The Waverley Guest House

Unless you’re planning to stay out at the pubs most of the night, do not stay here on the weekend. The music from pubs on the street will keep you up until well into the early morning hours. Certain rooms may not be as bad as others, but ours was vibrating with the bass. We actually left at 10pm and moved to the Holiday Inn Express across town so we could get some sleep. Overall, the room was as advertised. Decent and reasonably comfortable. Shared bathrooms were dirty though. Staff was kind and professional, but unable to adjust our room.

Enjoyed the continental breakfast. Easy access for the city night life. Only issue would be parking as street has only loading bays rather than parking, these are only available to park in after 6pm.

The location was good, with an easy walk to the train station and various attractions. This is an older property with creaky floors and doors. It was clean enough and served a light breakfast. It doesn't have an elevator and we were on the third top floor, so that made getting our luggage up a task. The real problem for us was the noise. We arrived on a Saturday and our room was located on a side with an outdoor bar. Even with earplugs and closed windows it was extremely loud from midafternoon to 3 AM. For the next several days we moved to an interior room. It was better, no street noises, but seagulls intermittently.

The only problem is that the Waverley is above other spaces and unfortunately there is no lift which I found a little difficult as stairs are awkward for me being disabled apart from that it's a fantastic place to stay

Short walk from Train and bus station property is right in centre of town. A few stairs especially if your are on the 2nd floor. Only had a single room but doubles seemed ok. Kettle and coffee in room and filling continental breakfast in the morning.

The staff were great! I had requested some gluten-free options for breakfast and they hadn’t received my message through the booking app, so someone went out immediately and bought gf bread, crumpets and cereal and was back before I had finished the yogurt and coffee I thought I’d be having. Very grateful for this lovely service. This is a very well-located property if you’re coming by train. It is an older building and shows its age but the room was clean and comfortable. The reception is up one floor and rooms may be up another 2 floors and there is no elevator so you need to be able to manage your bags up stairs. Again, great staff, very helpful and accommodating.

So where do i start, when we got to our room it stank of cigarettes, noticed there was a sock over the smoke detector, to stop it going off, there was a fist sized hole in the front of the wardrobe, we didnt stay for breakfast, because we were worried we might get ill, very very dissapointed, it looked more like a refugee hotel, than a £75 a night hotel, on the web page it said parking, there was none, a pay carpark half a mile away was the nearest, i would never recommend this hotel it was awful

The check-in process was great, there was a person at reception when we arrived. The room was clean and working apart from the window was broken and took a bit of effort to shut properly. The largest downside was a loud humming noise resonating through the room throughout the day, as if coming from an industrial laundry facility somewhere underground. Thankfully it got quieter between 23:00 and 7:00 so we could fall asleep. The shared showers were clean apart from a bit of mold in the linings.

Located in the heart of Inverness, a short distance from the river, it is a great spot for those seeking a city break with every amenity close at hand. Parking is best at the 24-hour multi-storey on Old Rose Street (£9 for 24 hours, £8 for every 24 after that - and less if your stay is shorter). It’s a five-minute walk to Union Street and the guest house. A flight of stairs takes you to the reception and a very warm and friendly welcome. Rooms are basic, the furnishings a little tired, but they present very well. The downside is for the noise of the gulls outside. They squawked in unison most of the night - but of course that isn’t the fault of the guest house. Breakfast is included, and it consists of a choice of cereals, yoghurt, crumpets, pains au chocolat, brioche, bread for toasting, jams, a choice of tea, coffee and fruit juices. For the purpose of our visit, the Waverley was very good and I would stay here again - but bring earplugs to counter the birds!

I don't usually leave a negative review but unfortunately have to on this occasion. On arrival everything was fine, Staff member very polite and helpful, Room looked nice and clean and overall happy with our late booking due to incoming works. In the morning at breakfast we found that the continental breakfast section/table was in a bit of a mess and bread and other foods had been handled by guests that were sitting at the tables, Disgusting attitude by people with obvious no manners and letting their children do whatever they wanted to do, The staff member was trying his best but just not firm enough and should have said something. We left in the morning after a one night stay and the following morning had to go to our local pharmacy with what we thought was insect bites, We were advised that due to the bite ratio (3 bites in a triangular format) that they were most likely to be Bed Bugs, we were in room 115 I'm sure so hopefully a member of staff will have a look and see if this can be sorted. All in all, It was the very reasonable stay rate but with suffering from these bites, that aren't very nice, I would not return in the future.

Bitten by bed bugs

Here's the hit parade of awful I experienced during my 17 hours there. - Bedbugs - Broken window in room - Window in room used as an ashtray (hard to explain unless you can see it) - Filthy window ledge - Ambiguous stains on carpet - General smell (urine) - No bin in room - Broken wardrobe - Curtain didn't close - WiFi didn't reach the room - Doors slamming due to poorly fitted closers - Shower door hanging off - The whole room shaking due to a washing machine above - including before 7am! Excellent location, mind. The only real credit I can give this hotel is that when I told them I was checking out and expected a full refund they agreed immediately. They didn't even ask what the issues were, which to my mind speaks volumes.

Worst hotelroom ever. Bedbags in the beds, the room has never been cleaned. We made complains and the man in the receptionen gave us a new room next door and told us that they have had problems before with bedbags. We didnt sleep at all that night and we have asked Hotels.com for a refund. They take no responsibility and is only referring to the hotel itself.

