The hotel is very clean with kind, helpful staff. The WiFi worked well and the area is quiet at night, but convenient with food, subway, Central Park nearby. I appreciated the free water (seltzer as well), coffee and tea. There is also a snack shop with microwave and self checkout for the food. All of those conveniences helped to make things so easy.

This is a small hotel with great staff and excellent location. Rooms are very small so if you're someone who likes to spend a lot of time in your room, this is probably not for you if you're more than 1 person. But we were out and about most of the time so it was perfect for us. Two suggestions: the outdoor patio needs attention in order for guests to use and it would be helpful if the room with multiple tables could be opened before 9am since the available tables around the coffee area filled up quickly. We will definitely stay here on our next visit.

Nice small hotel in an old building so it’s built well and very quiet with great black-out shades. This is a great option on the UES if you need a good nights sleep. My room was small but clean with a nice layout for the space. Excellent room for sleeping. Parking garage next door.

This is a boutique hotel located on the upper east side. It’s extremely clean and quiet. Plenty of nice touches like water available all day. Coffee and tea available all day. Also there is a coffee bar and they will Make you an espresso or latte (not free) plenty of great places to eat. My daughter lives a few blocks away and we wlll be coming here whenever we visit her.

Prefect hotel for my visit in UES. Staff was nice, Rooms arent huge but they were clean and the bed was extremely comfortable. Plus there was a nespresso machine and complimentary bottled water so convenient for an early cup of coffee. I would definitely stay here again. Note that there are at least 4 steps to enter lobby.

The UES hotel was very charming, clean, and conveniently located. The entire staff was extremely friendly and helpful. Parking was easy with one garage across the street and another just next door. Having a self-serve "store" stocked with breakfast items, snacks, ice cream, and beverages (including wine and beer!) was a great convenience. An added bonus was the espresso machine in the lobby where any employee would make you a drink of your choosing.

Poor customer service: every time you entered the building the staff were playing on their phones, often not aware of customer presence. The room was tiny and was not cleaned by staff. The bathroom was so small the sink had to be in the bedroom.

Overall it was a pleasant stay. The rooms are way smaller than what I imagined from the pictures online. The room was clean but some of the towels had stains on them - they smelled clean but seeing stains on a towel is just gross especially when they are not yours. There was also a lot of noise from the vents or water I’m not sure what it was but it was pretty loud all night. I’d stay here again for sure but there the small improvements could make it an even more pleasant stay. Thanks for the welcome cookies! Those were a nice touch since we were starving from traveling all day.

Wonderful small hotel with very friendly and helpfull front desk staff who make excellent coffee for guests. Hotel is quiet, very clean and within walking distance from restaurants, the subway and Central Park. We will definitely be back!

We chose this hotel due to its proximity to my son’s school during his move to New York. It was the only hotel near the school which had high ratings and decent rates. The location, besides his school, is very convenient with CVS, Target, and Staples right around the corner. They give you free voucher for coffee and the front desk staff makes the coffee for you too. I had cappuccino made with oatmeal which was pretty good. :) Subway stations are nearby and connects you up and down Manhattan. We Ubered half the time, but when able, subways are very convenient. Safe neighborhood and parking next door is convenient too if you have a car. At first when we checked in, the cleanliness was questionable as there were someone else’s hair on the sheets…but after that one incident, everything was cleaned properly. Very friendly staff and feels homey and inviting. I would stay here again next time visiting my son.

Stayed in a King Bed room. Room was tiny and did not have a chair, only a bolster on which to sit. Bathroom sink was inset and the niche was maybe 24” wide. If you are tall or wide the sink will be very difficult to use. I am not very big and I was literally shoulder to shoulder in the niche. Services were above average. Great location and access to restaurants and support retail. As my wife said, it is very cute.

The queen size room had just enough room for the bed AND THE SINK IN THE BEDROOM! The bathroom was just big enough for the toilet and the tub. The room faced a brick wall which was 10’ away.

The rooms are very small. With two beds inside the room, there is little space left for moving around. The bathroom has very faint lighting so very bad for putting on make up in the morning. However, there is a very big sitting and eating space near the reception area. It’s almost like a restaurant space down there. The service was excellent with free chocolate and coffee at the reception area.

The good; the staff here were amazingly helpful and friendly. The room was quiet, and the beds were fine. The location worked for our plans. Downside was the size of the room, which was laid out like a bento box and not much bigger. The shared bedside table was the size of a dinner plate. Just really cramped and small - but clean. We were just there for a single night; any longer and we'd have moved.

The front desk staff was helpful, friendly and kind every day and night. We were always welcomed with a warm hello. The room was cozy, a bit tight in general but normal for New York. The neighborhood is lovely. There were tons of food options super close and we also DoorDashed Roma pizza at the recommendation of the front desk when we got in at 1 a.m. It was fantastic. The subway entrance is close and we rode the 4 everywhere we needed to go. Would absolutely stay here again.

The hotel itself was clean, extremely small but serves its purpose. Location is good, desk staff was friendly. However, we left some items in the room and immediately called for help. Since we knew where we left them we thought someone would be honest enough to return them. Nope, called several times only to get the same answer, nothing was found. This was very disappointing!!

Wonderful location on Manhattan's Upper East Side. Museums, restaurants, Central Park are all close by. We stayed here because its 10 short blocks to Lenox Hill Hospital. For out-of-towners -- know that the rooms are small, but hopefully you will be out exploring this great city. Very welcoming staff, cozy. We will stay there again.

This was as advertised a very nice clean hotel. Price was very reasonable by NYC standards and the staff was very pleasant. I was primarily visiting museums on the upper East Side on this trip and it was a perfect hotel for that.

Very good. Perfect spot to visit museums and parks w/fresh air. Loved the coffee, both in-room and lattes made at desk, as well as the ability to get hot water for my evening herbal blend tea. Comfortable bed, room. Discovered a quiet reading room behind the coffee/tea station my last day which might be useful for our next visit. Attentive cleaning service and provision of 2 bottled waters each day. Appreciated that I could open windows a crack to change the air. Thank you Voco the Franklin, and thank you nearby Central and SchutZ parks.

Very small rooms. Location is good if you want to stay around Central Park/museums. Getting to Times Square is easily a 30 minute cab ride. Hotel does not have any dining option in house. Staff was nice and room were clean.

What I really appreciated is the excellent coffee provided in the lobby. My only (very minor) complaint is that there were not real drinking glasses in the room....only cheap plastic cups like you would get at a Motel 6. At this price point, a hotel should have real glasses.
