We loved the privacy of our room at the back of the property. Easy, simple check in with no long lines in a loud lobby. FREE parking! Walkable distance to all of our favorite places.

Loved relaxing on the multiple porches with a complimentary glass of wine. Breakfast was delicious! Location couldn’t be better. Staff was friendly and helpful.

Totally delighted with our two night stay here. 5 stars to the staff, the atmosphere of this historic property, comfort, and breakfast experience. The porches and complimentary wine, brandy, and snacks offered a perfect respite in the afternoon after a day of exploring the sights and shopping in the historic district of the city. The location made everything walkable and the free parking was a plus. Don't think twice....book!

Easy walk to the historic district. I can see a potential for parking to be tight (depending on vehicle size) but had read other reviews so we got there early and was able to park with ease

We really enjoyed our stay. Staff is super attentive. We really liked sotting on the upstairs verandah during the day and then laye evening. Small things like complimentary sodas, water, coffee, snacks and small ice bags were really appreciayed. The included breakfast was delicious. And there's FREE PARKING!

Great location and many thoughtful touches like cookies, waters, soda, wine and even brandy. Breakfast was a treat!!

The place was really cute. Our room had a separate jacuzzi tub on the other side of the bed in what was probably a closet at one time. They had a common balcony, screen porch and parlour. The breakfast was great. It was right in the historic district.

Amazing B&B!! Central to everything in the Historic District, this property is extremely warm & welcoming with a lot of attention to the small details that make your stay comfortable & memorable. Cozy upstairs veranda with a hanging swing & chairs to sit back with a bottle of wine in the evening & watch the everyone walk by. Breakfast was @ 9:30 sharp & featured an excellent menu of very tasty & freshly prepared food that was more than enough to get your day started. The rooms were clean, the bed very comfortable, & the staff was extremely friendly, welcoming, & accommodating. Parking was also easy. We stayed in the Miranda Room for 2 nights & couldn’t have been happier. Will definitely be back!

Warm welcome. Clean room and one street over from George St and a block from Flagler college. Free parking and free breakfast are huge benefits. Catie and entire staff were super kind and helpful. Porches were wonderful to chill on.

We stayed for 2 nights for a family event and did not receive any room service at all. We had to go ask for our own towels and the bed was not made or room cleaned up. The shower tub has rust and dirt all in it. A little CLR or Limeaway would have done wonders for cleaning it up and making it presentable. Otherwise the Inn was in a great location, and everything else is clean and spotless. Food was excellent, but wished that they had service earlier than 8:45am as we had to leave before then so could not get our breakfast on day of departure.

Beautiful B&B. Super clean and comfortable. Lots of nice small touches. The upper level has a large covered porch open to all guests. Breakfast was delicious. Homemade and yummy. Sometimes older buildings in St Augustine have mildew smells, but Old Powder Mill had none. Each room was fresh and clean smelling. We were delighted.

Very clean, great location. We walked everywhere.

The mattress felt like a lumpy old mattress and killed my husband’s back. The wallpaper looked old and dingy and damaged. There was some mold, near the air conditioning and a plug-in for the air condition looked like a fire hazard. The molding definitely needed to be painted and the ceiling had those cheap office tiles that are often used to cover up damage. .

The dining chairs were short, small and not comfortable. The toilet was the shortest, smallest toilet I’ve ever seen. The bathtub had rust stains, old and felt like I didn’t want to take a shower. For $325 a night I didn’t expect Sams brand chips and soda. They talked about a welcome white wine. They didn’t have any. The nights were extremely loud, hard to sleep, they furnished white noise machines and earplugs. Asked for tips for services. Old furniture not very comfortable.

We had a very enjoyable stay. The owners and staff went above and beyond to make us feel welcome. The room was very clean and comfortable, parking was an added bonus, and breakfast was terrific!

We thoroughly enjoyed our stay. The place was very clean, and the breakfast was outstanding. Delicious! We loved the location. It was within walking distance to many restaurants and shops. If we are in St. Augustine again, we will definitely stay at this quaint place.

