For the price that we paid, it served its purpose. The location next to Headingly was ideal. The whole building looks like it needs an overhaul, the outside has a feel of the Bates motel. There was a hole in the ceiling above the shower and a musty smell throughout the whole building.

The hotel is old and a bit run down a little bit grubby around the edges. The room was fine with a good lock on the door the sink and the bed linen were spotlessly clean. The lady on reception could not have been any more helpful. For somewhere budget on the edge of Leeds but not too far out can't recommend this place any more highly

The lady on reception was so helpful, she must have 5 different roles in the hotel. Receptionist, cleaning, even ironed my clothes for work! The hotel itself dated, I was only there for an overnight stay so not an issue for solo travel. I wouldn’t recommend for a family though. The stairs were very steep going to the top floor. Could be an issue for some. It’s right next to Headingly stadium so check for events in case you get caught in traffic like I did!

The host was pleasant and made us welcome on arrival but the condition and the cleanliness of the property decoration, the carpets and our bathroom in general was so poor that we decided not to stay and left the property. We think the 9/10 and the 10/10 reviews of the hotel are very misleading and we should have looked more carefully before booking. We hope the management improves the property and does well in the future however we would not go back to the hotel.
