Very disappointed on arrival to find the hotel not to be the one advertised. Hotel.com have used a false picture not supplied by the hotel. The Tudor style frontage, I think is Rufford Old Hall and not the red brick of a Southport Victorian large House divided into separate semi- detached properties. I'm sure this is against the 'trade Descriptions Act'. Staff very friendly and helpful and excellent breakfast. Bathroom had lingering drain smells though. Very helpful off road parking.

On arrival at Edendale Josie the host greeted us, got us to sign some paperwork, gave us our key and shown us to our room. The weather was great and i asked if we were ok to sit out in the beautiful garden, josie said of course and even brought us a cup of tea! Our room was beautifully decorated, very clean and had tea/ coffees/ hot choc, biscuits and a chocolate. Overall 10 out of 10 from us, we will definitely return 😘

Such a beautiful place to stay, inside and outside the property is very well maintained. Ian and Josie are very welcoming, we arrived early and asked if we could park up and check in later but Josie advised our room was ready so we were able to un pack and have a cuppa before we went onto to explore Southport. Our room was beautiful comfy bed and en-suite was lovely too. Breakfast was lovely and plenty to choose from and nothing is too much trouble, when we arrived josie asked what brought us to Southport and I mentioned is was birthday the following day, when we went down for breakfast I was greeted with a birthday card and chocolates from josie and Ian which I thought was very thoughtful of them. The property is within walking distance to the town and sea front. We will definitely stay here again and would recommend to anyone looking for somewhere to stay. We visited Liverpool on one of the most expensive weeks of the year (due to Liverpool FC's parade and the May Bank Holiday music festivals), so chose to stay in Stockport, a few miles up the coast from Liverpool, where accommodation is far better value for money, and it's quieter. If you don't want to drive into Liverpool city centre, there's a very regular railway service (every 15 minutes) between the two towns, and parking at Stockport station is only £3.95 for 24 hours when using the NCP app. Josie offers a welcoming, pleasant, comfortable house with lovely rooms, comfortable beds, and delicious breakfasts with plenty of choice. Add a quiet location, onsite parking, WiFi and a friendly, knowledgeable hostess and you have a truly winning combination. We would certainly return to Edendale House if visiting Liverpool again.

Josie was very friendly and welcoming. Very attentive and couldnt do enough. We were offered a much needed hot drink on arrival which was brought to our room. Our room was very clean, more than enough tea, coffee etc, it even had dressing gowns. Little touches of Usb points on plugs and even a little chocolate each. We felt veey welcomed.

Having stayed in over 15 B and B/ small hotels over the last six months on the north west coast, I can honestly say, this is by far the best in its class, it's very clean, tastefully decorated and furnished, the attention to deal dot not go unnoticed, from the welcome tray in the bedroom, the quality bathroom, comfy bed and an excellent cooked breakfast it's clear the team running this establishment are experienced professionals and it will definitely be my go to place when next in Southport.

The second time I have stayed here. A very good small hotel. My only criticism would be the size of the single bed! I normally book a double, but I think that such rooms were sold out. Excellent breakfast. Friendly service.

Such a beautiful place to stay, inside and outside the property is very well maintained. Ian and Josie are very welcoming, we arrived early and asked if we could park up and check in later but Josie advised our room was ready so we were able to un pack and have a cuppa before we went onto to explore Southport. Our room was beautiful comfy bed and en-suite was lovely too. Breakfast was lovely and plenty to choose from and nothing is too much trouble, when we arrived josie asked what brought us to Southport and I mentioned is was birthday the following day, when we went down for breakfast I was greeted with a birthday card and chocolates from josie and Ian which I thought was very thoughtful of them. The property is within walking distance to the town and sea front. We will definitely stay here again and would recommend to anyone looking for somewhere to stay. Thank you Josie and Ian for your great hospitality you do an amazing job.

It was our first time at this guest house. Jill was very welcoming and the place cosy and comfortable. Our room was very clean with plenty of storage space for clothes etc. Breakfast was lovely and piping hot with plenty of choice. Its location was further from the town centre than expected but we would certainly consider this accommodation again.

We visited Liverpool on one of the most expensive weeks of the year (due to Liverpool FC's parade and the May Bank Holiday music festivals), so chose to stay in Stockport, a few miles up the coast from Liverpool, where accommodation is far better value for money, and it's quieter. If you don't want to drive into Liverpool city centre, there's a very regular railway service (every 15 minutes) between the two towns, and parking at Stockport station is only £3.95 for 24 hours when using the NCP app. Josie offers a welcoming, pleasant, comfortable house with lovely rooms, comfortable beds, and delicious breakfasts with plenty of choice. Add a quiet location, onsite parking, WiFi and a friendly, knowledgeable hostess and you have a truly winning combination. We would certainly return to Edendale House if visiting Liverpool again.

Great stay, lovely clean and spacious family suite. Bathroom was also spotlessly clean. Josie was a wonderful host. Very kind, friendly and helpful. Breakfast was delicious, great choice, good quality ingredients beats the chain hotel buffet breakfasts by a long way. Would highly recommend.

An exceptionally clean property. A warm welcome by our host who offered to make us a pot of tea. Large comfortable room and good beds. Modern shower room was bijou but adequate for a single night stay. Excellent quality towels and toiletries provided. Breakfast was a feast as plenty of options and cooked food well prepared/presented. We hope to return.

The second time I have stayed here. A very good small hotel. My only criticism would be the size of the single bed! I normally book a double, but I think that such rooms were sold out. Excellent breakfast. Friendly service.

Fabulous property with very helpful staff. Ran the local Parkrun and missed breakfast time but was made some fantastic bacon sandwiches when we both returned to the guest house. Staff was very accommodating which made the visit very enjoyable.