Pro’s: Breakfast was wonderful Heather the waitress or manager was very nice Cons: Our room (Spendid) was pretty much on the street. We maybe got 3 hours sleep per night between cars, street cleaners and garbage trucks.The inn provided ear plugs in our room so they knew how bad it was. Breakfast, although very good wasn’t served until 9:30 so by the time you ate most of your morning was gone, so much for morning site seeing. Coffee not available until 8:00 so you have to walk down the street for morning coffee. Expedia says a live person will greet you but check in is after 3:00 and the staff leaves at 3:00. We had a hard time finding our room because there was no name or number on the room . Never met the Inn Keepers or if we did they didn’t introduce themselves. Toilet rocks very loose. All the other times we’ve been in St Augustine we stayed at the Best Western Bayfront for a lot less and it was quiet. We won’t be back

Early rises might prefer the breakfast to be served earlier than 9 am, but people who are willing to wait a little are rewarded with an excellent unique breakfasts! Our “Memories” room on the first floor was charming, spacious, with a character (decorated in vintage style), and inviting. The overall property is in a nice historically preserved condition and stylish decor of the past times. Hostess was hard working, accommodating, and welcoming. Location was super central and we walked everywhere. Highly recommend this place!

Wonderful weekend. Very clean. Room was comfortable. Bathroom was small but very clean. Breakfast was good each morning. Patio furniture could use some refurbishing.

Very close to all the attractions but very quiet. Felt like home. Rooms are nicely decorated.

The People were friendly. The rooms were clean. AC window conditioner never stopped running and Security lights came through the windows, so room was quite bright at night. The beds were comfortable. The breakfast was meh. The Location is GREAT! You are in walking distance of just about everything

Owner & staff were very hospitable & accommodating. Our particular room was a little small compared to what we are used to but it was good for a couple days. The only complaint we had was the bed; though it was comfortable, it did sink just a bit; but again, it wasn’t bad. We had a wonderful stay & will definitely stay again & recommend. Katie & her mother were simply lovely; we loved their homemade snacks that were always available; such a nice touch. Our housekeeper went above & beyond for us, she was wonderful as well!

Disappointed. Booked a large king size room and it had the smallest bathroom ever. Gooogle maps said the place was permanently closed when we searched for directions. Could be indicative. It is. Convenient to walk anywhere. There are little touches of good effort but overall disappointed. There are a multitude of B&Bs in the area as well as lovely hotel options.

This is a quaint, old building with small rooms, outdated climate control & plumbing, makeshift bedding, age stains, and awkward layouts, (e.g. public deck with seating has a window right into our bedroom as well as another.) The parlor is charming and offers complimentary coffee and brandy - although the carafe was empty when I wanted a nip. Soft drinks are complimentary from a fridge on the upstairs deck. Those service aspects - as well as the breakfast - were outstanding. And if the stay were priced at $150/night, I would be on here raving about this BnB as a gem in St. Augustine with thumbs up and 5-stars everywhere. However, at $450/night, this is atrocious, and I feel ripped off. The water pressure is like a Greek youth hostel, the bedroom window has no blackout blinds, so the room was light all thru the night by the deck lighting. Climate control is jury rigged - there's a thermostat on the wall for cooling, but if you want heating, there's a wall unit mounted in the back wall of the closet, so you have to figure out how to turn on in the dark, and then you have to leave the closet door open so the heat blows into the room. You have to monitor it manually since there is no auto on/off, and if left alone, you could spend the night in a sauna. These might all be idiosyncratic in a cheaper setting, but for $450/night, I expect more. A lot more.

Great place, great location. Breakfast was very good. Having a handy man plane the swollen doors would stop all the slamming noise. It was a bit extreme and impossible to sleep past 8. It really is a simple fix.

We booked a couple of weeks in advance and we reserved the room called “memories” I was excited because I have stayed in several B&Bs in St Augustine and was looking forward to trying a new one. I got a text confirming my reservation and the details of check in. Instructions were to open a drawer on the desk on the porch to find an envelope with room keys. We arrived and followed instructions but no keys. I called and was put on hold for about 15 minutes while someone tried to “figure out what was going on.” Finally spoke to someone who said they had no idea what happened but they would get us in a room. The room they had available was not at all what I had booked but we were tired so we were going to just try to make it work. Katie who I was speaking with made a point of telling me that there was an online disclaimer saying they reserved the right to change rooms at any time. She was adamant that as long as she put us in a room there would be no refund. I was preparing to take a shower for our dinner reservation and when I checked the bathroom there was no hair dryer. Hairdryers are most definitely an amenity that are listed. I called her and she suggested I go look in the bathroom off the parlor. I did, there was no hairdryer there either. By this time I was beyond aggravated with the entire experience and really just wanted to leave. I was told absolutely no refund. She said I was going to leave a bad review anyway so of course at that point I felt obligated!

