School 31 Lofts

This property was absolutely gorgeous. I loved the jetted tub, the comfy beds and the kitchen. The snack and drink items placed throughout the room for purchase were perfect. Parking was easy and convenient and I loved being able to check in without using the front desk. I will definitely be staying here again. I have zero negative comments.

This repurposed school is really fun and interesting. The rooms are great and everything is really nicely decorated and stocked. It is two floors up without an elevator to the rooms so this is not a place for the people with limited mobility or a lot of luggage. Also there isn't a front desk and the check in process can be a little confusing, but it all worked out fine in th end. It has a great location directly across from the Memorial Art Gallery and within easy walking distance to the Science and Eastman museums. This place isn't for everyone, but we really enjoyed our stay.

Amazing place. Super easy to check in. Free parking. We were in the area early on check in day and there were no problems parking before our check in time. Pictures do not do it justice! We were there for the pga golf event so our main focus was the event. But when we got back to the loft and there was a 10 foot drop down tv screen we didn’t anticipate. So watching the golf recap while we got ready to go to dinner was an unexpected awesome!

Interesting in a great way! Not your usual hotel room. Bed and furniture comfortable, shower and tub nice, full kitchen. Neighborhood is nicer than I expected, mix of cute residential, artists, some very nice restaurants and walking nearby. Slight awkardnesses: it's third floor without an elevator, and there are some little things, like no tissues in the room. But for me, well worth it for a really cool building in a great location!

Unique building and theme. No staff at the front desk. Just a sign to call a number to get staff to show up. Front desk only available from 3pm to 5pm. Doors are locked to the front desk area all other times. No location maps. Easy to get disoriented within the building. No maps showing exits in case of emergency. Horrible mattress in the room. Won’t be back

Close to west herr theater. Went to hang towel up in bath an hanger fell off. Was going to use jacuzzi tub black chunks came out in tub wasn't very pleasant. No one there sat. Morning to tell about towel hanger problem. Probably wont stay again.

Comfortable stay in a quite neighborhood. Excellent choice of furniture. The room is an old classroom made into a loft. Well done except for the openings over the bathroom. The HVAC system is quite loud and the TV has a locked volume, we had to alternate between freezing and enjoying the movie. An extra comforter would be appreciated. This is a virtual lobby type of hotel, no staff on site, get the codes by text or email and let yourself in, it's also a walkup, so prepare to bring your luggage 3 flights up.

Non-traditional but pretty good. No elevator, steps inside the room. Very cool design. Fun place to spend the night. Jacuzzi tub and modern shower panel in room.

The property was very unique and we enjoyed our stay. We would have loved a microwave in the room. Also, we had no clue that it was what amounted to 3-4 floor walk up with no elevator access. That made coming and going very difficult.

The room & sheets weren’t very clean. Cigarette butts in balcony. Stains on curtains.

Bed sheets were not changed from the previous guest, I had to use the towels not to be on direct contact with them...and nobody responded to help me or even apologize....i have never seen that and I travel a lot

I recently had the pleasure of staying at S31 Colors Loft, and overall, it was a delightful experience! The loft itself is beautifully designed, with vibrant colors and excellent decor that create a welcoming atmosphere. The spacious layout made it easy to relax and unwind after a day of exploring the city. The location is fantastic, with plenty of restaurants, shops, and attractions within walking distance. I especially enjoyed the nearby parks, which provided a nice escape from the hustle and bustle Two critiques, the room needed a heavier blanket and the shower had ants.

OK property overall, interesting spaces and decor marred by not being very clean. Specifically rugs and floors were clearly not vacuumed and floors showed a lot of dirt around the edges of the room, toilet was very dirty/stained down the front and collected around the base, really rather gross when I noticed this, my wife found hair in the tub and ended up cleaning it herself so she could enjoy her tub experience. Not exactly the experience I was looking for for our anniversary get away. Also no elevators at this location so if stairs are not your friend, you may have some difficulty here ascending/descending the many stairs to your room. TV was very glitchy to operate. AC is very loud but kept the space comfortable. Bed was OK. Check-in/registration was a bit of an odd process and having to agree to 'rules of the hotel' and a $200.00 deposit for new guests(?) that I did not see mentioned anywhere prior to booking reservations, though I do not appear to have been charged that deposit. Overall cost to amenities is questionable in our opinion but it was a quiet otherwise uneventful stay located in the heart of the NOTA neighborhood. If it had been clean it would have been an otherwise lovely stay (and maybe an elevator).

Dirty tub, dirty cups... Broken shower knobs, toilet faced the bed and no door.