I had roosting birds right above my window, poop on the window and bird debris falling through the window, which needed to stay open to get some fresh air in the room. The room had a musky stench, carpet had burn marks, the shower head bar fell straight out of the wall. The worst was the ever-present noise of slamming room (fire) doors, surrounding tenants due to thin walls and the pub across the street of the hotel blasting music from noon to late in the night. No elevator or lock box available. How about getting a new round of pillows every now and then? I won't stay here again.

Filthy rooms and showers. Loud doors and hallways. There where bed bugs

The room could have been cleaner (I.e. vacuumed!) on arrival. No toiletries/ soap/ shower-gel etc. available either. Staff were polite and pleasant however.

Very disappointing. Room had a horrible smell, the shower didnt drain, so had to limit showers so that it didnt flood the bathroom. The towels were damp, we had no toilet paper. Would definitely look at other options next time.

This was not a nice place to stay. The room was dirty, the window was broken and leaned in against a shelf, floors were very sloped and the carpet coming up, our door didn't lock, it smelled bad

Mold all over bathroom ceiling, used cups, shower covered in dirt and hair tbh it looked like the cleaner came in made the bed and left after the last guest 🙃

Good central location, but 10 mins away from paid parking. Everything, including breakfast is VERY basic. DO NOT accept Room 14 if offered. This room is directly above the laundry room which is on the second floor in a very old building. The floor of Rm.14 vibrated and the roar of machinery below went on until 11.05 pm. Sleeping before then was impossible. Also, the drain in the shower was partially blocked and the tray filled up, with muck coming up into the tray as the water struggled to drain away. Not very comfortable paddling in unidentified waste while trying to get clean.

This hotel was awful. We had two nights booked. We only stayed the first night because we got in late and were exhausted. The room was filthy, the sheets were torn and tattered. The beds were uncomfortable. There was food bits under the beds that had not been vacuumed in quite some time. The room was noisy. We spoke with the front desk fellow and he came to the room to view. He agreed with our concerns and advised he receives a lot of complaints which he passes along to the owner. The owner apparently does not care and does nothing to remediate the issue. We did not stay the second night and did not receive a refund. The cost for the two nights was $799.00 Canadian. I would not recommend this hotel for my dog! I recommend Hotels.com take it off their site as an option.

The staff are terribly overworked but under the circumstances were very pleasant especially Brendan, who was very helpful. Unfortunately that’s not enough for me to recommend or stay again.

Perfect location for access to the Railway station. Rooms could do with some TLC. The price i paid for this hotel was extreme considering the condition of the room.

Good city centre location but the condition of room was very shabby and in desperate need of re-decoration!! Here are a few of the issues; stains on carpet; marks on walls; cracked tiles, ; shower head holder broken; heater broken off wall! Wi-Fi in room did not work at all which was frustrating as phone signal was very weak due to location of our room. Bed was comfy and room was clean. Overall for cost of room I think the condition really let it down. Staff were friendly and helpful.

The bed was very uncomfortable. There is no hot water in the sink. No hair dryer in the room. Everything seemed old and outdated. Was woken up by a crowd of people outside our room in the alley.

Service desk was not always manned. Radiator did not work but luckily I had an electric heater. Location of hotel is across from very busy and noisy pub meaning sleep was severely disrupted until 330am.

This hotel is centrally located but it was very loud until about 3am on the street it was on. People at the pubs screaming and yelling. This was a Monday night. I was there for one night then gone one night and then back again, the second time they tried to put me in a room that didn’t have face on the lock, had a hole in the bathroom door, and was tiny compared to the first night. I did go down and ask for another room and I was given the same room I had the first night. Note: I will say it was clean in the room but those beds need to be replaced they sink in the middle so much.

Great location, but this place has seen better days. I had stayed here before and liked it, but this time I didn’t feel welcomed by the staff. The beds were clean and comfortable at least, but our carpets were filthy. I also came to the room in the afternoon to find people in the room fixing the shower that I didn’t know was broken (I used it that morning and it was fine). If there was something wrong with the shower, then why did they give us this room? After they fixed the shower they left loose screws and debris on the shower floor.

Robert gave me an excellent recommendation for a restaurant and also called a taxi for me so I wouldn’t have to make a long-distance call. Much appreciated! But no one was at the desk at 22:30 & I didn’t remember which hallway of many led to my room—they need signs with directions (# such & such to # such & such this way).

The service was friendly and efficient. Breakfast was plentiful and had a good variety of continental items. Room and Bathroom a little tired, but sufficiently comfortable for a 1 night stay. We were able to park directly across the road using the loading area until 8am the next morning which was handy.

The staff were very helpful.

Nobody at check-in at 7pm. Called twice, was told they were doing the laundry each time. Waited 30 mins. Left to book elsewhere.

Look for the price (£30 night) and nature of the trip (with friends over the weekend for football match in Dingwall) I have no problems in recommending this guest house. 100 yards from railway station, right in the middle of town. However, I wouldn't recommend for family or couples

Internet did not work in our room (number 17). The toilet was not clean. Very poor breakfast.

Bad smell in room...broken wardrobe...broken number...not maintained properly...No eggs in continental breakfast...there was no toilet tissue in my friend room...i heard one more customer complaining about broken wash basin...will not recommend this to anyone.

Arrived to find no toilet roll, no heating, no working tv, 2 wee milks to do 2 night and no shower gel. Felt more like a hostel. Breakfast cheap of the cheap

Excellent continental breakfast & best Americano coffee!

Okay for a night or two if you're not too fussy. The continental breakfast was good. The bedding was a bit musty and hadn't been aired but it was clean enough. There wasn't any towels or shower gel/soap so I'm glad I had some with me. Overall, a bit overpriced and not really value for money. I don't think I'd stay there again.
