Nice and clean rooms. The pool was super dirty. You can tell it hasn’t been cleaned in months.

We did not use the pool as it always looks a little funky, stagnant. Grounds are beautiful except where you park the bikes, it’s filthy and lots of ants. We would have preferred an upper level room like our last stay, but we were not given a choice and received a ground floor room with no view.

The room was clean and in general we liked the hotel and its neighborhood. However, when we entered they asked us to pay 285 peso and they said it is extra tax. I fully paid everything through hotel.com so not sure what that extra tax was. There are five jacuzzi in the hotel but none of them has hot water. We asked them if they can increase the temperature and they said no. We asked them if we can late check out and leave the room at 1pm instead of 12 and they said no or it is possible with extra pay. After I returned to my room they said we can stay one hour longer.

Our stay was overall very enjoyable. The staff were excellent and very attentive to any queries and concerns. The room was very comfortable as well. My only two critiques is that the pool could be maintained more consistently and that there are more affordable meal options for dinner at the hotel restaurant.

Property was great, however the pool was under renovation. We arrived at night, the bar tender on the roof top wasn’t there when we arrived, we had to wait for him and for the staff to turn on the jacuzzi. We found the drinks to be expensive $300 pesos per drink, but I guess that’s average in Tulum?!?

We stayed for 3 nights in March 2025. Our room with the jacuzzi/pool outside was nice. Our room pool outside can be cleaner. Also missing some crucial details you normally expect in a hotel room, a full length mirror is not found in the v room. There's no gym for this hotel which i know but i just asked for a yoga mat which seems like a normal thing most hotels provide they just straight out told me no. We had no water for 2-3 hours one afternoon and was not given notice. When we inquired they said they were doing maintenance and it would be back in 10-15 minutes. Fair enough. But we waited almost 3 hours, we just came from the ocean and early could use a shower. They were polite but didn't try to do anything to compensate. Overall it was OK for the price but i would not stay there again.

Overall I would rate our experience here a 5/10. When we arrived, we had one person in front of us checking in and it took nearly 45minutes to check in. Once we checked we arrived to our room, our rooms and the hotel itself is very beautiful. We then found out the elevator did not work so for our stay we had to take the stairs. Since it was a long trip, we decided to have dinner at their restaurant the food wasn’t just ok, but during our stay the lights were constantly going out. During dinner they went out around 4 times and a couple more times throughout the night. The area outside is not the cleanest but I will say I didn’t feel unsafe walking even at night. There is a supermarket just a short walk from the hotel. The next morning we had breakfast which was included for us but the menu was extremely limited. The only drinks included were coffee, tea and milk followed by 6-8 dishes. I wanted the waffles but during my entire stay the waffle machine was broken. They also had an extended breakfast menu which you could order from for an extra cost. The staff is very nice and friendly so no complaints about that. Checkout took a longer amount of time than expected as they check the room during that moment to make sure there is no damage. We used 2 small white towel to dry our face which left some makeup and this resulted in them charging us for both towels claiming they could not clean them so they had to replace them. Lastly, if you are used to US hotels I would skip this one.

Our breakfast was included, you ordered off a menu and it was tasty and filling. If you have rented a car and want to see a lot of sites, Centotes, mayan ruins, etc great location. You can still walk to good restaurants in Tulum and ten minute bike ride to beach. There is really no public beach in Tulum and had much seaweed. Jaguar beach is US$20 per person entry fee. The Jaguar park beach is very nice and we did stop at Paraiso beach club which had nice facilities along with the very nice Jaguar park beach.

Walking distance to several restaurants, safe and quiet when we were there. Onsite facilities such as the rooftop pool, pool at bottom, and quality of food at restaurant weren’t as good as perceived through photos and other reviews. It’s a solid stay, 4-5 stars.

This property is lovely! Our room was gorgeous. My problem was the room was dirty. The bed sheets had blood on them so o called front desk and they said they’d come and take care of it . The “ clean “ sheets also had blood. There was blood droplets all over bathroom floor and sink area. When we were checking out you have to wait while they check your room- they couldn’t find a hand towel so I had to walk back to the room and dig through the dirty towels to account for the towel employee couldn’t find.

