It was strange that there was not usually a lobby attendant, but it was fine. The room has plenty of outlets and USB and seems well designed. It’s great if you’re not going to spend much time in your room. The coin laundry was also easy to use.

They only offer room cleaning once every 3 days. We found the towels provided to be quite thin and they didn't dry easily in the bathroom, so we had to ask for new towels on the second day. Thankfully they provided extra towels when we asked. We ran a load of laundry while we were there (700yen) with an extra drying cycle (200yen). Somehow our clothes seemed more wet after the extra drying time. Would not use their laundry facilities again. The mattress is very firm and the pillows offer no support. The room was clean enough and spacious for Japanese room sizes.

Great spot to stay. Convenient and close to the station. If you will explore kyoto through the day you can find a comfortable place to rest here. Essy check in and friendly staff. They answered questions through message very quickly when we need to confirm a luggage send out to them. Coin Laundry available on site.

The hotel is located on a residential street, short walk from the subway station. There is a self-check in at the hotel but staff was on site during our check-in. We received an email with the entry code the day prior to check-in. The staff at the reception didn't speak English but we were able to get by with google translate. We were able to store luggage here prior to check-in which was great. The location is great. It is on a quite street, yet short walk to the subway and the entertainment district and some tourist sites. The only downside is that the ground level rooms don't get any daylight as the window is blocked for privacy. There is laundry facility on site but no restaurant. Only a vending machine for drinks in front of the hotel. There are food stores and some restaurants short walk from the hotel. Overall, we had a good stay.

Ms chain of hotels have really narrowed down the experience to a minimum for the client at a maximum price for what you get. 4 o’clock check in is very inconvenient. No outdoor spaces or lounge at all. No bikes, breakfast, or beverage machines. We had to beg for one extra pillow. The windows don’t open, and the door make a constant high pitched humming noise from the draft. Pay more, stay elsewhere.

Hotel situato vicino a fermate del bus e della metro e al quartiere gion. Il personale praticamente assente (è presente qualcuno ogni tanto, per il resto check in e check out tramite una macchinetta). Servizi ottimi se non fosse che la lavanderia costa un po’ troppo e non mi è piaciuta la pulizia ogni 3 giorni (piu che altro per il cambio asciugamani). Stanza spaziosa e hotel silenzioso e tranquillo.

Good spot for easy access to Gion and downtown Kyoto. Staff lovely and helpful. Room clean but bathroom smelled very much of mould/dampness. No USB ports for any charging.

窓があるが昼間でも真っ暗、朝が来たことは全く分からない。1階はチェックイン、アウトの受付の声や音がとても煩い。客が夜中3時に騒ごうともスタッフは注意すらしない。掃除は3日に1回なので2泊だとタオルもシーツも取り替えない。使い捨て歯ブラシやパジャマなどが置いているはずも無く、二度と泊まりたくない。

基本的にスタッフの対応が不要なシステムになっているが、困っていると助けてくれる。海外観光客の利用がとても多い。荷物預かりは自転車の鍵で柵に自分で止めるだけなのでやや心配だがありがたかった。アメニティも最低限用意されている。部屋には埃や髪の毛が少し残っていたが我慢できないほどではない。パジャマが無いのは少し困った。 金額に見合ったサービスのホテルです。このあたりは宿代も高いし、ぜひまた使いたいです。

M’s Hotel Sanjo Wakoku is in an amazing location in Kyoto, not far from the really touristy parts but still in a more residential area. Very close to buses and subway, convenient for getting anywhere. We stayed here for 6 comfortable nights. Very clean, the rooms are small but make great use of the space. A/C works great. Couldn’t recommend more highly.

My room had a broken safe box. Which makes ticking noise. So i had to plug with big fowls with garbage to mute the sound… which was unpleasant. But otherwise the location, quality was excellent :)

The room super small and bed is hard could not sleep with a small hard bed . Bathroom is so tight not comfortable for American customers in general. Good to have free water refill , and pretty clean . Room service is every 3 days which a bit long if you need people make bed and clean towel

I don’t really have anything bad to say. I do wish they had the option to get a second pillow but otherwise, everything was good. If the staff isn’t at the front desk, all you need to do is pick up the phone and they were very responsive.

El hotel es limpio, tienes que revisar bien tus correos ya que para entrar te mandan una clave para la puerta. El hotel es autoservicio, hay poco staff o no hay staff en recepción. Está cerca de parada de camión y del metro.

No outdoor spaces or lounge at all. No bikes, breakfast, or beverage machines. We had to beg for one extra pillow. The windows don’t open, and the door make a constant high pitched humming noise from the draft. Pay more, stay elsewhere.

A nicely located small hotel 15 mins walk from the Kyoto center. Clean and quiet. No staff, and basically no one to communicate with. Emails sent to the owner were never answered, so, in M's Hotel you are on your own. A no frills place, but decent and good value for one's money.

Fast check in process. They are kind and allow you to keep the luggage in the lobby if you arrive before check in. The room is comfortable, clean, spacious and the hotel location is great. Highly recommend it :)

Clean and modern hotel in the nice Sanjo district. Very close to many temples, bus stops, subway station, convenience stores and more. Would go back again.

This hotel is located in a very quiet area in Kyoto but conveniently located rather close to 2 stations and multiple bus stops. The room was bigger than we had expected and met our needs. There isn’t much to do nearby, but because of the stations and bus stops close by, you can get anywhere!! The only weird thing is that the staff is usually not in the front desk of the lobby like in other hotels so when you check-out or check-in you might not have someone there to greet you!!

Great spot to stay. Convenient and close to the station. If you will explore kyoto through the day you can find a comfortable place to rest here. Essy check in and friendly staff. They answered questions through message very quickly when we need to confirm a luggage send out to them. Coin Laundry available on site.

The hotel is located on a residential street, short walk from the subway station. There is a self-check in at the hotel but staff was on site during our check-in. We received an email with the entry code the day prior to check-in. The staff at the reception didn't speak English but we were able to get by with google translate. We were able to store luggage here prior to check-in which was great. The location is great. It is on a quite street, yet short walk to the subway and the entertainment district and some tourist sites. The only downside is that the ground level rooms don't get any daylight as the window is blocked for privacy. There is laundry facility on site but no restaurant. Only a vending machine for drinks in front of the hotel. There are food stores and some restaurants short walk from the hotel. Overall, we had a good stay.

It was nestled in the residential area and a bit hard to locate. Being in a residential area, there weren't that many restaurants nearby. The room was clean and decent. No sunlight through the window though.

They only offer room cleaning once every 3 days. We found the towels provided to be quite thin and they didn't dry easily in the bathroom, so we had to ask for new towels on the second day. Thankfully they provided extra towels when we asked. We ran a load of laundry while we were there (700yen) with an extra drying cycle (200yen). Somehow our clothes seemed more wet after the extra drying time. Would not use their laundry facilities again. The mattress is very firm and the pillows offer no support. The room was clean enough and spacious for Japanese room sizes.
