The worst resort I have been at. Total false advertisement. They only open 2 restaurants a night. Horrible small buffet, no beach at all. Dirt road filled with potholes leading to hotel, a very bumpy ride. Management is horrible but staff are very good. Snack stand ran out of food 2 days in a row. No skins at bar one night bartender was folding toilet paper to place under glass. Would never return or recommend this place to anyone. We are frequent visitors to Riviera Maya and figured we would try another place. WORST DECISION WEMADE!! Managers do NOTHING!

There is no beach, Most specialty Restaurants are closed, buffet service is limited to breakfast, and restaurants don't have nice A/C. Pool bars close at 5 p.m., and the pool closes at 8 p.m. Water park has just one slide, which doesn't have water, and you need to push yourself—no day time entertainment.

Overall it had beautiful pools. There is no beach though which is a big drawback

Limited restaurants, no lock on patio door, power outages, loss of water a couple of times, parts of resort not open. No beach.

Everything else is great. Only elevators need to be improved and it would better with air conditioning in the lobby.

Great resort, excellent service. Pool chairs situation typical of many resort, people walking up at the crack of dawn to snag spots. Great selection of drinks both for kids and adults. Beach area is rocky, bring water shoes. All staff was amazing! Great entertainment!

Lots of cheap, rude, drunk Americans and staff rented us pool cabana, charged us 100.00 dlls and then put a huge bubble party with loud music and drunks that threw up next to our “private cabana”. The water park had dirty and non-working slides

The property is awesome with numerous pools and restaurants and bars.

property was beautiful food was ok but the road to get to the resort was absolutely treacherous so prepare for that so bumpy lolll . The alcohol in the resort is cheap so don’t expect much also the beach was closed because of the seaweed but overall the trip was amazing first time in mexico and i loved it !

The resort was very clean and staff was friendly. The rooms were clean, large and well kept up. Has several different pools but only one has a swim up bar. The adult only pool did not have a bar nearby. All the food was good.

The good: great service by Enrique, Sergio and Leonardo at the pool, by Erick at La Parilla restaurant. French restaurant was beyond our expectations - thank you Manuel! Spa treatment/service was good. Entertainment good. The bad: changes since our last stay (2023). Greeted with sales pitch (Hyatt!!)Management is cutting costs badly. Understaffed property (but servers work hard and do their best). What used to be standard is now “premium experience” - think fruit tray, not the normally premium tequila tasting. Low end wine unless you pay premium for something decent (min $60 bottle of Malbec). Limited fruits selection (apples, bananas, plus melon/watermelon at the buffet, none at the poolside). Shortage of towels in the rooms - received 2 bath towels for family of 4, had to call almost daily to ask for more. Had to call daily and ask to refill espresso capsules in the room. Most cocktails overly sweet with ingredients on cheap side. Bartenders were good, but had to work with what was available. The ugly: hot dirty “recycled” pool water (spa has normal pool water - at extra cost). AC in the room set to cool only to 72F. Asked to fix it 3 times with no success (maintenance tried, seems to be central setting). Ended up sleeping in hot room. Water pressure very low, half of the toilets on property don’t flush well and clogged all the time. Management uses “environmental” excuse to cut costs - at the expense of hygiene and comfort. Run down property. Beach covered in stinky algae.

Water leaking from the roof, buckets posted through your the property to catch the water leaking from the ceiling. There was a strong smell of mold/ mildew which caused me to experience labored breathing and constant coughing. This property needs to be closed down for a complete renovation!!!

The property is in great conditions. We loved the food, the cleanliness, the staff. The boy issue is that the road to access the property is in poor condition.

The cleaner in the room didn't clean it well.Never wash the mirror ,nevar clean the tub,never tuch the floor in the toilet.Poor cleaning services,i can say terrible.But never forget to take the tip.Japanes restaurant the food was excellent,but our cook didnt make equal portion for everyone.Our kids get 5 peace meat and same veggies.It was disappointed.For 5 star property should more upgraded.They have the best and delicious food.

