It is a very quiet property for relax. Order food at beach before 6pm, drinks and food good. Access to beach close at 6pm but you can go thru main door. Does not have refrigerator, hair dryer and needs more maintenance or a good handyman

Hotel has a great location but is in need of renovation. Towel racks missing, security entrance doors are problematic but the pool and beach area are great. This place is more quiet after midnight compared to others in the area and one feels safe.

Location, location, location! If you want to be within walking distance to Quinta Avenida, Portal Maya, Paseo del Carmen Shopping Mall, ADO public transportation and the ferry terminal to take you to Cozumel, this is the place to stay. It's a beautiful place with a view! We stayed at one of the "ocean view" rooms, but didn't realize that it would actually be ocean front. It is a quiet, adults-only hotel that includes breakfast, a pool and did I mention it is right on the ocean?! The staff is friendly and attentive. We enjoyed our stay and would stay here again.

No one spoke English which is understood being Mexico but still frustrating being right in middle of the tourist spot. The tv did not work, you have to do WiFi at front desk nothing in room to tell you and no phone to call them. Room was tiny. Went to beach and they said they didn’t have chairs left even thought there were 15 stacked behind him. Bar and pool closes at 6. They even close off so you can’t even walk to beach they put up gates before sun even set. The door to the room is sliding glass with very old hard to open lock. Once you walk in room the bed is against the wall and just enough room to walk on other side. The ac was barely cool. You are one block from bus station and two from ferry and one block from the tourist street with all the shops and restaurants. You get what you pay for. It’s not bad if your just looking for a bed for the night but I wouldn’t stay here again if I was actually on vacation.

Great hotel & beachclub, near busstation and 5ta Avenida. Really loved the pool area and staff. Room was simple but convenient and clean.

There is no refrigerator no, no drinking water shower has a little hot water. But its location is really nice. It’s right off the ocean. place clean the bed is Great. The pool side rooms are nice. El hotel está muy bonito, agradable, tranquilo, creemos que tiene áreas de oportunidad ya que tiene un área en la alberca no muy bien aprovechada, el servicio y atención está bien, lo único que no nos pareció de nuestro agrado fue que rentan los camastros de la playa al público, que está bien porque es beach club, PERO si uno es huesped del hotel nos deberían dar prioridad , literal los camastros de amero delante frente al mar no nos dejaron ocuparlos porqué estaban "rentados" a externos del hotel,,, ósea ok, pero dejen que los huespedes tengan los mejores lugares, ya los de atrás que sean para renta, y luego acomodando camastros y sombrillas por todos lados, sin orden, me tocó ver a huespedes que ya no alcanzaron camastros y estaban en unas sillas ahi nomás. Otra cosa que no nos gustó mucho es que cierran el restaurante a las 5pm y el acceso al mar a las 6pm, un poco temprano a mi parecer. Todo lo demás está bien, solo les hace falta mas mantenimiento a las habitaciones.

Great Place , Nice pool and wonderful staff, private Beach and great beach clubhouse

I travel a fair bit about 16 weeks a year. I've had my share of unclean hotels/rooms. From the second I walked in the entrance I felt things were neglected and run down. I was bit 4 times by flees or no-seeums while checking in while standing in their lobby. When I went to my room I was disappointed. The walls had black mold in several places. There was no way I could stay as I'm very allergic. I went to the front desk, to mention the black mold and that the bathroom shower wouldn't drain. The front desk attendent didn't seem to care and brought a plunger to try to fix the shower. The shower drain had a plastic cover over the drain, I asked why, was explained it was to keep the bugs out. I showed him the mold all over the walls and he shrugged his shoulders. I requested another room, was told there were NO other rooms available. I said I could not stay, this was claimed a 3.5 star it wasn't a even a 2 star. VERY DISCUSED AND DISAPPOINTED. I asked for a refund and was told I would have to contact Hotels.com. Hotels.com tried several times to reach the hotel with NO RESPONSE. I was exhausted and I now had to find another hotel with NO REFUND and NO Support. The pool area had moldly lawnchair cushions, the beds by the pool were dirty and should have been thrown out. I wouldn' dip a toe in their pool. I rarely leave a bad review as I understand how difficult it is to keep a hotel clean This place needs immediate attention. Just look at my pictures...So SAD.

