Kinn Guesthouse Downtown

Kinn Guesthouse was the most unique experience! Rather than the typical check-in, you are given an access code and instructions for entering the property and room. Once you get off the elevator on your floor, there’s a fully equipped kitchen, living room, and dining common areas on every floor. There are “house rules” listed which are mostly about mutual respect and cleanliness in the common areas. The entire floor and my room were pristine and GORGEOUS! The hotel was very aesthetically pleasing and homey. You can text/call any time and they immediately respond. Towards the end of my stay I texted to see if they could hold my bags after checkout (my flight was later); they responded instantly and were able to hold my bags “for as long as I needed”. Amazing service. I will definitely be on the lookout for other opportunities to stay with Kinn Guesthouse, and highly recommend staying here!

This property is beautifully styled. My suite was over 35m2 and on a corner. The furnishings are stylish and well curated. The bed was massive and very soft, too soft for me but a great bed none the less. Outside the room is a common area with a stunning high end kitchen with dare cooking and food storage areas. Free nespresso and Rishi tea, free pastries and yogurt and granola. Utterly gorgeous. The hotel works entirely with out a front desk and no keys. Access is all via a key code sent to you mobile. My room was street facing and was noisy from 5am when the garbage trucks start.

Interesting idea. Everything went smoothly from communication to check-in instructions. Easy access to everything. Parking is right across the street.

Convenient location downtown. Very spacious rooms and common areas. Great service. Valet parking was reasonably priced. Fitness room was small and tucked away in the corner of the basement. Lack free weights, but had dumbbells and a couple of treadmills.

Hotel was wonderful, clean, updated great location. We went as a family of 8 and the common kitchen/living area worked out so well for us. Would highly recommend!!

Loved the Kinn! Great location for a concert at the Fiserv. Just a $15 Lyft ride and short enough to walk home. Incredible amenities. Great coffee bar. Got our laundry done before we checked out. Perfect!

Their "touchless" system is weirdly impersonal. A nice young woman met us at the door and showed us to our room. After that, it was like being in a vacant building. If you want help, you just have to call/text. My husband was particularly annoyed by the lack of hospitality. I liked the room. It was clean and very modern. He thought it was a bit sterile. We both agreed that the valet parking system was a disaster. We decided to spend the $35 because they said that we would have unlimited in and out privileges and it was safer than parking in the $5 lot across the street. This turned out not to be true. There was no valet station. You had to text to get someone. If there was no response, you're supposed to call a second number. Both times we tried, there was no response. The car was sitting next to the hotel right where we had left it so we just drove it to dinner. At 8:30 the next morning we got a text saying the car was ready for pickup. We responded that we had not requested the car to be ready, that we would be leaving at 9:30, and to please have the car ready then. There was no valet at 9:30. When she finally showed up, she told us we could pick up the car at the side of the building where we had left it. Since it was raining heavily, we would have preferred to have the car delivered to the front door. But we realized that might not happen for a very long time. So we walked out in the rain and went home.

Loved the additional spaces to gather and hang out. We also loved the proximity to the Third Ward and MSOE. The room was quiet and well equipped.

Loved the concept of this hotel. The common areas were so nice and a great idea. Perfect location for walking to the Public Market, restaurants, etc. The restaurant in the lobby was fantastic. Great brunch, drinks and had a crab toast special that was beyond delicious. Room was really nice as well. Would 100% recommend and stay there again.

Very nice on the tech side - no reception or humans. All done via mobile app, which is very progressive. Only may need to look more cleaning the bathrooms.

This was such a great stay! Really beautifully done. The nespresso and self serve breakfast options were a great touch and the kitchen was beautiful and spotlessly clean. Comfy bed, great shower. My only caveat is that the walls are very thin. Our neighbors were very respectful volume, but we could hear them speaking and getting ready in the morning before we were up. Wasn’t at all a dealbreaker, just something to be aware of!

Clean, convenient, great shower and beds. Windows were not very soundproof.

This was such a cool find! We were in town for a triathlon and wanted to be in walking distance of the venue at Veterans Park. Kinn Guesthouse fit the bill and had so much more. Our room was super spacious and gorgeous. Great shower and scrumptious smelling bath products. Awesome kitchen on 2nd floor with quick breakfast items and a gourmet coffee machine was a huge plus. Concierge was fantastic with some superb dining recommendations in walking distance. Only small complaint was there was some kind of mattress protector that wasn’t breathable at all and made for some sweaty sleeping, which was a bit uncomfortable. Other than that a great stay!

This hotel was nice. The rooms are clean and comfortable. High ceilings, nice shower. There is a common area with a kitchen, lounge area, and office room just outside the bedrooms. Staff was friendly and helpful. Valet parking was helpful but a bit expensive. Great walking distance for most downtown attractions. Or room had some strange water issues: toilet wouldn't refill, cold water didn't always come on in the shower or faucet. The windows do not buffer much street noise... single pane perhaps? But it sounded like the window was open (which it wasn't). Other minor things: Kleenex box in the room was empty. No travel cups for the coffee (paper cups).

Unique set up but loved it! Only real complaint was the sheets were pretty hot and not breathable so sleeping was a little hot otherwise a great stay. Perfect location for Third Ward, very walkable.

I had the King corner and I could not enjoyed my stay due to all the noise and loud cars. Late after midnight motorcycles and loud muffler cars roar back and forth. I couldn’t sleep. Early in the morning around 6am all the big trucks and their squeeky breaks rings into the room.

I was reticent about trying a self service hotel, but I was delighted by the experience! Checking in was a little confusing at first but the hotel manager quickly assisted us. We really liked the quiet, privacy and amenities. We will stay at the Kinn Guesthouse again, now that we know the process.

