There was a small issue when we arrived—our reservation had accidentally been marked for a different room type. But the front desk staff quickly sorted it out, upgraded us to a larger room, and even gave us a late check-out as a courtesy. The rest of the stay was fantastic. The pool area is lovely, and the beach is just a short walk away. Great experience overall!

Comforter has a blood mark on it and sheets were dirty. I prayed extra for a 3rd person but was not supplied with enough towels. Parking not included and was very expensive. Old check in address was provided, so took me 30 minutes of calling to find out where the new location was. On the positive side the location was convenient. Close to everything alls the room was spacious.

First things first, the place looked nothing like the photos. Our room had gnats flying around, broken glass under the table, and the shelves were broken in the kitchen. No one came to clean on the third day like we were promised, they just knocked and asked if we needed towels or toilet paper. The pool was very dirty as well.

The kid at the front desk was super friendly and I liked the fact that the office is staffed 24/7. The room was fairly large, the outlets all worked, shower was good. Very large tv but not a lot of channels. The bed wasn’t all that comfortable. The neighborhood was good, with every type of restaurant imaginable in walking distance. There was a Walgreens on the corner and the beach was a block away.

Rm 310. Was pretty nice room. Only real drawbacks to the room itself was there is only a small closet to store my clothes. With no real place to put luggage. But stored luggage in corner under the big flat screen TV. Of which there are very few channels that are available to watch..Very basic local channels that could be hard to locate in the DirectTV guide. I didn't ask for assistance on this since i was mainly interested in seeing what the local weather was doing to go to the beach. Beach is 2 blocks away and really easy walk. Coffee maker had shorted out and tripped circuit breaker. Was provided a brand new replacement for the room. Bathroom is nice, shower was clean and good pressure and kept a constant comfortable temperature. Not a terrible bother, but security gate is just outside the door and can be rather loud with people slamming it closed. Otherwise it was very quiet for my stay. Biggest concern that was some bothering was that there are some type of small bugs noticed mainly in the closet and kitchenette area. Don't think they're roaches, but I couldn't say definitively. All of the staff seemed friendly and accommodating to me.I was overall happy with my stay and would likely stay again if opportunity arose.

Good: Rooms are large with plenty of amenities. Kitchen / living area is large with all cooking accessories. Clean and comfortable beds and plenty of closet space. Plenty of dining options within a minute walk. Bathroom is nice and spacious. Things that can be improved Wifi barely works. There is no cable TV. The safe did not work. Parking is a nightmare. The hotel does not have parking and to their credit, they mention it ahead of time.

This was one of the most disorganized and unprofessional hotel experiences we’ve ever had. The hotel operates under three different locations, but nowhere in the booking process did it say that check-in and the actual stay were at different places.ONLY the day of check in we were informed of this when it was too late. We arrived at the hotel we booked, only to be told by a lone worker that this wasn’t the right location. He then sent us somewhere else, where we were again told this wasn’t where we’d be staying. We were dragged back and forth, lugging heavy bags around the city with no proper directions or assistance. To make things worse, there were no workers on-site at the final location—not even security. At night, we tried to sleep, but two women by the pool were drinking, smoking in a non-smoking area, and laughing loudly. We called the hotel, and the only worker (who was at a completely different location) said there was no staff available to check the situation and when we made a complaint regarding the problem they told us they will call 911 for any issues.... and mind you during the day when we called, they did not answer the phone. What kind of hotel has no security or staff on-site to ensure safety? This place is a complete mess—disorganized, unprofessional, and not safe. If you want a stress-free, secure stay, do yourself a favor and book somewhere else.

Had a fantastic stay at the Waterside thanks mostly in part to the great staff. This place is cozy, clean and in an amazing location just a quick stroll to shops/restaurants and most importantly the beach. Best of all was the A.C.E service at the hotel, Thats Anita, Christian, and Edgar ( A.C.E ) who were all top notch. Highly recommend you stay at the Waterside when in North Beach. Thanks again crew. I booked and paid for this hotel through Expedia. When I arrived I was told that I owed and additional $132. I called Expedia and after 30 minutes of them trying to reach the hotel I finally had to let the hotel use my cell phone to talk to Expedia. After that they didn’t ask for any more money and let me check in. I ended up leaving a day early but when I checked out I told them I wasn’t worried about a refund for the extra day already paid for. They told me all was good and they would refund my $100 deposit which they did. Then 2 days later they charged my credit card $103. When I tried to call them for an explanation I couldn’t get anyone to answer any of their numbers. I left several messages asking for a call back and got no response. I have since reported the charge as fraud but I will never stay at this property or any other property owned by this group again. Very poor business ethics.

From the moment I checked in, I was impressed by the level of service at Waterside Hotel. The staff were welcoming and went out of their way to ensure I had a pleasant stay. First, I will start with the good. Great price, location, and nice facilities. -This is NOT one hotel. This is a management company with 4 properties several blocks from each other and the one you think you are reserving you may not get when you check in. -The initial confirmation email gives you an address to check in but the office is not at this location. Very confusing. (You can only check in at one location, if you go to any of the other locations there is no office or sigh with instructions) -No check in early (well documented before reservation) but no place to store bags while waiting. -After checking in I was given keys to a property 5 blocks away. I had to walk almost 1/2 mile away with my kids and baggage to get to my room. -The rooms were great!! Very clean and recently renovated. Great location and close walking distance to the beach and lots of food. Near Miami Beach trolley. In summary, I would rent there again but not with a lot of luggage or children. Also, hopefully they fix the email confirmation with the correct address to check in.
