Everything good . One of the best hotel to stay in Rotorua . Very clean and tidy. Parking was full and used the off street parking

I did not take breakfast, so caN'T comment. There was limited parking. Room was spotlessly clean. Excellent value for the dollar

Great hotel with great price. Me and my 3.5 year old boy have stayed there for 1 night and he did want to leave😅😅. After we came home he kept asking me to go back to the hotel because he has lots fun of play the games in the lobby. Supper friendly receptionist gave my boy a few game tokens and that had made his day! Room was supper clean and the building was very new. Thanks for your lovely staff. We have absolutely loved our stay over there. Will come back again in the future.

Excellent place. Closed to Skyline with walking distance. Great facilities by providing massage chair on arrival and kids enjoy their break with the game machines on site.

Property does not have enough parking.

I would have loved to have given this property 5 stars. It was everything we wanted and needed! It was clean, comfortable, convenient and the staff was very friendly and nice. The reduced star rating came for two reasons: 1. They take a $50 deposit to ensure you return the room key which is fair enough however I hold an international credit card and instead of placing a hold on the card for the amount, they actually charged my card and then refunded it again when we returned our card which incurs fees and exchanges that were un necessary. 2. We felt there wasn’t enough parking. Further down not in front of the hotel there was additional parking with reduced lighting and no other cars there so we didn’t feel comfortable parking there and instead made our own spot in the area in front of the hotel area which was well lit and trafficked. Aside from those two things it really is a great value and the perfect stopover hotel while passing through Rotorua!

Overall was a top stay. Things I noticed though: The toilet rolls when new, were like quarter of a normal roll which I had never seen before, so yeah I definitely felt like the loo paper was going to run out fast. There are 4 little milk capsules in the fridge but thats not really enough for much so go to the neighbouring dairy and buy a small carton - awesome that there is a dairy there! The lobby area is impressive, has massage chairs, pool table, some timezone type games, lots of lounge seating and a huge dining space. We took KFC back for our tea and we were allowed to eat in the restaurant area ☺️ Its close to everything and from our room we had cool views to the Gondolas which our kids liked. Overall happy with our stay.

We really appreciated the fresh feel of the room compared to some of the bigger chain hotels. The room was spotless. The ladies at the front desk were lovely and helpful. We also enjoyed the extras in the lobby i.e. arcade/massage chairs. They are obviously still working on finishing touches so some of the furniture/features of the room/hotel weren't quite done however for the price it was exactly what we needed. Would definitely stay again.

Staff were courteous and helpful. We had a wait at reception for check-in but staff offered free use of the massage chairs while we waited, which was nice. Unfortunately, the internet was down so they couldn't get them going. The games area for our young kids was a hit. There was a restaurant right next door which was very convenient. Our room was clean and tidy and very quiet. There were only two towels provided for the four ppl we had booked in, so had to go to reception to get more but that was fine. The beds were very, very hard and uncomfortable. Parking was also difficult to get at peak times i.e. in the evening.

I would have paid near double The room was totally clean very spacious both check in and check out people were lovely There is a laundry just down the road and also eateries within an easy walk

I liked how it was newly done and modern in the bedroom, unlike the main entrance and reception area. I just think the bathroom walls could have been a bit cleaner. The bathroom basin was dirty on our arrival but they were very quick to come and clean it. It was a good price for a new renovated bedroom.

Good location. The hygiene situation is very average. There were blood stains on our pillows that hadn't been washed off, and there were also blood stains on the outside of the washbasin in the bathroom. The bathroom stuff is relatively basic, not quite like it will only open in 2023

Clean room, staff are very kindly and safe location for parking.

The room had a stained blanket and chairs and so many dead bugs on the windowsill and floors that I'm not certain it was actually cleaned before we arrived.

Great value room and friendly staff on check in and out. Broken toilet seat and dirty toilet on arrival however, but still a good stay.

Rooms were clean and in excellent condition. Fast food was nearby. Parking was available. Would pick it again when coming to Rotorua.

The room was a bit of a strange shape, long hallway within room. Bed was extremely firm, almost like a box spring.

If you're looking for a room with a bed this is the place. You won't have a view for a pool or fancy things in the room. Our window looked into the hallway. The room has kettle and some tea bags. Free parking.

I wouldnt stay again. Water pressure and warmth was minimal. I could hear ppl arguing with each other thru the drains The walls were paper thin, yes a rugby team was there but they wernt overally noisy but the poor insulation made everything so loud The beds were clean. However i requested a bed make as i was there 3 days and not once did they do it

We lived on ground floor. We can hear people walking who stay above floor level. Also can hear next door people who is taking shower

Room was spacious. Check in and out was smooth and easy. Hotel was refurbished and new-looking.

Very clean at nice room but some people's stay on the other room is to noise specialy on the second floor when they walk ,run and jump.

Feels like it quotes a new hotel and so the rooms were nice and clean and fresh. But once this place gets a little old- it wont have much going for it. You get what you pay for after all. It was an inexpensive nightly rate and it was a cheap feeling place. The two main problems for me was that the rooms was just too hot. People had chairs propping open the doors to the hallway to get cool air in. I did the same. But that bit made it very noisy. The room had a thermostat - but heaven know why - because the reductionist told that it doesn’t control anything. “The temperature of all rooms is centrally controlled and cannot be adjusted”. Meanwhile everyone was overheating. Terrible service, pointless setup in a new hotel! Said problem - I’m assuming it’s wooden built rather than concrete. It’s just plain noisy. Can hear people walking around on the floor above. From 530am people readying to leave / not much chance of sleep after that. I won’t be staying again.

