2 pools . One for kids to go wild in and one to quietly float about. Plus a lovely brook outside the back door balcony. beautiful convention hall that would be a lovely wedding. Located slightly outside all the noise of downtown; which was a plus for us

It was a great stay! My boys loved having the pools and slides, the swings and grills were a very nice touch, having breakfast provided was awesome, and room service was there every morning if needed. Being brook side, having that view, and a fireplace really made this place somewhere we will come back to. It is a little dated and some maintenance on things like the ice makers, having a little more lightening in the room, and a little more to the cleaning detail of the room would be nice but these are things that were minor and wouldn't prevent me from returning. Great place to stay with the family!

They have a nice outdoor pool, the sound of the creek is nice and relaxing. The breakfast was pretty good. Its only about a 10 minute walk to downtown and there is a trolly stop out front that is free to ride. While there we got to see a bear right outside!

The hotel has a beautiful location, with a stream running through the room balconies. A plus is that it has a trolley stop right in front. The rooms are quite large and the beds are very comfortable. However, it needs remodeling because everything looks worn and old. The breakfast is terrible; there's no variety and no protein. The elevator sometimes worked and sometimes didn't; it was scary to use it because you didn't know if you'd get stuck. The laundry room has one of the three washing machines damaged, and the machines steal money, and the front desk won't give you a refund. The gym has almost no machines and is dusty. Overall, the surrounding area is quite dirty and neglected. I hope they can fix all these issues to make guests' stays more pleasant.

Nice accommodations! Friendly and helpful staff too! The mountain views and the private balcony with a beautiful creek 😍 with a lighted walking area to the creek for taking pics 📸 too! The covered bridge that goes across the creek too. A nice fire pit area and a grill area too. Just a great relaxing place to stay with all of these accommodations and perks 😎 to enjoy 😉 and see

Hotel room was nice. The internet did not really reach my room. I booked with them because they had 2 pools, one with kid activities and the other for adults. The adults pool got closed for repairs.

The front desk was super nice, the pool was really nice, it had a waterfall slide, hot tub, red slide, and a little 1ft pool. Definitely recommend if you have children. The room had a balcony (creek side), bear sighting in the parking lot. Also free parking, and trolley stops in front of lobby.

Needs some updates. Carpet dingy. Mattresses are horrible. If you have back issues, bring a bed topper. Best part by far was the balcony/patio. Creek is beautiful and relaxing. Esp at night. Bears are VERY active. We saw them every day. Main pools are dangerous. No rails to help get in/out. Very slippery. My friend fell trying to get out using me and my wheelchair as a rail but the slippery bricks made her fall. She’s still bruised a month later. I would come back for that balcony and creek. Just no swimming and I’ll bring a temper pedic mattress topper so I can sleep.

The room was filthy with cobwebs hanging from the ceiling and light fixtures. My feet stuck to both the carpeted and noncarpeted floors. The lighting was dark and dingy. Bed linens and bath towels were thread bare. At least the AC worked and the shower was hot. Forget the included breakfast! It was quite unappetizing. Unless you like watery eggs and rubbery sausage. To end on a positive note, the outdoor pool and hot tub was decent. This place has character and potential but is in severe need of lots of care and maintenance.

Staff was very nice , but the room was not. Spider webs were everywhere and carpet was very dirty. I am sure other rooms are not the same , so we will probably try staying with them again in a different type room.

The dirtiest hotel I have stayed at. The urine smell was overwhelming. I had to buy clorox bleach and there was alot of dried urine in the grout around the toilet where the maid is not cleaning properly. The urine smell in the bathroom was overwhelming. There was also urine smell by nightstand in the carpet. The carpets need replacement and if they cant afford to replace they need to disinfect & steam clean the carpets. I had to spray bleach on the inside of the shower curtain to kill the mold. I got carpet cleaner & cleaned the carpet by the nightstand due to the overwhelming urine smell. This was the dirtiest hotel room I have ever stayed in. We spent 40 on cleaning supplies & air freshener to kill the gross smell in the room. I had to clean & disinfect everything in the room & bathroom. We had to open the front & back doors for several hours & had the box fan going to air out the room as well. I would never stay here again it was very disappointing because the stream that runs along the back of the property is beautiful. They elevator windows are gross and need to be cleaned and the walkways coming off the elevators are filthy. They need to make their staff deep clean their facility. Old facilities are okay to stay at, but Brookside takes no pride in keeping their property & rooms clean. Cleaning is not expensive you all should be ashamed of yourselves for renting rooms like this. It was just gross! Cleaning & elbow grease is cheap. Fresh paint is also cheap!! Do BETTER!

