Convenient location. Lacking in evening meals.

It was convenient overnight stay and the staff and breakfast were very pleasant. The premises are well appointed. If there were shortcomings it's that the car park is very tight when it's busy, but at least there is free parking which is rare around here. The other is the bedroom dividing walls are tissue paper thin with no sound dampening so you can clearly hear every word of your neighbour's conversation and vice-versa (thankfully it just conversation!). But the poor chap rather did suffer from catarrh in the night, and because he suffered we all did! So in that respect... might as well have been in a dorm room not a £100 ensuite!

Parking was handy. Staff was very friendly ad helpful. Breakfast was nice, especially the Full English. Rooms were small.

Close to the city centre so perfect for location and good parking. Hotel was described with a bar, but no bar facilities. Staff friendly.

A nice quaint hotel situated within close proximity of shopping, university and transportation. Unfortunately, there are no elevators/lifts to enhance accessibility for the elderly and the disabled. Additionally, if you have heavy luggage, you will be faced with carrying them up the stairs which can be labouring. Finally, the rooms are significantly smaller than advertised and the exterior images of the hotel are deceptive.

Hotel had some strange rules like the lounge closing at 22:30 and limited drinks menu. We had room 15 which has dormer window and a very low ceiling. The place was just a little tired but the breakfast was spot on and the beds were OK.

What great value for money. Very clean and well appointed. Spotless bedroom and well equipped. Breakfast was quick and well down. Very happy with all aspects of our stay including free parking at the back of the hotel.

Stayed here for 2 nights. Great location but hotel not so great. Not very clean and the carpets in the room are pretty dirty. Bathrooms could be cleaned better. Breakfast was nice. Very noisey as rooms are so close by, struggled to sleep. My room was pretty cold and I actually got a cold from that now. Heating is timed. Could hear cars driving past my window too which was a bit much.wouldn’t stay here again.

Spotlessly clean property, helpful staff.

Clean and functional room with nice decor and very modern feel. The room had all I needed, was well situated close to Exeter City Centre and the breakfast provided was also good.

It's a good hotel and very quiet when I was there. Breakfast (waitress service) was excellent. My double room was a little small and the en suite very cramped but acceptable. Everywhere was well decorated and spotlessly clean.

The property itself was clean The breakfast was amazing The staff were really nice and friendly I was in room number 32 - there were a lot of black marks on the skirting board and wall in between the door and the bedside cabinet The top drawer of the dresser was breaking with the outer covering peeling off The room was not worth the money I will not be staying there again

The bathroom was pretty unclean, there was dust everywhere. There is not much privacy amongst the rooms as you can hear everything from your neighbors or in the hallway. Vegan options were promised for breakfast but there is just one option, and it's the veggie breakfast without the eggs. And with breakfast, the dining room is pretty stuffed with tables seated really close together, so it was awkward.

the bed was very soft, I sank into the bed. the shower stand/handle was broken and i had to hold the shower head with one hand.

Choice of TV channels was poor. Bathroom had brackets for toilet roll holder and soap dish but items were missing. Breakfast was included but it didn't start until 8am and we were told nothing would be available until about 815am. We had to leave at 8am so had to miss breakfast as there is no early provision. For one night it served its purpose.

Room was absolutely tiny and didn’t really feel like a hotel - replacing blinds with curtains may have done the trick. However, the room was more or less clean and bed comfortable. Breakfast looked nice, although we only had a pastry, which was served warm, so that was nice.

Location with parking ideal for visiting Exeter Heritage Harbour. Downside, room walls lack of sound insulation.