The room was neat and an artsy way. Had had a large tub. Open floor plan. The exposed toilet was not my favorite. There were a few problems. There was a small leak above the bed. Probably from the roof, it was raining hard. I moved to bed, so it wasn't a big deal. The bed itself though, had a trough in the middle and was uncomfortable. In the middle of the night I heard people talking in the hallway. I waited a while and decided to ask them to go back into the room. When I went into the hallway, there was nobody there and I didn't hear anybody. I thought they must have gone back inside. When I went back into my room I heard them clear as day. The acoustics of the building are strange.

Loft 200 - We have really enjoyed our larger lofts, but it was just the two of us, and so we decided to try the micro loft. As compared to the larger lofts - there are some real design flaws in Loft 200. I'll list the good and the bad. Location is amazing. The Bed is VERY comfortable! The toilet is behind a very sheer curtain. There is no door. For us - this was awful! We had no idea there would be no privacy for using the toilet! Even married for 27 years...we would have liked a door. Of the two double sinks in Loft 200 - which are beautiful by design, the pipes are VERY noisy- to where you are afraid to turn the water on. The radiator is noisy - not much you can do about that - old building heat. The bathtub was lovely - and we liked the big shower, but there should be some hooks to hang your robes and towels on. The glass door handle was installed the wrong way, the handle should be on the other side of the glass door. Its a walk up - no elevator - which we knew, but realized other guests might appreciate knowing this in advance. The dresser top drawer is broken. The chair in the picture was not the same - and the chair now in the room looks cool, but is insanely uncomfortable to sit on. So there is no where to sit really except the bed. I'd like to suggest they put two cafe chairs in the room, so you could sit and have a cup of coffee at the table - or use it as a desk. The larger lofts are much nicer - and have privacy and seating. Next time - I'll spend the extra $.

On the whole the room was nice, in a unique quirky way. The weird thing was that the toilet was basically in the middle of the space, with no kind of walls/door, which made for a rather awkward experience if you were sharing a room with someone else. Also, there is literally nowhere to put your clothing/things while staying in the room. I ended up putting my clothes in the bath tub.

The School 31 lofts are very cool, and we always enjoy staying there when we are in Rochester. Do be careful, room 200 is quite different from the other rooms. It doesn’t have a kitchen and is much smaller and less private. However it is very pretty and the wet room is amazing. Just know that if you get that room it may not be what you are used to.

Great stay, bed needs replacement but great stay

I was very pleased as I entered my spacious and clean loft! My 5 day stay was in a beautiful area and I had a great view of the Memorial Art Gallery. Big, beautiful bathroom with some small setbacks… no towel rack or hooks and no soap holder in the shower. Sounds minor but is really major in the scheme of things. I bought a sponge holder from TJ MAXX and attached it as a soap holder for my comfort during my stay. I hope this little/big thing is fixed in time for my next stay. I really loved staying here!

The room I stayed in was very aesthetically pleasing and comfortable, however I did not get an ounce of sleep. I could hear literally every word the people in the room next to me said and they were not being being loud by any means. One of the amenities listed is “sound proof rooms” - what a joke! I also really disliked the check in process - they require you to send a picture of your credit card which feels extremely unsafe!! I didn’t feel comfortable doing this and thus my reservation was cancelled without any notification. There was no front desk where I could go to resolve this but thankfully the concierge found me wandering around the building trying to figure out how to get in and was helpful and accommodating and let me into my room. He told me that the building used to be a school (weird) and that a church bought it and turned it into luxury hotel rooms (SUPER weird. Does not sit me well!). I would not stay here again.

What a cute place, a bit quirky but that’s what we liked about it. Easy checking process and available staff. The bed, hmmm, that’s another story. When my husband first laid on it we thought it was an under filled waterbed. To say it was super soft, and not in a good way, is understatement 😳 Our fav part was the location, beautiful area with lots of walkable restaurants and bars.

The bed was sinking in the middle that's the only negative experience.

The loft I stayed in was beautiful and so peaceful. I had a wonderful time and can’t wait to return. Loft was clean, bed was very comfortable, jacuzzi tub was great, staff was very helpful. Highly recommend!

Upon arriving at School 31, I was immediately struck by the architectural charm of the building. It’s not every day you get to stay in a place that exudes such character and history. The convenient parking and the hotel’s location in a pleasant neighborhood added to the initial positive impression. The check-in process was a breeze, thanks to a wonderful and kind clerk who made us feel welcome from the moment we stepped in. It’s always refreshing to encounter staff who go above and beyond to ensure guests have a smooth start to their stay. However, the experience took an unexpected turn upon check-out. The building felt like a ghost town, with not a soul in sight. All the lobby entrances were unexpectedly locked, leaving us to navigate our own exit. It was puzzling. Adding to the disappointment, my security deposit has yet to be refunded, even two weeks post-departure. For those planning a visit, it’s wise to factor in potential delays with the return of your deposit when budgeting for your trip. In conclusion, while School 31 boasts a fantastic structure and excellent staff at the front desk, the lack of presence at check-out and the delayed refund of the security deposit are areas that need attention. Guests should be prepared for a bit of self-reliance and patience when it comes to the financial aspects of their stay.

