We really enjoyed our stay at Mabel’s. The staff were very helpful and friendly. The accommodations were clean and in great condition. We had fun taking the kayaks on the river. The Manager, Alberto was great! We’ll be back!

Had a wonderful stay at Mabel's House. Contactless check-in was very easy, room was very adequate, staff was very pleasant, and it was in a great location (close to the beach, shopping, including a convenience store next door, and dining). Would certainly come back! Note that it is located about 3/4 mile from the Kennebunkport town center, which is walkable, but we tended to drive and park in the main parking lot in town to have additional shopping and dining options. I saw shuttles running, and believe bicycles are available from the hotel as transit options into town, but we never used them.

Great location—walkable to a small beach and town. Small room—stayed in 47, but had all the amenities and a sweet view onto an inlet. Lovely staff who will provide whatever you need. One critique is with the continental breakfast served daily—bagged per person I suppose due to COVID precautions, but pretty sad offerings. Sugary mini yogurt and a small cup of uninspiring cut fruit, with a cold pastry that varies daily. The pastry was potentially pretty good but cold, with no way to heat it. Served with cheap plastic utensils. No microwave or toaster oven available. Good coffee and plenty of it. Also orange juice is available—but those breakfast offerings should be better than that for the price of the room. Most places have restored hot breakfast service, but this place still clings to the COVID type limitations of a bagged cold breakfast. The site manager Alberto does try his best to be accommodating and did provide a real butter knife and bowls at our request when we brought in our own fruit and cereal etc.

Had a fabulous stay at Mabel’s Place, comfortable, accommodating, clean. Great location, walking distance from the square and harbor, next door to their incredible restaurant. Enjoyed use of the bikes or just sitting on the back facing the river. Above all, the staff was outstanding and provided all the info on the area. We’ll be back.

Lovely and peaceful stay, the place is in excellent condition and provides serenity with activities right around the corner. The only negatives were no coffee maker in the room and downstairs did not make it until 8am. And they should really have recycling baskets in the room.

This is a very charming property near the Kennebunk River. Rooms were spacious and comfortable. Bicycles and kayaks available on site. Restaurant on site. Nearby the quaint downtown shopping area. We had an amazing stay!

Entry to front door and room was key less which was nice. Room was nice and very clean. Communication with host was rapid and pleasant. Only wish was that there be a coffee machine in the common area. Would recommend to others

Mabel's House was very comfortable! They had bikes and kayaks to use and it's situated on a cove and you can enjoy the view from Adirondack chairs on the water. The staff was very good and so nice!

This Inn was extremely clean and I am a particularly fussy person. The room itself was spacious. Plenty of clean linens. The ice machine was nearby and there was a small refrigerator in common area to use if needed. Parking was ample. Continental breakfast was very satisfying. The check-in was contactless although I would have preferred a person to meet. I was contacted via text with all the info that I needed. The only area that I felt was in need of improvement was their lack of recycling which I did mention at check out. I look forward to returning to Mable’s House.

We enjoyed our stay. It was quiet and an easy walk into town. Due to our late decision to travel we were only able to get a small room. While the room was nice the bathroom was tiny with zero counter space. It was very convenient to have coded doors and not have to bother with cards. The people were professional and pleasant. We opted out of the continental breakfast.

Great boutique hotel in Kennebunkport. Rooms are on the smaller end but you shouldn’t be spending a ton of time in the room! The bathrooms are great and spacious. If you get a chance, the restaurant, Mabel’s Lobster, is fantastic.

Pros: easy walk to the beach, dining options around the area, walkable to town for some which we liked. Safe area. Good sized room. Cons: nonexistent staff, no welcome, nothing they are all across the street at the breakwater. Room 42 is extremely noisy. Ice machine that the kitchen staff use for breakfast begins at 6:45 am. Doors slamming, ice being filled and broken every 5 mins. So if you don’t need to sleep past 6:45am… by all means. Not sure about other rooms. But that was not ok. Exterior of property, great porch and chairs to relax in until dusk when Mosquitos hit. But that’s nature but nothing to stop the bugs. King size bed was not comfortable. If you are over 30, bring Advil for your back. Wouldn’t stay there again but would stay near there.

We absolutely loved our stay at Mabel’s House. We were in the luxury suite which is huge- two large bedrooms, living area and kitchen. It was awesome! It was very clean and very quiet- we didn’t hear a peep the whole time we were there. Cute shops across the street and Mabel’s restaurant right next door. We loved everything about our stay and can’t wait to go back!

Great staff. Only recommendation is put a carpet or something ti absorb sound in area about room 42. You could hear every step and dropped item. Besides that the hotel staff goes out of their way to accommodate and make you feel at home. Will stay in another room next time.

