Hot tube an added bonus, especially after a day of activity.

Bonus, we had a hot tub. It was so quiet and the staff was the top. We vooked last minute and it was a gem of a place. I would recommend it!

Breakfast was very good, bed less comfortable than hoped, hot tub out of service, kind and friendly staff, enjoyed meeting fellow lodgers, enjoyed cocktail hour, didn’t like construction on the two neighboring lots.

Gorgeous place - beautiful room in a fun, walkable area. Had happy hour and gave the guests an opportunity to meet each other & visit if they wanted to!

We didn't know there was a hot tub so were pleasantly surprised and enjoyed it.

Great place to stay in Ouray. Connor, Laura, and Gino took great care of us. The space was very nice, breakfasts were great, and the location was perfect. The hot tub was a nice feature.

My husband and I stayed here for 2 nights and really enjoyed our stay! The breakfast was delicious and the staff was very friendly and accomidating. They clean the hot tub every day and you can tell. There was only one trash can in our room that we had trouble finding and you have to use their lobby fridge for leftovers, not a big deal. The room could be of been cleaned better. Dust on the ceiling fan and top of headboard. Overall we would stay here again. Very homey feeling. Thank you for having us!

B&B was very comfortable and the staff was super friendly and helpful, giving us information about the area, restaurants, etc. Great hot tub and super breakfasts! Would definitely come back again.

The breakfast was outstanding. Also really enjoyed the quiet hot tub area. Staff was very helpful.

Very quaint. Rustic feel yet very updated. Nice & clean. Good size bedrooms complete with individual bathrooms with shower. Great location.

We have stayed at Black Bear Manor several times now, and this property never disappoints. The rooms are spotless and charming, the location is perfect, and the onsite hosts Laura and Elizabeth are so warm, welcoming, and kind we've come to call them friends. We loved our stay. Room was very clean and comfortable. Pillows were amazing! Bathroom was large and clean. Property is quiet and up the road from all the shops and restaurants. Everything was within walking distance. There's even a beautiful stream just a few feet away from the property! They offer a meet and greet with all guests in the evening with complimentary wine, beer, and other drinks plus delicious homemade cookies. Our breakfast was delicious and plentiful. We really enjoyed our stay and plan on returning! Don't pass up a stay here. You'll enjoy it!

Facility is neat and tidy, room was clean and nice. Only problem was that the room didn't have chairs to sit on in the room, we had to either sit on the bed or use living spaces out side of the room. They have a 3rd floor observation room with comfy chairs and a couch that we made good use of.

The breakfasts were great. The staff were very accommodating. The room was very clean. It was old and basic, but clean.

Enjoyed our one night stay at the Black Bear Manor. From the time at check-in we felt most comfortable. Our room was clean and put us at ease. The staff was friendly and accommodating. The next morning our breakfast was delicious and filling.

Thank you for a beautiful room and stay. Laura was an exceptional hostess; kind, friendly, accommodating and full of knowledge about the happenings of Ouray!! Room #6 was wonderfully furnished. It had a large-upgraded tv, electric fireplace, a large 2 person tub, a patio and other fin things.

Black Bear Manor is the best place I have ever stayed. The room (Room 6) is their best room, and has a jacuzzi and steam shower, which I utilized multiple times. Also, home cooked meals every morning, and they will actually sit down with you and talk to you (if you want, of course) When you come to Ouray, you have two great options for Lodging: 1) Black Bear Manor 2) Black Bear Manor in a fancy accent.

The stay was amazing! My boyfriend had never been here before, and he was amazed by all the scenery. The view from the window in our room was spectacular! It was located right in the middle of town with close walking to any destination. Staff was extremely welcoming, and friendly. The house has a very cozy, rustic, renovation look. All the comforts of a modern home, but the charm of an older, well kept home. The only 2 negatives I found were that the upstairs was quite hot, but I’m sensitive to temperature; and fans were, definitely, provided! The other issue was that I love coffee, and the coffee was so strong in the morning, I couldn’t manage to drink it. Overall, a great stay! I feel it was worth the value; and the hot tub was wonderful! Thanks for the great stay! Hope to come back!

Nice place but way over priced. Bed side lamps didn’t work and there was no place to charge your phone. Was hoping for a fantastic breakfast but not very impressed with food or service. Breakfast was at 8. We showed up at 8:02 and it was like we didn’t exist. We had to ask the others around the table what we needed to do.

The location is beautiful and the room was a great size. There were some areas of maintenance that needed to be addressed, but overall a good visit.

First time in a B&B. Elizabeth our host was wonderful. Downfall was that there was no chair in our room and the place was a little noisy.

Internet non operative entire time Manager John had “attitude” and zero customer service 1 face towel 1 wash cloth for 2 guests “Happy hour” a few good Colorado beers, rot gut white and red wine carafes …. No snacks Sliding screen door open to public so had to lock at night, no fresh air only A/C WE PAID FOR 2 NIGHTS, LEFT AFTER 1ST NIGHT. Absolutely rip off for price

The location was unbelievable right next to a flooring stream with a view of the mountains right out the front door! My room was very comfortable and well appointed! Many of the amenities were brand new!

