Pros: comfortable bed, great location Cons: Was told during check-in that property details (such as Wifi access) would be emailed. Never received the email. Front desk closed at 7 so was never able to get the information. Walls are very thin. Upstairs room (Jasmine) near the coffee machine attracts a lot of morning traffic and noise. No elevator. Breakfast was strange. Bagels, English muffins, a few pastries and some yogurt. No silverware or napkins. Juice, coffee and water were empty and never refilled. Would stay elsewhere next time.

Very quiet and cozy but able to walk to everything. I did not realize having a jacuzzi in the room would limit the vanity and bathroom so much. Pictures did not show that limitation. Next time I would select another room. I viewed several other rooms that were open and awaiting guests and they were all very nice and had more room for the bathroom.

Our overnight stay was perfect. The inn is a block away from the walking mall, we parked our car and didn't need it until we left -- walking distance to all of the historic district. Breakfast was ample and delicious and there was even a wonderful resident cat, Brody, who rules the street. Loved the cobblestone courtyard with fresh flowers everywhere and the historic ambiance. Befitting a very old building the floors are a little crooked and the hallway narrow. We had a beautiful four-poster bed and plenty of outlets for the laptops and the art on the walls was very retro and stylish. Altogether a lovely stay, and we'll be back.

Very quaint house with great location to walk the historic area. Parking is off site, but not far walk. Our room had an interesting jacuzzi bath/shower that you had to get in to turn on that may be a challenge to some. Ryan was very the best.

My wife and I stayed there for 4 nights to attend a wedding. The BB is beautiful and well maintained, with a nice balcony on both sides of the hotel. The Inn keeper couldn't have been any nicer and accommodating. The location is great, with walking distance to just about anywhere you would like to go. Also, they give you a parking pass to use for your stay which is only 1 block away. We will definitely be back to this B&B

The owner is so friendly, and stopped to chat with my husband and I for quite a while. The house is beautiful, the courtyard quaint and pretty. It is so close to everything and very walkable. We parked our car and havent had to use it since we arrived. Absolutely recommend staying here, we will be back!

B&B was right in the heart of the historic district of St. Augustine. Everything we wanted to do was within walking distance. Did not use our car at all during our stay. Room was adequate. Bed was comfortable. Lots of stairs to second floor. Weekend breakfast was special. Very friendly owner and staff.

All the towels had significant stains some of the smaller black hand towels had red hairs on it as well as on the bed. I dont think the room was cleened prior to our stay in all honesty. Went downstairs for breakfast and the options were not anything close to the images shown on Google reviews. It was more simple items like bread, yogurt, boiled eggs, muffins and sasuage patties. And a few plates to pick from had dried eggs on it thankfully there we found clean ones at the bottom. The keys were left in a envelope that anyone had access to in a mailbox with my name on it. As a women who travels a lot this a huge saftey concern. Anyone can take the keys and make a copy of it and break in later. I came during regular hours as displayed for the BB and was greeted through a ring camera which i thought was super strange and again unsafe. All in all dont stay at this place.

This B&B was just average. The bed linens were clean and the staff were mixed in friendliness. Some suggestions: wipe down the window sills of old bugs, put a small table or somewhere to put a cosmetic bag, add a hook on the bathroom wall to hang your hand towel, have a clock that works and get a bigger hot water heater. What good is a bathtub with only lukewarm water? We will probably not return.

This is a delightful historic property right in the heart of downtown. The breakfast was delicious, the room spotless and clean, and the host Ryan was amazing. I would stay here again. Oh, and the bed was very comfortable. Only slight setback was the ac was central and got a bit warm at times. Overall, an excellent spot to stay! Highly recommend.

The 44 Spanish Street Bed& Breakfast is in need of a tremendous renovation. The siding of the building is covered with mildew, dirty and with major wood rot. We had no bath towels in our bathroom upon arrival, which is inexcusable. The walls in our room were scratched behind the two metal chairs that are there. You cannot regulate the thermostat in your room, so you are at their mercy for the temperature of the room and the room overall looked dingy. We had breakfast on Sunday and there is no menu, so you have to eat whatever they want to serve you, leaving you with no other options. They are so understaffed that the owner was actually overwhelmed playing waiter for all the tables, for which I do give him credit for, but it is his own fault for not hiring servers. Also a little music would have added ambiance to the experience, and there was none. We will not be coming back to 44 Spanish Street B&B and certainly do not recommend it.

