Was great that i could walk out the building and walk right to the beach. Parking was terrible. Was no parking by the building we stayed in. So had to find a spot. But over all was great. Quiet and peaceful.

I will say the location was great, right in the beach as expected but it all stops there. This place is old and needs repairs, paint and to be updated. The room was clean and the beds were comfy. The bathroom was clean but cramped and the toilet was built for toddler. The pool was one the reasons I booked this hotel but it was a total disappointment. The pool was not heated, dirty and the had a shop vac filtering the water by the lame fountains. In all this hotel is not worth the money I paid and I would not go back.

I loved the three pool options and the location. Everything was in walking distance so we never had to get back in our car. However the place is very dated. It could use a refresh for sure.

Staff at desk not very friendly or helpful. Room was not clean. The whole place seems rundown and in need of a renovation. Many other better, cleaner and friendlier places to stay in Old Orchard.

I really liked the room and location, beds were clean and comfortable but I don’t think they wash the floors in between renters because I had to wear my flip flops or my feet would get filthy, Some trash was left behind under the sink cabinet as well.

This is the second time we have stayed at the Waves hotel and will not stay there again. The floor in our room was so dirty that it turned our feet black. There was wrappers to feminine hygiene products on the ground near the stairs and empty beer cans on the ground. The deadbolt to our room wasn’t operating properly and neither was the lock on the handle. The railing on the balcony was rotten to the point of it being a potential serious injury issue.

Well, it's hard for me to write a negative review because "dated" seems to be the theme in Old Orchard. The amount of dust and lost items under the bureau was minor. The bathroom shower door was broken on arrival, we couldn't shower on day one due to flooding the bathroom (and you want to shower at a place like OOB). My child refused to touch the toilet because it was "gross".

Staff was super friendly & informative. It’s an older motel in a beach town, but it’s very well maintained. Room cleanliness, staff presence, room service quality are all excellent. Definitely will be our first choice for future trips to Old Orchard Beach.

We had a very nice stay. The resort is clean and our room was comfortable. We liked that we could walk to restaurants and shopping. The one area that was troublesome was the WiFi- we were trying to work remotely and the WiFi was extremely unreliable. It was frustrating.

The room was decent, beds were comfortable. The little patio off the room and the distsnce to the beach were nice perks. However, the walls were paper thin. We could hear everything around and it made it very hard to sleep or enjoy any quiet time. The wifi also went in and out constantly so that was annoying.

The room was fine and it served its purpose. That said I felt a little misled by the hotel\'s promotional information. This isn\'t "a hotel" with all the amenities that are listed. This is a group of properties all owned by the same company. You have no idea when booking which building you will be in (not all of which are on the beach, some are across the street). The rooms are very dated, cleanish, and like I said it was fine. But very overpriced for what you are getting.

We stayed in a renovated room with nice wooden high ceiling. For a motel, not bad, expect noise from railroad nearby as every motel here does, shower could use upgraded pressure balance so you don’t get hit with hot/cold shot when someone turns water on. Bed is great, slept very well. For one overnight, this was an ideal place with comfort and good price.

First time staying here. Absolutely loved it! Very beachy rustic vibes. Staff was amazing! My daughter left her dress hanging in the closet. I called and they shipped it out that day. Got it 2 days later. Definitely will be back!

We were assigned at room that didn't match our reservation. We were told it's because Expedia doesn't communicate the info to them. Come on, it can't the first time this situation comes up! After saying I would file a complaint, they said we could be moved to the room we booked, but not for our first night, only for the nights after. Super disappointing!

I stayed fir 4 nights... im not picky but the room i bought online was NOT the room i recieved. I bought the top floor with vaulted ceilings and didnt want people above me. I questioned this and they saulid "oh, well its still the same size room" (i was put on first floor) ... i was not happy about this. Of course the people above us were extremely noisey at night i hated it... then we went to shower after traveling 7 hours, and the shower was completely broken! I had to go to the main desk luckily they were there another hour so they sent someone to fix it. They initially said they would "leave a note" for someone to fix tomorrow and i didnt like that answer as we had 3 people that needed to shower that night. They fixed it because i didn’t want to just leave a note for someone to fix the shower whenever it was convenient for them...after coming back later that night they fixed around 1130pm...but was such an inconvenience dealing with that... then the staff drive around in carts until midnight and its so noisey. I liked the area but these things made it a big miss for me. Save your money.

Not the ritz Carlton but it did the job. Definitely outdated. If you have a room that’s “train side” expect it to be loud, even through the night but my 2.5 year old LOVED it. Very close to the beach and walkable. Close to nearby shops and restaurants

Location is wonderful. We were told there would be housekeeping between 10:00-2:00 during our 2 night stay. This did not happen. We were also responsible for taking out the trash. For the price, I was disappointed about both of these things. Room was clean, dated, but absolutely fine. The train was quite noisy, but there is nothing to be done about that. All said, we would stay again, as the location and general accommodations outweighed the cons, as we are fairly easy going. We ate at Joseph’s by the Sea, which was decent. We also ate at Surf 6, which was not worth the cost at all.

No umbrella’s at pool’s and not available to rent local. Not a real place and have a cup of coffee on the property, only in the tight front desk area. Parking can be an issue at times. The staff that assisted with our luggage since there were no elevators were the best! Don’t go near OOB during the holiday times, it’s a crowded zoo.

I stayed in what they call a ‘relaxation room’. It has 2 king beds. THE MOST COMFORTABLE BEDS EVER, in a hotel. It also has a massage recliner chair. The resort was literally on the beach with a pool and hot tub there as well. It was six of us friends that stayed there with 2 rooms. We had rooms two apart. There is a little kitchenette with a small but deep fridge that holds more than you would think and a 2 burner stove top. Microwave was available upon request, they literally had it to the room before I walked back over from the lobby. We were walking distance from all the activity. There is an amusement park just minutes away walking and the pier is right next to that with plenty of restaurants, bars and shops. Great resort and location. All the staff was pleasant and friendly. I’d give it 6+ stars!

We had a great stay at Waves Oceanfront Resort! We had everything we needed very close by. Our room was clean and comfortable. The only small problem we had was that the rear burner on the stovetop of the kitchenette didn't work so we had to cook things one at a time. It was awesome having a kitchenette and a fridge with a freezer section in our room though! Super convenient! And we loved the massage chair! The best part was being within a very short waking distance to the beach and the pool/hot tub. We took advantage of the outdoor grills for cooking too. Overall, just a wonderful time!