Sad to say but we did not find the staff friendly at all. The first room we were put in had one window that looked to the inside hallway, and the other window had a privacy film on it so you could not see outside. It was a cell! They did change our room when I expressed my displeasure, however did not appear happy about it. The bathrooms have no door, and shower can be seen into the room. The restaurant was terrible! We had supper once, it was so bad, i do not have words. It was the worst very expensive meal I have ever had! If the breakfast was not included we would not have gone back at all. The positive was the grocery store across the road served amazing food. The location of the hotel was good. The lobby washroom was not nice, often very dirty. I would not recommend this hotel.

The property is truly beautiful and very well maintained—our room was spotless and the overall environment felt peaceful and welcoming. That said, there were a few things that didn’t quite match what was advertised. For example, the website mentions partnerships with nearby beach clubs and on-site bike rentals, but when we asked the front desk, they seemed surprised by those claims and let us know those partnerships don’t exist. The hotel is also a bit farther from the beach than we expected, and it’s not the easiest walk or ride. The dining experience was hit or miss. While the menu had a decent variety, the food didn’t quite meet expectations and service could be slow at times. Still, the setting itself is lovely, and with a few updates and clearer communication, this could easily be a standout stay.

The staff were great at this hotel. Swimming pool was great too. This should be a superb hotel but is let this hotel down by the design of the room. Firstly, on the top floor, you can hear the loud grumbling of the rooftop plunge pools throughout the daytime. The rooms, although clean and comfortable were let down by the strange decision to not have a bathroom door and a piece of glass between the shower and the bedroom. I mean why do they do this!?! The room also had a frosted glass window into the hallway with no blinds to cover the light from coming into the room. These things were disappointing. But as I say, the staff were wonderful.

The property is really nice and cozy but there one thing that I completely disliked and that was the lack of a door between the bedroom and the bathroom. Also, the mini fridge and coffee station is in the bathroom so not the most safe/hygienic place to put it. Would I come back? Absolutely! As long as they put a door in the bathroom.

Beds are extremely hard sleeping it's like sleeping on the floor without a pallet.

Rooms are very loud. Other guests doors closing, talking, construction all seem to be magnified due to high ceilings, lack of any insulating fabrics, carpets, etc. which made it difficult to sleep. There is no place to put your clothes. They have a small rack in the room, but there is no closet or dressers. It was very bright in the room at night. There is no curtains on the interior frosted window so light from the hallway keeps the room bright all night. Our plunge pool quit working after day one. It was repaired once and then it stopped working again. One day we didn’t have any cleaning services. We were accidentally missed on the schedule. It’s a very pretty property and staff was friendly but I would not stay there again.

The property is nice and the staff was great. The rooms are set up kinda weird. The windows don’t open and they face towards the other rooms towards the middle of the building. So if you open any of your curtains, the other guests can see into your room and you can look into theirs. The only windows that face towards the street are frosted so you can’t see outside at all. It’s just a really bad building design. If you’re the kind of person that gets a bit claustrophobic this might not be a good hotel for you. Or see if there’s any way to get a room that faces away from the center of the building.

Overall we had a really positive experience over our 8 nights. We liked the quaint size and it was very clean. The rooftop set up with the pools was a nice touch! The main downside was that the hall lighting was on all nigh, and due to the unique placement of a bathroom window, it shone right into the bedroom. Made falling asleep hard. Convenient to have a major grocery store a few minutes away, so we could pop over and grab snacks!

All very well, a very nice place and his staff very attentive, except for one, the bartender, he was very unfriendly, he was annoyed that he paid in Mexican money and he snatched my money from my hand, but...

The entire staff was outstanding. Being a small property and me, a solo traveler, iI felt they took the time to know me and anticipate my needs! Cant wait to return

Some of the staff were really rude and not accommodating

I am dual citizen Mexican/USA When I checked in I presented my Mexican Passport(to avoid tourist fees) When I took out both my Mexican passport and USA, I presented my Mexican passport as ID, the girl at the front desk insisted in using my American Passport( So that I get charged all the extra fees for being none-Mexican(which I should have not paid because I am a Mexican Citizen too). I was tired from a long flight I did not want to argue. At check-out I was told to pay for sheet(25usd) that got burnt while staying at hotel due to me having to Iron my clothes even though when I ask for an ironing board they did not provided one. Great location, however worst customer service ever would not recommend. Find something different nearby! They CHARGE 30 USD if you don't return your beach TOWEL! FYI!

The hotel did not allow me to have even 1 guest at any time. They also made me sign certain conditions that were not advertised. Not the best experience of the hotel personnel. The hotel itself was great. Room was nice and clean. No complains.

