Really pleased to have found this hotel. The staff were really helpful and friendly. The hotel was clean and the rooms was just right. Breakfast was great with lots of choice! It has good access to all areas of Brighton and regular bus services. The very unusual thing is that is has plenty of parking and free, rare in Brighton! I would not hesitate to stay here again!

Booked an overnight stay prior to a university tour at the university of Sussex the next day. Location is great with free parking and breakfast included. I picked this hotel as it is the closest accommodation to the University Check in is via the bar and not clearly signposted so that would be helpful for new arrivals. Room 6 was warm clean and spacious with a huge en suite bathroom with large oval bath and massive shower. Large fluffy towels and great quality shower products. Very comfortable and large bed with plenty of pillows and warm quilt. Bar food was speedy and a good selection available. Breakfast choices were great and the food was tasty with a hot plate with our full English breakfasts with local produce. A lovely hotel in a great location with views of the coast

Lovely room, on the smaller side but worked well for what we needed. Good value for money. Comfortable bed and everything was clean and well presented. Staff were friendly and helpful. Hotel is located on busy road but could not hear noise at night which was very good. Close to bus stops for easy travel into Brighton centre. plenty of parking on site and felt safe. downsides: the pub was busy when we tried to check in and we and another guest were stood around waiting a while to get staff attention to show us to our rooms. the hotel and pub had a power cut one morning and could not serve the hot breakfast menu so given a selection of continental options instead.

Lovely room. Daughter slept well on the sofa bed. I slept like a log in main bed. Aircon. Nice and clean. Great bathroom, and staff very friendly and helpful. Bus stop opposite into town. Cheap Uber to the Amex Stadium. All in all a great stay.

Great stay , nice room especially the bed and shower. Nice bar area and enjoyed the breakfast. Bus stop opposite to take you into the city of Brighton, cab back from the city centre only £12.50 so hotel in great location.

This hotel was a great find. It may only have a 3.5 star rating, but the experience was definitely 5 star. From the moment that we walked in, we were welcomed with a happy smile from the staff, who worked quickly and efficiently to get us checked in and shown up to our room. Well what can I say about the room. It was beautifully decorated, spotlessly clean and it was just perfect. There was even a little card left by Chelsea from the housekeeping team, to welcome us for our stay. What a thoughtful touch. The accommodation is above the pub/ restaurant part of the building, but also has its own access door, so you can come and go as you please. Breakfast was included and there is an option to gave either a continental style, or a full English. The views from the front of the hotel are amazing, looking over the downs towards the sea and Brighton. There is a bus stop almost outside, where you can catch either the number 2 or the 22 busses into Brighton if you don’t fancy taking the car and paying the extremely high price carpark charges. Busses run approximately every 20 minutes. If you are looking for a lovely base to explore Brighton from, without having to stay in the town itself, then I would highly recommend The Downs Hotel. We had a great stay. Thank you everyone who looked after us so well.

I have driven past The Downs Hotel many times on my way to stay in Brighton Marina for work in the area. The Down is definitely my new choice of hotel in the Brighton and Hove area.

Ottimo hotel sopra un pub. Stanza e bagno nuovi e curati nell'arredo. Buona pulizia degli ambienti e buona colazione. Unica pecca non ci è stata rifatta la stanza. Il personale si è limitato solo rimpinguare capsule del caffè e biscotti, ma non sono stati rifatti i letti, pulito il bagno né cambiati gli asciugamani. Ci siamo fermati due notti e non è stato un grande disagio. Solo per questo non assegno il massimo alla pulizia. Il ristorante è buono e adeguato nel prezzo

I stayed here for 2 nights and my room was beautifully decorated, really clean and smelt great - thank you Chelsea and Myline for the lovely clean room and little touches were also appreciated. Parking is a bit small but not a big issue. All the staff were very friendly, welcoming and accommodating and I would recommend staying here to anyone.

An absolutely fabulous stay. Spacious room with comfortable bed. Cleanliness was perfect in both room and bathroom. The bathroom itself was stylish with a lovely shower. Breakfast was ample and very very tasty. Good quality TV, and room service was available with meals from the bar I noticed (I did not need this service). Even though on a main road the noise was minimal so assume there was good double glazing. There was some noise with music from the downstairs bar but this finished at a reasonable hour. For the price the Downs Hotel in my eyes is a little gem.