I chose this property because of the location. Right on the beach. My room had great views. Reason for booking. The reviews were very conflicting and I understand why. Parts of the place are run down and despretly need attention. My room was overlooking the beach but there was so much wrong with it. The safe was broken and didn't lock. The sliding patio door didn't lock. The sheets didn't appear crisp white and had permanent stains on them. The window was very dirty. I was concerned because the safe and door clearly were tampered with. I travel alone and didn't feel safe. I was placed in another room once I asked. I appreciated this aspect. Thank you. The pool water looked like it needed some care. The staff were just doing their thing. Front dest staff was great. Beach aera. Noone ever came to take my order. I always had to go ask, but they were friendly about it. I understand that not all things can be updated all the time. I understand that this is on the lower spectrum but location is the attraction. What i don't understand is those simple things that can be done with regular maintenance. Remove the broken safe out of the room. Fix the locks, don't use stained sheets. Wash the windows, at least inside. Fix the awful broken curtains. That would make a difference. These are simple little things that are ignored but make such a difference. They don't take much effort. If you can overlook these things, stay here for the location.

Excelente ubicación, muy buen servicio, instalaciones muy cómodas, muy limpio tanto habitación como áreas comunes del hotel, tranquilidad absoluta, personal muy amable y atento, dispuestos a apoyar y orientar respecto a las dudas y lugares por conocer de la playa, 100% recomendable, sin duda regresaré a ese hotel

Room smelled of sewer gas and was in relative disrepair. Paint was chipped, black mold, bathroom door was broken and didn't latch. It wasn't as pictured. I think some of the other rooms were nice, but 123 was a dump.

Poor service, the staff was late to clean our room, and we were out exploring all day. When we came back we still had to wait 20 minutes. The property was not taken care of, there is water damage and mold in the walls and old rusted rails and chairs. When it rained the cushions were not brought in which lead them to be damp and smelly the next day. The bath towels also had holes in them. The person In the front desk was always on their phone and we were never greeted. I am a pretty relaxed person and even debated on leaving after the first day but I tried to toughen it out. I do not recommend this hotel to anyone. There are way nicer and clean hotels along the beachfront!

The hotel and outside areas are in horrible condition.. pictures on the website are at least 15 years old.the room was in need of repairs due to deferred maintenance. False advertising to say the least.There was no restaurant -the room was across the street all the pictures are lies. Now the room was BAD Missing tiles in the shower, toilet paper holder was torn off the wall, the “rain shower head” was broke so the water poured from the broken plastic like a 1” garden hose, the mirror was broken and hanging loose off the wall. There was visible black mold on the walls and ceiling even with a dehumidifier running the beds were WET with moisture and smelled of mold and mildew. Like a gross basement. I have asthma so I immediately complained to management that it was a major health hazard for me to stay in that room. He agreed and said the room should be repaired before renting it out again. He asked the owner if we could be moved due to my health. Owner said NO he doesn’t care about me, my health or Expedia!! To move across the hall same room and issues for $600 more. Which I refused to do. We stayed out of the room except to sleep and I still ended up with an upper respiratory infection which ruined my vacation requiring medication and staying out of the sun!! The staff cared and was excellent.

When we arrived there was no water at the property. We also encountered lots of bugs in the room.

This was a terrible experience, the photos are deceiving. I was placed in a “cabana,” room with run down construction and patched over with wood, plastic etc. the sheets smelled dirty and the bathroom wasn’t well cleaned. The shades did not provide privacy because you could see everything into the room.

