Lovely hotel right on the seafront, easily walkable into The Lanes along the beach! Parking was made easier by very helpful manager who directed us to a nearby street and sorted permit. Room was quiet, warm and clean.

We were initially put in a room in the basement and the bed was very narrow I registered a complaint and Marta the hotel manager sorted it by moving us to a better room as well as giving us a complimentary hour’s use of their hot tub. But one of their receptionists could do with extra training on how to deal with customers

Really good staff to guest ratio. Place is really nicely decorated throughout and totally befitting of the description luxury boutique. My room/suite was superbly kitted out and the bed was very comfortable. Breakfast at The Charm Hotel really was outstanding too. Only downside was parking but the permit option in Zone Ceorked out well for me.

Nice boutique hotel, friendly welcome. Breakfast served in sister hotel 50yrds up the road, fantastic breakfast service and spread. Managed to park outside the hotel (£17.50 for24hrs) finding a parking space can be an issue.

The room I stayed in was pleasant but not as modern as the pictures suggest. The room had everything including a sea view and I would describe the place as a lovely B&B. There was no staff between 9pm and 8am but there was an emergency number to call. I had a room at the top of the house with a great view of the sea. No lift nor accessible friendly but wasn’t an issue for me. The floors were creaky so not sure if it was noisy for the people below. There were instructions on how to use the electric blanket but no extra bedding. It was September so not cold but no temperature control and draughty windows. Overall nice and well run but felt dated.

Absolutely superb! Beautiful room and with a personal hot tub! Very warm and friendly greeting and will definitely be booking again. Bed was super comfy and room had a full size fridge with coffee machine and kettle. Cannot recommend highly enough.

The property is in a safe area with good parking with acceptable charges. The hotel is clean and well decorated with tea,coffee,water and fruit and cakes on offer in the reception area. Our room was clean and large with great views.

Hotel is old and worn but very clean. The people working there are extremely helpful :o) Room with a sea view - not possible. As a Danish standard, this is not a 4 star luxury hotel. Probably a regular 3 star. Well located for shopping, bars, restaurants etc.

What a lovely stay. We only spent a night here, but had a great view of the pier, it was in a quiet part but not far from everything. The room was very warm (without the heating being), but had a fan in the cupboard which we used. It smelt really nice in there too, with the plug in, which was a nice touch. There were some parts of the bathroom that could’ve been a bit cleaner, like soap scum left on the basin, but it wasn’t dirty by any means! Staff were really friendly and helpful. I ordered the rose petals on the bed as it was our anniversary. Due to being an Expedia VIP we had a free bottle of Prosecco, which was lovely! We’d definitely come back and stay here again.

On the last night we found a mouse in our room. The we tried to get a hold on the night porter but the phone in the room was broken. After about an hour and a half we scared the mouse back into a hole in the wall and with the help of the night porter blocked the hole. We could hear the mouse trying to get back out most of the night so we didn’t get much sleep. The mouse had also been eating our baby’s food. At checkout we told the receptionist which were all very friendly and they said that they would talk to management but so far we haven’t heard anything. A bad way to end an otherwise good experience. Because of this I wouldn’t suggest staying there.

I had an enjoyable stay at the Sea Spray hotel. The location was perfect, minutes from the sea and about 10-15 walk to the main shopping areas. The check in was easy and room was clean and well presented. Tea/Coffee station was fully stocked which is always welcomed.

Room was spacious, bed was super comfy, street was quiet. There are very few things I could mention as everything was really good. I decided not to drive and took the train. Glad I did - traffic and parking in Brighton is a nightmare. Would be happy to book again if I come to Brighton.

Nice, clean, comfortable and warm. We were top floor and stairs were narrow, but fine. Very comfortable bed, good facilities in room. On day 1 we had to go to the sister hotel for breakfast, but on second day had breakfast downstairs. Good choice and plenty of food options. Great location. Short stroll to the lanes, the Brighton Centre or the Pavillion.

The view was to the back of other buildings rear parts. Each time someone was flushing the toilet I can feel the smell in my room. It was noisy, hearing people upstairs or in the corridor. There is no air conditioner, so with the open window I heard the night noise. So it wasn't easy to sleep. The night was not hot, so in the room it was bearable temperature. The hotel is tired. The bed was not comfortable. I needed to sleep in the middle of the bed not to feel that I will fall from the mattress if I move to the left or right.

The staff was very kind and helpful. The breakfast was served in a different hotel a few meters way and was very nice. Our biggest complaint was that our room was in the basement, below ground floor causing the air quality to be VERY poor. While there was a window, there was little to now actual airflow as there was a shaft more than 2 floors up to clean air. Would avoid this room (room was called Brighton) at all costs - I just didn’t have the budget to re-book another hotel, or I would have.

