The Hotel Portsmouth - Downtown

The stuff was superb and the only negative thing was at the elevator had some glitches but the staff did fix it so it was not a big issue. The room was spectacular the property is very cozy quaint and amazing. The breakfast was wonderful and staff was there to assist you and we're very attentive to anything you needed. The room was spacious and comfortable and close to every activity that we were involved in that it was the best stay in Portsmouth we've ever had. We will be back! The two great rooms in front were wonderful to gather before and after going out and we met very wonderful Travelers who also stayed at the inn. I would highly recommend this Boutique Hotel as both of my stays this year and last year were fantastic! We were communicated with by phone and text and checked in on regularly. Five stars!

Pleasant staff, decent breakfast, attractive and spacious room. The only downside was an old elevator which had a mind of its own.

Very nice property. Quiet, clean, convenient. We also loved the easy, free parking, and the wonderful continental breakfast in the morning.

Funky, speak-easy decor that they really pulled off. Beautiful wood and high ceilings throughout. Helpful staff. Many spaces you can hanh out in the hotel, including a pool table room and outdoor patio. The only downside would be that the walls are a little thin.

Absolutely fantastic property. Nice areas to enjoy on property and loved that there was a bar/games and pool table downstairs. Super friendly staff and very clean. Great highly upgraded continental breakfast.

Lovely place to stay, easy 10 MINS walk to most restaurants and shopping. Loved the hotel only speakeasy in basement to end the night with a relaxing adult beverage.

The property is eclectic. Great spaces for gathering (several living rooms, patio areas, and a basement bar w pool table and bar), easy onsite parking and service oriented staff. Decent basic breakfast and afternoon sugar cookies. The property is tired, however. It needs a full refit and upgrade to be back to it’s former glory.

The elevator was not working so we had to carry our things up to our room on the 2nd floor. Staff offered to do this but they were young, not very professional and we declined. Also, the TV had issues as it ran off of the internet. A staff person gad to come to our room to connect it. The room and hotel was eclectic; but nice. An ok stay but we will not return.

Okay place. Elevator out of order, blow dryer didn’t work but the brought me a new one. Breakfast was only continental, thought it would be better since it was a bread and breakfast. Was in a great location where you could walk to shopping and restaurants.

Staff was so friendly, room was clean, more housekeeping than was expected, nice neighborhood near John Paul Jones house. Everything you could need. Like staying in a relative’s mansion.

It had been a while since we last stayed at The Hotel Portsmouth and we were disappointed in the way it seems to have gone downhill over the years. It was still under the management of the original owners when we first stayed. The attention to detail, the personal touches really made this place unique and we were so impressed with the style of the room, the delicious breakfast and the way with which the owners took such pride in the building. Since then, the place has been taken over by a larger hotel group, and its clear that not as much care goes into making the customer experience a special one. Our second floor room was fine, if not in need of a little sprucing up. The carpet, paint and furnishings were on the shabby side. There was a portable air conditioner, which worked fine but took up a significant amount of space in an already small room. The windows were in desperate need of washing. There is no in-room coffee, which was totally fine, but the downstairs/lobby coffee situation was not. At 8am, the staff was still getting basics out for service, and when we did finally get some coffee, it was lukewarm. We opted out of the included breakfast after the not-so-great coffee experience, heading elsewhere to eat. When we came back to check out, the door to our room was open, which was disconcerting (nothing was missing, but maybe they thought we had left already?). All in all, it was okay, but I think we will probably keep our options open next time we’re in town

Lovely building. Nicely and uniquely furnished. Very British style. Service needs improvement. Our room wasn’t cleaned at all on the second day until we contacted the Redon at the front desk. She said she had no idea why it wasn’t cleaned. Brought in a bunch of fresh towels and left them on the bed which wasn’t made. Didn’t pick up soiled towels or clean the bathroom. Didn’t empty wastebaskets. Preposterous! Although staff is friendly, many of thhrm are untrained . This is unacceptable

We have had fantastic stays at other Lark properties and expected the Portsmouth to be on par, but what a disappointment. Our room (108) was worn and run down - in definite need of refresh. The carpet needed vacuuming. A pair of old dirty socks and a mass of dust bunnies were under the radiator and plainly visible. The room was dark and 2 lightbulbs needed replacing. The bed was an old broken down pillow top which swallowed you and offered zero support. The tiny bathroom was dirty. Baseboards were covered in filth and dust. The shower was moldy and leaked out the door onto the floor. The tv wouldn’t connect to the WIFI, rendering it useless. “Breakfast” was a sad little continental spread. The number of the shortcomings would be laughable if it wasn’t for the truth. Staff was pleasant, however, it’s obvious that not everyone is doing their job. Lark Corporate needs to wake up, take note, monitor management and attend to the poor conditions present at this facility.

We stayed in the penthouse and the conditions were sub par. Fan didn't work, some lamps didn't work, curtains were broken, elevator was broken, WiFi was down, and trash wasn't changed from previous guests. Beautiful room but could use some updating especially for a penthouse experience. Friendly staff and otherwise clean and cozy.

The ceiling of our room has a leak and water was dripping at night. It was difficult to sleep.

A very pleasant hotel within walking distance of Downtown Portsmouth. Staff were all lovely. There's a nice lounge in the lobby with free coffee and snacks. Room was clean, modern and- like the whole property- very well designed. Good shower pressure and plenty of toiletries and towels provided. Only thing i'd have liked is a desk/ sitting area.

