Pools were dirty. Carpets stained in room and other areas of hotel. River ranch pool/lazy river closed at 5pm which was too early and the bar near the pool closed at 4pm. Only one pool was open until 10pm. Store inside hotel closed at 6pm, made it hard to have any drinks/snacks/food.

The water park was cool. The property was under construction, which is understandable, but parking was inconvenient due to it. The building was a bit dated. It's great for kids who care less about certain things but as for me and my wife staying without our son we would not stay again unless our son was with us, and we were spending time at the water park.

Cockroaches in the room, rust in the bathroom shower, shower faucet drips, carpet in the bedroom was circa 1970, dirty and rundown. Staff was very sweet and friendly. Pools were nice, slide was decent, lazy river was wonderful once you located the tubes hidden on the side of a building and mini golf was cute. Pool area does offer a locker but you have to provide your own lock… not sure who brings a lock on vacation?! Construction everywhere and limited parking. For almost $300 a night, it’s not worth it but it definitely has potential if they give it a good paint refresher, new carpeting in the rooms and a deep cleaning everywhere.

Wasn't told about resort remodeling, 3/4 of resort closed, no dining facilities, still charging $35/day resort fee, lazy river old, dirty, limited floats for guests, a.. holes at entrance making all guests have bags inspected so they don't miss out selling you their $14 drinks, and as HH member, this place should not be using the "Hilton" name. Very disappointing for my family, embarrassing for me as HH member choosing this "resort". Should be closed until property remodeling is done...... Why still charging a daily resort fee is beyond me... And no notice on Expedia about hotel condition

Found the property run down; disappointed. Full of construction areas, exposed cables; blocked hallways; dust. To get to water park, you have to go around construction areas. The waterpark closes at 7 and the slide at 5!! Pool bar in the hotel is out of operation and worn down; hotel does not have a breakfast area. We were not made aware of the construction going on when booking. Did not meet our expectations at all and does not look like the pictures in the site.

Check in process was very quick even though there was a line upon arrival. Kids enjoyed the pool and lazy river. Food from Hole in the Wall was good! Negatives were construction around water park, room was dated and tv signal wasn’t good. Recommend having Netflix available.

The rooms are large and spacious, the staff was super friendly. The bathroom in the room is small like almost have to be on the toilet to shut the door. For some reason the bar at the pool wasn't open even though it's a weekend in July. This location doesn't have free breakfast which was a bummer, and if you go to the water park in the afternoon they might be out of towels also the water park did not have enough tubes for the lazy river but it was fun and definitely great for the whole day.

We loved it! It is under a ton of construction. The pools and lazy river were our favorite. The fitness center and spa were really nice as well! Across the street is a Mexican restaurant called Aunt Chilada’s and we highly recommend it:)

The water park was the only part of our stay that we actually enjoyed, however, they allow day passes for the water park so there is absolutely no parking for paying hotel guests. There were no chairs available and the park itself was over crowded. The hotel seems to be under construction (which is very much needed) but because of this, they have blocked off certain areas of the parking lot, limiting even more parking spaces for staying guests. The hotel pool was extremely unsafe. It needs to be completely resurfaced. It’s rough and you get scratches and cuts along the edges and bottom of the pool. The stairs leading down to the pool are unstable, loose and broken. The bar area is not in service so kids and adults were jumping in and out of that area and jumping off the gazebo. The room was absolutely disgusting and seemed to be cleaned with zero effort. There were left over underwear from previous guests in the corner near the bed, the carpets were filthy and stained. The couch smelled of pee, we’re stained and dirty and just plain gross. The bath tub didn’t drain properly and when showering, we were standing in about 8 inches in water. I was only offered Hilton points since I purchased my reservation through orbits but that was all they could do. I would not recommend this hotel to anyone, as a frequent Hilton visitor, this has to be the worse one I’ve ever stayed in.

We were surprised to see that there was so much construction and that the rooms we're home falling apart. The carpets were stained. There was a odor of mold and smoke. These showers were rusty, furniture was broken. We had stayed in this resort a few years prior and it was nothing in comparison to what it is now, really sad. The shining star was the staff they were friendly. I'm sorry to say we will not be returning.

