On arrival the parking was bad, room was clean but had no hot water to shower. Breakfast was not a bottomless breakfast as advertised.

Friendly staff, excellent breakfast and close to tube station! Free luggage storage. Only downside, there is no lift and steep stairs at entrance to property.

Excellent hotel, within a 5 minute walk of Finsbury Park tube station. Very friendly staff with someone working on reception 24/7. Room has everything I needed and was very clean.

I booked this for a three night stay in London. I've read mixed reviews about the property for me I had fantastic experiance and stay. I had a small basic single room and ensuite, but sufficent space for myself. The room were cleaned daily, to a high standard and linens replaced daily. I There is areas of ware and tear but for me its only asethics. I will issues with sounds, I live i. Old house myself and sometimes I can hear my neigbours, possibly not best place for light sleepers. I sleep like alog. They even include a freshly cooked English breakfast woth great coffee. A Great selctions of continental breakfast options . The lasses are very friendly and helpful. The 24 hour recpetion and you can required to leave your keys at the property for me, I prefered this again staff very helpful and friendly . Location is amazing you opposite Finsbury park and about few mins walk from the tube. There plenty of local shops and cafes, including a Lidls. for me always amazing. I paid about £60/£70 pernight. You can't even get this price in alot of cheaper cites this for me is gem. I'll be staying again I would highly recommend.

I think this property was a bit overrated at 8/10. It was well managed but the room was not fantastic. Old carpet, a TV where most channels had a blind-person narrator interjecting every 30 seconds, no A/C or temp control and a slightly weird front desk key policy. Plus, the alarm faulted in the room at 3 AM and I had someone knocking on my door to check on things. Generally everything was a bit cramped and on the basic side.

A solid budget hotel. I was in Room 18 - it's at the front of the building and very noisy from the main road. It was very hot weather and the room was extremely hot too with no way to cool it other than with a fan. The window opened a little bit but it made the road noise much worse. But otherwise it was fine. Breakfast was decent given the low cost of the room and the desk is manned 24 hrs a day which is good.

No air-con, just a pathetic ceiling fan. Room was ok. But after checking out the hotel would not look after our bags so we could explore more of London! Every hotel I have stayed in have always done this with no issue!!!

ID required at reception. Tiny room. Breakfast Serving only after 7.30 am, that’s unreasonable for me. I had to leave earlier, despite paying for breakfast. They should mention in the description the size of the room in SQM and the time serving breakfast. Quiet room, good sleep.

Arriving at the hotel I was stuck outside for a short while as I had to wait for the receptionist to answer the buzzer. The receptionist was lovely however when I went up to my room I found it had not been cleaned at all, bedding and towels were left all over the place and rubbish left lying about. The bathroom door also had a small chunk of it missing. When leaving the hotel you have to hand your key back in to the reception and then get it again on your return.

Not great value for the pricing. Floor was not clean upon arrival. There is mold throughout the room, which is a clear health hazard. Staff rejected and claimed the cleaning is done daily rather than to investigate. The nights are really noisy with some kind of equipment working throughout the night. Staff claimed it must be road construction (in the middle of the night for two nights?) rather than internal noise. The wifi in the room did not work. Staff claimed to have reset the routers and when we still did not have wifi they told us to move to the lobby if we needed some. Staff explicitly kept saying "the hotel does have wifi", which clearly was not the complaint from our side, but the lack of wifi in our section of the hotel. For all complaints the staff kept deflecting with general statements rather than actually engaging about the problems on hands. "Nobody else compains", was the common response. Breakfast was good and staff there very friendly.

Staff excellent, helpful and polite. Room 17 the carpet was filthy dirty and needs cleaning, so much so I wouldn’t walk bear foot on the carpet. Lots of door slamming during thd night. I didn’t get a very good nights sleep at all with the busy main road too.

Room appeared clean at first glance, but staining around the room, and showerhead clogged with limescale suggesting they're never cleaned or subject to legionella inspection. Staff were friendly and pleasant, some fixtures/fittings damaged in the room, which was cramped. Lots of light from the communal corridor flooded under the door at night (perhaps consider motion sensors, with lights turning off after a few minutes of inactivity?). I didn't stay for breakfast as the rest of the experience put me off. The width of the bathroom was slightly more than my shoulders, making using the room difficult, especially showering and using the loo.

Staff great and friendly. Room was scruffy, carpet filthy dirty through hall ways and room needs deep clean. Room faces busy road had hardly any sleep.