Lovely room. Great bed. Big bathroom. Breakfast was delicious. Shame no housekeeping, especially in that heat and bins were full. Music from downstairs was a put off ... We expected it in the evenings (the rooms are above a pub) but not so early in the morning (it was on for breakfast so an early alarm call).

Beautiful room with lots of space. Great for a family. We plan to stay here again. The breakfast was also amazing! Oh and the location was only a 5minute drive from the marina which has free parking.

Probably the worst room location I have ever stayed in It was outside the hotel on path to garden and on main road with a door to the room with a very small window and a blind at the door not fitting so let in light Toilet leaking all night on first night fixed by manager next morning asked for different room was told non available Had no choice but to stay as it we had to stay to see someone Room number 7 Food was good

Staff are great - friendly and helpful. Rooms I booked were ok based on price and amenities. Location of rooms I booked dreadful. Accessed directly from outside and 1 in particular with a window next to the cross roads and traffic lights on a very busy road. Noise unacceptable through both the door and the window - felt a bit like Harry Potter fitted in under the stairs. The roller blind / blackout blind on the door is a waste of time as the door closure mechanism at the top of the door meant the blind starts part way down the door and light streams through as soon as day breaks and the bed is sited directly in front so it hits you right in the face. Very disappointing overall. Breakfast was good.

Stayed here a couple of years ago and now vastly improved. Only watch out I'd have is that the windows in our room didn't open (presumably security reasons) so could get very warm in the room in the summer. Would stay again

A nice, welcoming pub. Room and en suite very good with comfortable bed. Unable to have breakfast as it was not available till 7.30 and we were leaving at that time for the ferry. Bar and food were fine, no problem. Unfortunately, the pub is on a very busy road junction, and this made it noisy. Also, as our room was at the front and overlooked the outside seating area, it was also noisy.

Our room was very clean and well presented. The bathroom was excellent. The only negative about the room was that it was very hot,windows could only be opened slightly for safety reasons. A fan had been provided but in the unseasonally hot weather it was not of much use. All the staff were so polite and helpful.

Had a really great overnight stay here. The rooms are really well decorated and furnished with everything you need. Spotlessly clean and had a really good nights sleep in the comfy bed. Overall a positive experience, room, food, location all good. Our only slight concern was not being aware prior to arrival that there were no members of staff on the premises overnight. We only became aware when being told extra details around fire procedures & being asked to sign to say we understood the procedure. When rechecking the booking we could not find anything that actually stated guests would not have staff on site overnight only again information around fire procedures, feel this is misleading & should be made clear before booking.

Could not fault our stay - stunning room, welcoming staff, and incredible food. Lots of board games in the bar for families which was great. Our son commented that he'd had the best sleep of his life :D We will absolutely stay again next time we are in Brighton. If you have little ones, it may be an idea to bring ear plugs for them if they need an early bedtime as the rooms are of course above the pub. Wasn't a problem for us but you could hear the music until about 11.10pm.

Lovely room, on the smaller side but worked well for what we needed. Good value for money. Comfortable bed and everything was clean and well presented. Staff were friendly and helpful. Hotel is located on busy road but could not hear noise at night which was very good. Close to bus stops for easy travel into Brighton centre. plenty of parking on site and felt safe. downsides: the pub was busy when we tried to check in and we and another guest were stood around waiting a while to get staff attention to show us to our rooms. the hotel and pub had a power cut one morning and could not serve the hot breakfast menu so given a selection of continental options instead.

This hotel was a great find. It may only have a 3.5 star rating, but the experience was definitely 5 star. From the moment that we walked in, we were welcomed with a happy smile from the staff, who worked quickly and efficiently to get us checked in and shown up to our room. Well what can I say about the room. It was beautifully decorated, spotlessly clean and it was just perfect. There was even a little card left by Chelsea from the housekeeping team, to welcome us for our stay. What a thoughtful touch. The accommodation is above the pub/ restaurant part of the building, but also has its own access door, so you can come and go as you please. Breakfast was included and there is an option to gave either a continental style, or a full English. The views from the front of the hotel are amazing, looking over the downs towards the sea and Brighton. There is a bus stop almost outside, where you can catch either the number 2 or the 22 busses into Brighton if you don’t fancy taking the car and paying the extremely high price carpark charges. Busses run approximately every 20 minutes. If you are looking for a lovely base to explore Brighton from, without having to stay in the town itself, then I would highly recommend The Downs Hotel. We had a great stay. Thank you everyone who looked after us so well.

