The hotel is not a resort but you are charged a $34 resort fee. A very noisy hotel with No parking. If you have a car you need to park in street metered parking and thats if you find a space. The place seems to have been apartments converted into a hotel and its sad to think that families were displaced so that they can rent hotel rooms.

Check-in location can be confusing since there are 3 or 4 buildings within the block that are part of the company. I did enjoy the pool area & the ease of access to my room. My room was not an updated one & that's always disappointing when it's not mentioned or pictured. Resort fee can seem annoying as it's almost the same price as the room & little "resort" feel; it's just a beach towel & access to pool. No chair or umbrella. Oh yeah, ice situation was a little weird too. Only in office & nothing to take any back to your room with, bring a bag I guess. Overall tho, I would stay again & again due to proximity & price.

There was some issues with the unit. The property is under a transitional stage. If you are using the kitchen be sure to bring anything and everything you need. They may or may not have it. In my case they had nothing. No free parking onsite, find street parking or pay parking 16.50 a day. You may have to walk a block for the pool in the pool building location depending on where your room is located. The unit was great as far as the space and kitchen. Bed was comfortable. I would stay here again but bring anything I would need. It did feel like when I brought any issue up the overall vibe from staff was well we have no control over this we are in transition. I am sorry but when I get a kitchen I expect basics to be there. When I mentioned parking. It was told to me did you go to our site . It’s listed there. No I did not I went to the Expedia info for your hotel. So if it is incorrect then maybe your marketing team needs to update that. Like I said love the unit love the location. The surprises and the staffs no accountability is what I did not love.

Check in was easy, once we fiund the right building and place to check in. Friendly check in staff. There was no bath matt for the bathroom and not one hand towel, only face cloths. Kitchen was fine but no sharp knives, and no dish towels. Shower is good. Window in the bathroom didn't close or lock. Beds are really comfortable and plenty of pillows. Nice that a safe is provided if needed. Towel arrangements on the bed when we arrived were super cute. Couldnt figure out the tv and it was small for the room size. Not worth calling to figure it out. So i can't realy complain. Free wifi was good. You have to walk to a different location for the pool, so we didn't use the pool(s) at all. The door has frosted glass so it lets light in at night, and i like a blackout room so it was hard for me to sleep in. The windows have blackout curtains so it wasn't to too bright. Terrible experience. I paid on hotels.com but they said I had to pay again on top of a deposit that they don’t mention and you have to pay city parking. They have NO parking. We left and didn’t even check in because it was so much.

BEWARE HIDDEN "RESORT FEE" AT CHECK-IN!!! I booked prepaid 4 nights through Orbitz and there was no mention of a resort fee ANYWHERE. When I checked in they said I owed an additonal $134.80 for a "resort fee" before I could get my room key. It was 12:15am so i reluctantly paid. A resort? HARDLY. Faucet was busted, no on site parking, no gym, no lobby, check-in at a different building - this is nothing more than a motel. Poor experience. BUYER BEWARE OF HIDDEN RESORT FEE AT CHECK-IN

My husband and I have stayed in this group of hotels several times now. This particular location (they have several) is in a mostly residential neighborhood so it’s pretty quiet but not a lot of food options close by. However, the trolley stops across the street. It has a kitchen but it’s hit or miss on supplies if you plan on cooking. We had to buy a pan at the Publix. Parking can be difficult but we used the beach parking close by. Just pay attention to metered hours because they do check. There isn’t a pool at this location but you can use the other pools that are about 10-15 minute walk. Overall it’s a good budget hotel in a central location. Just be aware that you must check in at a different location about 5 blocks away. We had to help direct several people trying to check in while we were hanging out on the patio. And plan on reusing your towels because cleaning service doesn’t come every day.

Parking on street was scary and noisy, but the room was fun, clean and nice. Art Deco feel. Was a little weird that you check in one place and then have to go to another property. No pool at property we we're at and inconvenient to have to go somewhere else. But, would stay here again.

I booked this because the published address at 7500 Collins Ave is near everything I wanted to do, however we were housed in a building @ 8320 Harding Ave which was 11 blocks north. I was excited about the pool which was 1.7 miles away at the Oceanside Hotel. And the free happy hour from 5-6 was ALSO at the Oceanside Hotel. I wouldn't book this again nor would I recommend.