The hotel pictures are quite deceiving or very outdated. A vast majority of the hotel is under renovation so a lot of dust/dirt abound and other buildings closed. No way should this be considered a resort by any means. The rooms were quite outdated - visibly stained couch cushions, questionably dirty carpet, dirty elevator, hinges to door barely screwed in, recessed ceiling light in bathroom that occasionally would leak water (yes from the ceiling light), a bathroom door that would not lock (had maintenance fix), room keypad took a few swipes to get door to open, if you have the do no disturb sign when housekeeping comes around they won't come back unless called for, and veneer peeling from inside cabinet to fridge.

This property is under construction and has limited facilities available. There is no resort, but a “waterpark” that is open to the public and not attached to the property. The carpet in the room is filthy, the couch was disgusting, and the room smelled of mold. Super disappointing for a Hilton.

We really enjoyed the water park. The hotel room was absolutely disgusting! The carpet was so bad that we had to wear shoes inside the whole time! It literally looked like a murder scene happened in our room. I took pictures and videos of the room because we were so grossed out. Everyone we met at the water park had the same complaint. Save your money and go somewhere else!!

This hotel was perfect for what we wanted. A nice big room with sitting area and a small balcony to sit on for morning coffee. The bed and pillows were very comfortable. While everything was clean, the carpet had stains in both the sitting and bed rooms. Our room faced the inner courtyard with the pool. There are many upkeep issues at the pool. I assume they will renovate this area after the big renovation they are doing on the south side of the resort. The attached water park is small, but probably perfect for families with kids. Not really a relaxing place for adults. The lazy river is overcrowded and not relaxing. The hotel pool is overrun with kids in the evening because the water park is only open until 6pm. It wasn’t too noisy in our room, but we could hear what was happening in the pool area. The hotel location is very good. Besides a view, it is very near a number of good restaurants and the Heard Museum. We were not charged the additional “resort” fee which I think was a wise choice by the administration because it doesn’t really feel like a resort at the moment.

People come here because of the Waterpark. Check in is at 4 and the slide closes at 5. Despite what the website says the park closes at 7. The park opens at 9 but the slide and bar dont open until 11. Breakfast was $75 for 2 people at the restaurant. The couch and carpet had a lot of stains. They don't have fitted sheets so you end up touching the mattress cover. My sheets had stains. No matter what you set the ac at the thermostat says it's between 71-73 in the room whether it feels hot or cold it's 71-73. No outside food or drinks at the Waterpark regardless if the onsite bar/restaurant is open or not. The lazy river gets very very dirty by the end of the day. The adults only pool is in full sun most of the day

The outdoor amenities are outstanding. Lots of flower beds and very pleasing to the eye the SW look and water park area. The hotel itself really needs a major update. 1. Carpet in the room is old and worn. 2. Bathroom is nothing special, bathtub with a shower curtain and old toilet that’s low to the ground. 3. Common elevator looked more like a freight elevator the way the walls were scuffed up. 4. Bed - kinda hard and some lumps. 5. On site restaurant will require you to walk 1/4 as it sits by the pool area. Rainy days could pose a challenge. 6. Northpoint facility has huge spider webs in the ceiling as you come in, can’t believe no one hasn’t seen that. 7. No limited access to hotel rooms, anyone can walk in off the street and go straight to a room, so not very secure. This place has the potential to be an amazing facility but a 2nd dining option and indoor connectivity should be added.

We stayed in an Agave King Suite in the north building. The Good: This property is convenient to Phoenix, Sky Harbor Airport & Scottsdale. The nachos at the on-site restaurant were good. Service was hit and miss. The lazy river is fun and probably the only thing keeping this property afloat, no pun intended. The closet lights up inside. I enjoyed sitting on the balcony with a glass of wine. I slept well on the bed. The fridge, while small, was quite deep and held a surprising amount. There was plenty of hot water. The Bad: This property is extremely run down. I didn't want to believe the reviews, but it's true. I thought by booking an "Agave" suite we would avoid that, but no. The rooms are tiny and dark. The way the pictures are taken is deceiving. No microwave or bar sink. The toilet/shower area was extremely small. Large people would struggle. The property has really been let go. Stairs had huge chipped tiles...lawsuit waiting to happen. Floor tiles all over property had sticky spills & stains. There was garbage. The planters are not cared for. They empty or had dead/dying plants. Those that survived were overgrown and unkempt. It was sad. The main fountain at the entrance was dry. Part of the pool was taped off and dry. Internet went out. Directions to makeshift lobby were non-existent. They won't let you use a baggage cart. Old signage to "amenities" that no longer exist. Walk by the huge, stinky dumpster to access the water park. Smell pot smoke the entire stay.

