The hotel is clean and staffs are very nice The room size is ok as a japan hotel. There are only two sets of washer and dryer, but we had no problem with that. Overall it is great value. The only down side is no breakfast.

There is a Coco curry right across from here! A great life saver if you didn't get to make restaurant reservations. Also a small laundromat within 5 min walk. A great alternative if the hotel’s washer and dryer are occupied.

The property location was good however the conditions were not good. - Found chewed up gum on our table after returning to our hotel room - Walls had coffee/food splatters - Shower had no caulking so it looks like mold is growing within the cracks - Given unwashed cups in the bathroom which had old toothpaste residue in it (noticed it during our first day) - Laundry machine was not convenient as clothes did not dry after two cycles (I would recommend walking down the street to the laundromat) - Rarely ever staff at the front desk even though people’s suitcases were there - Blue flickering light behind the TV was distracting - AC had a constant squeaking noise - Tea was advertised in the room but cups and tea bags were never replaced. I would not choose this hotel to stay in if I visit Kyoto again.

Had a great stay at this lovely hotel close to Kyoto Station! Amenities could be found on the main floor near check in though tea was provided in the room. Bed was comfortable and AC was powerful to cool down after all the walking in the humid weather. It's really close to a couple laundromats (they have their own laundry but we found less waiting in the independent facilities), and while they don't have breakfast in house, there's a fantastic restaurant called Nakau across from the station for really tasty breakfast.

Very conveniently located near Kyoto station, about 10 mins walking. Nearby there are convenience stores and a couple of restaurants. The room is small but as most rooms in Japan. There is no wardrobe, just some hangers. What I didn’t like was that the fridge wasn’t working. We complained at the reception twice, one person told us that it worked it just that wasn’t cooling enough because some excuse about the hotel being small or some cooling system, but the air conditioning was very high. Another person told us that maintenance team wasn’t available due to the holiday (Golden Week) and to not keep anything in the fridge. About the eco-friendliness, they have all amenities in the lobby so you take only what you need which I think is great. But they changed the towels every day even if you don’t leave them on the floor as in many other hotels around the world.

Transferring our luggage from this hotel to the next one was not a smooth process. We were told that we had to use an online procedure, but the staff member at the desk was unable to translate what everything meant on the form for us. What should have been a simple 5 - 10 minute process ending up taking around 20 minutes and a lot of Google translate. That was frustrating.

Nice hotel walking distance from Kyoto station South exit. Just go straight and you will be there in less than 10 mins. There are two M’s hotel around the area so make sure you go to the right one. The other one is a bit further. Lots of places to eat within walking distance and there’s mall nearby. Overall was nice but our room is so dusty. Table side and the table. I can’t stop sneezing. There’s laundry facility in the hotel so it comes handy. Overall is good.

Convenient 3 minutes walk from Kyoto station and room was very small but clean. The only thing was the washer and dryer don’t work well. And there’s only two each and have to wait for a while. Other than that it was a great stay.

The good bit - Location is amazing - the not so good bit - large rooms very poorly laid out reducing mobility to the point we were banging into the walls and tv and no place to sit -please note rooms were not small just poorly laid out - also vent in bathroom full of dust collected looking like a sheep’s hide.

The room had a strong sweat/body smell and did not go away even when leaving the windows open. The walls had multiple stains that left the impression the room was neglected. I booked over a week and found everything in walking distance. However, the hotel is in central Kyoto so you might hear some ambulance noises every other days. You will need ear plugs. I woke up most nights from the noise. Apart from that staffs are professional and helpful and I can find most things I need.

Nice place a few minutes walk from the main Kyoto train station. The room was larger than in most Japanese hotels that I’ve seen —the bathroom was huge by Japanese standards. Otherwise not much to say, safe, efficient spotless as is the Japanese norm. Highly recommend.

Three people in a superior deluxe room is extremely cramp. Beds were too large for the room and walkway around the bed were too tight. No room for luggage to be opened easily without playing musical luggage. Room would have better serve with slimmer beds and creating more space other than just sleeping space. The architect should have been fired for the design

I use this hotel as my base for my annual Japan vacay. All is good, the only downside remains the level of noise heard from the street, even though my room is on the 6th floor. One word: earplugs are a must 😉

We were first time visitors not only to the hotel, but also to Japan. The desk clerk, though limited English, was very patient and helpful while checking us in. We found the room cozy and comfortable. The only downside was that taking the key, when you leave the room, shuts off everything in the room including the AC! The upside, the AC unit cools the room rather quickly. We will definitely stay here again when visiting Kyoto!

Great location and staff were very friendly. Alice at the front desk was very patient answering my questions on directions. She speak English very well which made things so much easier for me. Room has everything I need, it came with flat iron and curler, first time I see that in a hotel. This hotel is conviniently located in Kyoto station close to Avanti.

Nice stay in a great location. Our room was quite small so no where to put our suitcases. Bathroom was also tiny which didn’t matter too much. Value for money on this hotel was excellent so can’t complain too much. Kyoto station on its doorstep with many supermarkets which is handy. Recommend highly!

The hotel was so close to the Kyoto train station South Gate. It was easy for us to catch the train, do shopping and dinning while we were staying at the hotel. Used Shinkansen, local trains and AirPort Express train from the Kyoto station without walking too far with our luggage.
