The location is great the scenery and mountains are beautiful. The property is very old and needs a thorough update. It was as clean as they could get it but the carpet and surfaces and curtains are dark and old and stained. The gym was an absolute joke. 1 elliptical and an old treadmill. And one set of 10lb weights. We went elsewhere. The rooms are spacious but the walls are thin, you can hear everything. Beds are comfy though!

Where to even start with this property. It’s old and outdated and has not been renovated at all. The keys for the doors took 5 minutes to work after trying every single way to get them to work just to avoid going back to the front counter. The building are all separate and all doors say “use key for entry.” None of those door were ever locked. The facility was falling apart. Literally ceilings falling down in the pool room. No towels at the pool, or phone to call the lobby. Windows locked in the open position when it’s 10 degrees outside because there is no air flow. Cold are coming in to continue to make it more steamy so it makes matters worse as the ceiling falls down and water drips from everywhere. Our rooms were falling apart. Holes on the wall, patched but never painted. Faucets just spun around and around and weren’t easy to figure out how to get hot or cold water. Door knobs were the same, falling off or just spun around and around and didn’t know if the door was locked or shut. The mattresses were harder than the floor. Would’ve been better sleeping in my car to be honest. Breakfast was only to every type of grain possible.. bagels, toast, muffins, cereal, waffles, oatmeal… but not a single ounce of protein, or fruits. List can go on and on.

Upon arrival I was informed that the pool was closed. There was no elevator to the 2nd floor, which was inconvenient as I had several suitcases. Carpets needed replacing. Quite a few small fixtures in the room & bathroom were broken (plug on base of bedside lamp, facial tissue dispenser cover, light switch plate, etc.) General atmosphere of needing refurbishing.

The room was in good condition. The television channels did not offer a standard selection of local or cable channels experienced in other motels. For a period of months, there has been no ice in ice machines or any real selection at breakfast. The location is great. The price is all right. It is as off the owners have decided to spend no money in regular accommodations beyond offering the room. We hope they can turn things around.

The location is beautiful, but the inside is terrible. There’s no elevator. The carpet throughout the hotel is old, ragged and dirty. The room had thick dust on the top of the headboard, the nightstand had a disgusting smudge on it, the sheets had stains, the pillows were terrible, the mattress was old and so uncomfortable, the curtains had stains, the security door latch was hanging by the screws. In the bathroom, the toilet had disgusting stains, the tub looked filthy, the tub spigot leaked, the door knob was broke, a piece of tile was loose, cracked and very unsafe. But the shower head was good.

The first night I was put in a room that was not cleaned. Beds were not made, stains on the sheets, and bathroom dirty. When I requested a new room, staff refused. As it was late and no time to find a new hotel we stayed one night. The next day, the toilet broke and maintenance only comes once a week so we couldn't get it fixed. Before I could check out the hotel, staff gave me a new room. The new room was clean which was a blessing. We left for the day and when we came back that night, the heater in the room didn't work. i went to staff to get a room with a working heater but staff refused to change my room since I already changed rooms once before. We froze the whole night. I will NEVER go back to this hotel. I understand older hotels but staff needs to be more considerate of their guests.

The staff was kind and helpful, however the cleanliness of the room and the hotel overall was very poor. There were stains on the carpets throughout the entire hotel and in the room itself, the floor was wet, sticky, and stained. There was a large hand print on the ceiling above the bed, stains on the sheets and pillows, stains and foreign objects on the furniture, and the television appeared to be broken when we turned it on. The curtains were stained, there was dust everywhere, and the mirror in the restroom was dirty. We found someone's medication in a drawer in the desk. We would have stayed if their pool was open, but it was also closed to do a week long cleaning.

This is as the most disgusting hotel i have ever stayed in. I don’t say that lightly either. I had showed up about 430pm checked in that was pretty easy smooth process. I got to my room and had to shower right away and i have pictures attached, the shower curtain has rips in it, shower head is barely held on. the room was disgusting and i laid in bed figuring i could get over this gross room and then i felt something crawling on me. It was bed bugs. I ended up getting bit quite a couple times, pictures also attached. I called the front desk and said i found bed bugs and he says “oh bed bugs?” CASUALLY! said come to the front desk let’s switch you rooms. long story short i didn’t end up staying there either nights, then had to fight for for a refund. i know he knew about the bed bugs and then tried to fight on giving me a refund.