I loved my stay here! I stayed in a beach front suite. My sunrise view was absolutely spectacular! The location is in an area that allows you to have quiet and dark after the sun goes down, and a completely empty beach for sunrise shots. The waves roll in from up the beach a bit stronger and create a nice calmer area from the point of the hotel to the ferry dock down the beach. The hotel is only a couple blocks from Parque Los Fundadores, and 10-20 minutes walk via 5th to the main mall, clubs, and resorts. Basic accommodation as far as being a fancy spot, but rooms were kept VERY clean by the amazing staff. The housekeeping team even made different towel shapes for every day of the 10 day stay! Hot water worked the whole time, and we did not have anything in the room that was in need of repair, other than the unreliable wifi. Wait staff of the bistro downstairs was AMAZING! we didn’t realize until the end of our trip that they are not part of the hotel itself, so don’t be surprised when they don’t unlock the gate to the beach until 10/11 on Mondays, but the staff that took care of us was absolutely incredible. Moses took care of me in the morning, remembered my breakfast order and even got me down a beach mattress for the super lovely cabana beads when I got my coffee at 8 am every morning! Julie was a delight to see every day and was always on top of whatever we needed until closing. Both worked for Mekesh, which is apparently a new beach side cafe/bistro/bar.

This place sucks you in with nice pictures and reviews, yet when you book the "standard room" it turns out to be across the street in another hotel. When we got there we were immediately told our room was nice but we should consider upgrading to the hotel I thought we had booked for a mere doubling of the price. We declined and the room we got was under 100 sq ft with no space except for the bed. No room or space for luggage, no furniture and totally depressing. Of course no cancellation either. As the door also didn't lock, we got the adjacent room which was a bit bigger but also no chair, table , furniture or normal amenities. Also, our back window looked out on a concrete wall 2 ft away, the front to the common area and room access. Unfortunately, it didn't lock. The room door had cheap loose push button lock, no deadbolts or security feature, and the place felt insecure. Also, virtually no water flow in taps, horrible pillows, worn out room and beach towels and nasty perfumed toilet paper. On a brighter note, the staff did a good job cleaning the room, the air condition was new, quiet and worked well, the beach was great as were the recliners include in the cost. For what we paid there are many better options in town so I wont ever be back to this place.

The hotel was fine for a budget property on the beach. It was very minimal (no hair dryer in the room, hard bed, not enough pillows, low lighting, only one trash can in the bathroom -- not in the room). DO NOT GET THE BREAKFAST. After I ordered, was told could only pick from options in one item. So I choose something else. But when they brought our food, they changed my boyfriend's order as well... and all of it was very meh. Gave it one more try the next day, and it was so over salted that I had to send it back. I rarely send things back, but I just could not. They remade it, but it took awhile and was cold by the time it got to me. The fruit it came w looked so sad. The staff was nice enough. We did not find out until check out that the beach towels were available at the front desk. That might have been in the fine print somewhere in check in, but it wasn't mentioned by staff. We tried to adjust our expectations based on other reviews but walked away disappointed. It was a good price for a last-min getaway. And surprisingly, as close as it was to the chaos of that main drag, it was very quiet inside the rooms. That was good.

When I open the curtains in the morning, the view of the beach and ocean was stunning

If you are booking the rooms around the pool or seaview this place is very good value for money. It was relatively clean, comfortable and quiet. The food was great as well as the location. It isnt a big 5star hotel but it was punching above it's weight with regards to value. I had heard some horror stories and would stay at the cabanas but the hotel was really quite pleasant. Yes I would go back

Fint hotell med strand där solstol ingår. Bra musik vid stranden. Tråkigt vatten i havet för bad, mycket vågor och tång. Men poolen var kanon! Vi bodde i ett bungalo liknande hotellrum med "halm" tak. Airkonditionen var riktad rakt mot sängen vilket inte var så bekvämt. Djur klättrade/krafsade på taket under natten, vilket lät högt. Obehagligt för de som är känsliga/rädda för ljud på natten. Trillade även ner smuts från taket på sängen (inte så mycket dock). Dåligt tryck i vattnet (duschen) men gott om varmvatten. Stor fin tv med möjlighet till netflix. Lät en del från staden under kväll/natt (musik). Bra läge, nära till gatan med alla affärer, samt nära till färjan till Cozumel.