We stayed in the cottage and thought it was a lovely space in a beautiful setting. It was a perfect compromise between the convenience of a hotel and the extra space of an Airbnb. The location in town was excellent and walkable to many great spots. We stayed in the cottage and thought it was a lovely space in a beautiful setting. It was a perfect compromise between the convenience of a hotel and the extra space of an Airbnb. The location in town was excellent and walkable to many great spots. Had a fabulous stay at Mabel’s Place, comfortable, accommodating, clean. Great location, walking distance from the square and harbor, next door to their incredible restaurant. Enjoyed use of the bikes or just sitting on the back facing the river. Above all, the staff was outstanding and provided all the info on the area. We’ll be back.

Had a wonderful stay at Mabel's House. Contactless check-in was very easy, room was very adequate, staff was very pleasant, and it was in a great location (close to the beach, shopping, including a convenience store next door, and dining). Would certainly come back! Note that it is located about 3/4 mile from the Kennebunkport town center, which is walkable, but we tended to drive and park in the main parking lot in town to have additional shopping and dining options. I saw shuttles running, and believe bicycles are available from the hotel as transit options into town, but we never used them.

We absolutely loved our time at Mabel's House! We stayed in the two-bedroom Cove Side Cottage, which was adorable and perfect for our needs. The staff were super friendly and accommodating. While check in was contactless, someone stopped by shortly after we arrived to make sure everything went smoothly. Someone else came by later to ask us about any food allergies to prepare for the continental breakfast, which consisted of yogurt, fruit, and fresh pastries every day, served in personalized paper bags with our room number on them (so cute!). After the first day when I asked for Splenda for my tea and they didn't have any on hand, the next morning there was a whole dish of Splenda in addition to the rest of the sugar -- so thoughtful! We loved the location and the fact that it was "on the water" with the tidal estuarine cove. I went kayaking with the free rentals they offered and it was so peaceful. Plus, Colony Beach was right down the road, where we enjoyed watching the sunset on our final night. The shops across the street were fantastic -- don't miss Dannah for Men! And Dock Square was a short drive away. We also ended up eating at Mabel's Lobster Claw (the restaurant right next to the property) for both lunch & dinner. The calamari & chicken scampi linguine were divine!! Long story short, Mabel's House is a truly incredible place to stay and I would highly recommend it to anyone visiting Kennebunkport!

Great boutique hotel in Kennebunkport. Rooms are on the smaller end but you shouldn’t be spending a ton of time in the room! The bathrooms are great and spacious. If you get a chance, the restaurant, Mabel’s Lobster, is fantastic.

Mables is absolutely a great place to stay!!! The staff are amazingly friendly and helpful. Mables restaurant such a convenient spot and wonderful food. We look forward to seeing them next year. Breakfast suggestion……sleeves for hot coffee/hot water otherwise continental breakfast was perfect and delish.

Great location—walkable to a small beach and town. Small room—stayed in 47, but had all the amenities and a sweet view onto an inlet. Lovely staff who will provide whatever you need. One critique is with the continental breakfast served daily—bagged per person I suppose due to COVID precautions, but pretty sad offerings. Sugary mini yogurt and a small cup of uninspiring cut fruit, with a cold pastry that varies daily. The pastry was potentially pretty good but cold, with no way to heat it. Served with cheap plastic utensils. No microwave or toaster oven available. Good coffee and plenty of it. Also orange juice is available—but those breakfast offerings should be better than that for the price of the room. Most places have restored hot breakfast service, but this place still clings to the COVID type limitations of a bagged cold breakfast. The site manager Alberto does try his best to be accommodating and did provide a real butter knife and bowls at our request when we brought in our own fruit and cereal etc.

Very quaint! Used the bikes but tires needed air and my husbands bike chain kept falling off. A bagged breakfast was different but still enjoyed it. Would recommend.

I remembered this property when it was the Green Heron years ago. Famous for its breakfast. It is now a delightful, clean and quiet BB/small hotel. The room was perfect and had the most comfortable bed with lovely linens, bathroom had great walk in shower. The continental simple breakfast was perfect - yogurts, juice, coffee and yummy muffin. Only suggestion - change the old dining gallery to a living room for guests to relax in, read a book, chat etc. Please do not ruin the ambiance of such a sweet stay by putting in a restaurant into that space. Presently it is a hidden gem where I had a lovely night’s sleep.

The lady in frontdesk is very friendly and helpful. The room is very small and it costs ~$210. There is no water kettle or hot water if you want to make some tea or coffee. The breakfast is only one muffin and several small pieces of fruit for each person.