Room was not clean. Food crumbs and wrappers were under night stand and another table. I informed front desk and was told it would be corrected. It was not. Spoke to manager who explained that housekeeping was being done by an outside company and she would notify them immediately. She was very apologetic and I hope they get the issue resolved as otherwise our stay was good.

The location was great, close to the main strip but not right on it. It's next to the river so when you're on the balcony the river is right there. The front desk staff were really nice on check in and check out. Pool by the front office looked nice, they have 2 but I didn't see the other one. The buildings could use a fresh coat of paint and some repairs. Our room was plenty big enough with 2 queen beds and it was nice sitting on the balcony. Beds were pretty comfortable and there's a fireplace which we didn't use. Now for the bad things. The doors of our room were very hard to open. On our second night the key card stopped working, told the front desk and they said the cards were good so I'm guessing the part on the door was broken. Luckily we were in for the night. The room needs updating. Carpet was dirty, a couple towels were dirty and the fridge smelled really bad and was dirty with some kind of liquid spilled in it. The toilet was dirty under the seat. On the second night there was a cockroach in the shower, it was the only bug I saw the 2 nights we were there. The phone didn't work at all, not really an issue except I wanted to call the front desk about the key cards not working. One of the rooms next to or under mine was smoking on their back porch and it was really strong so made it a little unpleasant to sit on the balcony. I would stay again, it wasn't all that bad and the price was great. Even saw a bear by the river.

When we got to the room opened the door it was like walking into the sixties the room was as small as our kitchen there was no fireplace or jacuzzi like we had ask for you could tell the bath tub was original golden yellow and very nasty The people at the front desk acted pissed off because we had gone through Hotels.com said if we had any problems or complaints to talk to Hotels.com not them. During our stay the only thing that the maid service did was bring towels also the carpet was so nasty large stains everywhere. When we checked out the person at the front desk gave me there card and told me that the next trip to not go through any other business but to call them. I would NEVER recommend this place to anyone

The staff at Brookside were all very pleasant to deal with and very helpful. The cleanliness of our room was marginal. There was lint on the bathroom mirror and the faucet was dirty. Apparently the floors were not mopped/vacuumed often, as every time my husband stepped into the shower, the dirty from his feet showed up on the bottom of the bathtub. The bathtub was squishy when we stepped into it. There were cobwebs on the balcony. The blanket was haphazardly stuffed into the top drawer of the dresser. The coffee selection in the room was horrible.

The property sets along the creek which was amazing, pools and hot tub needs updating, landscape was beautiful. Room needed a deep cleaning, baseboards,walls,and light fixtures were covered in dust and several cobwebs. Had to get all bedding replaced due to something ( unknown) on one of the bed coverings. Hot water was in less and the pressure was perfect. I was a little disappointed overall. Location was good . Staff was very polite and friendly. Filters on AC unit was very dirty but after notifying front DR they did get it cleaned.

The staff was accommodating and friendly. No problem there but the room was not clean, old. I was expecting way more than I got based on the write up. No mattress covers on the beds, everything felt moist, sticky but that could have been the environment of being near the woods during the summer. I wouldn't stay again.

The front door had an inch gap underneath it. The back door knob was loose. I didn’t stay because it wasn’t safe. Looks NOTHING like the pictures. I went inside the room, looked at it, and left.

The breakfast wasn’t very good and had limited variety. The room definitely needs an upgrade. The carpeting was bunched up in places and a tripping hazard. The wifi was terrible. We also thought it was closer to downtown.

Hotel room was nice. The internet did not really reach my room. I booked with them because they had 2 pools, one with kid activities and the other for adults. The adults pool got closed for repairs.

The hotel is a bit off the strip. The walkway to the room is a ramp that is not smooth, it needs to be redone. The beds were not the best, the sheets were so thin you could see the mattress underneath. The porch next to the stream was a great way to relax at night.

Needs some updates. Carpet dingy. Mattresses are horrible. If you have back issues, bring a bed topper. Best part by far was the balcony/patio. Creek is beautiful and relaxing. Esp at night. Bears are VERY active. We saw them every day. Main pools are dangerous. No rails to help get in/out. Very slippery. My friend fell trying to get out using me and my wheelchair as a rail but the slippery bricks made her fall. She’s still bruised a month later. I would come back for that balcony and creek. Just no swimming and I’ll bring a temper pedic mattress topper so I can sleep.

