It's a beautiful old building and a no frills hotel. It feels a little strange and quiet when you check in...no sign out front, and not exactly a welcoming feeling upon check in and out. The breakfast was nice, and the surrounding areas are beautiful. Lots of good restaurants/coffee shops within a half mile walk. Parking easy. We never could figure out the unusual TV situation (connecting it to Wifi), so settled for the six stations and watched Antiques Roadshow on PBS. :)

We stayed in the Carriage House behind the main property and had a lovely time. The hotel was clean, charming, and about 1 mile away from the great dining options in Midtown. There was a wedding and reception on both Friday and Saturday and the festivities ran until about midnight. It was raging, but we could certain hear the music from the reception. If you're looking for silence after 10pm, this isn't the best option during wedding season.

Unusual and fun stay in the upstairs "carriage house" - very quiet, large room in historic building overlooking a brick courtyard. Linens were great, skylight lent great light in large bathroom with enormous tub in addition to a good shower. Cold breakfast was fine - actually included just-cooked warm hardboiled eggs and warm scones. Off-street parking was limited to 3 spots.

We enjoyed the hotel, the room was cute and comfortable. The breakfast was ok but didn't live up to the description. Use caution here, our car was broken into overnight in their parking lot and there was not staff around in the morning that I could find to help. Luckily there are some window repair businesses nearby. Don't trust the neighborhood.

It was great. Very cute and clean place. The surrounding neighborhood is nice and lots of cool homes. You can walk to various restaurant. Our only "complaint" is that leaving the Cottage House is a little awkward if there is a wedding taking place on the outside pavilion. You have to walk out along the guest seating to leave your room. Plus, the guests sit right outside of your room. However, we would stay there again.

We were unhappy as to the cleanliness. The floors were sticky. There was red wine- or something stained on the side of the bed. The bedside table was all sticky. We had to wipe that down to use it. And the bathroom floor was very slippery. From some sort of cleaner that as used in the bathroom- floor and the shower. I stayed in your place many years ago, and loved it. I was very disappointed this trip.

Liked the grounds/ atmosphere but shower was mildewy-- also there was no.coffee until 8 am. Breakfast meh, could be better w bananas, grapes, anythimg but red delicious apples and old oranges. Wouldn't take much effort to put keurig machine in the room. Good location

We had dirty towels with other peoples hair on them. The bed linens had hair in them and I used what I thought was a clean towel to find someone else’s blood on it. The mattress box springs were stained. It was awful. We paid for two nights and ended up losing the money the second night because we cousin stay again.

I like the charm of this place and the fact that it is not a corporate hotel. However, breakfast is minimal. Coffee was very good. It could use more amenities in the bathroom, and the bathroom floor is slippery when wet. There were spider webs and dirt between the inner and outer window panes. The wood desk was kind of sticky. Bedding was clean and the mattress was comfortable. Bathroom was very clean!

The bathroom had hair everywhere from the last patron, light bulbs were out in multiple fixtures, bed was propped up by a block of 2x4’s, the dust was so thick on one wall that previous patrons left messages in it. I have pictures of all these issues!

I liked this place, it’s in a residential area but you can walk to restaurants and entertainment pretty easily. It’s an old historic mansion so it’s very charming but also kind of creaky and worn. No complaints, the staff was very kind, the room was spacious and clean, and the bed was comfortable.

Absolutely beautiful property and very friendly staff. I love that there's only a small number of rooms, which made it feel more exclusive. The menu variety for breakfast was thoughtful. The highlight of the stay was the big tub in the Penthouse. The only thing that was missing was candles as my wife soaked in the tub. Thank you Vizcaya, we hope to see you again soon!!

I've stayed here a few times already. The grounds are beautiful with flowers. I was disappointed that the lights or the fountain were not turned on since I was bringing the kids for the first time, and I had told them how beautiful it was at night. The tub is amazing, and the fridge is a good size. The cot in the closet was disgusting and stained, so we opted not to use it. The internet was also poor, I had to go downstairs to the dining room to do my work emails because it would not stay connected in the room or television. The experience was much better my first 2 times.

This is a great property with certain limitations. This is a good place to crash but not spend too much time in the hotel room. Some issues: 1. Hot water was very slow/delayed to come. 2. Our toilet blocked on the first day (without us throwing anything much in it) - thankfully Tony was excellent and gave us the penthouse for the night while he worked to rectify it. 3. Rooms are quite old.

The location was excellent, especially for events downtown. The house is beautiful and quiet. The only problem we encountered was that the bed wasn't terribly comfortable and squeaked noisily every time we turned over during the night.

Charming and unique and conveniently located for midtown. Excellent continental breakfast and friendly staff. Bathroom was huge in our room, drawbacks room was small and bring your charging brick no USB ports. Reasonably priced for Sacramento area, fit our needs for a 2 day stay.

B&B lackluster, waited an hour for innkeeper to show up and check us in, innkeeper opened the wrong door and someone was already in there and the innkeeper didn't even say sorry just walked away and got keys to the room next to that one. (According to Google reviews this has happened before).