Great location for a short weekend stay in St Augustine. Two blocks from St George St. Included free parking in a lot about three blocks away. Room was small but comfortable. As you would expect in a B & B there was no in-room temperature adjustment and the room was a little cold for me. Offered free water and a coffee station. Lovely Adirondack chairs on the porch to relax and people watch. The highlight was the three course breakfast cooked fresh every day. Easily a $40-$50 breakfast in a hotel restaurant, served in a quaint enclosed back patio. Excellent service and great southern hospitality.

Loved our stay! The hotel is older (which is part of the charm of staying in historic downtown), but our room was clean and the bed was comfortable. Ryan went above and beyond and the breakfast was amazing. The location was also perfect - close to the action but on a quiet street. Wonderful experience!

The property location is great, right in the middle of the historic district. And the staff are great! Very courteous helpful and accommodating. But the property itself is not as it's presented in the photos. The rooms are very small, maybe 10' x 10', just big enough for a queen bed and 2' to walk around it. There was a bench to put the suitcases on, but otherwise no surfaces other than 2 small bedside tables. There is central air but no air unit in the room, no bathroom fan and the windows can't open, so the room is stuffy and hot, and there's nothing you can do about it. There is a ceiling fan, which helped a little. The daytime temps were in the low 60s, so I imagine it would be worse in warmer temps. Overall, the property is pretty seedy. There are nicer spots for the same price in the area. When we return to St. Augustine we would choose a different place to stay.

LOVED staying here. Everything was great from the food to the accommodations. The staff was so friendly and helpful. There was plenty of complimentary bottled water and coffee. The only thing we were a little disappointed with was the big tub in the room. Due to low water pressure and lack of hot water we were unable to utilize it. It was a main factor in booking that room. BUT everything else outweighed that one little thing, would stay there again.

This was our second stay but our last. And, it has the possibility of being a great place BUT it’s lacking in upgrades and amenities. While those things can be overlooked the lack of management can’t be. We arrived close to 5pm and found no staff present, the other guests stated they had the same experience and were equally confused and dissatisfied with the impersonal welcoming. When I questioned it, the owner Brian stated I could stay someplace else. What he probably didn’t realize was that his rudeness and curt behavior was witnessed by 4 other guests who couldn’t believe his response. All communications for all the guests was done over a ring doorbell! The shining star was Sophia who prepared breakfast and was lovely. The next morning there was no one there to check out with and no running water. Again, you had to speak with management over a ring doorbell and he showed no concern about the water situation stating, “ the city is probably doing construction “. There was no offer to use bottled water for hand washing or wipes, etc. Bottom line…. The place has great potential but absent, uncaring management make it not worth the stay.

The location is only a few steps from St George St which is the center of retail and dining restaurants as well as close walking to historic sites. This was our first visit to this B & B and we look forward to visiting again. Thanks to Bryan, Ryan and Sophia!

HORRIBLE SERVICE! This BnB USE TO BE my in-laws favorite place to stay in St Augustine, so my husband and I decided to surprise them with a Chritsmas gift to stay there and see the city's amazing holiday displays. The holiday decorations is what saved the trip. The check in clerk was not there when they checked in and didn't show up for at least 40 minutes. By that time, there were several guests waiting to check in. Needless to say, the experience with customer service got progressively worse, just really bad customer service to shorten the story. We called ahead to the property per their requests on checkin instructions. When we arrived no one was there. We arrived during a time when we were told there would be someone to receive us and nothing. I looked at the late check in location indicated for after hour check ins just in case. I called the number on our confirmation, the two numbers listed on the door, one which was out of service, and rang the ring door bell without any assistance. I even texted one of the numbers left at the door and again nothing. This went on at the location for about 20 minutes while my husband had to drive around looking for a spot to wait for some sort of reply. We ended up abandoning the location and booked at a downtown hotel instead. I had to reach out to Expedia who is in the process of getting me a refund after they also tried to phone the location without any success. As of yet, I have yet to hear from anyone at that location or apologize for all of the inconvenience. Will definitely never try to stay there again.

