The Hotel is under going refurbishments until June.This meant the reception,bar/lounge,breakfast areas were all unavailable. This was not communicated at the time of our booking and I would not have booked if I knew this. THe hotel did offer a garb and go breakfast which meant guests had to bring to their rooms to eat. This meant lots of people balancing trays in the lift.THe room where the breakfast was being served was small and when it was busy it was hard to move in their. It would have been better if the hotel offered cheaper rates and no breakfast.As it was we were paying €670 euro for two nights in a family room.

This was not a hotel. There was no restaurant for evening meals and breakfast was served in the lobby which was very much catch as catch can and seating was disorganized. The facilities - rooms etc - were very nice but the style of the place was more an upmarket motel rather than what I would expect from a Marriott hotel. That said the young lady who checked us in was extremely helpful, gave us an upgrade and some excellent recommendations for dinner. There were kitchen facilities in the rooms which leads me to conclude there was an expectation that you could prepare your own dinner. If you are wanting a fully serviced hotel this is not the place.

Unfortunately we didn’t have a great stay. The advertised “bar” was essentially a fridge. The room was very warm with no window or air conditioning which made it very difficult to sleep. The TV signal made the tv useless. The room was very clean and the staff where helpful.

Having booked a room for 4 nights on Expedia, the hotel subsequently told me of the nature & scale of the ongoing renovations. Construction noise during the day. No laundry. No gym. No *lobby*. I'd be more irritable about it if not for a great breakfast buffet (admittedly, in a small, cramped space - but I'm an early riser & fared fine).

Nice hotel. Unfortunately, an unknown when I booked the room, the hotel is renovating and there is construction going on around the hotel. Several things were not open like the restaurant and gym. A bit noisy. Inconvenient to meet Ubers and taxi due to road work. But overall a nice stay.

The property was in a quiet area close to all the places we wanted to go and with a wonderful park nearby. The staff were amazing and able to help with all our needs. The only issue I had was the worn furniture and the scratches on the wood floors.

Clean, modern, and spacious suites made for a very comfortable stay. Location was also very central, just a few minutes away from the Royal Mile and lots of great eateries near by. Lastly, they have a guest laundry room which was great for freshening up our outfits before continuing on with our journey. Highly recommended!

This was one of the worst hotel experiences I’ve ever had. At first glance, the room appeared clean and well-maintained. However, while resting on the bed, I pulled back the blanket and was horrified to find something resembling a bandage or small pad with what looked like blood stuck to the edge of the blanket. It was absolutely revolting and completely ruined my stay. The issues didn’t end there. The shower had mold on the sealant and a clump of hair in the middle of the shower floor. On top of that, someone had left rubbish in the ice machine dispenser, and the air filter in the ice dispenser was completely clogged with dust. Adding to the discomfort, there was a strong, lingering chemical stench on the second floor. While the front desk staff promptly moved us to a new room, which was problem-free, I couldn’t relax or sleep easily, as the image of the bandage kept coming back to me. The lobby itself didn’t help matters either—it felt more like a hospital than a supposedly 4-star hotel. Overall, this experience left a lot to be desired and fell far below the standards I expected.

The hotel is located close to some key sightseeing like the Greyfriars Bobby and kirkyard as well as shops and restaurants. It's right across from a University of Edinburgh campus and there's a Starbucks and a Sainsbury's about a block away. Breakfast items are the same every day, but there are ample options to choose from and the coffee machines are available 24/7 as is the laundry room. They even have cold cuts and a variety of breads to make to-go sandwiches for the day or to save some for an afternoon snack. The room had a mini fridge, a microwave oven, and a dishwasher. We were busy sightseeing, but we were able to have a few dinners in and save some money. There were items from previous guests left under the pull out couch, so the room didn't seem thoroughly clean, but when we brough it to their attention, they took care of it right away. The mattresses had pads that looked lumpy, but the beds were comfortable. Overall, while some things things could be improved, the casual environment made our stay comfortable. We were well fed to start our day, and we were able to wash our clothes halfway through our vacation, which was crucial when packing light.

The hotel room had not been cleaned prior to our visit. The toilet has faeces in it, the shower cubicle and sink in the bathroom were filthy. The room had no curtains or blinds and there was an office block across the street who could see in the window, so no privacy. The laminate flooring was separating. And the glasses in the room were not cleaned either

Lobby is small, though it unlike the rest of the hotel appears to be air conditioned. It was 77f outside but 85f inside our rooms. Fans did little. If there was more ventilationit may have been tolerable, but I was glad we only stayed one night and had a very early flight to catch. Would not book here again outside of winter.

Tv wasn’t working. The noise coming from outside was unbearable, from 7”8 am thru 3 pm for three days straight. The breakfast Buffett is pretty good, though, and so is location next to the university.

Everything about this hotel was fine except the temperature of the room which remained 78F or higher no matter what we did. There is no air conditioning which is understandable for Edinburgh but there is also no air flow (window opens only a crack) and no way to cool the rooms down. Apparently there was a “heat wave” (temps in the low 70s during the day) up until the day we arrived. For the three days we were there the outside temp was 40s at night and about 60 during the day, nonetheless with three fans provided by the hotel and leaving lights off, the room hovered around 80, and the hallways were worse. The staff did their best but told us the building was built to retain heat because “Edinburgh is usually cold.” I heard another guest tell the front desk as he was checking out that he had been so hot the night before that he thought he had a fever. This is an infrastructure problem but it made our stay unpleasant, and we won’t be back.

Be careful when booking the one bedroom suite does not have a pull out bed just 1 queen bed. Hotel is great location for uni. Clean, small gym, free breakfast is really good. Nice that rooms have a kitchen.

Really enjoyed our stay at the Residence Inn. The suites(we had 2) were very spacious and comfortable. I was a bit surprised that the beds couldn’t be separated into twins, as there were clearly 2 single mattresses, topped by a queen mattress. Not every guest at the hotel is a couple, as in our case, a brother and sister( one slept on the sofa bed, which wasn’t as comfortable as the bed. The breakfast was very good, lots of hot and cold choices, great coffee. The breakfast area in the hotel is quite small and breakfast time tended to be chaotic, an issue which I’m sure other guests have commented on.The staff were so friendly and helpful. The location for us was great as it was close to the university, and easy walking distance to the many attractions of beautiful Edinburgh. I would definitely stay here again and would recommend to friends and family👍👍😀

Avoid! The doors between rooms (which most rooms have) are not soundproofed so you can hear everything going on next door as if they were in your room (ordinary conversations, kids screaming, ‘intimate moments’ etc). I booked for 3 nights but had to leave after 1. Awful!

Unhelpful staff when checking in and wanted to change room due to overpowering smell of bleach Should have acknowledged issue straight away and given us ano room rather than try to make a point that they can eradicate smell and then sort room out for next guest Then we were kept waiting 20mins and then given ano room - happy at that - good room but should have happened immediately Appreciate renovations going on but good customer service must not be affected and should do better

I picked this hotel due to its proximity to my office. I have to say I was put off by the bad reviews. But I thought I’d give it a try. It was surprisingly ok. Good points - friendly enough staff, bed was comfortable, room was airy, breakfast was decent and plentiful. Bad points - pillows were not great, breakfast area pretty rammed in the morning and chaotic, room decent but a little tired in places. Overall I would stay again, as its pretty decent and a good base for a few days.

Nice room and comfy bed. Free breakfast buffet was good quality with plenty of choices, but like a cattle drive. Rude people pushing in front of you and little kids running around unattended touching the food, cutlery, etc. We felt it was a bit unsanitary. It’s amazing how parents have no control over their spawn.