The check in we did have a hiccup and our door code didn’t work to get back in, but our desk clerk was so accommodating and kind and helped us anyway possible! Made our stay truly special and memorable. This hotel was beautiful and one of a kind. Would stay again absolutely.

Property is very unique . Got the door codes via text message after booking .. entered my room , there was another guest watching tv , we both got the same text message and room number After an hour of trying to locate someone , was assigned a different room . Very awkward & the other customer was not happy The room itself was very cool .. the toilet was not in its own room (washroom) but I was travelling alone so that was fine Shower and tub area was also very cool design

When you book a room here they send you a text with the room number and door code. Well last time I stayed here which was 2023 I was in room 201 this time when I went (2025) I read the old text and went to room 201 and entered the code from the year 2023 and the door opened when I stated to walk in I saw there were clothes on the bed i immediately closed the door and re looked at my phone when i realized my room was 215 after i got in my room i left because I realized if i can get in to someone else’s room they can get into mine and these doors do not have an additional lock inside. I was totally unsafe !!

My Fiance and I just stayed here for a Post-Birthday/Anniversary/Valentines Day celebration. These guys did a phenomenal job of accommodating us and really going that extra mile to make our adventure even more memorable.

What a fun and funky place. We were travelling to Rochester with our teenage daughter for college visits. She appreciated having her own loft space. We all loved the arts-focused neighborhood and being able to walk to an excellent coffee shop and restaurants. We also enjoyed having a family movie night with snacks delivered to our room. Having free and convenient parking a plus.

If you want to stay in a truly unique place, this is it! I love the thought of being in such a historic building. The checkin process is via code/virtual, so I did not encounter any staff personally. Very walkable to many art installations, restaurants, and the Public Market. We will stsy again!

This place is in the perfect location. I used to live in the neighborhood, so it's nice to have a home base close to all my old haunts. The area is safe and quiet. The property was clean and my loft was really nice. I only had a couple small issues. First, I'd prefer a key to a combination pad. It just feels a little less secure not knowing who all might have the code or having to worry about batteries in the lock. My other issue is the $200 deposit and having to send a copy of my ID and anyone else who might be visiting me at the property before check-in. I understand the reasons for both, but this should be mentioned at booking and not 24 hours before check-in. If I'd been traveling on a tighter budget, the unexpected expense could have been a real issue. I also felt weird having friends pick me up or meet me at the property, because I hadn't submitted all their ID's (not knowing who I'd be with at what times) and didn't want to lose my deposit for having a friend walk me to my door after dinner or come upstairs with me if I needed to quickly grab something from my room. The no guests without ID on file policy felt really awkward and I was afraid I was going to get in trouble for something. Finally, as other reviews have mentioned, the walls are paper thin and I was woken up the last morning by rowdy children in the hall. That said, it was overall a great experience and I always check this property first when I'm traveling back to Rochester and book when space is available.

What an absolute gem! very spacious! ( 800 SQ FT!) loved how they still kept so much charm from the original building and added it with very cool furniture and decor. Perfect location and near downtown. I was in town for a business trip and when I told them where I was staying, they were shocked! They were amazed Rochester has such a "cool & hip" hotel. They said they would also start referring people over. great for families as well, especially because of the space.

This a a very quaint boutique hotel. It’s a converted school. May not be for everyone but we found it delightful. The location is wonderful. Quiet neighborhood with plenty of restaurants nearby.

We had a great stay. The Lofts are very convenient to some great places to eat and shop while having easy access to the highway. Being a small boutique hotel meant that there was very little foot traffic from other guests. It felt like a private retreat. We really enjoyed our stay.

We came for a college visit to RIT with our son. We stayed in a room with a loft. One design flaw of the loft is it is directly over the bathroom with a gap - soooo - you know sound and smell travel. The space other than that was wonderful! It was hot when we arrived but we turned on the AC and when we came back from dinner it was perfect! We loved the open high ceiling and the decor was whimsical! Both king size beds were very comfortable. We had a spa tub - and although it took some time to fill - it was AMAZING! So nice to chill in the tub after such a long drive! The kitchen was great to cook a light breakfast in the next morning. Great stay, excellent communication, easy to park and the best of all - it was a Friday Night - and by 10P it was deliciously quiet! We all slept well.

We loved your property - it was fantastic! We do wish the kitchen was a bit more equipped with the essentials. I brought a small pot and a skillet with spatulas, etc. from home, and I was happy I did that because the kitchen doesn't have a lot of things (including a can opener). so maybe look into adding a few more things. It didn't mar a thing with our stay, just a suggestion for those who may not come equipped with the essentials. Looking forward to our next visit - we loved our room, and so did our dogs!
