Great location that’s very quiet but still has excellent access to vaparettos. The apartment was a great size for the price and even had a small kitchen and bialetti for making coffee. check-in and check-out are very easy and hassle free. wifi works great.

Es gibt keine Rezeption, aber die Kommunikation über WhatsApp lief sehr gut. Man konnte sich im EG einen Kaffee machen und sich ein Wasser holen.

Discreta struttura ma che necessiterebbe di un pochino di attenzione in più , nella nostra stanza troppe cose si reggevano con il nastro isolante compresa la doccia , poi almeno una bottiglietta d'acqua in camera sarebbe gradita visto che non ci sono negozi nei dintorni. ma nel complesso non male

-Probleme au niveau du paiement avec expédia -J’ai eu du mal à contacter la personne de la résidence avant le séjour pour avoir les accès à la résidence. Difficultés de compréhension avec la personne car elle ne parlait pas français -Nous n’avons vu personne de la résidence ni à l’accueil ni au départ Sinon la résidence était calme. Nous avons passé un bon séjour à Venise.

The residenza is shabby without the chic. It's creepy, but not in an atmospheric way, in an old, sad, and worn out kind of way. It's dark and dingy. The position of the room made it darker since the window gave unto an inclosed space between buildings, so barely any sun filtered in. The first night the electricity cut out. There was also no hot water in this room. Imagine ending a day of wandering a sweltering city with a cold sponge bath at the sink. There was no wifi anywhere in the building, not even in the "breakfast room". It was a thoroughly depressing experience.

The room was relatively small for two persons and mattress wasn't comfortable. They need to replace mattress asap. Also the first two day didn't have wifi connection. I contacted management the third day and provided password for the booster already had installed. They should let us know from first day for the wifi problem.

The only two good things is location and Federica the host who was helpful and the contact was good. The room we got was different than the one on the pictures and it wouldn’t be a problem if it was clean. Unfortunately It was very dusty, looked like wasn’t cleaned properly for a very long time as you can see in pictures. The room stinks to be honest because of those dirty carpets, headboard and decorations. Bathroom is molded - both shower area and the walls. The room certainly needs deep cleaning and renovation and it has nothing to do with old building charm because we can appreciate it. I’m allergic to both dust and mold so for me it was unacceptable. The WiFi wasn’t working in the room as well.

Die Unterkunft hat eine günstige Lage, ist aber aufgrund verschiedener Dinge viel zu teuer. Es gibt kein Frühstück, sondern nur einen Aufenthaltsraum mit Küchengerätschaften. Es gibt keinen täglichen Roomservice. Insgesamt ist alles wenig gepflegt und reperaturbedürftig, z.B. fehlende Türklinke, nicht zu öffnende Fenster, defekte Lüftung in fensterlosem Bad, durchgelegene Matrazen. Die Vermieterin ist nur über Handy erreichbar und die Organisation eher chaotisch. Nach Beschwerden konnten wir von Tiziano zu Casanova wechseln. Immerhin war das eine Verbesserung, da weniger muffig und eher wie ein Hotelzimmer eingerichtet. Insgesamt haben wir uns bei sieben Nächten Aufenthalt nicht wohl gefühlt und uns sehr über den Preis von 140 Euro pro Nacht geärgert. Das ist auch für Venedig völlig überteuert. Wir waren schon oft zur Biennale da, zum Glück wo anders.

We loved staying in the quieter part of Venice. The rooms are small and basic but clean. Federica is a lovely host, very helpful. The property advertises as Bed and Breakfast which is misleading as there is no breakfast included. However there are few lovely spots few minutes walk with lovely food.

Struttura situata in una buona posizione, vicina a negozi e servizi e poco distante dalla fermata del vaporetto e dal centro. La camera è abbastanza pulita ma non c’è la possibilità di lasciare le cose o gli asciugamani in bagno, c’è la tv ma non funzionante, la colazione è scarsa. La struttura tutto sommato è messa abbastanza bene solo un po’ trascurata. La proprietaria è stata disponibile e gentile.

Struttura d’Epoca, manca un pò di cura, presenza e pulizia in più, nel complesso buona ed economica. Situata nella zona di Venezia che amo di più, quella autentica. Nelle vicinanze buoni ristoranti, colazione per me è la serra a Giardini.

A quiet, clean place to stay that is close to the Biennale. A short walk to Via Garibaldi where one has everything one needs-restaurants, cafes, food shopping and pharmacies. Within walking distance of Venice’s top tourist spots. And transportation is close by, either to tour Venice or get to the airport. My second stay and my recommendation for lodging in Venice.

