Really nice, clean and tidy hotel. Plenty of (free) parking. Only downside (not with the hotel itself) is that the services that it's joined onto aren't open 24hrs.

Great value hotel ideally situated on the outskirts of Leeds. Hotel staff friendly and helpful, parking is free for guests, rooms are spacious but the air conditioning didn't seem to be working and it was red hot, so wasn't the greatest night's sleep. Would still look to stay there in future if we visit Leeds though.

Great hotel, ok location. Positives it has plenty of free parking but make sure reception log your number plate as only found this out when I asked , I wasn’t told at check in but it’s a motorway service station, a very very good one, buy you need a car to get there and that’s negative: it’s not in walking or bus route of Leeds city centre.

Quiet room, comfy mattresses, cleaning was adequate,great parking and plenty food options at the services next door. The play area outside was a big hit with our son. We would stay again.

Really handy hotel. Needed the hotel for a couple of hours. Room was very clean. Bathroom could have been slightly cleaner but for the price, it was fine. Parking was free and easy, plenty of safe. Just of the M1 so very handy. Plenty of good options nearby. Paid £10 for early check in at 1pm.

Bad points: Cleanliness was below average - coffee mugs not cleaned and residue left inside. I had to clean it myself. Toilet had stains from you know what. Again, i had to clean. Gym, though not a deal breaker, was just a running machine, cross trainer and an indoor bike. I was expecting a bench and weights. My 4 day stay would have been more enjoyable if i could start my day with a workout. The 'gym' was one of the reasons for me choosing this hotel. Good points: parking convenience, restaurants next door, a nice outdoor space with kids' playground.

This place is disgustinly dirty. I opted to lose my money and stay elsewhere. In the three rooms i viewed there was dog hair in clumps on the carpet, filth dust and grime on every surface and thick grease food waste around the waste bins. I would rather waste £150 than stay here.

We had a comfortable stay but the cleanliness in this hotel is below average. We stayed in a family room l. Our bathroom floor was dirty along with the shower tray which was evidently unwashed as there was existing bodily hair from previous guests still present. Stains on carpet last and a general need for a good deep clean is required. Slightly disappointing for the amount we paid.

Plenty of parking. There was hair on the carpet which stuck to the bottom of our socks. There was not a full toilet roll on the holder. The spare toilet paper was not on a roll but a pile of small paper sheets positioned behind the toilet so quite impractical. The underside of the toilet seat was dirty. The bathroom sink did not drain very well. Mattress felt saggy, could probably do with replacing.

Staff are nice the carpet in the hallways need a good shampoo also our room had a large brown stain which needs cleaning.the hotel looked a little tired but all it really needs is a deep clean inside and out.

The rooms are disgusting. Absolutely filthy. So bad i refused to stay and went elsewhere. Dog hair in clumps on the floor, congealed food waste behind the waste bins not cleaned (in EVERY room i went in) and thick filth in the recess of the LED lamp behind the bed. Stains all over the carpet. The staff are excellent, and kept offering a different room but they were all the same. Disgusting. Filthy. Unclean. This hotel has deteriorated so much in the last year, i stayed multiple times previously but this was the last time. In fact i walked out and lost my money. Management really need to get a grip on this.

Easy to park and not too far from the centre. Staff were friendly and the room was large and spacious. The only downside was that the wardrobe was dusty and I found a glass which hadn't been cleaned on the floor.

Room was good size with tea & coffee making facilities and modern decor and very clean. It was also very quiet in the evening although the hotel was quite busy apparently. Overall we enjoyed the stay at the hotel and will probably use again when we visit Leeds. (subject to price)

On the plus side, the bed was comfortable, room quiet and clean. Also nice size and appropriately furnished. The carpet was stained, the heating was not easy to use and the cleaning was not clear - apparently you need to hang a white tag on the door. Also the design of the shower is poor resulting in flooding of the bathroom floor whenever used