The check in process is confusing and unclear. There was no staff to help in the early evening on a Friday. I was charged for something with no explanation of what for. Stressful

We have stayed at the Kinn multiple times, every time we love the convenience of easy self check in and the great communication with the team via text, valet parking was also a great added service.

Very nice hotel. Very confusing place to stay. I am gold status, so I have stayed in many different hotels and know how they work, but this one was different and confusing. I asked to leave our bags with the concierge as we arrived early. Was offered early check in for $45– choose to leave our bags in Managers Office instead. The girl working was very nice but did not inform us how everything worked, aside from needing our code for everything. She offered to put our bags in our room when it was ready & we said yes, then left for entire day/night. Got 1 blue claim ticket for all 5 bags. No bags were tagged-we were told to just set them in the office. When we came back to our room it was about 12:30am & only 3 of our 5 bags were in our room. We knocked on Managers office and another guest came to the office with our 2 missing bags in hand and asked it they were ours. It was a hassle and inconvenience, but glad we got our bags and the other guest was kind to return them, especially after Midnight. Also, kitchen area was beautiful but very confusing. We were given no instructions on how it worked. We did not know how to use the coffee machine nor if the food & drinks in the fridge were open to all guests or if we needed to tag our things so others did not drink them. We left early AM to go get breakfast and did not take advantage of any amenities. Our stay was at on a busy weekend & we paid double was the ave rate. We didn’t use the full offering, due to not informed.

Staying at the Kinn downtown was ab absolute pleasure in every way. Charles was an exceptional host from the moment we arrived. He was incredibly accommodating with a request for an early check-in, greeted us upon arrival, personally handled our valet, and even provided us with a bottle of champagne in our room to celebrate our anniversary. The property is an exceptional value compared to the other comparable options in the general vicinity. If you want to be centrally located down by the Historic 3rd Ward / East Town, this is the spot. Safe walking distance to all the breweries, bars, and restaurants you’d ever need. The property was clean, well staffed, and secure. The room was as described, and very comfortable. The common area was in great shape and very well appointed.

Property was great. There was a valet sign outside the hotel but in fact no valet. I was told that id been sent a text about there not being any valet service but checked and had not received anything. Perhaps remove the sign if you aren’t offering that service. Also the registration process requiring uploads of drivers license etc as pretty cumbersome. Otherwise the hotel was great

what an absolutely amazing property. not really an air bnb and not really a hotel, The Kinn perfectly finds the sweet spot between them both. incredible spacious rooms with great amenities. the common area is a cool concept. great full kitchen and lounging area. plenty of private fridge space. you will definitely meet and talk to other guests in this area. we enjoyed meeting interesting guests from Canada and Germany. the location is perfect and within walking distance of many sights and restaurants. the valet parking was always timely regardless of the time of day. the real gem of this property, and the feature that makes it all worthwhile is the manager Michael. I have never meant a more friendly and helpful person. his recommendations for dining and things to do were always spot on. trust me, take his advise and you will not be disappointed! Either in person or via text, Michael was always available and attentive to our needs. saying goodbye to Michael after our 4 day stay was like saying goodbye to family! My family has stayed at plenty of boutique hotels over the years, but The Kinn Guesthouse and Michael are truly head and shoulders above all the rest. make your reservation now, you will not regret it!!

The high level of electronic access required was kind of overwhelming for our group of 8. Would have helped if we all had been placed on the same floor since I made all 4 room reservations at the same time. Also valet parking is a challenge w/minimal staffing. Better off to self park right across the street for less $.

The property was clean and spacious and a convenient location to enjoy my first March Madness NCAA tourney in person! Near good food and a Crossfit gym, too!

A terrific place close to the Third Ward, the public market, good restaurants, and speedy Uber arrivals. The staff was very friendly and accommodating, and our king room on the first floor was clean and large with a nice bathroom in which everything worked. We stayed at the Kinn for a rate that was more attractive than other hotels in this popular area of the city. We intend to return there on our next trip to Milwaukee.

We had a FANTASTIC stay at Kinn. It was perfect. There's nothing that I would have changed. 5 out of 5 stars! We were in town for a concert at The Riverside and it was the best place to stay for the concert. We were in walking distance of food and shopping. The customer service was AMAZING! The owner was kind and committed to excellence. This would be an amazing place to stay with a couple couple friends and have a lovely home base. The concept is wonderful and we loved the shared space and access to kitchen/living space. We will be back!

The property was very clean, quiet, safe & unique! I was incredibly impressed with the amenities, everything else listed above and how safe I felt staying here! Really great location, too. ONLY thing i would change is having the bar/restaurant open more often - didn't open until 5pm on a Saturday! Regardless, great property & stay.

The hotel is a great location on staff are not available all the time, but it does feel more like a home than a hotel, especially with a giant common room. The great Accommodations Of the laundry The breakfast cereal and yogurt with granola and the assortment of coffee and teas are available all night long was really well placed plus the rooms are gorgeous and high ceilings

Love this concept and hope to see more Kinn properties in the future. Reminded me of the Auberge-style facilities that you might see in Europe, only this place is more modern. Spacious room, beautiful kitchen/lounge area, helpful staff. Would be ideal for a large family traveling together or for a special event (though I was traveling alone and it was really great too). One suggestion might be an honor bar and/or some additions for breakfast. Would love to see a little more care being paid to the gym as well — probably can’t be larger at this point but could be brighter and better equipped. All in all a great stay and would recommend to anyone!

Nice new place. Each floor has a large common area with breakfast items like yogurt, cereal and coffee accessible at all times. Nice large shower, comfortable bed and good water pressure. And valet parking! Friendly manager and great location as well.

Hotel was within walking distance of several bars and restaurants and a Walgreens. Very clean and comfortable room. Didn’t utilize it much but a very nice kitchen area with snacks and beverages on the 2nd floor
