Beautiful historic hotel! We truly enjoyed our stay. Friendly helpful staff, quiet location with beautiful park across the street. Unfortunately, the property is not accessible friendly. We had to carry all our luggage up several steps to enter and the hallways and elevators are very small and narrow.

The location is great to both Tubes and buses and we would stay in this area again. Unfortunately we were very disappointed with the hotel. It's looking run down. The room was very small, since we paid extra for the "deluxe". Headboard was torn and worn down, towels are thin. The wifi was horrible and non secure, which made it difficult for my husband and I to do some work on our laptops. There was no draft beer and only offered Corona in the bar. We thought this was going to be somewhere we would spend our evenings, but didn't feel inviting and couldn't get food there.

Very central to all the sites. Close to restaurants and Hyde and Kensington parks. Staff were very helpful. Only negative was no parking on-site and it was not made clear where to park for drop off upon arrival.

Our room was extremely small and the inside was 2 levels, saftey is a big issue. Very small bathroom, shower and sink. Double bed was small but comfortable. Room did not have a iron and board and the one they supplied was old. We had to walk up a flight of 20 steps just to get to the room

Only one towel in a two-twin bed room. I don’t understand that. This hotel is nice on the outside and the entrance, but don’t let that fool you, it’s Not four stars at all.

The pictures show a lovely property, however the rooms themselves are very small. Upon arrival to room the bathroom had not been cleaned with rubbish on the floor and bath dirty. The windows are screwed shut painted badly paint with paint on the curtain and cracked glass. Air con only sent out hot aire and the entire floor creaked. Finally the door handle to the bathroom was coming off. Really disappointing and others were complaining as we left

Another extraordinary experience at one of the best-run four-star hotels in London. For almost fifteen years, I've made the Grand Royale my home away from home. There is so much to marvel over inside: the gorgeous Edwardian architecture; the cleanliness of both the common areas and the rooms; the diverse breakfast options in two beautiful dining rooms run by the gifted Romanian sisters Manuela and Carmen; the remarkable location (two underground stations within a block; restaurants of all varieties galore; and the stunning Kensington Gardens and Palace across the street); and -- most of all -- the highly professional, trained front desk staff who always greet you with a smile or an offer to assist you. Rooms here are small. and the hotel, lovingly worn, needs upgrading and renovation -- but these are among the reasons why the rates are as reasonable as they are. Much better than expected. Nice area close to Queensway and Bayswater so good tube line options. Room a bit tired but bed was comfortable and linen clean. The price was good value for a London one night stay.

The hotel was in a great location close to the underground just off of the park. The condition of the hotel is a little tired in places and the rooms are small. The hotel however is very clean. The staff at the hotel were lovely particularly the staff in the restaurant at breakfast.

Room was little dirty, Duvet was lumpy which made it cold . We asked for blankets and got a single duvet. There was paint on the curtains, mastic in bathroom around the bath was extremely tacky and looked unclean which must have carried bacteria. At 5 am I was woken by a water leak in the bathroom from a ceiling spotlight. Dripping 2/3 time a second. This made floor and toilet wet. Went on for a good hour. As the room was I. Curtain were not suitable for the room there for allowing light into the room when closed, not shower curtain causing soaking floor exiting the shower area and no shampoo just body wash.

Beautiful building and great location. Staff are very helpful, especially at breakfast. The rooms are clean and comfortable. Had a good night's sleep as was quiet too which was unexpected as so many hotels can be noisy. I would definitely stay again.

It was a good overnight stay, but the Heating of the room was not really functional, and the room's TV could not have the subtitles removed. As we were only there for one night, it was not a priority to complain to us, the room was clean, especially the bathroom and linen, breakfast good and all staff were courteous and helpful.

Good location, the hotel public areas are steeped in history which we did appreciate but the guest room even though it was supposed to be an executive room was very small and claustrophobic, we had a stairs to climb inside our room to get up to the bedroom which was off putting as could be a safety issue. The shower was over the bath but the bath was raised so getting in and out was challenging. The bathroom floor tiles were all loose and moved under your feet and the shower didn’t have a proper screen so the floor was soaking after showering another safety issue.

Room was awful. Below ground, way too small ( you had to step out of the bathroom to put the bath mat down) and there was a crack in the bath that had been poorly patched up. Wasn’t a very cheap option and I know I could have had much better for the same price. ( just short of £250 for two nights b&b) The staff were very pleasant and the breakfast ok.

Hotel was fine, in a good location. The room was absolutely tiny, barely enough room for the small double bed. The bathroom had no shower curtain so water went all over the floor every time we used it. "Double Deluxe" is a bit of stretch to say the least.

Great location. Very helpful and friendly staff. Shower could use a shower curtain to help the water not get everywhere in the bathroom. Fridge wasn’t plugged in and there was no adapter but the staff were able to fix it after a day or so. Windows do not open so room was a little stuffy at times. Beautiful building.

This hotel was underwhelming. The room was very small. Difficult to manage bags for two people. There was no shower door or curtain which meant water went everywhere in the bathroom. The beds were hard. The pillows were small and hard and after requesting extra pillows twice, none were delivered. The front desk gent was not helpful and we seemed to be an inconvenience to him. It's only redeeming qualify was the tube access with two stations very close.

The rooms were small and oddly designed. When you walked into the room, you either step up or step down depending on the floor. The bathrooms were tidy. If you have tbe bath tub, most lightly, the water would spread on to the floor. The pictures were misleading. I am not sure why other people had given it high rating. We had 4 rooms and they were all bad.