Our room itself was clean and suitable for our stay but the hotel in general is tired and run down. Nothing was open despite saying they had a restaurant, takeaway and souvenir shop. The floors are also non-carpeted in the rooms so sound carried. Not the best place to stay.

Clean and comfortable Very friendly staff

When we entered the door staff were screaming at each other and stressed. screaming at customers. No customer service. People were waiting for an hour in line to get access to their rooms. The worst experience I have ever had. Laundry was piled up round the corridors of the hotel, beds in the hallway. The place looked untidy and unprofessional. Cleaning staff were working hard but other staff not showing them respect. I will avoid this hotel in the future. Not enough safe car parking.

Nice property, helpful staff with clean rooms. Staff let us borrow umbrellas to use on the tree canopy walk when it was raining at no charge

Only issue we had was the room wasn’t ready for us

We came in as a family with a 7 month old child. Upon checking in at 7 pm, we were informed the room is not ready and that it maybe ready by 9 pm at the earliest.

Put your PHONE DOWN and get your EYES OFF the computer to welcome people and just ask guests if they are ok as they walk past your desk. The main front door was locked for a period of time leaving two of us waiting outside. It put the person at reception out when I asked if the food I paid for from the restaurant could be brought up to my room. Where is your manaakitanga (hospitality)? This was my 4th stay and sadly; I won't be going back :(

The hotel was terrible. We had problems checking in as they did not have any records of our checkin. We have to come back to the hotel after our meals and we had to drive to and fro. The bed is like a jigsaw puzzle and it is too soft. There is basically no make up of rooms. We asked for make up of rooms but the bed is undone, there is no replacement of towers and worse of all, they replace wrongly the shampoo with bathing liquids.

We stayed for 2 nights and our stay was included with breakfast. Checked in late at around 9pm. I was asked to pay $50 deposit at the time of check in despite paying in full for the total stay via credit card at the time of check in. I was advised that $50 will be refunded to you on the day of check out. It has been more than 48 hours and i still have not received refund. By the way i was never informed at the time of booking that they do charge deposit as well. On Saturday morning we were given buffet breakfast which was fine. We were advised that on Sunday morning the breakfast will be anything from their menu. When we went for a breakfast on Sunday we got told that we can only order two items from the menu as they can’t make anything else. Very poor communication and coordination. We were only allowed to choose from bacon and egg and omelet. My wife was a vegetarian and there were no options from their menu that we were allowed to order despite paying extra for the breakfast. We requested the staff that if we could do few hours late check out as it was a Sunday and since we did do late check in, we were hoping that they can understand us. But, no, instead they asked us to pay extra money for 2 hours of late check out. Upon requesting few times to try and understand our situation they kept not listening to us and said my boss said to charge. The front staff has language barrier and difficult to understand customers point of view. I think their hotel is 1 star. Avoid it.

Don’t expect the welcoming committee! Staff need to work on their PR skills. However the room was clean, bed comfy, hot shower and great for a budget stay.

Awesome stay right next to the gondalas and luge. Located on the main drag before entering the city centre area of rotas we enjoyed it even if it was just for one night it was good.had the triple room with the 3 beds that took care of 2 adults and 4-6kids

I really like this property because it’s close to Rotorua different activities like Skyline not only that but it’s close to all the shops and aslo the hotel was so amazing 😍 if we come again we will come back to AWA hotel cause it’s really good

Was properly situated for what we wanted to see in the area.

The hotel was in a good spot for all ages, with some of the main attractions in the area and not to far either. Main town would be a 10 minute drive. The hotel it's self was good, clean and just what you need for a good night rest if traveling through.

Enjoyed our stay... Nice little hotel, clean and well kept... Friendly staff and no-hassle check in... On-site parking is free, free wifi... On-site restaurant and breakfast buffet... Easy walk to several local attractions, short drive to several others... Just on the edge of town, close to many dining and shopping options... Comfortable and quiet room...

A/C was not working - master control for multiple rooms is in one of the guest rooms, so if that guest turns it off or cranks it up, the other rooms have no control - not a very smart design Housekeeping did not change linens Breakfast was horrendous - dont waste your money on it - limited options, no coffee, stale store-bought cheap muffins

We booked all inclusive which was a limited menu byt dinner we had were nice. Breakfasts was cooked to order. Not best options. Restaurant was cold and not very nice to sit. Lady who worked in the morning was nice. Room was clean but simple. Location was out of the way. Much better option in the area.

Very clean and new condition. Room was quite cold but adjustable. Dinner was fantastic. Breakfast is tasty but food running out quickly. Bed is so confortable.

Hotel was good, breakfast not so good

Hotel was ok, clean enough. Don’t bother getting the breakfast it was awful. Barely any food, mainly hot chips, noodles and everything was fried, nothing fresh. Awful, certainly not worth $25 per person.