The property was well located and had been cleaned well. Unfortunately the room I stayed in could do with a fresh lick of paint as there were lots of markings on the walls. The walls also seemed paper thin, so I could hear full conversations from the room next to me. The doors for neighbouring rooms didn’t have soft close, so I would regularly be disturbed by slamming doors. I slept okay in the relatively comfortable bed until the early hours where slamming doors woke me up. The area around is quite convenient, with a nice pub and some supermarkets nearby. The hotel is on a main road so can be quite noisy with windows open so for those with sensitive hearing near that in mind. The breakfast was nice, with a cooked breakfast included, although it would be better if they had a self-serve continental section, rather than having to wait to catch a member of staff’s eye to get a top up of drinks. I wouldn’t rush back here, as I think there are some better equipped hotels with some better facilities not too far away.

Unfortunately our room was at the front of the hotel next to a busy road and so it wasn’t possible to have a window open. This meant that the room was very hot. Reasonable breakfast. Overall expensive (£177 for a double) given the location and facilities.

The property is in very good condition - looks to be recently refurbished. The staff are friendly enough, though mostly seem a little distant. It would have got a higher score but the housekeeping was really haphazard. We had to remake the bed every night as the bottom sheet was tucked in tightly at the base and one side, so lose at top and the other side so that it wrinkled up and pillows left crumpled. Same with the duvet (who tucks in a duvet?) so that it didn't overhang on one side of the bed - my side of course!. The tea/coffee tray was not replenished and one day the dregs of the tea had been tipped into the sink, which had not been cleaned. And please put proper glasses in the room, not the flimsy paper cups that collapse as soon as you try to pick them up. After 3 days of use, they were probably not very hygienic either. Despite these shortcomings, we would stay here again and would love to give it a higher score if they sorted out these basic mistakes. Note that the hotel is about a 20 minute walk from the centre and Exeter is on the top of a steep hill. Good for walking off the hearty cooked breakfast and all the excellent food avilable in town!

It was on a busy very loud street; no air conditioning meant opening the only window. Staff could not assist with taxis or suggest a laundry (which turned out to be within walking distance). It was a gritty neighborhood and I would not stay there again.

Lovely accommodation. Breakfast very adequate with lots of choice and well presented. On arrival receptionist could have been more helpful and welcoming. No lift available and rooms on the third floor made it difficult for us as two mature pensioners.

Hotel located close to Exeter City Centre, a medium sized walk or £6 in a taxi to the City Centre. Lots of parking on site, comfortable rooms and very good breakfast. Staff and check-in and breakfast were very friendly and helpful. Would highly recommend and would stay here again.

The hotel is on a busy road so traffic noise from early morning could disturb some. However, it's in a great location within easy walking distance of the Quays area for fine dining and it's an easy walk from there to the town centre and cathedral.

Really good option, reasonably priced, clean, parking and great breakfast. The hotel is also about a 15 minute walk into the city which was perfect for our 2 night stay.

Lovely hotel, spacious room, on site parking. The hotel is on a main road and is a couple kms away from main Exeter shopping/sites; but still walkable for us for dining options on the river.

What a great find, located within 10 minutes walk of the city, a straight drive to the motorway. Great staff, decent room, spotlessly clean. Would certainly return.

We loved this little hotel. Breakfast was great. The staff is friendly and helpful. We liked the location, although it’s not a quick walk to the main campus of the University of Exeter and the walk into the town center may be longer than some would want. There’s good access to public transport. And ample parking.

Nicely located to walk to Exeter old quay and cathederal. Also within minutes of route into devon and cornwal an ideal stop over with a nice breakfast, to get you ready for the day. Would definitely use again was clean and tidy and comfortable, all the staff were friendly and helpful

Had a front room facing onto a busy road so a bit noisy. Was told on check in breakfast finished at 9.30 but when we came down at 9.10 was told the kitchen closed st 9 so had to have a continental. Not the place to stay if you want a lie in. Never known a hotel kitchen to close at 9!

This B&B is close to the city centre, with free parking and a lovely well presented, substantial breakfast in a pretty breakfast room. The lady serving breakfast was friendly ahd welcoming. Our double room on the first floor was clean, if rather small and warm. Tiny but functional en suite. Overall a pleasant stay.
