For the price, the quality is really good. The hotel offers great value. The location is safe and quiet, perfect for relaxing after a long day. It's also easily accessible, with convenient parking and close to main roads. Overall, a good stay for a reasonable price.

It is conveniently located. The room is clean. I don't understand why the lobby is always closed and we we have to use the night window. It's hard to understand and hear the clerk.

This was listed as near convention center, so we thought it was a safe area of Overland Park, also the pictures listed on Expedia showed a very nice hotel. When we arrived it was not as advertised. This is a run down, not maintained scary hotel. Only rooms left were on second floor and no elevator. We lost one day of money for the place as they wouldn’t refund all.

The good: it was adequately clean. The employees were polite. We did not have any safety concerns while we were there. The tv and refrigerator worked. The bad: This is NOT a convention center of any kind -- it is a motel. The room entrances are on the outside of the building, There are no communal areas or meeting spaces. There is a tiny office with a breakfast nook. The breakfast provided is a true continental breakfast -- granola bars, oranges, a couple of Otis Spunkemeyer muffins and a coffee pot. The room is very old fashioned and the beds were very small (a bit too small for two people to share unless the two people are children or are married). We had three people booked in our room but only two towels and washcloths were in the room. There was one tiny trashcan. There is a (very old) microwave BUT if you use the microwave, it flips the circuit breaker and the air conditioner and lights go off. Do not let the Overland Park address fool you -- this motel would fit right in on the Missouri side of the metro.

Property was run down and room had an odor. Online booking indicated breakfast provided but breakfast area not yet approved for use and only a sack with breakfast bars, muffins and clementines provided. The staff and the daily room service was good.

Seemed to be a heightened police presence. A little worry some. The site is being remodeled. I hope the room in which I stayed is one that still needs a "face-lift". The good news - The room was very economical! Management was friendly.

Dirty is an understatement

This was the dirtiest hotel I’ve ever come across. Blood or other brown fluid on the door jam, urine droplets on the toilet, stained and dirty carpet, black stains on the counter and the shower, and more. It was too dirty to stay but I couldn’t get a refund for the two nights I’d bought.

The bathroom was in a poor state of repair. You had to flush the toilet at least twice to get clean water. The bathroom fan was so noisy. It sounded like it was going to fall out of the ceiling. The sink did not work at all. No water came out of it. The bedspread was filthy, and had a hole in it, from a cigarette butt there was a general smell of mold in the room - the corners were dirty and dusty. The curtains didn’t fit so you could look in the room from the outside, even if the curtains were tightly closed. Cold air came in through the sides of the door. It was not properly sealed - we blame management and not staff.

The room was not clean. The towels were thin. I had one hand towel that I folded neatly by the sink. After the first night they went in my room to gather up the towels. They replaced nothing. It is the worst hotel room I have ever stayed in. When the room isn’t clean it makes my wonder about the bed linens

Entire room was filthy. Mold around sink & shower. Roach like bugs crawling around sink at night. Greasy appearing stains on curtains and head boards of beds. Light fixtures near ceiling caked with dust. Refrigerated freezer had no door and had about three inches of built up ice. The only thing acceptable was that the bed linens and bath towels appeared clean & sanitary. My wife had just had surgery at Menorah Hospital and needed to spend that night before taking our three and a half hour drive home to Branson Missouri. Unfortunately our fee was unrefundable & my wife was in so much post operative pain that we had no option but to stay. I don’t know how a facility this filthy & deplorable could ever have passed any kind of inspection. I would encourage you to never stay at a Days In if they are all in this stage of filth and neglect. We will discourage others from staying in these facilities also.

I was disappointed in this stay. I dont think they met a minimum standard of upkeep and cleanliness. Front desk person was very friendly and no problem there. Room was not very clean and rug needed swept really good around edges. Bathroom had torn shower curtain and brown spltter specks behind the door on the cream colored wall. Looked like feces???? Room had very unpleasant smell. Not like smoke but very strong. Bottle of half used lotion on counter. Room decor was old and tired. Still using covid restrictions as excuse to only offer wrapped pastry and granola bar woth a tangelo in a brown paper bag handed out on request is unacceptable. It is convenient to get to and I guess you get what you pay for at $106 for 2. Wont stay again. Wyndham shouldnt have their name on this property.

The matress was lumpy you could feel the springs, there was black mold in the shower and toilet, the carpet was nasty to the point that i didnt want to take my shoes off

The parking lot was well lit. The rooms are not clean, sink faucet difficult to torn on and it leaked so there was water on the counter. The pillows are very uncomfortable. Walls, doors and baseboards were dirty. No USB ports either.

They did allow us to check in early but when we arrived at the room we found someone had used the toilet and forgot to flush it. Room had a musty smell and the bed was to springy.

I managed to stay for an hour and a half before checking out. Whole building was worn out: old and filthy. The room: dirty everything. Torn stained sheets, same with towels. Bathroom was stained with what looks like mold! I don’t recommend this place!

I stayed here for three days, I spent many hours on the phone with technical support, in the end they determined that the hotel router was not functional. No Wi-Fi for three days! Windows were bolted shut – no fresh air. No Kleenex.

Pleasant stay other than the door not shutting properly causing the door to open by itself or be unlocked.

