Everything about the hotel was great. As I walked in the welcoming from the friendly staff, she gave me an incredible view on floor 6. The room was nicely cleaned. The breakfast was excellent with many choices to choose from. My family enjoyed everything about this hotel. The pool was also clean and refreshing. We will definitely make this hotel our second home when traveling to Maine.

Overall our stay was good. Minor issues caused me to give a lower rating. One elevator wasn’t working. And the continental breakfast was one of the worst I’ve ever had. The food was cold, pancake machine wasn’t working, and the oatmeal wasn’t prepared at 8:30 am. The staff were nice and friendly.

Indoor pool and breakfast is a must for our family. Both wete great at this Holiday Inn. Staff was very friendly, both the open areas and room was very clean. Exercise room was adequate for us.

Thoroughly enjoyed our stay at the Holiday Inn Express in South Portland! The front desk staff were super-friendly, and the hotel gym was great! Our party of 4 booked a suite with two beds and a pull-out couch, and we were all very comfy with plenty of space. Would book again!

The hotel only had 1 elevator working and the hotel was very busy.

The staff was amazing. Unfortunately we booked because of the indoor pool and it was very cloudy, cold and made my daughter break out in a rash. If my kids hadn’t waited all day to go in the pool, we definitely would not of gone in.

Our stay was great. The staff was very kind and helpful. Our first room ended up having a broken thermostat and staff immediately got us in to a new room. Plenty of parking. Very clean hotels. My only issue with our stay was the food quality and dining space. The food seemed like it had been sitting for a bit when we got to it at 7:00am and seating in the dining space is very limited. Overall we had a wonderful experience and would definitely stay again.

We were very disappointed we weren’t told about the pool being unavailable due to maintenance for an entire month. Even after we had mentioned we were coming for a pool birthday party

I had an absolutely wonderful stay at this hotel! From the moment I arrived, the staff went above and beyond to make me feel welcome. Check-in was quick and easy, and I was pleasantly surprised by how clean, spacious, and comfortable my room was. The pool was fantastic clean, well-maintained, and perfect for relaxing after a long day. It really added to the experience and made my stay even more enjoyable. The bed was incredibly comfortable, and I had a great night’s sleep. Breakfast was delicious with a wide variety of fresh options. I would highly recommend this hotel to anyone visiting the area, whether for business or leisure. I will definitely stay here again on my next trip!

Hotel is beautiful and well taken care of. The only issue is one elevator has been broken for several months so one elevator for the whole Hotel.

Clean room

The elevator was always dirty and one day even had pet urine that was being tracked everywhere. The bathtub had mold growing around the edges. The back doors to parking area had been taped to allow anyone to enter. Staff was not very friendly upon arrival. However the breakfast was very good with a wide variety to choose from.

After an unexpected flight delay coming back home, I decided to stay overnight in Portland after we landed vs driving 3 hours home in the middle of the night. I called ahead to make sure I would be able to gain access as my arrival was well after midnight. When we arrived we were greeted wonderfully by the gentleman at the counter. He even set out a tea for me. I’m not sure how he knew what my favorite kind was but that was an unexpected gesture! The room was perfect for our family and breakfast in the morning was a great start to our drive home. I would definitely stay here again. The only complaint that I have is that the room wasn’t as clean as one would expect. There was some spots on the top of the comforter on one of the beds. This might have been a slight oversight by housekeeping. My room also had popcorn ceiling, and it looked as though there may have been a leak in the pastand there is some discoloration in the ceiling above the sleeping area, which had removed some of the popcorn ceiling. A little bit dated. This would not affect my decision to stay here again.

Staff was nice, everything past the front desk was disgusting. Hallways and elevators were filthy and clearly hadn’t been cleaned or mopped, walls and doors on floor were scuffed and dented. Musty smell in the hallway as well. Room itself wasn’t great either. Mattress had a yellow stain, shower floor was slimy and towels felt like stiff dry carpet. Definitely need to improve their cleanliness

Convenient place to stop along I95. Infestation of lady bugs (beetles) all around the windows. Sorry, Wouldn’t go back.

There was mold around the tub and a huge stain on the carpet

The good: breakfast area was super clean and staff work hard to keep it that way, also variety of food and the "grab and go" very convenient and practical. Easy parking. Good location. The bad: we were given room 304 initially. I had to clean the shower head and parts of the shower as it was moldy, red and brown spots! Then we found ants. And then at night I came to realize that the window was messed-up, it was missing the frame all around so you could see the wall with MOLD and water damage. No wonder why my husband was all itchy and I had a sore throat the time we were there. We went to complain and they gave us another room. I showed them the pictures I took. Unacceptable. Anyways, the other room was fine, I did inspect it! Just that the shower head was also a bit moldy as well and I had to clean/desinfect it myself.

The rooms were neat and pretty well maintained but the pullout bed mattress was dirty and the sheets and pillow had to be requested instead of having them in the room.