I’ll start with the positives first before diving into the negative portion of my review. The property and rooms are gorgeous. The area is very convenient to 2 major roads that take you to majority of the places in the region. Negatives: The free breakfast is only the “American Breakfast” all of the other options are ~ $15.00 each. Make sure you enter the appropriate number of guests correctly. I mistakenly entered 2 instead of 3 and the concierge tried to charge me $3000 mxd for my additional guest which is more than I paid for the entire room. He then said slyly “if you pay in cash, I will charge you $2000 mxd” after I told him to smd we “settled” on $1200 mxd and he put the $ in his pocket. They had my room configuration incorrect as well. I asked for 2 double beds and they tried to give me 1 king. The bathroom is not fully covered so your travel party will hear every bowel movement. Keep that in mind. Parking is limited to 6-7 spots on the property.

El hotel está muy bonito , el servicio de miguel en el lobby y Joaquín en el bar excelente , solo la señorita que me hizo el check out al día siguiente fue terrible, me quería cobrar una mini toalla que porq se había manchado de make up y que venía en las políticas, cuando le dije que me trajera la toalla por q yo me había lavado la cara y a lo mejor tenía una mini mancha al secarme , no me lo trajeron y no me la cobraron, pero me pareció de pésimo gusto querer cobrar una toalla de cara de 29 pesos o menos por ese detalle , echaron a perder todo lo bueno del hotel

Property is beautiful and room was very spacious and clean. Front desk struggle to do simple things like arranging taxis. Area directly outside the hotel is not appealing/ bit sketchy at night. I would come back my next time in Tulum.

Close to amenities and cleanliness of hotel as well as included breakfast which was very good. No cpmplaints.

Absolutely beautiful property, location is too notch, walking distance to everything.

It was hassle-free - room was clean, nicely finished with updated equipment. Perfect for my week long retreat. Would have been great if they had breakfast buffet everyday of the week, but no complaint. It's awesome that there's a Chedraui right across the street, and there are cafe's, restaurants in walkable distances. All in all, it was a perfect stay

Excellent location for first-timers , solo travelers and anyone who rather be in walking distance to shops and restaurants. Breakfast menu can be better but not a big deal. The only thing was that the charge for washcloths if you they can’t get the stain out which most women wear some form of makeup so ladies bring your own. Not very busy location and easy to get to things from that location. Overall, great stay!

The property was small, but nice. It was clean and quiet. It was located downtown, so if you needed to walk to something, things were at hand.

Positives: Super charming and welcoming hotel with an amazing pool and rooftop. Staff was friendly and helpful. It’s not in the middle of the city where most restaurants are, but an easy 10–15 minute walk gets you there. There’s a great supermarket right across Avenida Cobá, and parking is conveniently in front of the hotel. They offer beach towels, and our room was comfortable. Best of all, there are three super cute and friendly orange cats living on the property. Ok: Breakfast is included but with limited options; still decent to start the day. The shower drain was initially too tight, preventing proper water flow, but loosening it solved the issue. Negatives: Towels could be fluffier, no non-dairy milk options at breakfast, and our balcony’s sliding door was hard to pull. Overall: A cozy, cat-friendly boutique stay with a great location and relaxing amenities — with a few small details that could make it even better.

Gorgeous boutique hotel, lovely staff and incredible breakfast. Hotel is beautifully filled with trees and is in a great location in Tulum but still really quiet.

Minimalist and modern but comfortable. The shower and toilet setup follow the zero privacy standard. Nice soaps and bedding, and a very comfortable bed. Breakfast waitress, Sophia, was very friendly and welcoming on Day One. Very poor service at breakfast on Day Two. American breakfast is ‘included’ and local dishes have an additional cost. It should be the other way around. The lack of lights in the hallway and stairs at night is dangerous.

Hôtel très sympa. Personnel à l’accueil très agréable. Petit bémol pour le petit déjeuner : vous choisissez une assiette sur la carte mais toutes les assiettes ne sont pas très copieuses et le personnel du petit déjeuner n’est pas très accueillant. On a l’impression de les déranger.

The light at night kept turning off and on Breakfast was absolutely ridiculous, no pancakes for all 5 days and cold drinks. One of the days they only brought us one fruit bowl when we asked for 2 because they didn’t that fruits The shower water was coming to the room Lizard in the room When we first arrived, we had to wait at least 30 mins until we got up and talked to the front desk girl and we never got our welcome drinks

The cafe' is subpar. Transportation is very expensive.