I made the reservation for a family event. I was driving from the Buena Vista area of Colorado. The route to the hotel is Highway 50. I drove all the way to Gunnsion, when i reached it the only bridge to get to montrose and Ouray was closed due to a failed safety inspection. At that point it was a 7 hour detour to back track and get to the hotel. This was not possible for my timeline. I called the hotel at NUMEROUS times and left messages (no one answers the phones). Called at least 2 times before the check in time so they could have maybe rebooked the hotel. I never once received a call back (I left numerous voice messages with my issue and contact information) or an email addressing my issue. I did finally get a hold of nice young lady (after a bunch of phone calls) who took my information and told me a Manager would contact me, but that never transpired. I had zero idea the bridge was closed, I wanted a refund, partial refund, or credit for a future stay. Their contact/customer service is non existent. This room was over $450, To charge such a premium price there should be customer service to match. If you plan on staying at this hotel realize there is zero communication and they do not return messages. Very disappointed.

This review has something to do with the owner attitude, greed and rudeness rather than with the quality of the property itself, but as you probably know it might spoil the entire experience very easily. I\'m writing a review a month later, when I calmed down. Upon arrival, the owner asked diet requirements. One of us is vegan, another vegetarian. Nothing was not available for vegan (which is not unusual so it\'s OK), but I said that I could eat eggs. When I came for the breakfast, the owner made an omelette with ham and refused to cook eggs without meat for me. I have no idea why he was asking about our diets the previous night. Looking at my disappointed face, he said that he will buy something for vegan and vegetarian for the following morning... In the evening, I forgot to sign in for breakfast before the deadline, so he gave us 1 strawberry cut in 4 parts, 6 blueberries and 1/4 of an orange. He had a lot of fruits in the containers but I guess that was the portion. We laughed when we counted berries and ate this "generous" breakfast. We paid more than $500 our 2 night stay, but the breakfast cost less than a buck. Things got worse later. When we checked out from the hotel, I had a phone meeting from 12-12:30PM at work. I went to the front yard of of the hotel and set at the chair with the laptop. At 12:10 the owner came to me and said that if I continue to use the hotel\'s wifi after the checkout he will have to charge me. Seriously?!!! How greedy can you possibly be?

Very poorly managed.

We were excited about this B&B, but had a couple issues during our stay with the worst being NO breakfast ever provided. The room was great with bed being comfy and room was clean. The room temperature was not particularly cool for a summer day. The portable air conditioner unit didn't work great and we slept without covers initially. But the biggest and most disappointing issue was NO ONE was there to prepare the breakfast portion of the bed & BREAKFAST. All the guest had signed up for the 8am or 9am breakfast and neither were served. Noone showed up to fix it, the kitchen was still dirty from the day before, the happy hour from the previous evening was still sitting out, empty bottles and bowls of water from the melted ice and no one had made coffee for any of the guest that morning either. Many calls went out to management by numerous guest (no one seems to be is onsite) without quick responses. There was lots of confusion with most of the gueat during this time. Whoever finally responded to my text to management, stated a breakfast refund would be issued and that did occur later in the day. But what a waste of a morning waiting around for breakfast when we are in a beautiful destination and have many outdoor activities to start our day with. We wont be back!!

Black Bear Manor was an excellent choice for our short getaway. We could only stay for one day, but we would have loved to base camp from this place for several days. It is conveniently located near everything in Ouray, as well as all the wonderful outdoor activities. When you come, please don't miss Box Canyon Falls, a city park located within minutes of Black Bear Manor.

We really enjoyed our two night visit here! Our host, Connor, was very welcoming and friendly. He even assisted other guests with their car problem! Happy hour was fun out on the patio - we met some very friendly people. Black Bear Manor is right downtown with stores just an easy walk away. Also very close to the river! Would definitely stay here again!

Such a great, quiet, perfect place to stay. Easily accessible, few steps to the water, easy to access downtown area. Definitely will stay again and recommend to anyone!

This was a wonderful place to stay while visiting Ouray. I only wish we had more time so we could have stayed longer! The room was wonderful - comfortable bedding and a relaxing atmosphere. Loved the happy hour, getting to know some of the other guests. Breakfast was excellent and the proprietor was quite pleasant and helpful. I highly recommend staying here if you are visiting Ouray or the surrounding area. It's a short walk to the main street.

This is our 4th time staying at Black Bear Manor, however, it has been 6 years since our last stay. The biggest difference was the lack of host guest interaction. For example we had to ask about happy hour and then they brought out a bottle of wine. The next day there was a sign that said enjoy the happy hour and cookies, I am out on an errand signed Laura. Well come to find out Laura was not there and they apparently had the guy from the previous day come back. There were no cookies or wine that night. Then for breakfast the next day apparently since Laura never showed up there probably was nothing to cook for breakfast so they had biscuits and gravy and nothing else that was 30 minutes late. That was probably the biggest disappointment to our stay, the amazing breakfast we had our 3 previous stays was one of the main reasons we came back. The last thing was I guess it is early in the season but none of the outdoor furniture was set up so hard to mingle with other guests. Hopefully the new owners will take actions to make Black Bear Manor like it used to be because it is a great location were great memories can be made

fantastic stay in Ouray- breakfast was amazing!

The property was as expected. Verry close to the river and within walking distance of the busiest part of town and places to eat. Breakfast was much lower quality than expected. Eggo waffles made in advance, tend to be tuff. Other ammeneties were very nice. Free wine and beer service was great.

The property was lovely but the breakfast was not what you would expect at a B&B. Very dry breakfast burrito and fruit was minimal. Really not even a McDonalds breakfast level. So stay there and skip the breakfast - the property is very nice!
