It's really tricky to give our stay a fair rating. The entire building is poorly maintained, the beds old and weirdly bouncy, and there isn't much positivt to write about. But worst of all, no air conditioning and very small windows, which initially made our stay a complete nightmare. Our room was on the top floor, and it was scary how hot it got in there. I asked for a thermometer, which of course wasn't available, but I would guess somewhere in the range of 40-50 degrees celcius. There was a big, wall-mounted fan, but it sounded like a WWII aircraft, and didn't help much, since the only window was so small, and on top of that there was some kind of concrete wall outside, blocking about half of the opening, so the air just wasn't moving. After complaining to the staff in utter desperation, the next day we were moved to a room on the ground floor, which made a huge difference! It was still hot, but improved our stay from seemingly healty threatening to only borderline unbearable. And the staff really did all they could to make our stay as pleasant as possible, under the given circumstances. They moved us to a new room, and also replaced our fan several times until they found one that worked properly. I do feel bad for whomever ended up in our old room though...

While this property and stay were pleasurable, the heatwave in London really affected my experience here. Unfortunately, my stay was during a very hot period in London, and as there is no air conditioning in the hotel, the room was uncomfortably hot for the duration. A fan was provided; however, this just seemed to move the hot air around and didn't actually help with cooling the room. When I arrived, the two windows were open, so the room was fresh but very warm. As I was on the ground floor, I closed the windows and turned on the fan. After an evening out, I returned to what could only be described as a furnace! It was uncomfortably hot and my sleep was very poor on both nights. While the property reflected the price, I was a little disappointed by the condition of the room - very dated, peeled paint in the shower, unclear grout in the shower base. Luckily, as my trip was a business trip, I was able to stay away from the property. While my feedback is highly influenced by the heat of the room, during a regular, non-heatwave time, this would be ideal for a low-budget stay in London, where little time at the property was required.

The location is good. The assistance with the luggage was initially good with our check-in and room transfer however on departing 4 seniors had to lug the luggage down 3 flights though we we informed the reception desk of the needed assistance. This was not acceptable, as it was known and requested @ time of checkin. Unless your young and/or substantially fit to carry luggage up and down stairs this hotel is not for you. Dont have high expectations.

I knew this was not a five star hotel and I just needed it for one night. The clerk checked us in and held our luggage until 3 PM and helped us carry it up the stairs, which we really appreciate appreciated. Location was great for coming off of Paddington station. The pillows and bed were excellent.