Super cute and cozy. Staff was amazing. We loved our stay. Walls are thin though so you can hear just about everything. Bed was comfortable. Location was perfection. Close to everything! Would stay at again!

Our overnight stay was perfect. The inn is a block away from the walking mall, we parked our car and didn't need it until we left -- walking distance to all of the historic district. Breakfast was ample and delicious and there was even a wonderful resident cat, Brody, who rules the street. Loved the cobblestone courtyard with fresh flowers everywhere and the historic ambiance. Befitting a very old building the floors are a little crooked and the hallway narrow. We had a beautiful four-poster bed and plenty of outlets for the laptops and the art on the walls was very retro and stylish. Altogether a lovely stay, and we'll be back.

The owner is so friendly, and stopped to chat with my husband and I for quite a while. The house is beautiful, the courtyard quaint and pretty. It is so close to everything and very walkable. We parked our car and havent had to use it since we arrived. Absolutely recommend staying here, we will be back!

B&B was right in the heart of the historic district of St. Augustine. Everything we wanted to do was within walking distance. Did not use our car at all during our stay. Room was adequate. Bed was comfortable. Lots of stairs to second floor. Weekend breakfast was special. Very friendly owner and staff.

Absentee management and not really a bed and breakfast. The photos show a gourmet, country style breakfast. But this is not so. We received a pleasant woman serving OJ, coffee, danish, rubbery sausage and hard boiled eggs. Sounds more like Days Inn than a B&B. Just one man's well observed opinion.

Location is great! Close to everything. Rooms were clean and nicely decorated but they are smaller than other B&Bs we have stayed in St. Augustine. Breakfast was the biggest disappointment. Bagels, English muffin and sausage patty, boiled eggs & yogurt both mornings. I wish it was specified this is continental style on description so I knew before booking. Such a big part of the B&B experience is the usually cooked breakfast. And it's normally a different breakfast every day. It was not bad, but just not what was expected.

Very cozy bed and breakfast in an excellent location to all of the popular historical downtown locations. The 3 course breakfast each morning was fantastic! Chef quality!! I don’t think there is a place in St. Augustine with better breakfast. The staff and owner really care about their guest experience and go out of the way to meet your expectations, while also giving you privacy and space. This will be our new bed and breakfast spot when we travel to St. Augustine!

The Inn is perfectly located in the heart of the historic district, everything is within walking distance. The Ownership & staff are wonderful and went out of their way to make us feel welcome. The Breakfast on the weekend was OUT OF THIS WORLD! I know that we will not stay anywhere else on our visits to Saint Augustine, this is a excellent choice for a Bed & Breakfast style accommodation, and way more intimate and charming than the big hotels!

The B&B looked nice, however, the building next door was vacant, and most likely condemned. Our bedroom was very nice, clean. Our window view was the boarded bldg next door. Breakfast was cancelled, the owner/cook was sick. Ryan did say they will reimburse some money once I send him our receipt for the room. Ryan checked us in and gave us the tour. He was very nice and kind. The parking was in a nice lot, but a block or two away from the B&B. We wanted to stay in the Historic district, for the architecture and the shopping. We will return to St Augustine, but will try a different B&B next time.

This is a delightful historic property right in the heart of downtown. The breakfast was delicious, the room spotless and clean, and the host Ryan was amazing. I would stay here again. Oh, and the bed was very comfortable. Only slight setback was the ac was central and got a bit warm at times. Overall, an excellent spot to stay! Highly recommend.

The place is DATED and there is no physical presence at the property (help was easy to reach over the phone) and it functioned more like an aitr-bnb with remote access to individual rooms. On the plus side, Chef Mark made a superb breakfast--really delicious--and as mentioned, the location is great.

The Chef who was also the individual who checked us in was super friendly and the breakfast was very good! The building is older (most are in St. Augustine), but needed to be maintained better. Not as nice as some of the other B&B's we have stayed at in the area. It was good, but not great!

Parking was the only drawback but we were able to secure a spot right across the hotel for 10 dollars a night. Otherwise place is clean, and breakfast was amazing.