Convenient location, having the river right outside of our door was lovely. Very good breakfast with hot food like eggs, biscuits and gravy, sausages, and pancakes along with things like cereal, bagels, and yogurt. Good directions at check-in as to where everything was and appreciated the sheet on bear safety as black bears are often seen in this area. Beds were reasonably comfortable -- though on the soft side - and everything in the room was functional in terms of appliances. The only negative thing I will say is that housekeeping felt a bit subpar during the stay and when we arrived they'd failed to clean out the coffee pot from the last guests which was a pretty big oversight. Overall, we would stay again for the comfort, location, and amenities.

Place is very dated with a few upgrades. Paid more fir a garden tub but couldn't use it as the stopper was broken off. Did have a bear walk right up to me so there is that, people are very friendly but not a 5☆

When I booked the room a few months ago. I was under the impression that our room would have a fireplace and be carpeted. WE have stayed here previously and were so happy with our room that we wanted to come back here. Our room was on the ground floor, all the way to the right of the office. The last room on the lower floor, and that was fine. There was LVP flooring that is peaking in the bathroom and will soon need to be replaced. At first glance the room looked clean but upon closer inspection it was not so clean. There were cup rings on the table and weird spots on the floor. The doors, both front and back needed weather stripping installed. There was a constant breeze in the room. The corner where the microwave and coffee maker are smelled of mildew. It was not noticeable at first but every time I opened the fridge it was "stirred up". The first night of our 2 night stay there was a vehicle parked directly in front of our room and it had no parking pass, so we had to park elsewhere. The 2nd night around 2:30a.m. it sounded like someone was banging the doors and dropping things on the floor in the room above us. All in all not a great experience. I will not book online again. I will call to make sure that we get a room that we will enjoy staying in for a few days.

We booked a room for two adults and two children. Per instructions, we emailed after check in to see if we could get a handicapped accessible bathroom, if not we would need to bring a shower chair. I received a email back stating that my reservation was taken care of. On the day of arrival, we checked in, unpacked vehicle & rolled everything up to the room to find out there was only one king bed. It was frustrating but I went back down to the office to let them know if the problem. They told me that hotels.com are the ones who made the mistake on the booking and that I would either have to pay an upgrade fee or call hotels.com to get it straightened out. I was calm & didn’t throw a fit & walked out to make the phone call…a few seconds later the hotel clerk came out & told me they were going to figure it out for me. They proceeded to get me a room with 2 beds that also was handicapped accessible and did not charge me anything additional. Great customer service on their part.

We stayed 3 nights in honeymoon suite, after first night the bed was so hard I couldn’t enjoy my day out on town due to back issues , after roughing it out 2 nights going and buying a mattress pad for almost 100.00 , we decided to ask front desk for another room they were more than glad to accommodate us and our last night there was great … these rooms are clean and beautiful.. we will definitely be back thank you staff ….

We have stayed here several times like the location and the creek running behind the rooms. The best part though are the 2 ladys working the front desk when we have checked in the last two times. They are extremely helpful and very nice people even remembered us from our last stay. They do an excellent job so they both deserve 10 stars apiece. Thank both you very much keep up the great work !!!!!!!!

Lovely, comfortable rooms. Convenient to drive into Gatlinburg and calmer without as much traffic. Love the creek with the porch overlooking. Staff was very professional and helpful.

We had an absolutely amazing stay at Brookside Lodge in Gatlinburg! We stayed for five days, and everything was perfect from start to finish. Our room had a beautiful balcony right by the river, which made for such a peaceful and relaxing atmosphere. The fireplace in the room added a cozy touch, and the deep tub was perfect for unwinding after a long day of exploring. The staff was friendly and welcoming, and the location was convenient for everything we wanted to do. We can’t wait to come back—highly recommend!

When we got to the room opened the door it was like walking into the sixties the room was as small as our kitchen there was no fireplace or jacuzzi like we had ask for you could tell the bath tub was original golden yellow and very nasty The people at the front desk acted pissed off because we had gone through Hotels.com said if we had any problems or complaints to talk to Hotels.com not them. During our stay the only thing that the maid service did was bring towels also the carpet was so nasty large stains everywhere. When we checked out the person at the front desk gave me there card and told me that the next trip to not go through any other business but to call them. I would NEVER recommend this place to anyone

Was looking for a place for one night with an early departure for hiking in the morning. The staff in the office was super accommodating and friendly . Was not expecting the room to be as charming as it was, super clean, rustic decorations and the creek made the comfortable beds just that much better. Will definitely return to Brookside Lodge on our next hiking trip in the Smokies.