Given a room in basement which was fine, went to go to bed at night and we had a light sensor outside the room that went off when anyone walked past on the street. Asked to change rooms (11.00pm) was offered to singles which we refused. Sadi they’d send us to a sister hotel and cover taxi fares (which they didn’t but did pay for on a visit back to the hotel the next day) the sister hotel refused us entry as not part of the chain. Called original hotel and they booked us into a 3rd hotel and we checked in at 2am (3 hours after our original query). I decide if that’s good service? Returned to original hotel in the morning as requested by night team to be told we couldn’t have a refund (oh sorry they offered us 15% 😂). U decide??

Staff is very friendly and responsive and goes above and beyond. I've stayed here on my annual visit to London for the past 3 years now and have enjoyed each stay. The rooms are simple and small, but clean. The ambience in the lobby area is great. The location is fantastic, very close to two tube stations and basically across the street from Hyde Park.

Careless stuff, No Amenities in the room, You have to call multiple times for anyone to answer you. The front desk swapped my room with one that is less in quality and the rooms are Not as described online at all. I will never repeat.

Extremely small room, and door could not lock from the inside apart from a small chain, deadlock did not work. Was told that all rooms have this. Staff at hotel were unhelpful and not knowledgable. Went to head office and spoke to regional manager and received a full refund and an apology which was appreciated.

There was 8 of us in our group, not all rooms were available so we left bags and left for lunch. I received an Email a couple of hours later to say the hotel was overbooked and the rooms were no longer available??! This must have been a mistake as we had already checked and we called reception to check, we were told it was your error and you did have rooms for us, very confusing and we were then a little worried as we weren’t arriving back at the hotel until much later.

Good breakfast But furious our booking could not be found… waited an 1hour then told there is no evidence of booking again. After using chat on Hotel.com they found the booking.. then another 30 mins to find room then told me booking not paid for which it was. Very upset as going to dinner and show and was late. Asked them to pay for our drinks while we waited,which they did. Poor communication from hotel on the situation and very embarrassing as I had booked it for 2 x friends.

Old-world Edwardian-style hotel. In places rather shabby -needs some tlc. Handy for Queensway tube station and Hyde Park but next to a building site. I rather object to having to provide photo id. Other UK hotels do not require this. Overall, convenient but not worth the cost.

Room was clean but needed TLC. Wish they would have mentioned that there is major construction next door and noise level terrible starting at 8 am. A/C did not function and room was stifling hot. The tiny bathroom somehow trapped heat or it was being brought in somehow making it like a sauna. The staff did accommodate our request for a fan

Convenient to transport links, buses and 2 underground 1 street over from hotel. Supermarkets, restaurants and pubs also in next street (100 mtrs walk) Hyde park (50 mtrs walk. Hotel very quiet, a little tired in areas but everything you need works and very comfortable. 3rd time at the hotel in 3 years and already planning to visit next year. Had the breakfast last year , very good but due to dieting this year did not bother as its very easy to eat too much. All in all an excellent stay again.

This hotel is in a fantastic location. Very quick walk to Bayswater station. Load of shopping for food or drinks. The hotel has a beautiful lobby, and it is very quiet. Our room was small as expected. Only fault was the wifi. It was excellent in the lobby’s beautiful lounge but in our room I had to stand by the door. Would stay here again.

Very close to two tube stations to explore London and literally just across the road from Kensington Gardens. Gorgeous breakfast. Our room was a little tired, could have done with a bit of maintenance work, but it was clean and comfortable so didn’t detract from our stay. We had a 4 year old in our group so being so close to the Princess Diana play park in Kensington Garden was very convenient.

The property is a unique historic building maintained to a great extend as originally built and decorated but with all modern amenities and cleanliness of a modern hotel. Very romantic and very different than the other standardized hotels in the area and elsewhere. The quality of the main breakfast offerings was well above average for the price.

The location is great to both Tubes and buses and we would stay in this area again. Unfortunately we were very disappointed with the hotel. It's looking run down. The room was very small, since we paid extra for the "deluxe". Headboard was torn and worn down, towels are thin. The wifi was horrible and non secure, which made it difficult for my husband and I to do some work on our laptops. There was no draft beer and only offered Corona in the bar. We thought this was going to be somewhere we would spend our evenings, but didn't feel inviting and couldn't get food there.

Excellent location for our 3 night stay. Close to super restaurants and Hyde park and Kensington Park are fabulous to walk round. Breakfast was super with lots of choice. Room was comfortable and clean. Staff were efficient and friendly.

Great location, and an excellent breakfast (the two sisters working there are a real asset to the hotel). Some parts of the hotel are very beautiful, but our rooms were very small and tired. First room had a shower in tub, which was too high for my partner to get in and out of and also didn’t have shower curtain, so it was hard not to soak the bathroom when showering. So we switched to another room with a shower stall. I’m 190 pounds and 5’11” and I could barely turn around in the shower. The stall leaked too, so we had to stuff towels around it to prevent the very tiny bathroom floor from flooding. Toilet had no leg room, so you had to sit sideways to use it. We had a tiny wardrobe with 8 hangers, and very little space to lay out suitcases, had to ask for a luggage rack, so we could put bags somewhere. Other rooms may be better, and one should expect small when staying in London. Rooms were kept clean, but maintenance was needed. Loose fixtures, loose window locks, missing curtain hooks etc. very hard bed. Wifi was good. This hotel was conveniently located close to two tube stations, and Kensington Park. Lots of restaurant options. If you stay here, include breakfast in your stay. Good English breakfast offerings. Foyer and lobby were beautiful. Flower arrangements were wonderful.
