Older building, but well maintained. Given all the limited parking in Pismo, this was excellent. It was closer to walk back to the room than to go to public restrooms. Easy to walk back and get cold drinks and snacks from room. Excellent staff. Allowed daughter visiting to use parking lot so she didn't have to walk several blocks to get to us. Stairs to beach at end of parking lot.

The staff is always awesome here! Perfect location. Within walking distance to all the fun stuff. Pool is heated nicely as is the hot tub. Furnishings are older but the bed is very comfortable. It’s not super bougie but the view is great as is the sound of the ocean the price is awesome and the staff are very helpful. We always stay here and love it everytime.

My wife and 2 grandkids had a great time at Edgewater Inn and Suites. Would have given it 5 stars but jacuzzi wasn’t working. Other than that was great place and really close to stairs to beach.

The property was dirty both the exterior and the rooms. The sink didn’t drain. The balcony is tiny and is over the parking lot. We were on the third floor and the elevator was out of order. Very disappointing

The stay was nice and comfy, but I was a bit bummed that none of the elevators worked. I had someone with a disability, and it was really tough. Plus, there was no room to sit during breakfast; most people were standing and eating.

The property was quiet, clean and has lots of parking options. Elevator or stairs, which was nice because we were on the 3rd floor. Loved the customer service, they checked in each day via text to see if things were going well and if we needed anything. I asked for extra pillows and they arrived moments later!! The pool and hot tub were lovely. We told the office via text 😻 that it wasn't as hot as we expected and they came right away and then the water was amazingly hot in a matter of minutes. The breakfast options are coffee, juice and muffins, a great way to get going. We checked out at 11am but wanted to walk around downtown and they allowed us to stay parked until 2pm.

I stay here every time I stop by pismo. It’s a must! I know there are newer upgraded hotels but this one is a gem. They offer free breakfast. Its right by the water and volleyball nets. Everything is walking distance. The best part is the pool and jacuzzi. Which is the main reason I book. Unfortunately, pool was closed due to a leak. The issue was fixed the next morning. So that’s great. I just wished that I had more time to enjoy the pool before checkout.

Everything was great! We enjoyed the mini balcony. Also, a fridge and microwave came in very handy. Check in was quick and friendly. The view was wonderful. I was quiet and peaceful. We enjoyed our stay.

We planned a family trip to Pismo for a fun summer getaway from Sacramento. Initially when I booked this room online it looked nice, older yes, but still a clean and nicely well-kept room. Upon checking in it was very evident that the floors were not very clean (there was sand throughout) and the bathroom had buildup of hair and grime all along the floorboards. The furniture was very worn and looked like it came from a thrift store. The hot water was nonexistent, it was more like cool/lukewarm water when showering.

Plenty of parking out the front of the rooms, and direct step access down to the beach. Lots of bars and restaurants within walking distance. We stayed for one night and it was fine for that, but I wouldn’t stay much longer. WiFi doesn’t work and the rooms are very basic and dated.

We arrived at check in time and our room was not ready. The staff made no apologies and would not give us any estimate of when our room would be ready. We waited in the parking lot and checked back periodically over the next two hours and the staff was rude and would still give us no estimate of when a room would be ready. The only info they offered was that their cleaning staff had 16 rooms to clean. At one point we saw the two cleaning staff outside hanging out on their phones. After waiting almost two hours and still unable to get any estimate of when our room would be ready, we finally left and found a room elsewhere. Unbelievable. We’ve never experienced this before.

Unfortunately, the staff was rude right from the start. When my husband, who is heavily tattooed, asked for some extra towels and hangers, an older woman and a younger guy behind the counter gave him dirty looks, which made us really uncomfortable. Then, instead of the woman answering, the younger guy started answering on her behalf, which felt really strange and unprofessional. Overall, the energy from the staff was very off-putting and made the stay less enjoyable. I don’t understand how people are still judgmental to people with tattoos in this day and age.

This is our go-to hotel when we go to Pismo. Everything from the service from the staff, to hotel amenities to the convenient location is perfect for our family. I’m going to emphasize the service from the staff here - they are about the same faces every year and always very accommodating and friendly.

Our favorite part was how close it was to the beach we were able to walk down stairs straight to the volleyball courts on the beach. It was close to the shopping areas as well so walking around was nice and not tiring. Will stay there again.

My biggest issue is the "continental breakfast" is nothing more than coffee and tiny prepackaged muffins and instant oatmeal packs. Dont advertise free breakfast if all you are providing are snacks. We would have 100% stayed somewhere else. On the good note, room was clean and staff at the desk was very nice. They made an extra accomadation for us at check in when I mentioned having a baby with me and got us into our room as early as possible. Very grateful for that.

I was here before, the property is too old and no maintenance, the outside of the property wasn’t even painted for several years. The breakfast is no real, NO OJ, NO MEATS, NO EGGS. Baguels no fresh. I don’t recommend this hotel under NO REASON!

The location by the beach was nice and it was nice to have a pool but the areas around the pool, steps and floors in general needed cleaned and scrubbed. The hotel said free breakfast but it was just plastic wrapped pastries and bread that was low quality with no protein or fruit options. Overall it is an outdated place but if you want to be right by the beach and with a pool, this is a place to consider. Staff were friendly and helpful.