Really happy with this little find of a hotel, welcoming entrance off the main road, staff friendly and informative. Comunal areas of property smelled really fresh and clean, there wasn't that 'hotel smell' room likewise very clean and comfortable. Breakfast was excellent, continental and full English, breakfast staff equally as helpful. 3 min walk from Finsbury Park tube and loads of shops and facilities nearby, supermarket and eateries. So much so ive booked again for May 25 for another visit to London for a similar music event I'm attending. Thank you.

A clean basic hotel, great for an overnight stay.

This hotel was a good base to visit sites as near underground. However, the rooms were much smaller than the photos suggest and it could do with updating the decor.

Cheap night's stay if you've got an early train from Finsbury Park heading north. Hotel was clean and hard to find many places cheaper that weren't dismal. Staff very helpful. The mattress on the bed was a bit thin - my bum bottomed out on it. A bit hard to get properly hot water from the shower despite getting hot water fine from the taps. No AC but the fan in the room was helpful.

I stayed here to get my head down after wireless. This was not worth the £140 I had to pay but priced obviously increased due to being so close to the festival. It was extremely noisy from outside noise and other guests. The rooms are small and very basic. I wouldn’t come back unless it was for convenience on a short trip. However staff were friendly and helpful and I appreciate them taking safety seriously during the festival.

Basic room with no AC

Reasonable price close to the Finsbury Park Station. Piccadilly Line is the best for most tourist spots in London. Everyone was very nice and helpful. Decent breakfast, if you just want a place to sleep and shower, this is great. Not big, not fancy. Big park across the street for people watching and walking around.

Took a few tries to explain that it was fine, I just wanted to drop off my bags and then was heading straight out again, if they could let me in I’d be out of their way. Got there eventually once the manager understood. Some of the staff seem to struggle a little with anything out of the norm. I asked for a non-dairy milk at breakfast and they didn’t have any, then the waitress just brought out the full English without asking me what I wanted. Fine for me as I do eat meat, just not dairy, but it obviously did not occur to the waitress to check if I was vegan. First British hotel I have been to in a long time that didn’t do the allergy check or offer a vegan or gluten free option.

Vegans and people who care about service: Do not come near. While the reception staff was friendly and helpful, the breakfast staff was absolutely rude and impatient. I arranged with the hotel a vegan breakfast in advance (which is also on their menu) but wasn't served one. The kitchen staff actually had no idea what vegan is. I was served an egg omelette and the breakfast waitress argued with me that vegan is vegetarian (!). I tried to explain the difference but she literally rolled her eyes and went away, complaining that "everybody wants something different", yes, in those very words. Then I was served a "vegan breakfast": a half-empty plate, basically removing whatever was not vegan from the normal plate and leaving it like that. Management was not present at any point during our stay. After discussing the problem with the receptionist, I've sent a complaint email to them, requesting them to refund me the worth of breakfast which was encumbered in the price. They refused, falsely arguing that I was offered to be served the vegan breakfast again and refused it (at no point was I offered that, also the whole ordeal took about half an hour at which time we had to leave). Conclusion: I paid for a breakfast which I couldn't eat, got bad service and wasn't refunded. Not recommended.

Easy to find, receptionist friendly and welcoming. Room - beds comfy- bathroom rather small and if a larger person would struggle to shut door. Breakfast - basic, did not cater for dairy free or any dietary requirements when asked for coconut or soya milk. Cooked breakfast poor- beans cold, toast cold, when asked the staff member she just looked very confused and didn’t understand. Also I didn’t have a knife and asked 3 times over a ten minute period and finally went into the kitchen to ask for a knife as the same staff member didn’t bring one although each time she seemed to give the opinion she would go and get one. Not worth the money paid - very disappointing and will not be back

Good for the price. Clean room and good breakfast included. Single rooms very small but have everything you need. Staff generally friendly, but unfortunately did not do much to help in finding a lost item post stay.

It's dated but location is 5 minutes from the train station, the staff is very friendly, felt safe to walk in the late evening, great shower water pressure, price :)

Perfect location for Finsbury Park

The hotel is a bit far from downtown, but is pretty close to underground and bus station. It is also pretty safe and staff are quite nice.

The hotel staff were friendly, the room was clean and functional, and the bed was reasonably comfy, which for the price point I think represents good value for money. The location is also very good - a couple of minutes from Finsbury Park. The road is very loud and the windows are not very sound proof, so if you’re a light sleeper you may struggle with that.

Good value for a good location. Nice breakfast into the bargain.

My breakfast order kept being wrong and so did my mums. It was also extremely hot in our room. Other than that it was a lovely stay.