Really pleased to have found this hotel. The staff were really helpful and friendly. The hotel was clean and the rooms was just right. Breakfast was great with lots of choice! It has good access to all areas of Brighton and regular bus services. The very unusual thing is that is has plenty of parking and free, rare in Brighton! I would not hesitate to stay here again!

Great location - nice walks across the Downs and 2 different buses stop outside the hotel that take you to the sea front and city centre within 20-25 minutes. The room was immaculately clean. The family room was really spacious. Breakfast was good - enough choice and good service.

Booked an overnight stay prior to a university tour at the university of Sussex the next day. Location is great with free parking and breakfast included. I picked this hotel as it is the closest accommodation to the University Check in is via the bar and not clearly signposted so that would be helpful for new arrivals. Room 6 was warm clean and spacious with a huge en suite bathroom with large oval bath and massive shower. Large fluffy towels and great quality shower products. Very comfortable and large bed with plenty of pillows and warm quilt. Bar food was speedy and a good selection available. Breakfast choices were great and the food was tasty with a hot plate with our full English breakfasts with local produce. A lovely hotel in a great location with views of the coast

We found our room very clean with a lovely shower, everything was in good condition and clean. The public areas were well kept and nicely decorated. Food in the evening and at breakfast was very good and all the staff were friendly and helpful. The only down side was the busy road directly outside and associated traffic noise. Luckily our bedroom was at the back and was quiet.

Great stay , nice room especially the bed and shower. Nice bar area and enjoyed the breakfast. Bus stop opposite to take you into the city of Brighton, cab back from the city centre only £12.50 so hotel in great location.

What a great hotel/ pub. Usually stay on the sea front but this was a last minute need to go to Brighton and the prices were very expensive. Found the Downs Hotel, on arrival the staff were very friendly and helpful, was shown to my room which was upgraded from a single to a double without and charge. The room was spacious, nicely decorated and a lovely modern bathroom. Tea and coffee making facilities were great with coffee machine even. The room was nice and warm and had obviously been cleaned to perfection by Sarah who had left me a personalised card. Breakfast was included, i had a full english cooked to perfection with two of everyting! A very enjoyable stay and will definately be staying there again on my next trip in a month or so.

Ok place. Basic but comfy room but right on top of a major road junction. Wouid be boiling hot in summer too. Breakfast had to be abandoned as way too slow. Dinner was very average, overcooked veg and small portions.

An absolutely fabulous stay. Spacious room with comfortable bed. Cleanliness was perfect in both room and bathroom. The bathroom itself was stylish with a lovely shower. Breakfast was ample and very very tasty. Good quality TV, and room service was available with meals from the bar I noticed (I did not need this service). Even though on a main road the noise was minimal so assume there was good double glazing. There was some noise with music from the downstairs bar but this finished at a reasonable hour. For the price the Downs Hotel in my eyes is a little gem.

Lovely spot just outside Brighton. My partner needed surgery at the hospital down the road and it was a perfect stay for us to ease our worries and recover. The staff were lovely and the rooms were super cosy but large enough to walk around in. Bathrooms were great too with lovely showers. The food at the pub downstairs was incredible - don’t think I’ve had such great fish and chips in a pub before!! Highly recommend.

Really good pub hotel on the outskirts of Brighton. The rooms are clean a comfortable, the breakfast was excellent, and the staff were all really friendly and accommodating. Would definitely recommend for a good value stay with free parking only a short taxi away from Brighton.

This is a beautifully renovated hotel a short drive or bus ride from Brighton. The bus comes every 10 minutes and it’s a pretty drive into town. Our room had a gorgeous view over the south downs and the sea. The staff were friendly and attentive. The breakfast was lovely. The bed was super comfortable and we had a great night’s sleep. Would definitely recommend.