There was hair all over the bathroom, missing grout in the tile, poorly repaired shower surround, very old fixtures. The carpet had clearly not been vacuumed. Possibly the loudest mini fridge in existence, I had to unplug it, it was so loud. Parking was awful, there was a big storage container taking up half the parking lot. Had to park across the street several times. Thankfully it was cheap. I'd spend $20-$40 more a night and stay somewhere nicer.

Although the staff was incredibly kind and friendly, my rating is extremely poor due to the cleanliness of the hotel. The floors were disgustingly dirty that we would not walk barefoot. My white socks turned black. The chair in the room was so dirty and stained it looked like it had been picked out of the garbage. The smell of the hotel and towels were gross. The shower knob didn’t work well and we barely found lukewarm water. It’s the kind of place that you feel like you need to shower again after being there.

The room was dirty, cobwebs were there and dust was on the bed. The bed sheets itself had multiple stains. The mattress was absolutely horrible. Between that and the noise, I slept very little. The breakfast was free. Nothing to jump about. There's a nice big, long black hair on the toilet seat. There's only enough towels for two people even though we had three.

Chunks of dirt in the carpet, furniture damged, furniture stained, curtains were totally ripped, the shower was disgusting and the bed was so uncomfortable. I liked the stay mostly but I have 2 complaints. No local NBC, ABC or CBS TV stations. I was not able to see the local news and weather. No clock in room. The clock on the microwave was not set. I could not tell what time it was so had to call housekeeping to ask the time because the front desk did not answer.

This hotel is really a mixed bag. On the one hand, it is clean, the staff is nice, the location is good, and there weren’t a lot of door-slamming Neanderthals making noise all hours of the night. On the other hand, the hotel is VERY dated. Like SERIOUSLY and shagagelically straight out of a 70’s movie. From the hallway carpet to the room interiors, I felt like I was walking onto the set of a “Shaft” movie. It really feels like you’re stepping back into a Time Machine, but not in a totally cool way. I guess if I was passing through Provo again in the future, I wouldn’t be afraid to stay here a second time, but if I had more time for advanced planning, I might try something else.

Our overall stay was good. The location is great, it's really in the middle of everything, the access is great, parking lot is close. The area is good, feels very safe. The hotel rooms are on the outdated side. Brown carpet, the overall smell is not great, the room is a little dark. The mattresses didn't seem bad at first, but we woke up with back aches in the morning. It's a good option if you want to stay close to BYU at a decent price, but know the hotel is outdated.

Interesting hotel I have ever had. Got there checked in. Went to room key didn't work. Walked back down got the keys rekeyed. We was in or room about 30 or 45 minutes someone open's our door because they were given a key to our room. They go back down and get another room. 10:45 a night we are asleep, someone pounds our door and tries to get in but the chain is hook. It is the front desk man saying how did we get in this room nobody is suppose to be in this room and insists I come down to the front desk and resolve it. Take note he is the employee that checked me in and also rekeyed the room for us. To make a long story short I showed him the envelope that holds the keys and told him you wrote the room number right here. His eyes got big and I left. He was trying to rent the room again to someone in the lobby. Craziest thing we have ever had happen to us. We will never stay there again.

We didnt stay here because NO ONE came to answer the front desk for about 30 minutes and then we had to leave since we had traveled over 1,000 miles and 15 hours and were just wanting to sleep and rest. It was so absurd and utterly disgusting how they will take your $$$ and not even make it possible to stay there. I will disputing this stay and requesting a refund. Had an excellent stay. Spacious accessible room with all the amenities necessary. Great breakfast each morning (cereals/toast/waffles). Great location with restaurants galore in the area and a nice walking path along the Provo River directly behind the hotel. Staff was extremely friendly and hospitable.Would definitely stay here again.

I was really caught off guard when I arrived the front desk lady insisted on a deposit saying it was something everyone paid! This was not mentioned when booking. I have no problem paying it when I’m aware but while paying my 100 deposit two others checked in with zero deposit!! So frustrating. I felt like this was such an unfair thing to do! I won’t go back even though I really enjoy the property but if it’s nessesary for me why pick and choose who pays it! I left my room extremely clean as I always do!