It was very quite and area was safe. Staff was not always available and you had to look for them if you needed something. When water ran out in the breakfast room no one changed it until you had to find a staff member to do it. Breakfast was cold even though we were told by the staff that it will be a mix of cold and hot.

We contacted the hotel before hand letting them know we would be late arrivals. They said that would be fine. When we arrived, it took awhile to get someone to the door and they were very surprised by our arrival. The next day a giant cockroach skittered across the bathroom. I called the front desk and they didn’t even apologize. Just replied “ok”. I then contacted them over email, and never received a reply. Very poor customer service.

Four of us needed a place to crash after attending a concert in Mid-town. The location was convenient. (We could have walked but because of the weather we choose to use Uber) We had to ring the doorbell for over 5 minutes before the inn keeper came to the door. It's written that the offices are in the back and to be patient but it seemed a bit long considering it was just after 3pm which is when check-in starts. Once they came they were very helpful and friendly. The room was great. Love the old style. That means the windows are old and had even small cracks between the frame BUT the heater worked well once we pumped it up a couple of degrees. Breakfast is great. They offered hard boiled eggs and all the typical carbs and sugar offerings you would expect at a continental breakfast. My lower service review came from this . . . as an employee came through the breakfast room without asking if anyone needed anything. We ran out of coffee immediately afterwards and I had to go track him down in the back. Overall is was a good experience and the rate was lower than anything else in the area. I would stay there again!

DO NOT STAY HERE. We called repeatedly the day of check in, no one answered the phone nor returned the messages. When we tried to find the hotel location there were no signs indicating where to go and there were no lights. When we finally made it to the front door (before the end check in time) the door was locked and when we called to be let in the "employee" had no indication he actually worked there, was extremely creepy (my children were terrified), and we ended up leaving before he returned with the check in paper work, that's how creepy the situation was. I've been reaching out to the hotel to get a refund for the three days I was supposed to stay and I still have not received my full refund four days later.

What I didn’t like was being charged twice for 1 nights stay. Staff on hand couldn’t help me and said manager will follow up with me to resolve this overpayment. Expedia charged me already when I booked and the Vizcaya charged me again when I arrived.

It's a beautiful old building and a no frills hotel. It feels a little strange and quiet when you check in...no sign out front, and not exactly a welcoming feeling upon check in and out. The breakfast was nice, and the surrounding areas are beautiful. Lots of good restaurants/coffee shops within a half mile walk. Parking easy. We never could figure out the unusual TV situation (connecting it to Wifi), so settled for the six stations and watched Antiques Roadshow on PBS. :)

The property is beautiful and in a very walkable part of midtown. The mansion has seen better days, the room was shabby and worn. Hotel staff was never seen aside from check in. Breakfast was serviceable.

Easy street parking. The sign is a little faded so finding the main entrance took me a moment. The staff was friendly and helpful. The room was clean and comfortable. The breakfast was very tasty. Will definitely stay here again!

Breakfast was not available at 7 as described in the services provided. I've stayed there before and was quite happy w/ the range of offerings they had so quite disappointed breakfast was not available either day. Picture below was taken at 7:30 so wasn't a matter of being a little late. No one was there, lights off & doors locked.

The outside is great for parties and weddings which seems to be their top priority. The room was dilapidated, ceiling was stained and falling apart. Internet did not work. Most TV stations did not work. Breakfast is basically cereal, nothing hot except toast. Parking is free but on the street in Sacramento, not protected.

The room was clean and comfortable and had all the standard amenities. But the house was so quiet! Not a soul in sight, and no access to a garden that I could see. No furniture on the porch to invite sitting there. And the “breakfast” was just cold cereal, cheap bread and bagels, instant oatmeal and yoplait yogurt. The place felt deserted, a little too solitary feeling for me.

Very nice mid-town area, close to lovely housing and some personal favorites (Pete's and Tapa the World, about a 15 minute walk). Quiet, nicer breakfast than expected for serve yourself even if it is a B&B (HB eggs, yoghurt, Eggos, bagels, cream cheese, coffee tea, cereal). Really nice but not an exclusive B&B type place, much more a cute and pretty wedding venue. Good bed, nice architecture, good sheets. windows open. No problems.

VIzcaya was a nice enough hotel, though I had a couple challenges. The TV never worked, but I also never asked them to fix it as I was only there one night. Part of the reason I booked Vizcaya was for the included breakfast - found out on check-in it didn't start serving till 8AM, which make it useless for me, base on my commitments. It was quiet and comfortable, and in good proximity to the State Capitol - less than 10 minutes away. It was a bit hard to find. My initial Google maps effort took me to the right street, but in the 4000 block, and I drove past it once without seeing it - the sign is well off the road, so watch the street numbers.

Linens were great, skylight lent great light in large bathroom with enormous tub in addition to a good shower. It was a beautiful historic property with big room, clean, there were 3 of us booked on the reservation. . Suggest adding more toiletries for multiple guests, a trash can in bedroom, extra blankets, a mirror in bedroom for us girls and softer bigger towels. Breakfast was standard with breads cereal, toast and bagels, eggo waffles, coffee, juice. It was 3 minutes to Sacramento MEMPS where my grandson was shipping out to the Navy.