This old guesthouse is kept in wonderful condition. It is a short walk to historic area and the parking is free. The breakfasts are top rate and host Cady was friendly and helpful.

I really want to rate the staff one star because they’re really wasn’t any staff. The one young lady who served us breakfast was excellent but she is the only human we saw in the 20 hours we were at your bed-and-breakfast. We’ve traveled all over the world and stayed in many bed-and-breakfast, including one in Istanbul . There has always been a human at least to greet us or for check out; we were lucky that there was a young man cleaning when we came because there was no way we could’ve found our room without him helping us. When I tried to inquire about checking out I texted the two numbers given to us and I also called, no one ever responded to my text or my phone calls; this is really unacceptable for the prices we were paying Also although the wine and brandy; cokes and water were nice touch it would’ve been nice to have had a wine and cheese night like many bed-and-breakfast do. if you’re staying in an upscale B&B, you expect something more than rice crispy squares Not seeing any staff other than the girl serving us breakfast and the young man who was cleaning was really upsetting, the fact that there was nobody around also made it unsafe. When we came in at night there was a young couple in the living room just kind of wandering around. We thought they were guests, but we never saw them again. I think they walked in off the street. This is just dangerous. There are so many good things about this place; the location, the lovely building and the excellent breakfast

We were afraid it would be noisy at night, but the street noise (formidable during the day! Doesn't St. Augustine have a muffler law or anti-booming music from cars statute?) slackened at night and it settled down. Nice place. Will stay there again.

Our visit got off to a bad start when we arrived and there was no host to greet us or unlock the doors. The owners had texted me with instructions to find the key, but, somehow I never received it. Unfortunately we never saw the host at all during our 2 night stay. The breakfasts were very good, with very pleasant staff cooking and serving. The parlor and breakfast rooms were very pleasant and clean. Our room was surface clean but needed an overall deep clean and some updated furniture. The best thing about the inn is its location. It is in walking distance to so much of historic St. Augustine.

The staff at the bed and breakfast were so attentive and made our time wonderful, its location is ideal to go back and take a little break in between exploring the area.

We have stayed here before under the previous owners and were equally pleased with this visit. Thankful for the detailed emails for the visit, lovely room, free parking, and delicious breakfast. The staff was exceptional, very friendly and kind. It was a great getaway for us.

We had such a wonderful stay. The attention to detail that we have not seen in other B&B's was amazing. From being welcomed with a glass of wine to comfy robes no details were missed. We stayed during awful weather and they had umbrellas and rain ponchos for guests. My only complaint was the coffee at breakfast. Would love a pot of hot, strong coffee, not Wal Mart Kuerig options. ;) Staying here will be a new tradition for us! Thank you so much to the owners for a lovely stay.

This property has the absolute best location! Close to everything without being on top of it all. The greeting was kind and welcoming. The little touches made you feel welcome and at home. Breakfast was delicious along with the live music to add ambiance. The only knock was that our bed could have used a memory foam topper due to it being somewhat hard.

Property was lovely, greeted by Paige on arrival who seemed to be informative, the room was beautifully decorated and had a fridge with free sodas on the veranda. I had booked Bed & Breakfast and paid a little extra to have free parking and food, however there was no breakfast which left me disappointed and disgruntled from this experience, I only got this information from a guest who was staying here, Paige did not tell me it was not going to be available.

What an awesome stay here! It’s so close to the historical district and we could not have been happier. We traveled to Charleston, Savannah and twice to St. Augustine and I don’t think we will ever go out of Florida again. The homemade breakfasts were outstanding and the owners were so kind. Thank you for a memorable stay!

Breakfast was no more then OK, the second night we received gift cards to have breakfast in another place (said it was because of too few guests)… gift cards were old and almost not accepted. Bed uncomfortable.