**BEWARE** I normally don't do reviews, but this hotel is an exception. We checked in and went to our room. The room had not been cleaned. The beds were unmade and garbage still on dressers. Well.. I thought stuff happens. Tried to use the rooms phone to call front desk, the phone does not work. Walked down to the front desk talked to the young lady. She checked the room and confirmed. She gave us another room. In the next room, it had been cleaned, but the battery in the fire alarm was expiring and it was chirping every minute. Again I tried to use the phone to call and have them change the battery. Again the room's phone did not work. Before I walked again to the front desk I happen to walk into the bathroom. Instantly I noticed that there was poop smeared on the door frame. Not just a little but two smears about six inches each. Showed my wife and she got our kids out of the room. Walked down again to tell the young lady. **In the end we got another room because we had too. We had plans and did not have time to search for other hotels. The third room had a slightly odd smell, but beds were made and no poop on the walls. The other thing is that, I asked twice to the young lady, Where is the manger? She could never tell me when the manger was going to be in. In the morning I never saw anyone at the front desk. There is a box to put you key in, no one to help you. The hotel is filthy, and should be reported to the health inspectors. Beware of this place.

This is a nice hotel if you want a larger suite and you like to have access to the Provo River trail. It is older and has some wear and tear, but I believe the price reflects that. Breakfast options are minimal. Overall, an affordable place to stay with river access.

Room was comfortable, but always had a musty odor. Carpet update to tile needed, tub refinish & paint jobs sorely needed. Hallway carpeting needs to be redone - very old & worn. Very friendly & helpful front-desk staff. Had breakfast early on our check-out day. Cleaning staff ignored our requests. Ice machines not working. Morning juice machine not working, but thankfully they provided juice. Provided hot eggs & waffles, but ran out of yogurt the first day of our 6-day stay. Very nice setting by the river and excellent location for our needs. Pool was not usable. The excellent price made things acceptable. Probably would stay here again, unless the cost goes up without needed upgrades being done.

The room smelled bad... like moldy wet dog. The room was in poor condition with dingy old furniture, such as the top of the office chair at the desk was completely gone, revealing the foam cushion of the chair. Carpet was sticky and dirty. When I tried to run a shower, there was no hot water whatsoever. I asked to change rooms, and the staff was very accommodating and changed us immediately with no pushback—staff was great and I'll give them credit for that. The new room was a lot cleaner/better condition, and had hot water in the shower. It was okay, but still not great. Included breakfast was minimal—cereal, yogurt, toast, waffle maker. I expected better from a Wyndham branded hotel.

So the stay was to include breakfast. I arrived at the lobby at 7 AM. There was a visiting couple standing there that told me the hotel had a large tour group that ate up all the breakfast and that the staff was struggling to replinish. I looked around nothing at all really, one piece of bread, dirty plate with some left over food on it, I dont think even any coffee? Sign saidf breakfast served at 6 AM but at 7 AM nohting at all !

Disappointing Stay – Not as Expected Communication from the staff was lacking — it’s possible the employee we dealt with was new, but it made things confusing. We specifically looked for a location with a complimentary breakfast, but what we got was just bread and muffins. The waffle machine and orange juice machine were both out of order, which was frustrating. The hallways clearly hadn’t been cleaned in a while, and it showed. The hot tub was shut down by the Utah Health Department, and the pool was freezing cold. On top of that, it took about five minutes just to get warm water in the shower. Overall, this place offers the bare minimum. The surrounding area is actually quite nice, but unfortunately, that was the best part of our stay.

The staff was friendly and the bed was clean and comfortable. The sheets and towels were clean. There was no elevator. The handrail on the back stairs was coming off. The carpet was not just worn but had an edge peeling which could be a trip hazard. The stairs didn't look like they had been vacuumed in a while and there were stains on the carpets everywhere, including the rooms. I think there was an attempt to make the rooms clean but the wear and tear is too much to overcome. Our full free breakfast consisted of two options of cold cereal and toast. We assume that waffles must have been offered that morning because we could smell them but we could see no batter and the mess at waffle machine seemed like a multiple day pile up. There was no protein to be seen. We passed and went to a restaurant down the street but were really disappointed. Will remember not to stay here again.