The hotel was extremely clean, and every space felt well taken care of. I had a small issue with the safe in my room, and someone came to fix it within minutes. Super efficient and friendly service!

Was very disappointed with the state of the suite. It was obviously very dirty including the bedding, one of the pillows had mascassara and lashes - making us question if the beddings were ever removed and cleaned. The state of the living room was similarly abysmal. Couldn't even use the couch there to sit. The pictures are misleading. There are hidden fees. Won't be staying here again.

Bedding sheets had some else’s hair on it , followed by the tub , and sink area. The in bedding sheets seemed to have been used looking very unwashed. There were no face towels and the only two large towels had stains of looking old unkept. Limited cooking utensils etc. The entire apartment appeared old and outdated. Lastly, there was dry mold in the closet, that had been painted over. Front Desk assistant was piss poor with unconcerned communication. I took pictures to prove my point.

Only the Location is Decent – Everything Else is Terrible The only positive about this property is its location. Beyond that, my experience was extremely disappointing. Upon arrival, check-in was at a completely different address than listed, causing confusion and wasted time. The room itself was in unacceptable condition. The bathroom was clearly not cleaned, with a clump of hair bundled on the floor and visible stains in the toilet. Pillows had no cases and showed urine marks. There was a strong, unpleasant odor throughout the room, making it feel unhygienic and unsafe to stay in. Communication with the property was poor. Staff were unresponsive, and even when I reported the issues, no immediate solution was offered. Instead, I was told to wait up to 24 hours for an update—despite my booking being only two nights—leaving me with the impossible choice of staying in an unsanitary room or finding alternate accommodation at my own cost. Cleanliness was non-existent, service was unhelpful, and the overall condition of the property was far below what was advertised. Based on my experience, I would never recommend staying here. Rating: 1/5

The room was spacious and the air conditioning worked well. However, the check-in process was very confusing — I had to walk around with a large, heavy suitcase to three different locations before I could finally access the room. The receptionist was speaking loudly on the phone while assisting me, which felt unprofessional. Additionally, the room was dirty and had cockroaches.

Great location, but terrible management. It took me 1.5 hours to check in. The wifi wasn't working for 3 days. I reported this five times, each time the person I spoke to told me this was the first they heard of it, and that it wasn't their fault. In the end, I think all they had to do was restart the wifi router. In my five trips in to the office I witness some guests with much more aggravated complaints than mine, which is to say it wasn't just me. It was a pattern. I wish I had stayed elsewhere.

No I did not I went to the Expedia info for your hotel. So if it is incorrect then maybe your marketing team needs to update that. Like I said love the unit love the location. Bedding sheets had some else’s hair on it , followed by the tub , and sink area. The in bedding sheets seemed to have been used looking very unwashed. There were no face towels and the only two large towels had stains of looking old unkept. Limited cooking utensils etc. The entire apartment appeared old and outdated. Lastly, there was dry mold in the closet, that had been painted over. Front Desk assistant was piss poor with unconcerned communication. I took pictures to prove my point.

This is the third time we have stayed there. The location is perfect. The front desk staff is very nice. We love the big rooms, full baths and kitchen. On the down side, the tv selections are very limited, for example you can't get CBS, the floors are filthy, don't walk around in bare feet. They apparently don't take inventory when guests leave as many items are missing from the kitchen. We had to ask for a coffee maker (it was delivered immediately) but no such luck with missing pans, silverware or glasses. Anyway... the pros way outnumber the cons and we will return, hopefully many more times.

The room was very small, however , we were only there for one night so it wasn't that big of a deal. It did have a fridge, microwave and hot plate. We did use the microwave and fridge There was no hand towel, bath mat or extra toilet paper in the room. The shower head was facing the door so when turning on the shower to warm up the water you get a pre-soak. When you open the shower door the water sprays all over the floor.

Our room was very clean, very updated, quiet. We had room 608. A lot of people don’t read that yes you check in at one location… and can be placed at 3 locations of the apt style buildings. There was a small issue with our key card not working, but as soon as we told the front desk, they reset it right away and even walked us back to the room to make sure it worked. The service was top-notch. Everything else was perfect!!!!

Despite information telling us where to check in we ended up at the wrong address - in the pouring rain! Hugo to the rescue. Seconds after our Lyft driver pulled away he pulled up in his golf cart doing his rounds and solved all of our problems. He treated us like royalty, despite the fact that we had made the mistake. He said that the customer comes first at Beachside, Seaside, and Waterside hotels. We will definitely stay here on our next trip!!!