Super easy location for what we needed and good food options for late night eating, which we also needed. Room was fine for what we needed, just missing a few things that would have made stay better. Only 1 pillow each and they were flaaaaaat. Shower soap/gel was empty, we thankfully had our own. Dirty mugs and spoons (tea still in mugs and spoons looked like they’d been used for yoghurt) but we cleaned them ourselves to use. We stayed two nights and room wasn’t checked/redone while we were out so we had no teabags, milk etc for when we got back and shower soap was still empty. We didn’t ask for the room to be left but didn’t see that we needed to ask for it to be redone either, so not sure if we missed something. Both nights we were there too late and were too tired to bother reception for such trivial things, it just felt these things are a general standard you see done in hotels like these without having to ask. Overall an ok stay, not bad.

Stay was good, curtains block out so much light it was great to have a lay in. Shower was great but shower screen not bug enough so water would go over the floor. A few stains on the carpet. Beds were comfy.

Allthough the room was nice . I has very little sleep because the pillows were very uncomfortable. Also there were no classes in the room I had to ask the receptionist to provide some .

Bathtroom would get flooded and water doesnt go down, reported 3 times during my 2 nights of stay, nothing was done by reception. Cleaning maid knocks on the at 10am and then just walks in. Quality overall is worse than I had hoped for. Alot of noise from up above and next door throughout the night.

I booked 2 rooms. The women served me in the reception was acting like my superior officer . I paid for all inclusive breakfast through hotels.com. She charged my 12 year old son £4.99 for breakfast. Because I was tired of my trip, I didn’t argue. She asked me to bring my non English speaking parents to collect their keys for their room. She reluctantly agreed to hand me the keys of the room which I paid for everyone in the end . I seen some Terrible attitude to some foreign customers in front of me too ! I don’t have the energy to stand up for them at that time . I paid my bills and walked away .

Very friendly staff at check in. However, just as we checked in my wife was undressed and one of the hotel staff unlocked the door and walked in without knocking he thought we were the previous guests even though they would have checked out 3 hours previously. My wife was not happy. The lady on reception was told by the man and she was very apologetic and said he should have checked and never just walked in. The sink in the bathroom kept filling up with water and would not go away and the plug was full of dark hair. I have no hair my wife has blond hair so that felt very unclean. The hotel is very convenient to the services with lots of choice to eat.

generally ok, clean and tidy. however whilst I was at work my belongings were packed and removed from my room as they thought I should have checked out, this was a mistake and staff made me feel uncomfortable and like it was my fault. I was sent to another room which turned out to be occupied, and eventually sucessfully given another room, a refund of 1 night and a breakfast. to find that someone had packed your stuff away was surprisingly unsettling and certainly spoiled my experience

The breakfast was poor considering the cost and wasn’t replenished. The room needed hoovering and was not serviced daily even when a sign (as requested when queried with reception) was placed on the door. The towels were replaced but that was all. It appeared that there were new staff that weren’t aware of the procedure. Disappointing

Stayed here frequently. Another pleasant stay this time. Rooms are very comfortable, climate control, good bedding and powerful shower. Pleasant staff. As it’s located at a service area, a car is essential. The quality of the buffet breakfast can be a bit hit and miss but for the price it’s convenient and ok. Staff are pleasant.

It was fine, room was as expected, staff helpful on check in, the only disappointment was letting us order breakfast in the morning knowing the hot plate wasnt working and the food was likely cold (Which it was) However, when i complained we received a refund for two of the three breakfasts.

We had a very comfortable one night stay. Fast & efficient check in with a friendly receptionist. The room was large with a good shower room. We had drinks at the bar & dinner in the restaurant with freshly cooked tasty food. Good location close to the motorway.

The room was lovely…nice and quiet… beds really comfortable… room was a little too warm with control temp at its lowest and window open but other than that the room was lovely. Breakfast…. Not great! Quite poorly looked after not a lot of variety. Would not recommend the breakfast.

I didnt like that the breakfast buffet didnt have any pastries as advertised and the only fruit they had was apples.. the eggs were cold the bacon was undercooked. The breakfast buffet amd the staff were the only thing that let this place down ... the room was nice