Our TV didn't work, the floor rug was wet and very unsanitary, the iron I requested didn't work, the towels were thin and so was the soap, and the place is tucked away in the back where it is hard to find. I was unable to get the Wifi to work for my laptop, only my phone. On the positive side, the bed was comfortable so I got a pretty good sleep. It's old and I can't recommend it.

The price was good and it was close to the event we were attending. The bed was fine but the pillows were terrible. The key card was very finicky.

The AC units are very old and make really loud noises when they're on. Given the small sizes of the rooms, it is much worse than usual. The location is quite nice.

They put me in a Handicap roof. The carpet and desk furniture are old. The microwave is very old and the refrigerator. The freezer is caked with ice looks old-fashioned.

Shower had little water pressure, took a while to get the hot water to come through. Inside bathroom door at the top the door is peeling off pretty bad. The whole room needs updated, things need fixed & painted. The heater needs maintenance as we couldn't get the room warm. Hair dryer worked when it wanted to. Overall it's ok to stay if you need a quick night of sleep but it's nothing to brag on

Average, good for a night stay at that price point. Bed was too soft.

The rooms are very very very old and so are the appliances. My room didn't have a pleasant smell

The room we had did not have enough wifi signal to work any electronics, including the t.v. "Breakfast" is a brown sack with an orange and a mudfin. No coffee, no juice, just a paper bag that we had to ask for several times. If you simply need a bath and bed, this is your place.

The gentleman at the front desk was very nice, accommodating and understanding. I am extending my stay.

Arrived at the property around 645-7 to check in. No one is in the office, no one is answering the phone. Waited for almost an hour before I got checked in. I was given a key to room 210. Upon entering the room it had a smell but other than that fine. I went to shower and there was only 2 towels 1 that had red stains on it. We went to the office to ask for more towels and was told they didn’t have any. Keeping in mind that I booked the room for 2 adults and 2 teens. Around 2am we needed more toilet paper went to office and was told that no one was in room 210. My daughter Called me to ask the room number. I then call the front desk from room 210 and they answer so he gives us to toilet paper and we head to bed. At 515 am a man uses a key to try and open our door. Thank god the safety lock was on. At 530 there is a knock on the door it’s the front desk telling me that I’m not suppose to be in that room and that I need to come to the front desk. Showed me a paper that says I should be in 220. However at check in I was told and given a key to 210. I was then told there was a glitch in the system. I completely understand that things happen, however at 2 o’clock when we asked for toilet paper he was very aware that someone was in room 210 and yet he still Checked someone in and gave them a key to room 210 knowing that someone was in there. This situation could’ve ended so badly not knowing what kind of people we are nor what kind of person you just let into our room.

The front desk guy was very rude and refused to check me in. He said that he wanted me to leave and did not want to check me in. So, I asked him to cancel the reservation; which he did while I waited. I have a cancellation confirmation email sent around the time I should have been checking in. I don't think he realizes (or cares) there the place is surrounded by hotels. I just walked across the parking lot and got a room at Quality Inn in less time than I spent waiting for him to get around to checking me in. The lobby/desk area was very cluttered and filthy. I can just imagine what the rooms must have been like.

The staff was so rude

Easy check in process and access to the room. Explained and answered questions I had without hesitation or complaining. Also assisted when something was left behind on locating it and allowing for it to be picked up fast.

Easy check-in and I like that the rooms could be entered from the outside. The staff was very friendly and patient too. And I was able to book my room at the last minute.

It's a cheap room. You get what you pay for but I'd prefer to at least have a smiling face when I check in and not be rushed through and talked down to.

We actually had a good stay compared to other reviews. So here is the honest review! Our room was very clean and on the 2nd floor. It was SOOOO quiet and felt very safe where we were at! The deadbolt was broken but otherwise everything was fine. We don't go to hotels for their breakfast so we didn't check that out, so our opinion there doesn't matter. The front desk staff was so nice! Checking in was easy and we weren't hounded to check out like other reviews have stated. I have a feeling that other reviews that are negative are by people who weren't following basic rules. We had a great stay and will be back!

Check-in experience was terrible. I arrived and said hello with a smile. There was no acknowledgement or greeting back. Just an unfriendly "need your ID and payment card". I asked what card was on file so I could give the right card and he seemed impatient and bothered and confused. Finally just gave him a card. I asked about how to add my stay points to Wyndham account and I was just ignored and a blank stare. I asked again and he just went on with me signing the check-in form and ignored my question.

Nothing to like about this stay, customer service very rude, horrible housekeeping service, every day they went into my room and ipened curtains, they left somebodys else dirty towrls in the shower and when i threw them in the floor they hang the back in the ahower,, 2 days they went into room and left me whitout towels and trash can, talked to front desk about it and obviously everything got disregarded cse they kept doing it.

Place was clean and had helpful management. Location good. Had quite a few people late at night milling around the motel.

It was dated but the location was right off 435. It fit my needs and had a king-size bed. Limited choices for breakfast, but I grabbed a granola bar and bottle of water.

Close to the location of the convention I was attending. Easy access out the back to avoid traffic on major streets. Bathroom is really small.

Very old. Needs a complete overhaul. Breakfast was a complete joke! A brown bag with a piece of fruit and granola bars. Room is extremely small. No toilet paper in the bathroom.