Only the Location is Decent – Everything Else is Terrible The only positive about this property is its location. Beyond that, my experience was extremely disappointing. Upon arrival, check-in was at a completely different address than listed, causing confusion and wasted time. The room itself was in unacceptable condition. The bathroom was clearly not cleaned, with a clump of hair bundled on the floor and visible stains in the toilet. Pillows had no cases and showed urine marks. There was a strong, unpleasant odor throughout the room, making it feel unhygienic and unsafe to stay in. Communication with the property was poor. Staff were unresponsive, and even when I reported the issues, no immediate solution was offered. Instead, I was told to wait up to 24 hours for an update—despite my booking being only two nights—leaving me with the impossible choice of staying in an unsanitary room or finding alternate accommodation at my own cost. This place is terrible, I really wish I could go back and warn my past self but I'll post it here instead. It feels incredibly unsafe, the rooms are in terrible condition with maintenance issues on top. The office is very disorganized and check-in or getting assistance is a HUGE headache. I witnessed at least a dozen guests have awful experiences while I was waiting in lines at the front desk, all of them were as upset as I was. I would really really recommend spending a bit more to stay somewhere in the South half of North Beach. I ended up checking out early and finding a new hotel to save my vacation.

Was given the original original address for the property but then had to travel another 5 blocks to the office to check in after arriving. The staff was very unresponsive to phone calls. I called dozens of time and even had Expedia call with no avail. After checking in, I realized there was no remote in the room so I couldn’t turn on or watch the tv. It’s wasn’t until 9pm before someone came to even see what the probably was. It wasn’t until 11pm before they had to exchange the entire tv since any remote they had couldn’t program with the tv already in the room. This was one of my worse experiences utilizing Expedia. I was charged a $30 resort fee to stare at the walls is insane. The only individual that made it right was the kind lady that checked me in and allowed me to stay an hour later after check out in an attempt to make up for calling for hours for a tv remote and having to walk an additional mile and half back and forth to the office just for tv remote. I spent a majority of my stay attempting to contact the front desk for a remote. I was ver disappointed. Expedia should do better, especially if you guys are adding such a high property fee for the worse experiences.

On arrival at the advertised property, we were disappointed to find out that our room was located in a separate building with no pool or access to any amenities. Moreover, upon checking-in we were forced to pay a daily "resort fee" that amounted to five hundred dollars, which the property said covered housekeeping, pool access and a safe in the room. To our detriment, the room although spacious, had no toilet paper, the TV wasn't working, the shower light didn't work, the fridge had its main shelf broken/freezer full of ice, no coffee/condiments, no safe, a broken bed frame and a glitchy ceiling light. It turned out that housekeeping was only offered every third day, and when requested it on that third day, we encountered an incredible rude response from the housekeeper (in front of their manager) demanding we turned in our dirty towels before they would issue clean ones. On top of it, after the argument over the quality of service, they did not come to the room to vacuum it or remove garbages. As a result, we left the garbage outside the door, only to be accused of "throwing it" to the staff once we requested to speak to a supervisor regarding the lack of prompt service (male staff). The experience was awful at this hotel. We tried to stay away from the reception office to avoid arguing with them but given their horrendous service, it was impossible because every day there was something that wasnt working, or was missing or needed service. Stay away from this slum.

Close to beach and good restaurants. Close to Miami Beach trolley. Quite roomy for 2 people. It felt safe. Staff always at the main reception in their other people and responsive. Be prepared that it is minimally stocked. E.g. for the kitchen there is an oven but nothing to use in the oven. Minimal towels - 2 regular towels for 2 people.

In the heart of North Miami Beach. It was an excellent value for the convience of a walkable neighborhood with so much food and nice shops on Collins Avenue to explore. The dogs loved it, too. The property and large room was clean and well maintained. Next time I evacuate from another hurricane, Seaside will be my safe escape. Thank you for the 3 days

I ⭐⭐⭐⭐⭐ We had a wonderful stay at Seaside Hotel! The location was excellent, just steps from the beach, and the staff was welcoming, friendly, and always willing to help. The Seaside has a quaint courtyard, is close to the beach, walking distance to shops and restaurants. The room was clean, quiet and comfortable. The most difficult thing was finding the office. Overall a great stop for pre cruise adventure