La struttura è in una posizione eccellente per chi visita la Biennale. Inoltre il quartiere è silenzioso e con ottimi ristorantini. La stanza però è davvero molto piccola e poco confortevole. Scomodo il materasso, molto rigido, scarsa insonorizzazione e manca l’’essenziale: tipo il porta carta igienica, il porta asciugamani, il fon non funzionava. Necessiterebbe di qualche intervento. Federica l’host mi è sembrata gentile ma solo per messaggio perché in due giorni di soggiorno non ho avuto il piacere di essere accolta e salutata da nessuno.

This place is comfortable and decent value for what you pay. Federica is a very caring host who allowed me to check in early and sent me activities to do on the island. I experienced issues with the air conditioning not working and lack of toiletries, but a good stay otherwise

Un b&b situato in una zona molto tranquilla (ma a pochi metri da via Garibaldi, vivissima e piena di ristoranti e osterie) e in posizione perfetta per chi vuole visitare la Biennale sia ai Giardini che all'Arsenale. We lost our bags on our flight to Venice and they were brought to the accommodations by courier the following day - the host was VERY helpful in helping us get information and coordinate with the couriers, even rushing back when we got very little warning that the bags were arriving to sign for them. The location was really convenient for food and sightseeing. The bathroom was a little bit in disrepair, but overall, a convenient, positive stay.

This place is comfortable and decent value for what you pay. Federica is a very caring host who allowed me to check in early and sent me activities to do on the island. I experienced issues with the air conditioning not working and lack of toiletries, but a good stay otherwise

We lost our bags on our flight to Venice and they were brought to the accommodations by courier the following day - the host was VERY helpful in helping us get information and coordinate with the couriers, even rushing back when we got very little warning that the bags were arriving to sign for them. The location was really convenient for food and sightseeing. The bathroom was a little bit in disrepair, but overall, a convenient, positive stay.

Great location that’s very quiet but still has excellent access to vaparettos. The apartment was a great size for the price and even had a small kitchen and bialetti for making coffee. check-in and check-out are very easy and hassle free. wifi works great.

As far as we can tell the owner has made some changes over the past few years and completely removed breakfast all together, although it’s still called a “B&B”. Other than that it was good, nice quiet location and close to the water bus stop so easy to get around

A quiet, clean place to stay that is close to the Biennale. A short walk to Via Garibaldi where one has everything one needs-restaurants, cafes, food shopping and pharmacies. Within walking distance of Venice’s top tourist spots. And transportation is close by, either to tour Venice or get to the airport. My second stay and my recommendation for lodging in Venice.

Homely and authentic - this lovely Venetian guest house has everything needed in the most wonderful location near the park, vaporetto (Giardini) and Via Garibaldi for shops, bars and restaurants. The hotel communicated arrival instructions in advance. The room was perfect and clean with a fridge, hairdryer, clean towels and toiletries. Breakfast is self service which was perfect - so whether you have an early start or a late lay-in, there is always something available. The housekeeper was so lovely and kind and very helpful. So, if you are seeking an authentic stay, somewhere quiet, and good value, then I can happily recommend.

We loved staying in the quieter part of Venice. The rooms are small and basic but clean. Federica is a lovely host, very helpful. The property advertises as Bed and Breakfast which is misleading as there is no breakfast included. However there are few lovely spots few minutes walk with lovely food.

Struttura situata in una buona posizione, vicina a negozi e servizi e poco distante dalla fermata del vaporetto e dal centro. La camera è abbastanza pulita ma non c’è la possibilità di lasciare le cose o gli asciugamani in bagno, c’è la tv ma non funzionante, la colazione è scarsa. La struttura tutto sommato è messa abbastanza bene solo un po’ trascurata. La proprietaria è stata disponibile e gentile.

The property is very well located for visiting the Biennale, and we enjoyed our stay there, but we experienced a loss of electricity on our final night, from 12:30 am until 8:30 am, which was very inconvenient and uncomfortable given how hot the weather was. I think it began as a broader power cut, but even after the power was restored, there was no staff onsite to reset the breaker so we remained without air conditioning, fan, refrigerator or lights until someone arrived at 8:30 am. I WhatsApp messaged the property manager several times throughout the night and morning with no response whatsoever, let alone an apology or offer of a discount or partial refund.

The only two good things is location and Federica the host who was helpful and the contact was good. The room we got was different than the one on the pictures and it wouldn’t be a problem if it was clean. Unfortunately It was very dusty, looked like wasn’t cleaned properly for a very long time as you can see in pictures. The room stinks to be honest because of those dirty carpets, headboard and decorations. Bathroom is molded - both shower area and the walls. The room certainly needs deep cleaning and renovation and it has nothing to do with old building charm because we can appreciate it. I’m allergic to both dust and mold so for me it was unacceptable. The WiFi wasn’t working in the room as well.