The hotel is a beautiful place with a lot of positive amenities and events. 1. The food is better than most all inclusives of its kind. The room service was always incredible. 2. The staff is extremely kind and friendly. I think this is the best part of the property. No matter the issue- it was responded to with understanding and kindness and constant attempts to enhance the experience. The level of customer service was better than any all inclusive i have been to for sure. 3. The shows at night were really enjoyable and fun. 4. Kids club and kids activities for ages 4 plus were wonderful. They included 3 and under but only with parents present. 5. Pool entertainment and area were also very nice. The parts that could use some improvement: - most of the elevators were broken and it was hard to get small children/strollers up to the 4th floor. - the beach area was small and covered in seaweed - could improve on some of the grounds upkeep but it really was not a major concern. - could have a bit of a better selection for younger children- the water park wasn’t great for the little ones. Overall- i would visit again with just different expectations but because of how much the hotel wants to make sure people are happy and satisfied- it would be the main reason for me to return with my family.

We like the room is spacious with large washroom, balcony. The staffs are nice and friendly. The buffet foods are good but less variety. However, there are 5 or more dinning restaurants you can enjoy any days without limit. The room services (order food, drinks etc.) are great. The check-in and checkout processes are fast and easy. Amstar transfer services are very good. There are lacks of tropical fruits such as mango, soursop, instead of apples which we have alot in Canada. Although, there is no sandy beach, but the view is beautiful. The swimming pools are good, and some pools are nice and private. Overall, this is a good resort to try out.

This was our first experience on an all inclusive resort and we had a blast. There were plenty of dining options. We loved the cleanliness and service from the staff. The rooms were spacious. The kids activities and evening events were very entertaining. The con to this resort was the internal road to get into the resort. It had way too many potholes and very dusty.

The grounds at the Hyatt Ziva were beautiful. The pools were fun and clean and the rooms were clean and large. The beds were very comfortable. But, the hotel is not smoke-fee. Several guests were smoking and vaping near and in the pools. Also, the buffet is quite small. And, the Japanese restaurant had to have reservations for the show. There were no reservations for the five nights we were there but the one night we ate at a regular table, there were only 4 guests even though the table was set up for 12. The food there was great as welll as at Habeneros. Jose and Mercado were wonderful pool bartenders and Edwin and Candy at Habenros made our vacation memorable and fun!

While the hotel itself is well kept, the road to the entrance off the main road was not paved and in bad condition, which should have been my first sign of what was to come. Our botched pre-payed transport from the airport (which is a different story) took us to another nearby property that had an extremely long “driveway” that was newly paved with ambient lighting, so we know that it’s possible for the nicer resorts to have this done. The beds/pillows were uncomfortable (I ended up just not sleeping with a pillow). While there were over 6 restaurants, the food quality was very mediocre at best (but maybe that’s just the way it is at all-inclusives) We didn’t even bother with ordering many drinks, either, due to quality of ingredients. Their Mexican restaurant didn’t even have that great of food, plus they took forever to get the food to us and made sitting with another family almost impossible. The beach was there, but it was uncomfortably littered with tons of sea kelp/weed and chunks of coral in the shallows that made me wish I had water shoes to walk out in the water. I was expecting a higher quality white sandy beach and very blue water- I know it’s that way on different parts of the coastline, just not in front of this hotel. My least favorite part of the hotel was the nightly entertainment that lasted until 10:45pm in different spots around the property. It was SO LOUD that no matter where your room was, you could hear it. Not good with young kids, but no escaping it

All of the elevators in our building were out of service the week we stayed there and I was traveling with a one year old, 5 year old and 7 year old. The air conditioning could not be turned down (despite multiple maintenance visits) and we had to turn it off so we didn’t freeze at night. The last night we were there, the front office called our room at 9pm and 12am, saying there was a nonexistent maintenance issue in our room. They also had cleaning staff come at 9:30pm when we were all asleep and they told us we should have put our do not disturb sign on the door…it was all so ridiculous and we were happy to be leaving.

The hotel was beautiful, it had all the accommodations that anyone would need. Our room was always clean and very comfortable. The restaurants inside the hotel were amazing, food was delicious and pools were very clean and well maintained. Staff was very nice and welcoming. My husband and I left the hotel to explore the area and came back kind of late and every restaurant was closed, we order food through room service and they were nice and quick to bring us food to our room. I would definitely recommend this hotel. 5 star hotel, in my opinion. The only thing that did not meet my expectations was the road to get to the hotel. There were so many potholes throughout the road, I don’t understand how they don’t fix that. The road was REAL BAD!! They really need to fix that. Small cars had such a hard time going through.

The staff deserves a 10/10. They were friendly and resolve matters in a timely manner. Property was always spotless. Everyone was polite and knew what they were doing. I would highly recommend them. Also I would recommend Amstar at the hotel entrance for any excursions.