Great hotel. With lovely staff and the most amazing breakfast. In fact I think it was the best buffet breakfast we've ever had. Daniela the manager went above and beyond to make sure our stay was perfect. Wouldn't hesitate to book there again!

Edwardo and Katie were excellent in helping me book in and getting the parking App. Service was excellent. Great place, lovely room and outstanding service. The staff that I meant should all get a 100% raise.

Our room was lovely and breakfast was great with lots of choice but the best part of our stay were the amazing staff, everyone was so friendly and professional, they couldn't do enough for us. Thank you for a fab stay :)

A wonderful hotel in a great location with truly excellent staff. The room was well designed, spacious and very comfortable, with a lovely sea view. The bed and bed linen were top quality, and breakfast absolutely superb.

Nice, clean, comfortable and warm. We were top floor and stairs were narrow, but fine. Very comfortable bed, good facilities in room. On day 1 we had to go to the sister hotel for breakfast, but on second day had breakfast downstairs. Good choice and plenty of food options. Great location. Short stroll to the lanes, the Brighton Centre or the Pavillion.

Sea Spray is an absolute gem. All of the staff went above and beyond to make sure we had everything we needed. We arrived early on the day we checked in, we were able to store our luggage while the room was prepared. We were given a map of the local area and shown all the places of interest. The room was snug and had everything we needed for our 3 day stay. Beds were comfortable Breakfast was great, with a variety of hot and cold foods as well as nice coffee. This boutique hotel is in a great location. There is a bus stop right at the bottom of the hill that you can catch to the train station. There are a variety of restaurants a short walk up the hill. The pier and seaside is an easy walk as well. The price is very affordable for such a beautiful place. We will definitely stay here again and highly recommend.

I had an enjoyable stay at the Sea Spray hotel. The location was perfect, minutes from the sea and about 10-15 walk to the main shopping areas. The check in was easy and room was clean and well presented. Tea/Coffee station was fully stocked which is always welcomed.

No real complaints about this hotel. Great location to walk to shops, pavilion, beach. Breakfast was good but held in sister hotel two doors up. Pleasant staff. Parked at cheapest place for 4 days at asda 20 walk from hotel or catch peir train.

Great hotel. With lovely staff and the most amazing breakfast. In fact I think it was the best buffet breakfast we've ever had. Daniela the manager went above and beyond to make sure our stay was perfect. Wouldn't hesitate to book there again!

Really good staff to guest ratio. Place is really nicely decorated throughout and totally befitting of the description luxury boutique. My room/suite was superbly kitted out and the bed was very comfortable. Breakfast at The Charm Hotel really was outstanding too. Only downside was parking but the permit option in Zone Ceorked out well for me.

I found the hotel very nice. The staff were lovely. We were in the opulence suite which was on the top floor which looked out to sea. The room was very clean. The only down side was the shower. The glass was stuck on closure as it did not fit properly on its runner! Also, it was dark going up the last flight of stairs to the room as I think the light was broke. You had to turn the corner before the light came on. The breakfast was the best breakfast I have ever had. Definitely 10 out of 10. I would highly recommend the Sea Spray Hotel.

Fantastic small hotel in a prime location by the seafront. As my flight arrived into Gatwick early in the morning I asked in advance if an early check in would be possible. They couldn’t guarantee it as they were fully booked but when I got there my room was being cleaned first so I only had to wait a few minutes. They have a luggage minding service anyway which I used on my check out day. The bed and pillows were extremely comfortable, the room and en-suite clean well stocked. There’s a little fridge, tea and coffee making facilities with good big mugs, not the usual hotel tiny cups and a complementary bottle of water, restocked each day. An excellent breakfast and friendly staff made the whole experience wonderful. I would definitely recommend this hotel and will return hopefully in the near future.

Room was clean. Reception staff were very welcoming and helpful. Breakfast was great. Took a while to find a parking space in a neighbouring road, got a permit from reception which was £20 , but Brighton is very expensive to park anyway. Great location , turn right out of the hotel and right at the top of the road you will find a great little Italian restaurant.

Adequate Facilities- fridge didn’t seem to function - air conditioning in my room was old fashioned & noisy. It was a small room but fine for just me! Breakfast in a different house a few doors along was very good. Quiet & good position to sample Brighton.

Nice family room. Comfy bed and great shower. Tasty breakfast. Quiet and peaceful room despite a close proximity to town and sea front, so great location. The family room given to us below level ground level, so no external view at all and very hot. The small aircon machine stopped working so felt quite claustrophobic. We would stay here again but ask for a different room.