We took the ADO bus from the Cancun airport for about $30USD for two people each way. It's an hour ride and the bus comes every 20 minutes. The bus station is 500 feet from the hotel. The hotel is close to restaurants and shopping but is situated on a popular public beach, so there's noise all day. You get free access to beach chairs and umbrellas from the hotel, but service for food and drinks is slow when it's busy. There are no rooms in the hotel itself with direct beach access, although I can't speak to the cabana section of the hotel. The staff is friendly and many of them are proficient in English. I had no trouble communicating with any of them. We had an issue one day when our A/C stopped working. We were offered a number of solutions, including an alternate room to sleep in for the night. The room was smaller and not as nice, but they fixed our A/C the next day. They ask you to sign a code of conduct agreement when you check in, likely to ensure that nobody is throwing loud parties. Lots of reviews complain about weird towel rules, but we didn't get charged for mucking up the towels at all. For some reason, they use very strongly perfumed toilet paper and don't provide conditioner, so maybe bring your own if those are an issue. Beds were a bit firm, pillows a bit lumpy, but we had a great stay. Thanks!

L’hôtel est en 2 parties. Les chambres 1er prix se situent en face de l’hôtel qui est complètement à l’opposé. Les chambres sont très petites, très humides. Pas possible de faire sécher les serviettes. Pas de possibilité d’ouvrir la fenêtre surtout celle de la salle de bain après une douche, pas d’aération au plafond. Sinon, le cadre de l’hôtel principal est top, avec une vue, waouhhh. Lors de la réservation rien n’est stipulé que notre chambre était dans un autre bâtiment. Le personnel au bar fonctionne beaucoup avec les pourboires. Si on ne donne pas assez, on ne les voit plus. Leur gentillesse dépend du pourboire. Un peu déçu de ce côté là. Par contre, Le personnel du nettoyage et à l’accueil très professionnel et très accueillant.

Buena ubicación y buena vista. Solo no nos habían avisado que el hotel ya no era el de la ubicación señalada sino que lo absorbió el hotel de enfrente. Viajamos con un menor de 10 años y el check inn fue lento porque la recepcionista comentó que necesitaba consultarlo con su jefa debido a que ese hotel era solo adultos, cuestión que nunca nos fue informada. Afortunadamente se nos respetó la reservación (ya estaba pagada al momento de arribar) y pudimos hospedarnos. El baño es una miniatura, al sentarse en la taza las rodillas pegan a la pared :’)

However, we stayed through New Year’s Eve and it was so noisy until 4 AM and that’s when we finally fell asleep. The manager could have gone to the small group that was making all the noise and told them to stop, but he didn’t. The cleaning staff was good, but never gave us the number of towels we needed even though we kept telling them every day. We also had a couples massage on the beach in front of the hotel. The prices were almost New York prices, but the masseuse works constantly talking and picking up their phones and texting. It was so annoying and they are hired by the hotel. Incredibly unprofessional.

The hotel is very nice and in a good location. Close to everything. The afternoon and evening of the day we arrrived it rained very hard We were out. When we returned tge roof had leaked and some of our luggage was wet. I reportrd to the front desk. They attempted to relocate us to 3 other rooms but they also had leaking roofs. The night desk attendant brought us many towels and had our floor mopped. Finally it stopped raining. I requested to speak to the property manager ASAP. I was told they werent available until the next morning. The next morning i again requested to speak to the property mgr. I was told he/she would get with me. All day waited for response from the property mgr. None. That afternoon i again went to the front desk and requested as to why no communication from the property manager. The front desk contacted the property manager but only left a message after much discussion. Later that evening i was told too bad soo sad and offered $20 credit at restaurant/bar. This was no good because we were leaving the next morning. From discussions with staff, the management has know about tgese leaks knows about these leaks for a while and done nothing to repair. Totally unsat. Sorry for tge next guests who book any rooms 201 through 206 ocean front if it rains. They will get wet!!!!

Changed to their property in front the beach club but the lady in charge of the beach club once you pay doesn’t want you using the services. However the hotel staff were awesome they go above and beyond cery helpful.

