Within walking of the National Park and all the shops and entertainment on Bathhouse Row, this hotel is a gem! It’s a beautiful old building that has clearly been renovated, and the lobby, rooms, and rooftop bar/restaurant are beautiful. The bed was crazy comfortable, shower was a little weird (one of those new ones without a door) but very nice, and the room was overall comfy. The TV didn’t work when we first got into the room, and the sweet young woman at the front desk (Kaylee) came up to our room herself to see if she could get it going! There seemed to be some issue, but we left for dinner and when we returned it was working. That’s customer service! Thank you, Kaylee! We hope to come to HS again sometime soon and stay longer, and we will definitely come to The Waters!!

They have valet parking but there is free parking just 2 blocks away right behind a police station and it has video surveillance. It is a very safe place to park.

Uniqueness of this place was astonishing. Rooftop restaurant/bar and view was spectacular. Down stairs restaurant was the best! We ate at the Avenue several times during our stay. Walkable to all the local attractions. Valet parking was excellent. Would highly recommend staying here.

So excited to be here, was really disappointed in rooftop bar and dining. Went up last night, beautiful night and they were out of just about everything so I ended up settling, which I didn’t think was cool. In an addition, if you want menu is going to be limited on rooftop perhaps we can order from another venue on property and either take it up there or have it delivered it’s just a perfect spot to have a burger for example and is on the menu as sliders. However, they were out of a certain bun anyway they were out of a lot. Dinner the night before in the hotel restaurant downstairs was excellent

We went to eat at their restaurant for brunch before checking in. They served my avocado taste as a whole avocado sliced on bread with a pile of uncleaned and unpicked cilantro stalks and white onions. I pointed out the error and the wrong ingredients and the waitress returned with slimy arugula that I wouldn't date eat. We sent it back and I didn't eat. Every single employee we encountered except the one lady at checkout was using their phones when I saw them. The waitress, the front desk several times, the bar tender upstairs. No one cared about customer service. Room 206 was awful. There was a high pitched noise periodically at night, assumedly from the AC units outside the window. The bathroom shower had mildew all along the caulking. The floor has a soft spot in it near the bed. We will never stay here again.

We loved our 2 night stay at The Waters Hotel. It is in a lovely historic building with many modern upgrades in the rooms. The room was big and very comfortable! My husband and I were celebrating our 45th wedding anniversary and splurged a little to stay here. We enjoyed being near to so many good restaurants and within walking distance was a bonus. The free parking garage is about a block or 2 away but you can pay for valet service at the hotel if you want that service. We ate at The Rooftop grill one night and it was very good. We didn't try the other restaurant on the main floor. The staff and housekeeping were very friendly here and I hope to be back next year.

The location was wonderful and the people at the front desk very friendly and especially helpful. However, there were LOTS of little things that weren't good. There was mold in the shower, no luggage rack, a note saying "use these earplugs" and no earplugs, the TV didn't work properly (although Tim was very nice and helpful). The worst experience was the rooftop bar. One afternoon we got drinks and they were good although service wasn't great. We went back for the same thing the next afternoon and they were hardly drinkable. We won't be back.

The room's air conditioner unit was extremely loud and basically ran non-stop. Even when it turned low it was still noticeably on. It's a big deal since it impacts the entire time you're in the room. We should've asked for a new room but didn't (traveling with kids and didn't want to move things around again).

This is a nice place however, they have sliding doors on the bathroom which are very loud and leave a gap. Bathroom was small but the room was nice. The TV is not a smart tv which didn’t leave much of a choice in programs to watch. That was a bummer that we couldn’t watch Netflix. The hotel was nostalgic which we loved but it was someone small in general speaking. Next time we go we will explore other options. Overall we had a nice stay

Be prepared to valet park, the guys handled it well, but i wasnt really prepared for that. The staff was nice, the restaurant and location great. The room was clean, but it was very small with no view. The bathroom door is a barn style slider with no lock. I did not like this, my kids did not like it, backroom privacy i rate a 1. The bed was not comfortable.

Choose this hotel because of the location to the park, we were just stopping for 1 quick night and wanted to be conveniently close to Hot Springs National Park to maximize our time. Hotel was super clean and staff was very friendly. Our room was quiet, we were not bothered by any road noise or hallway noise. We were bummed that the rooftop was closed when we tried to go up around 7 on a Sunday night. I understand the bar closing early but it would have been nice to see the view. Also the bathroom door was a terrible as other reviews have said, dreadful design. Overall happy with our stay though, would definitely stay again!

The hotel was nearly perfect. The thing that makes this hotel less than perfect and it can be a big deal. In room 308 the barn door to the bathroom had a big gap between the floor and the bottom of the door. The door didn’t close properly and would swing open. I had to hold the door closed with my foot. For most this may not matter, but if you need privacy this door does not provide it. This is a pricey hotel. They could do better than that door.

We were disappointed with our experience at The Waters. The receptionist was not very welcoming or helpful. The room was just ok. The hotel floors are cold and sterile. The rooftop bar was nice. Went for a drink earlier in the afternoon which was over priced. Went back up later that night and the waitress never acknowledged us even though there was only one other table of patrons so we left. Not impressed and not a good value. I would not recommend this hotel.

Check in time was 3 pm. We arrived at 4:50 and we told our room was not ready due to housekeeping staff shortage and we should check back closer to 7. They did let us park and did hold our luggage at the desk.

There is no “continental” breakfast. No microwave in room. Be prepared for heavy traffic noise on the street view side, but livable with ear buds. Loved the pod coffee but no extra creamer available without going downstairs. The rooftop restaurant, which I very much wanted, is closed Mon-Wed. The cleanliness and modern updates were outstanding.

Thumbs up for: Convenience Location(Downtown) Ambiance Style Comfort Friendly, helpful workers The Avenue, the attached restaurant, has very good food The Rooftop Lounge(only one in town) Thumbs down for: Cost of parking ($28 per night) Bathroom in the room not thought out very well, from the barn door to the towel hangers to the shower splashing water out into the bathroom floor, saturating the floor mat.

The pros outweigh any cons by a long shot! Stayed here celebrating 10 yrs of marriage and we loved every minute of it! Rooftop lounge, Ohio Club next door(best burger in the state), bathhouses across the street, coffee houses and breakfast around the corner, or breakfast in bed from the onsite restaurant..

This hotel was very convenient. The Avenue restaurant was very good, especially the avocado toast, however, service was a bit slow. Check in and valet were very friendly and quick. The roof top bar had great views and I liked the music/service but I was not impressed with our drinks. I loved that it had the look and feel if an old bathhouse with modern amenities. We had a little trouble with our A/C the first night but we spoke with the housekeepers and they took charge right away and had it working in no time. Overall great place to stay.

Hotel is beautiful. Checkin and valet service was great. The room was very spacious and clean with refrigerator and safe. Bed was super comfortable. The shower was a little slippery and the sliding door doesn't give much privacy, but other than that loved the room. Loved the way they preserved the old room numbers and the marble floors. Breakfast was very slow , but servers were great and when food finally did arrive (after 30 plus minutes) it was delicious. Rooftop service was very marginal - we only had drinks but tables weren't cleaned and service was slow. Overall I'd give it 4 stars - hotel itself- location, decor, ambience 5 stars but service was 4 star.