Our first time in Mexico and our first time at an all-inclusive resort. We loved what this place had to offer and enjoyed our stay but we also felt that we were robbed of our time for some “presentation”. Pros: Very nice and spacious rooms. Our room was serviced, cleaned and restocked daily. We had an ocean view room and we loved where it was located in the resort. Multiple restaurants to choose from that offered Gluten Free options (my husband had celiac), there weren’t many but there were some which we appreciated. The staff were so nice and friendly. Quiet area as this resort is a bit in a secluded section. Cons: My husband and I made the mistake of saying yes to an offer to “tour” another Hyatt resort which we were informed would be about an hour and 90 minutes long. We ended being out for almost 5 hours. This was a presentation to sign up for a new loan so you can be part of their club. We felt robbed of our time for our anniversary vacation that we’ve saved up on. This left a bad taste for us, we felt betrayed. Never again will we fall for it. Instead of us heading to Tulum to explore, we went home feeling disappointed and tricked. Another thing about the resort is the beach is not as clean as others. There are lots of seaweed. The resort is also far from other places so book an excursion as taxis are very expensive. Overall, we made the best of our time here for our first wedding anniversary but we will most likely not come back to a Hyatt in the near future.

Once you arrive the staff greets you gets you checked in and gives you a tour of the resort and so much information about their services and times for the restaurants and shows as well as activities scheduled every day everyone was so welcoming and friendly our family had a wonderful time we stay a whole week our kids enjoyed the pools and water slides

The staff needs better training. They neglected us for 45 minutes during the check in process paying attention to other guests who arrived after us displaying discriminatory practices since they thought we were Mexican and favored “American” costumers. They could not manage the situation. When we brought this up they tried to fix it and the manager gave us some amenities for free. We still experienced the same treatment by people at restaurants and bars continuously, being disregarded, having longer waiting periods than other guests arriving after us and some being dismissive. During the check in we were charged an incorrect amount and were asked to approach the reception desk to correct it and pay the difference. They wanted to charge us more because the exchange rate was different that day and unfavorable to us. I expressed my disagreement since the error was theirs and the amount should have been the one determined at the moment of the check in. The food was excellent. Compliments to the chefs we enjoyed all restaurants and buffets. Rooms were clean and serviced several times a day. Unfortunately, due to the issues with some staff I was sometimes defensive and it was difficult to fully relax.

The property, overall service was great. I didn't like that the hotel policies to care for guests were poorly designed. Guests need to go to the front desk for almost everything important that we need. We had to wait a long time to be serviced because there was always a big queue. Also, I forgot our passports at the security box after checking out and to get somebody to open my room to get them took 25 minutes! That was really infuriating as we had to rush into the airport to be on time to take our flight.

I give this place all around 5 stars! When we first arrived, they greeted us with drinks. Took our bags while we checked in. Check-in was sooo smooth, they offered more drinks and snacks for my kids. I am terrible with names, not because they aren’t memorable it’s just a personal thing. But I want to say Frida help check me and my kids in. We got a personal assistant for the whole time we stayed there, her name is Cindy. And she was awesome. She kept in touch daily giving me all the info on whats happening on the resort grounds. Which was a plus, so any activities for me or my kids to do, she already gave us a time and place which was super helpful. Cindy also made reservations for us. She was overall beyond amazing. The food was great at every location, I must say even the buffet food, was good. The staff was great, all around the pool, at the bars, in the restaurants everyone was amazing. The shows they put on, are great, and a must see. Def worth catching them if you can. This place is also very family and kids friendly I love that. The down side to this whole experience is the beach, so this side of the beach is clearly not for swimming. Not much of a view either. But if you’re okay with not being by the beach than this place is totally for you. Also the road driving up to the Hyatt is rough, def needs to fix. Since I had such an amazing experience I can put that all to the side and say this place is worth every penny. I would definitely go back!

The rooms and buildings are great. Very spacious rooms. Lots of dining options (French, Italian, Japanese/Asian, Mexican, and others). Restaurant staff take food allergies very seriously. Concierge and other staff are very friendly and helpful. Daily evening entertainment was enjoyable. The only problem is that the area is secluded and it is not easy/possible to walk along the beach to nearby areas. Vans/buses for yours take a long time to go from one hotel to another because of the nature of the road connections. There is not much of a beach but there are lots of pools.

I liked the variety of the resteraunts but the drive to the resort from the main road, was bumpy and not very attractive. The pictures online were deceiving as the beach area was very small and filled with seaweed, was not able to enjoy.

