Hotel is close to Edinburgh Castle, museums, shopping, restaurants and the tram. Very clean facilities but no a/c and we were not provided a fan, which would have helped to drown out the noise from the street below. It’s a very nice hotel and like I said, everything is close, just bring a sound machine or ear plugs.

The hotel was great. Big windows, great architecture in the hotel and in a really accessible spot. They provided fans as well for the rooms which was great because it doesn't have AC and we went in July. Can be a bit noisy at night time but it quiets down around midnight. To be expected based on the location

The hotel is like a boutique hotel with nice amenities and cleanliness. It's also a short walk to the Princess street, and about 15-minute walk to the old town and the castle. The overall stay was good but I do have two concerns. First, our room faced the street. Even though we're at the third floor, we could still hear all kinds of noises till very late at night. It's not even the weekend. Second, the way they store the luggage is a bit unsafe. They simply asked us to bring the luggage to the basement with a key. All guests did the same with the same key. We were worried about the safety of our luggage.

Stayed mid week for business trip and it was quiet, super convenient central location (nice area and 10 min walk to station). Beds comfortable, luggage storage, fridge, cold water dispensers. Only downside no breakfast on site but Coop is 2 min walk or fancy places across street. Would stay again.

Property was average. Location was convenient. Breakfast was included and at a restaurant across the street - that was enjoyable. Parking was at a garage 20 minute walk away. Staff was average - not the friendliest.

I stayed here two weekends in a row, and both times I was assigned room #4, which is downstairs in the 'staff only' area (which can get really warm, likely due to the laundry). The room technically had a window, but there is no view. While I was still able to get a good night's sleep, this is one of the hardest beds I've ever slept on. Everything else about the room was fine -- it was nice having a mini-fridge since my other Scotland hotels did not. Both times I checked in, I was not told about the discounts at the restaurants across the street. Fortunately I overheard it being told to another guest, and I actually took advantage of the discount multiple times at the Thai restaurant. Location is fantastic as it's walkable from both the train station (Waverly) and the bus station. There are also incredible castle views at the end of the street as you walk towards the Old Town. Overall, it wasn't my favorite hotel, but wouldn't necessarily rule it out in a return trip if the price is right.

It's a great location for staying in New Town Edinburgh. You can get to everything within 30 minutes while walking. There are clothing shops (no tourist shops) and a lot of restaurants around the hotel. The hotel is nice. It was nice to get a double bed and single in one room. It was eco friendly, but was just your basic hotel. We were able to leave our bags after we checked out. I just didn't like that we put our bags in the room and others had access to the same room. I would have felt better if the staff were the only ones with access to the stored bags.

Great location in New Town. Pretty quiet in the evenings compared to the tourist crush in Old Town. Tons of great restaurants a short walk from hotel, but kitchens may close early. Staff was professional but not overly friendly. Hotel was clean and modern.

Great location if you want to walk around Edinburgh. The staff was very helpful and knowledgeable! The room was clean and very nice. The bathroom was also exactly what you want and need. If there was one thing constructive to say, the mattress was super hard and I found it uncomfortable But I would Absolutely stay there again!

The location is really excellent. Easy to walk everywhere and rather quiet. Furthermore, the house is absolutely beautiful. The staff was very helpful and friendly. The doors to the rooms are old and do not block out noise from other guests walking by. The cleaning was decent most days but not all. The carpet seemed old and worn. But - I would probably stay here again, mostly due to the location and the helpful staff.

The location is unbeatable, walking distance to most of the attractions, train station, Edinburgh castle, etc. the only downside is that my room had no view, it was located on a basement level so I had zero view. The people at the reception area were outstanding and they helped me storing my luggage and were always nice and helpful.

We were upgraded to a spacious two level room with an extra bed. It was comfortable and the beds were nice and firm. The toiletries were lovely and eco-friendly and the push button shower system was easy to use. Unfortunately, the room was warm even when we requested that the heating be turned off and with the window open and the fan on. It was bearable but it would have been a fabulous room if there was some way to vent the warm air in the upstairs portion of the room. That said, the view upstairs was amazing of the Firth of Forth. The staff were helpful for directions and the daily breakfast at Rabble restaurant (included) had lots of delicious options to fuel you for your walking explorations. The hotel was central and a short walk to Princes Street and the gardens there.

Just didn't compare to the hotel we had earlier in the trip in London for about the same cost. They do a nice job with what they have but again for the $$ I will probably look elsewhere. Reception staff very nice and accommodating. Offered to hold our bags at check out if we wanted to explore more.

Lovely, spacious and clean hotel room with friendly, helpful staff. The room we stayed in was VERY noisy on a Friday night as it's across the street from a bar where drunken people partied outside until the wee hours and we had an early morning flight to catch.

It's a great location for staying in New Town Edinburgh. You can get to everything within 30 minutes while walking. There are clothing shops (no tourist shops) and a lot of restaurants around the hotel. The hotel is nice. It was nice to get a double bed and single in one room. It was eco friendly, but was just your basic hotel. We were able to leave our bags after we checked out. I just didn't like that we put our bags in the room and others had access to the same room. I would have felt better if the staff were the only ones with access to the stored bags.

We were upgraded to a spacious two level room with an extra bed. It was comfortable and the beds were nice and firm. The toiletries were lovely and eco-friendly and the push button shower system was easy to use. Unfortunately, the room was warm even when we requested that the heating be turned off and with the window open and the fan on. It was bearable but it would have been a fabulous room if there was some way to vent the warm air in the upstairs portion of the room. That said, the view upstairs was amazing of the Firth of Forth. The staff were helpful for directions and the daily breakfast at Rabble restaurant (included) had lots of delicious options to fuel you for your walking explorations. The hotel was central and a short walk to Princes Street and the gardens there.

People are so nice, helpful and sweet. We had the best time there. The room was nice, it was lovely to have a bathtub after a day of visiting the city. You have a lot of good restaurant around and it’s very close to the shopping center and to the old city. If we come back to Edinburgh we will come back here.