There was mildew in my room. Front desk switched my room and there was mildew in the shower and the top closet shelf had garbage on top. Dirty hotel

The sound of voices in the hallway is very loud. People who were speaking in normal times sounded like they were screaming. Two of the electrical outlets didn’t work very well. Items we plugged in were loose causing our CPAP machines to shut off twice during the night. Floor tiles in the bathroom were also loose. I thought the rate was extremely high for the quality of the room. We will not stay there in the future

The bathroom sink had a clogged drain and the faucet had no water pressure. The room layout was awkward, with the shower separate from the sink. The bed was comfortable, though. And the shower was ok. The carpet looked a bit like it needed cleaned.

At first glance this property looked very nice. At a closer look we noticed the shower was old and dirty. It didn’t look like it has been thoroughly cleaned in months. There were other items that were worn also, but that was nothing compared to the raging, screaming brawl that broke out at 12:30 am on our floor. It was a group of very loud, angry, screaming women and it just got worse by the minute. We were afraid to open our door!. Finally we called the front desk and told them. The person said a security guard would be up asap (they shared him with the Sheraton down the street!) The screaming continued for another 20 minutes. I called again and asked her-begged her-to please send up a security guard or call the police. She said that he had just left to come up and he actually did. It was finally quiet- for about 3 minutes until we heard the screaming start back up again outside our window!!! So after waiting a few minutes with no change I called the desk a third time to report the fighting in the front of the hotel (I couldn’t understand why the front desk didn’t notice) finally someone went out and told them to stop. It was now well after 1:00 am!!!! Then I spent another hour trying to fall back to sleep. It was truly the worst hotel stay I have ever had. The security there as well as the front desk need to up their game. We paid good money for a good nights sleep and absolutely did not get that due to their neglecting their duties to their guests.

This hotel was overall in decent condition and fairly clean; however, we arrived from Boston at 5:15 to be told that our room was not yet ready. Checkin time was supposed to be 3:00. Everyone was exhausted and we had planned to Uber eats and grab a pizza. No dice. We ended up eating at a nearby spot - junk food for $80. Our room was finally ready after 6:00 pm. Unacceptable. Then, quiet hours begin at 10:00, which I understand, but 2 little kids were running up and down the hallway playing until 9:30. We left the hotel this morning at 6:00 am. Very uncool. The room was mostly clean, though but the beds weren’t exactly comfy - I felt some springs in my side. This whole thing is just unfortunate. Regional manager Shane was supposed to call me back this morning but I’m guessing he “forgot”- don’t plan a stay here if you’re looking for a “no hassle” experience.

I’m so disappointed! I stayed here several times when my son was a young boy for his doctors. We always had the best time. This stay was horrible. Starting with the staff. The man that checked us in was so incredibly rude and disrespectful. Our room smelled like cigarettes and wet dog. We brought it up to an employee and was quickly told oh it’s because of the rain! Check out wasn’t any better. The employees are very rude. Honestly eye rolling at customers?! Please do better! This was the last night of our trip, we stayed in New Hampshire, and Massachusetts and had an amazing time in those states.

Hotel staff was good. Room was good. Saturday morning Breakfast was good and staff was accommodating, Sunday there wasn't much to choose from and staff wasn't very helpful. Food was cold and not very much there. Overall okay.

Easy access to everything. Located in a safe area, ample parking. Hot breakfast every morning. Staff are very attentive and nice. Will come back.

Sheets were soft. Breakfast was great! Pool was average. Location was perfect for shopping at the mall and surrounding stores. Off the main road, so mostly quiet.

Hotel was nice and clean, however it is not in an area that I would walk around since there are no sidewalks. The breakfast was good, coffee was delicious and available all day which was an added bonus. Beds were a bit too soft for me, but i still slept comfortably. Pool area left a lot to be desired, it did not look or smell inviting as it reeked of chlorine and was muggy. My one main complaint: no housekeeping, we stayed four nights, requested housekeeping and did not recieve it, very disappointing.

We were there for four nights september 2024 to explore the Portland and OOB area. Great place, nice room. Complete breakfast is included. Easy access to main roads, restaurants and shopping center. We enjoyed our stay.

Clean and roomy room. Like the toilet and bathroom separate from the vanity. Great location for restaurants and shopping. Easy access to the highway for a easy shot to downtown Portland.

The Mall is right around the corner

Wet affordable option, just 15 minutes to old port. Staff was great, limited seating for breakfast. Lots of tour groups stay here so it was always packed and slim pickings when we stayed.

Comfortable, clean- nothing special. The Cinnamon Buns were not up to HI Express standards. The Embassy Suites remains my go to.

The breakfast was surprisingly good. The buffet offered several different options for warm food, and there was good coffee and cereal options as well. Try the pancakes.

Hubby loved the breakfast. Best hotel breakfast ever.

Easy check in. The room was nice and clean. The only complaint was the breakfast wasn’t the best. The eggs and sausages were very dry besides that everything else was wonderful