We stayed on the second floor and had a lot of luggage, but unfortunately, the elevator was out of service. To make matters worse, the luggage caddy was chained and padlocked to a fence, so we couldn’t use it. One of the two phones in the room didn’t work, and our room overlooked a parking lot that was under construction, which also meant that available parking was minimal. The carpet in our room was visibly dirty, which was disappointing. The waterpark slide was closed when we arrived, though it did open the following day. Still, there was a noticeable lack of staff and security presence. In the lazy river, we saw a couple feeding their completely nude infant, no diaper or swim diaper, while kids were jumping off the bridge into the lazy river. It felt chaotic and unsafe. The pool had a swim-up bar, but there was no staff attending it. Later, the bathroom sink handle detached in my hand. We were also woken up early by loud drilling as maintenance worked on what seemed to be cable or internet installation. Speaking of internet, the Wi-Fi was extremely slow, and I had to use my personal hotspot. On a positive note, the staff we did encounter were friendly. One gentleman from Boston stood out, he unlocked the luggage caddy for us and helped load our belongings into the car. He was the highlight of our stay, and I appreciated his help more than I can say. Unfortunately, that kindness wasn’t enough to offset the overall experience. I won’t be returning.

During our stay, there was ongoing renovation work in the South Point rooms, which was not communicated at the time of booking. The amenities closed earlier than expected, with no operational hotel bar—only a stand with a cooler for beverages. Additionally, the pool bars and stands closed well before the pool itself, and the air conditioning unit struggled to maintain a comfortable temperature. Despite running continuously throughout our four-night stay, the AC never reached the desired auto temperature setting. The mini fridge was unable to keep items cold, requiring us to request a second unit, which performed slightly better. These issues were reported, but there appeared to be a lack of urgency in addressing them. Although the AC unit was inspected, no resolution was provided. Considering the outdoor temperatures in Phoenix ranged from 110 to 118 degrees Fahrenheit during our visit, this was quite disappointing. Furthermore, the bathtub faucet seemed to have a faulty mixing valve, resulting in a constant cycle between extremely hot and cold water. Once hot water was turned on, it did not regulate properly, and the temperature had to be manually adjusted to cold to achieve a reasonable temperature.

The staff were excellent. Especially Xavier and Hassam. Very helpful. Parking was okay but i checked in late and because the property is so large its a long long walk through a maze to get to the room. There was no luggage cart available to help me with my stuff. I found one later with a bike lock on it. So i brought 4 peoples stuff to the room myself it was 115 degrees and not fun. Breakfast not included and the restaurants are expensive. No microwave in the room. I went to the grocery store and made food. Non alcoholic Drinks were 12 bucks at the pool and you werent allowed to bring in your own. I ordered some smoothies for me and the kids and the guy in front of me got an extra cup with the extra amount in the blender. I got mine and watched the bartender pour my extra stuff in some other ladies cup on the other side of the bar. 4 smoothies was 48 plus credit card fees in USD and exchange into Cdn was almost 75 bucks. Paying cash wouldve been less. Overall nice stay and mostly awesome staff but expensive and too big of a property for me. The fire alarms also went off twice for no reason. Being on the 4th floor with 3 kids was anxiety inducing. Sofabed was not comfortable and the AC didnt cool down the living room. So i bought a fan

Got 2 rooms for the weekend with kids. Rooms were clean enough. Could tell they needed updated, but didn't interfere with quality of our stay. I really liked the layout of the suite with the bathroom being in the middle between the living room and bedroom. We had stayed somewhere else where the only bathroom in the suite was in the bedroom so anyone staying in the living room had to keep coming into the bedroom. I was not aware the hotel was under renovation when I booked the stay. It looks as tho the renovation will be great and is much needed. It did cause limited parking and did not have the full Starbucks like shown in the photos as that is in a different lobby than the one in use. Overall, we didn't really have any complaints about the spaces we used or the service. We got extra towels quickly when needed.

