable. View was amazing to say the least. Great deal and breakfast was free and quite good. No BS hidden fees. Room also has a fridge. Location was perfect for walking St Augustine. Never got in the vehicle my entire visit.

Based on Expedia information, I believed I was getting a waterfront room, not a street front room. The tv was not working, turns out the box had been unplugged. Both lamps were unplugged and I had to move furniture to plug them in, the ceiling in the bathroom was peeling, the shower was too small and leaked onto the floor, there were windows on both sides of the room and the blinds let in light all night, it was like daytime in the room. I could not sleep at all. The man who was working the desk Friday night and the woman at the desk Saturday morning were both very pleasant and went out of their way to help.

We enjoyed our stay at the Edgewater Inn. From the time we checked until we left, the staff was very polite and receptive. This is a smaller place that seems to have an almost personal, bed and breakfast feel to it. Complimentary breakfast was offered and was more than your standard fruit and cereal. The view overlooking the bay back towards the historic district was fantastic. Outside of building looks a little dated but actually adds to the charm of the place. Rooms were very clean. Staff was also very helpful and knowledgeable of the area. We would definitely stay here again. If there was anything that I could say that could be better, I would recommend that they get black out curtains for the rooms. The rooms have blinds but a lot of light comes in at night from the surrounding areas. Other than that, great stay and I would recommend!

Few minute walk over the Bridge of Lions to downtown St Augustine - but many places were closed due to the approaching storm. Hotel gave us an upgrade to a waterfront room. Great location and view from private patio. The inn is basic but nice enough and clean. The lobby is cute with view of waterway. Close proximity to downtown and all the action in this quaint city. Manager was very unpleasant. She barely acknowledged us each day and offered no conversation or suggestions to our staying here. Breakfast is cereal, bread to toast and bananas. Casserole was same each day , cheese and meat. But it’s free so it helped save money. we were so uncomfortable with the manager who served breakfast that we stopped going after 3 days of unprofessional behavior.

We reached very late after a concert. Front desk person actually called me to give me instructions if we reach after 11 pm. But waited for us. He understood that I am all about the view and since we were the last guest , he gave us an upgrade with the best room for view available. Very considerate and very friendly staff. Had a great view sitting outside in the balcony. RB

The staff were rude to us. The rooms were dirty and dusty. There were no bars in the showers. We were told they had no ADA compliant rooms. We had four people in our room and were told every room only gets three towels. When asked we received towels but again the staff acted like they were annoyed by our request.

Hidden gem in Saint Augustine. Very nice little place with an amazing view of the bridge. Quiet because it is in the other side of the bridge but the distance is walkable. Staff were very friendly and nice. Complimentary breakfast and happy hour was excellent.

It is in a beautiful location overlooking the old town of St. Augustine. The facility is moderately outdated, but the view and the hospitality of the staff outweigh that. I will come back again and again! The happy hour and breakfast were cute and quaint. My children loved to watch the birds and dolphins. A short walk over the bridge to the fort, restaurants, and shopping!

Decided to go for an overnight stay in Saint Augustine pick the Edgewater hotel. It seemed like a nice place. We really did enjoy the Edgewater. The rooms were so clean and fresh and their breakfast in the morning was awesome. Would definitely stay there again.

What an excellent location when visiting historic downtown St Augustine. We thoroughly enjoyed our stay. Comfy beds and pillows, lovely hot breakfast, fun little happy hour, and unforgettable view of the city. Each room in the water side has its own deck with comfortable Adirondack chairs for enjoying the river views. Our only complaint was the decking was in need of repairs. Must wear shoes, as the deck in the photo is new and what’s currently on the property is worn and splintering. There was a lady serving breakfast who may have been having a bad morning, as she wasn’t very friendly, but we’re all entitled to a bad day right? All in all, wonderful stay.

This was our first stay here and it exceeded our expectations! I can’t say enough about the staff. Rooms are comfortable and clean. The view is beautiful and easy to get everywhere. The hotel is rundown and everything was broken. Maybe noone told anyone or they didnt care. The ac was barely keeping cool not even cold. The TV remote was broke. The keurig was broke. Bed frames were laying the parking lot. Never seen such an awful place im so embarrassedi rented this for my family.. Dont stay here!

Me and my husband have wanted to try the Edgewater Inn for some time. The room was very nice and clean. The staff were friendly and helpful. The patio view of the river was beautiful. We were served breakfast with real dishes by the desk attendant. The breakfast was prepared in house. We will definitely go back. It was also very quiet.