Hablando de la ubicación es un excelente hotel. A tan solo unos pasos de la 5ta avenida. Tienes todo desde restaurantes, discotecas, bares, tiendas.... de todo! En cuanto al hotel en general está algo descuidado. Se aprecia que no tiene mejoras en muchos años. En cuanto a habitaciones, por error nos dieron la habitación con cama matrimonial con vista al mar, la cual esta muy descuidada, cama sumamente incómoda para dormir. Posteriormente ya que nos dieron la habitación correcta, con cama king size vista al mar, esta si está muy bonita, amplia y con un poco mas de amenidades que usualmente son seguras en cualquier hotel. Muy recomendable que se queden en esta habitación. Servicio: Surgieron varias situaciones en nuestra estadía pero el personal de recepción y mantenimiento bastante amables y capaces de resolver situaciones en cualquier momento. En general el servicio es muy bueno a excepcion del personal de meseros. Servicio regular, tampoco malo pero si mención específica a un mesero de tez morena chaparro que nos atendió en los desayunos. Atención hasta cierto punto despectiva a nosotros turistas nacionales, contrario a la atención que le daba a los.turistas extranjeros. La cajera muy amable y servicial. Resumen: buen lugar para quedarse si vienen a actividades cerca de la 5ta avenida

It's location can't be beat! I could look out my window and see the ocean. I felt very safe and everything is walkable. The ferry to Cozumel was 5 minutes walking distance! Plenty for shopping and dining! It was a little noisy on the weekend on the beach but that's to be expected in that area.

I loved my stay here! I stayed in a beach front suite. My sunrise view was absolutely spectacular! The location is in an area that allows you to have quiet and dark after the sun goes down, and a completely empty beach for sunrise shots. The waves roll in from up the beach a bit stronger and create a nice calmer area from the point of the hotel to the ferry dock down the beach. The hotel is only a couple blocks from Parque Los Fundadores, and 10-20 minutes walk via 5th to the main mall, clubs, and resorts. Basic accommodation as far as being a fancy spot, but rooms were kept VERY clean by the amazing staff. The housekeeping team even made different towel shapes for every day of the 10 day stay! Hot water worked the whole time, and we did not have anything in the room that was in need of repair, other than the unreliable wifi. Wait staff of the bistro downstairs was AMAZING! we didn’t realize until the end of our trip that they are not part of the hotel itself, so don’t be surprised when they don’t unlock the gate to the beach until 10/11 on Mondays, but the staff that took care of us was absolutely incredible. Moses took care of me in the morning, remembered my breakfast order and even got me down a beach mattress for the super lovely cabana beads when I got my coffee at 8 am every morning! Julie was a delight to see every day and was always on top of whatever we needed until closing. Both worked for Mekesh, which is apparently a new beach side cafe/bistro/bar.

On the beach, 10 minute walk from ferry and 5 minutes from one ADO Bus terminal and 15 from the other

I chose this property because of the location. Right on the beach. My room had great views. Reason for booking. The reviews were very conflicting and I understand why. Parts of the place are run down and despretly need attention. My room was overlooking the beach but there was so much wrong with it. The safe was broken and didn't lock. The sliding patio door didn't lock. The sheets didn't appear crisp white and had permanent stains on them. The window was very dirty. I was concerned because the safe and door clearly were tampered with. I travel alone and didn't feel safe. I was placed in another room once I asked. I appreciated this aspect. Thank you. The pool water looked like it needed some care. The staff were just doing their thing. Front dest staff was great. Beach aera. Noone ever came to take my order. I always had to go ask, but they were friendly about it. I understand that not all things can be updated all the time. I understand that this is on the lower spectrum but location is the attraction. What i don't understand is those simple things that can be done with regular maintenance. Remove the broken safe out of the room. Fix the locks, don't use stained sheets. Wash the windows, at least inside. Fix the awful broken curtains. That would make a difference. These are simple little things that are ignored but make such a difference. They don't take much effort. If you can overlook these things, stay here for the location.