Such a nice place in Gatlinburg! Appreciated how it was a short way away from the hustle and bustle of the main street of Gatlinburg with all the tourist attractions. It was a lot more relaxed feeling while still being so close. And you can't beat the creek front rooms.

There are a couple of restaurants and the downtown is around 1 mile away. Hotel should provide more assistance to take shuttle to downtown such as the exact stop and time.

They have a nice outdoor pool, the sound of the creek is nice and relaxing. The breakfast was pretty good. Its only about a 10 minute walk to downtown and there is a trolly stop out front that is free to ride. While there we got to see a bear right outside!

This is a nice property to stay at if you’re on a budget and don’t mind an older place. This is not on the main strip that runs through Gatlinburg, so it is very peaceful. And I loved being able to see and hear the creek from my balcony.

We liked being out of the busy part of Gatlinburg but still being very close to the busy part. The staff was very nice. The room was older but clean. The best part was the brook out the back door. You can hear the rushing water from inside the room and it was relaxing to sit on the back porch area beside the brook. The breakfast was good. The event center where breakfast was self-served was very nice. It was very quiet inside and outside the room.

About 1/2 mile off the strip, so be prepared to drive, catch a trolley, or walk long distances. Be careful of the doors opening to the balcony, it automatically locks when it closes. We locked ourselves out on the balcony within 5 minutes of being there, thinking we had unlocked the door. I had to climb over the railing and walk back to the office to get another key. Our room was next to the road. The staff were very friendly and nice and offered to move us to another room, but the location was just not where we wanted to be and we ended up moving to another property downtown. Nothing wrong with the property, just not our preference and I misunderstood the location when I booked. Seemed clean in the few minutes we were there.

Loved our art at Brookside Lodge ,the running water near our room was simply amazing and defined the area and the lodge space . However , the cons were : 1Room had little Less light so that was our disappointment! 2. tv didn’t have YouTube for kids to watch and internet was very slow , going on and off . Breakfast was nice, had touch less pancake maker. Bagel was nice !the orange juice also tasted good !

This is an older property that has been pretty well maintained. It's not fancy by any means, but it's very unique and offers wonderful views of a beautiful stream that runs behind it. There's plenty of outdoor space to enjoy. It's what "resorts" used to be like back in the day. They're free breakfast was disappointing, but it was better than nothing at all. We would stay there again.

Overall it was good! The view out back of the room was beautiful! The room overalll was very nice. The bed was very comfortable. The only draw back was breakfast was very plain and simple. The coffee was extremely weak and watery.

Great place to stay. The pool was a huge hit for the kids and even adults! The room was great. Breakfast was decent, we did go almost every day. I recommend this hotel! We would stay here again!! Nice also it’s on the trolley line so you can have ease of going into town easy.

Breakfast was good as was the service, my only suggestion is that I wish it had started at 7 instead of 8 so we could have started our adventures earlier. Otherwise I really enjoyed my stay, in fact this is the 2nd time I have staded at Brookside.

The stay was beautiful. Our room backed a creek that was loud, but good white noise for sleeping. A short walk to the strip, and it was just far enough to be nice. There were a few ant swarmers we found in our room, but who’d be surprised by bugs in a forest. Breakfast was nice, wish it had sausage or a meat.

But at the end of the day I had to pay my breakfast in another place. In the bedroom there were small insects. They were sprayed out before we arrived to the bedroom had a strong smell. It will be my last option when going back to the mountains.

House was perfect for our high school soccer team. Outside of the property was okay, inside was very nice. Had everything we needed. Only complaints were the refrigerator in the game cottage kept beeping (allllll night long too) and I wasn't able to be given an answer about early check-in until the time had passed. I requested to check in at 2, kept saying "awaiting approval". I finally heard at about 2:30 that they couldn't verify early check in. Otherwise, it was a great property.

Stayed for one night with my son and girlfriend. The bathroom sink had a slow leak when used - a puddle would start to form to the left of the sink. The bathroom in general was not inviting. Signs of water damage or just wear and tear on the ceiling made the bathroom feel more like a basement. The floors were so dirty that Socks and feet were entirely black from walking on it. This spot has potential but the inside needs to be kept up better.
Stayed for one night with my son and girlfriend. The bathroom sink had a slow leak when used - a puddle would start to form to the left of the sink. The bathroom in general was not inviting. Signs of water damage or just wear and tear on the ceiling made the bathroom feel more like a basement. The floors were so dirty that Socks and feet were entirely black from walking on it. This spot has potential but the inside needs to be kept up better.