Clean and conveniently located.

A kick ass stay in a unique place. Staff was great, amenities and location are prime. My only beef is on the hot days the AC can’t keep up and on 3rd floor it was reading 80 degrees. I still highly recommend and would stay again.

Not what we expected. Rooms were older and hotel understaffed. No TV available without a streaming subscription. Had to have the hotel front desk help us watch Monday Night Football. Elevator was out of service.

The property is super cool and funky and definitely one of a kind. There also is a great breakfast, included. The two drawbacks are that the air conditioning is not sufficient for a very hot day so don't check into this hotel on a hot day or days. Secondly, the television system is very strange. You have to bring all of your passwords with you because all they have are streaming services and no regular channels available at all. So basically the TV is not functional unless you bring your sign in and your passwords for whatever streaming services you have. That is the first time I've ever encountered that, and that should change immediately. They need to at least have some basic local channels so you can check out news or weather on the TV if you want to and maybe a couple of other non-streaming channels.

Room was large and comfortable. It was very hot when we were there and the A/C had a hard time keeping up with the heat.

Quick overnight stay at Hotel Portsmouth. Staff was extremely responsive via text message during our stay. The rooms were comfortable and spacious. Rooms were dark decor but probably this is keeping with colonial period theme decor. Breakfast in morning was nice with fresh fruit - yogurt - oatmeal and pastries. Very walkable to downtown area.

We loved the property and it was in a great location, good breakfast, and friendly staff. Our only issue was with the room, it was very dark and then it was painted dark, which didnt help. The bathroom for 4 was to small and the shower and toilet room door opened into the very small and dark sink area. Not a good layout and not easy for 4 people to use.

My room was too noisy and bright. The window shade did not go down all the way or block morning light. The A/C was super loud if I wanted to maintain a good sleeping temperature. The room was tastefully decorated as was the whole property. A beautiful and convenient place to stay, just not the best sleep I've had while traveling.

We enjoyed our stay! Checking in was a little lengthy because your given a key versus a key card. Our key didn’t work and we had to get another key to another room. Other than that, it was a nice peaceful stay. The complimentary breakfast was nice. Everything is in walking distance so we didn’t spend too much time at the hotel but overall it was nice!

A wonderful option in portsmouth. Great central location, free parking, you can walk everywhere. Charming property, more like a large Inn than a hotel. Has some character, staff were exceptional, nice to have good coffee available at all times, breakfast and water. Lots of areas (inside and out) to hang out. I would recommend this property

This place was so charming and full of character. Every staff member I met was very friendly. Check in was smooth.. my room was very unique and comfortable. This hotel is also in the perfect proximity to walk around town. Definitely would recommend!

By March 2025, we had been going to the Hotel Portsmouth once a month since March or April, 2022. It was quaint and affordable and the staff was always kind and welcoming. After the renovations in 2024, there was a distinct decrease in service as almost all the original staff (at least the ones with whom we interacted) left or were replaced. Too many times we stood at reception waiting for someone to answer the phone and come check us in. (The elevator never worked well; that didn't change although the new staff thought it was a new problem soon to be repaired. We always took the stairs.) The breakfast room is now overcrowded with rather uncomfortable although attractive chairs and tables and the breakfast always seems to run out (it never did before the renovation). The beds are too soft for us now (might be good for others). The bathrooms were not renovated and there always seemed to be something slightly broken (dripping shower, one button of two on toilet, etc.) The reason, however, that March was our last visit although we continue to go to Portsmouth once a month is because twice in the last six months I had issues with being overcharged (three times if we count the two extra charges in March), and this last time, I could not get reimbursed the difference between what I agreed to on Expedia, and what the property charged. It wasn’t a large sum - but that is not the point. I would suggest always paying in advance in order to not have to deal with an unresponsive staff.

Unique hotel with super fun aesthetics. Staff was incredibly kind and helpful but the property was under staffed. Want times no one at the front desk and in the evening the only person working was in the basement serving drinks behind the bar. Couldn’t be a more convenient location though! Walking distance to all the shops and restaurants.

Awesome historic inn that was friendly and special but did not feel too small and intimate, which we liked. Super staff.

We had been traveling quite a bit and had slept in and did not make it to breakfast until about 45 minutes before service ended. Unfortunately the breakfast bar had been well picked over and the only thing left was a bagel and a banana. I would just hope that they would refresh it so there could’ve been some fruit. Thank you for a nice stay.

The hotel was a laid back and unique alternative to the feel of your standard hotels. Very convenient to the downtown for eating and shopping. The staff was very friendly and made the stay very enjoyable.

Nice place and excelent breakfast

Great old house. The staircase was beautiful and do were the common rooms. My only complaint would be their use of the word “buffet” for the breakfast, that made me think it would have things like scrambled eggs, bacon maybe pancakes or waffles, it was more of an extended continental breakfast.

This hotel far exceeded our expectations. Free Parking lot in the rear of the hotel for easy access was a bonus. It is an easy, walkable distance from shopping, restaurants and the music hall. The room was cute, with lots of personality. Wonderful shower and awesome bathroom toiletries. Amazing friendly staff and the best continental breakfast we have ever had. Highly Recommend