The location is isolated. The road to the hotel is not paved. The food quality is not high. The beach is dirty and can't be used. Most staff speak no English.

The beach is very bad here. Not what I expected ie: turquoise waters and sandy clean beaches. A lot of seaweed and space is very small. Also the name should not be confused with Hyatt Ziva in Cancun. This hotel is 35 minutes south of it not in Cancun.

The hotel it self was okay. You have to take a long rocky road about a mile back to the hotel off the main road which made some carsick. No shuttles or hotel transportation and cabs are extreamly expensive. Essentially $100 one way anywhere. No fans in the hotel common areas which was weird since it’s hot as heck. The algae smell was overpowering which I know they can’t help but the smell made just staying at the hotel difficult. Everyone hands were in the buffets which was gross 4/5 of us ending up getting sick and we only left the hotel 2 out of 7 days. The pools were HOT and so chlorinated that the white areas on my swimsuit are now green along with my daughter’s hair! Bartenders really only paid attention to big tippers especially in the pool. At least one water slide was down every day. Housekeeping consisted of making the bed. You had to ask for soaps to be replenished. Honestly I would not return.

I would like to book Hyatt ziva Cancun, but misled to this one by expedia recommendation filtering . this property is not in Cancun. The location is very suburban with nothing around. Even u need to driving cross between crops fields for 5 mins to reach this hotel. Very limited beach area. Staffs are generally helpful but would not rated friendly, except vip service staffs. I spent USD 600/ night for me and my 12 years old daughter, comparing the price in hotel zone area Cancun, I felt I am scammed. Do not recommend this hotel if u are looking for beaches and convenience walking out the hotel.

The place is nice and quiet, food are good but could be better, the location is not too great if you want to leave the hotel. Uber to other place is kind of expansive. Overall, we had a great time with Hyatt.

They have 5 different restaurants and food was good.

For as many restaurants that the facility had we were dissapointed in the food options. For lunch only 2 places were open. The buffet had poor food options as well as the 1 restaurant that was open. For dinner, not all the restaraunts were open and had wait times up to 2 hours. Once we were seated it took up to an hour and a half for us to complete our meal. Sometimes taking 10 minutes to get our drinks and order food. The italian food was at best acceptable and room temperature. I would have sent it back but it took so long and we were starving. We have stayed at hyatt ziva before and everything was exceptional which is why we chose to stay here and were very dissapointed. We also left our keys and ring in the safe and when we asked about it they said it was never found. The stay made me question if hyatt ziva was worth staying at again. The scenery was beautiful and plenty of pools to swim in, room was nice but they never refilled the shower gel when we asked. Staff was amazing as usual.

Food and drinks were not up to hyatt standard. Breakfast buffet had 2 types of fruits only. The staff making omelets touched multiple surfaces without gloves and grabbed cheese and other ingredients to mix. The drinks were horrible and staff avoided your eyes to not make eye contact. The $200 ‘credit’ was coupons for very specific things, like $40 off for a spa treatment. We tried all the restaurants and couldnt finish any meals. The pool bar opens at 10am and closes at 5pm way before sunset. The only positive was Frida and Florecita at the spa.

We went in June. There was a lot of seaweed on the beach so we didn’t get in the water. The food was my least favorite. I was hoping to get authentic Mexican food considering being in Mexico but everything tasted American washed, sin sazon! I would definitely consider going somewhere else. This place is great for quietness, families, and elders if you’re not too picky with food and just want some quiet time. The staff was prompt and nice. I will say the room service food was better than their restaurants

Food was good with variety to chose from. Activity staff was awesome and had activities planned every day. DO NOT get talked into going to Hyatt time share presentation at sister resort. Was horrible experience. Otherwise a good experience. Went to same resort 3 years ago and quality of resort and experience has gone down.

This is the first property where everywhere we ate, the food was good. The rooms are huge with more than enough space. The WiFi worked great without ant issues. There was good entertainment. They do make sure you have a drink in your hands at all times around the pool. They bring you drinks and food where you don’t have to get out. The only thing is the drinks are a little watered down. There’s no need to try to go on the break because it’s full of seeweed which was a bummer. The staff at the resort were very nice an accommodating.

We were a family of five. No real greeting upon arrival. We were supposed to have butler service-never met him once. When you wake up in the morning same dirty towels and glasses all over the resort. La Parilla’s food is good. The service there is really bad. Miyako was outstanding. The buffet is substandard. Iha