The hotel was fine for a budget property on the beach. It was very minimal (no hair dryer in the room, hard bed, not enough pillows, low lighting, only one trash can in the bathroom -- not in the room). DO NOT GET THE BREAKFAST. After I ordered, was told could only pick from options in one item. So I choose something else. But when they brought our food, they changed my boyfriend's order as well... and all of it was very meh. Gave it one more try the next day, and it was so over salted that I had to send it back. I rarely send things back, but I just could not. They remade it, but it took awhile and was cold by the time it got to me. The fruit it came w looked so sad. The staff was nice enough. We did not find out until check out that the beach towels were available at the front desk. That might have been in the fine print somewhere in check in, but it wasn't mentioned by staff. We tried to adjust our expectations based on other reviews but walked away disappointed. It was a good price for a last-min getaway. And surprisingly, as close as it was to the chaos of that main drag, it was very quiet inside the rooms. That was good.

If you are booking the rooms around the pool or seaview this place is very good value for money. It was relatively clean, comfortable and quiet. The food was great as well as the location. It isnt a big 5star hotel but it was punching above it's weight with regards to value. I had heard some horror stories and would stay at the cabanas but the hotel was really quite pleasant. Yes I would go back

Breakfast served too late and you can’t be in pool after 9pm

There's a lot to like about this property and a few things that can be improved on, but overall we had a great stay at the Kinta Kan. The location is fantastic. We took the ADO bus from the Cancun airport for about $30USD for two people each way. It's an hour ride and the bus comes every 20 minutes. The bus station is 500 feet from the hotel. The hotel is close to restaurants and shopping but is situated on a popular public beach, so there's noise all day. You get free access to beach chairs and umbrellas from the hotel, but service for food and drinks is slow when it's busy. There are no rooms in the hotel itself with direct beach access, although I can't speak to the cabana section of the hotel. The staff is friendly and many of them are proficient in English. I had no trouble communicating with any of them. We had an issue one day when our A/C stopped working. We were offered a number of solutions, including an alternate room to sleep in for the night. The room was smaller and not as nice, but they fixed our A/C the next day. They ask you to sign a code of conduct agreement when you check in, likely to ensure that nobody is throwing loud parties. Lots of reviews complain about weird towel rules, but we didn't get charged for mucking up the towels at all. For some reason, they use very strongly perfumed toilet paper and don't provide conditioner, so maybe bring your own if those are an issue. Beds were a bit firm, pillows a bit lumpy, but we had a great stay. Thanks!

El hotel está muy bonito, agradable, tranquilo, creemos que tiene áreas de oportunidad ya que tiene un área en la alberca no muy bien aprovechada, el servicio y atención está bien, lo único que no nos pareció de nuestro agrado fue que rentan los camastros de la playa al público, que está bien porque es beach club, PERO si uno es huesped del hotel nos deberían dar prioridad , literal los camastros de amero delante frente al mar no nos dejaron ocuparlos porqué estaban "rentados" a externos del hotel,,, ósea ok, pero dejen que los huespedes tengan los mejores lugares, ya los de atrás que sean para renta, y luego acomodando camastros y sombrillas por todos lados, sin orden, me tocó ver a huespedes que ya no alcanzaron camastros y estaban en unas sillas ahi nomás. Otra cosa que no nos gustó mucho es que cierran el restaurante a las 5pm y el acceso al mar a las 6pm, un poco temprano a mi parecer. Todo lo demás está bien, solo les hace falta mas mantenimiento a las habitaciones.

No me gustó que no puedo utilizar los camastros con mis propias bebidas y alimentos. Los camastros los rentar a otras personas que no son del hotel, y cuando los quieres utilizar NO TIENES DINDE ESTAR EN LA PLAYA! Deberían dar prioridad a los huéspedes, y poder consumir tus propias bebidas y alimentos, por qué para venir de vacaciones uno busca estar en la playa y poder utilizar el hotel que ya pagaste. Muy enojado con sus restricciones! El personal es exelente, muy buena atención.