I would stay at this resort anytime without question. The staff is beyond amazing, the property is so clean, it's conveniently located, and I can't say anything negative about this property! Don't hesitate to stay here because you won't regret your decision, I promise. The Bellmen were probably our favorite people on the property, including Dick and Xavier, who made the entire trip so amazing for us!!! I will be back for sure!!! Can't wait to see the new renovations, too!

Had a fantastic stay! Lazy river was great. Staff were really nice. There’s a sports bar across the street with good food and karaoke on Thursday nights. Less than 10 minute walk is a little bistro that serves amazing coffee and breakfast/lunch options. The resort also offers dining options they will shuttle you to. We did not have a car and it was easy to navigate where we wanted to go by uber or Lyft.

had a 2 queen suite for 4 nights in august '25. pros: nice size room w/separate living area and a little balcony w/2 chairs & a small table...fridge...didn't see a microwave, but when i asked where it was located, they offered to have one sent to my room - LOVE...room was clean, and i always saw someone cleaning...beds were comfy...felt safe...on our last nite we stumbled on a neat little dispensary down the street called Sunday Goods. cons: not a walkable area...lots of construction going on...the spa/gym was not in the same facility, not really walkable either...the "resort" area with the waterpark had lots of construction going on, not really walkable, but also could not find a parking space w/in reason, so never got to go...the one pool at the hotel was decent size, w/a swim-up bar, unfortunately the bar was not up & running, it looks like it should be condemned...there's an ice machine on each floor, unfortunately the one on my floor (3rd) was out of order...one of the two elevators was out of order for the first two days. i would not return (on my dime).

The pools were the best the lazy river was a little too warm. The main pools were perfect. The main lobby was under construction. There was a lot of construction going on. I wish we would’ve known there is no restaurants at the hotel no room service. The service was very friendly.

Every day for my family my room was charged more than $200 extra dollars for food service. It didn't taste gourmet even the name of the food was fancy. So no, the hole in the wall was a hoax.

Found the property run down; disappointed. Full of construction areas, exposed cables; blocked hallways; dust. To get to water park, you have to go around construction areas. The waterpark closes at 7 and the slide at 5!! Pool bar in the hotel is out of operation and worn down; hotel does not have a breakfast area. We were not made aware of the construction going on when booking. Did not meet our expectations at all and does not look like the pictures in the site.

We stayed at this property on 2017, which is why we decided to stay here again. However, a lot has changed and it was very disappointing. The front desk staff had informed us that many of the amenities and restaurants, pool bars, etc. were not open because it was non-peak season. But then after staying at the resort for a couple days, the staff casually be to disclose that “the property just tells guests that you’re around but they won’t extend hours of pool or open restaurants because of staffing issues “, so ultimately it does not have a true resort feel. You have one restaurant, one pool bar, pool closed at 4 and 6 pm on the weekends !!! And the overall property has not been kept up the greatest. The pool that is right beside the front desk, literally has an area that used to be a bar that has standing murky water. We said something to the front desk and they said “the drain doesn’t work”. I understand we live in a world of Uber eats, etc. but nowhere on the website or on Expedia does it disclose that amenities are not in service and there’s only one restaurant on-site. So while it is good to go to other restaurants and support local, ultimately the point of staying out of the resort is to be able to tap into all of the amenities, restaurants, bars, activities in one place.

I would have liked to have known the hotel was under construction. The walk to the river run had to have been at least a quarter mile from our room. We went to the restaurant for an easy dinner our first night in after an 8 hour drive. The waitress told us there was a large group in front of us but didn’t offer any rolls or chops and salsa or anything. When I responded to automated text, no sort of apology was offered, this is the first bad review I have ever left for a hotel after staying in many all over the world. Very disappointing, to say the least.

Nice property. Only issue I had was the waterpark closing too early at 6pm. That made no sense to me
